Roman was awesome as of all maintenance personnel's at Progess outstanding maintenance crew!!! Why small claims? The judgment there is as good as any judgment, and can be enforced in the same ways. It is over in about a month, as opposed to a couple of years in a regular case. If you can present your case well, your landlord is at a disadvantage, because no lawyers are allowed at trial. The orderly presentation of your case can win you the full amount. Since you don't have to spend money on lawyers in small claims, your net collection in a regular lawsuit could have been less. The process is simple, and the filing fees are about $20. You can have the other tenants testify at your trial, and you can testify at theirs. To collect, you can take the landlord's bank account, levy on rents paid by the other tenants, take his car and sell it, put his apartment building on the auction block, and more. Landlords are easy to collect from. Conclusion It's time to take action. You have so much to do, and so much to gain. Get out of victim mode and get the other tenants to join you. zero stars!! don not rent or buy from this company they are 100% shady. they put damage charges on my account when we moved out but when i challenged the charges and requested proof, they sent me nothing and instead offered to reverse the charges but only if i sign a document agreeing that i wouldnt be able to address any other issues, and boy are there other issues. we were only there a year and most of the year was no problem but a couple months before the move out they started piling on unsubstantiated charge after another. month to month fee for not providing proper 60 day move out notice? i submitted the notice on jan 20th with was literally 60 day prior to march 20th and they said they didnt get it. i followed all instructions on the website and even tried to submit it a second time but the website wouldnt let me, with a pop up saying only one notice per household is required. so it did go through. i also provided progress residential with a time stamp (more than one) from my laptop proving i was on the website, and on the notice to vacate form on the date and time i said i did it. they reversed the month to month charge after that, and i have an email from their corporate as proof that they agreed to reverse all month to month charges.( which were above 1000 just saying) we move out and get a very confusing itemized list about our deposit. aside from the numerous charges and reversals there was a balance of 600 with a description of "previous balance" which was confusing because we have paid all our bills on time the entire year. then there were damage charges. we followed the progress residential move out cleaning check list to a t. we spent money to pay for a professional cleaner, floor cleaner(as required per cleaning list), rented a power washer (again as required per cleaning list) replaced all filters, light bulbs and even painted. and when i say painted i mean we had to chip off a piece of paint (as instructed by a customer service rep from the move out dept from progress residential) to take to home depot to match the color perfectly since the move out specialist informed me of two things.1. they could not tell me the color of any walls in the house period. 2 if the color did not match right we would be charged and if there were any holes or wear and tear on the walls we would be charged. so really with very little help from progress residential, we followed their tedious requirements left the house in move in ready condition, with copies of all the receipts as proof and they said there was damage?????!!! we spent our own money and worked for 3 days on that house. i guarantee they did not hire anyone to do anything else to that house before new tenants moved in. we worked our tails off and not only did we receive a small 213 out of 1835 deposit but they said there was damage. so i emailed past disputes and requested evidence for the damage charges. they provided me none and offered a small deal as i mentioned above. as far as the damage charges, they never provided proof for why the charges where there in the first place so they need to reverse those due to an error on their end and then they need to address the insufficient notice fee of 1000. even if i just accepted their offer of reversing damage charges that they cant substantiate, theres still 1000 dollars missing due to an insufficient notice fee, which we already discussed in february and theyve already agreed to reverse month to month charges that only occur when a proper 60 day notice is not provided. we did provide it, progress residential agreed we did, back in february and thus they need to reverse the insufficient notice fee and give back our rightfully earned deposit. check your lease agreement about end of lease terms. there is a clause that states that if tenant does not provide proper 60 day notice then the lease will automatically go to a month to month rent which is 120% mark up of current market rent. look it up if youre already a tenant because you need to know abou this loop hole. they will contact you past the 60 day notice time frame, so like a month before youre lease is up they wll contact you and ask about your intentions of renewing the lease or moving and if you say moving out they will slap you with month to month rent and other fees. the insufficient notice alone is 1000 dollars. the month to month fee is 120% of your current rent. thats thousands of dollars from just a simple notice issue. so definitely make sure you take a picture of your filled out notice on their website and a picture of the time stamp on your computer. because they wont tell you they didnt receive your notification until its past the 60 day time frame and they will stick you so many charges. even when i submitted the form on the website i knew something was off because the website doesnt give you a confirmation number or emailso theres no way for you to verify they received it. even then they can still say they never got it. snake pit. read more

We recently moved out of one of their properties just to find out that they quietly and quite aggressively changed the language when we had renewed our lease 2 years back. The new lease terms now required a 60-day move out notice as opposed to the original 30 days. This cost us $1,300. I am concerned at how many other tenants will get caught up in this trap. I made the mistake of using DocuSign and not thoroughly reading it first so I have to take the initial blame. But I feel their actions were unethical, slimy and underhanded. My husband and I tried on 3 different occasions to give notice starting at 67 days out. Not even thinking we had to do it that early. We left the house immaculate in absolute pristine condition. The gentleman doing the walk through said, " I can not find one thing wrong". That made it hurt so much more to get burned in this manner. read more

We were tenants for 4 years with Progress Residential. Overall, it wasn't too bad. They do make you fix anything that's wrong unless it's over 8 feet tall, or over a certain amount. Like most rental companies, they try to fix appliances before replacement. This meant we dealt with a leaking dishwasher for 2 months as they would fix this part, then we had to contact them and make a new request when it was leaking again. After 2 months, they replaced it. The fridge shelves that broke (they were cracked when we moved in) we had to pay to replace. I had a pretty positive opinion of them, despite the fact they raised rent every single year. We signed a two year lease, and that still required a higher rent after the first year. We moved when, August 2020, middle of the Covid-19 pandemic and they new contract had a rent raise of 15%, plus the pet fee went from $20 to $35/month. We contacted them, and they refused to talk to us. So we gave our notice. Beware - they require 60 days notice, and send the new contract about 65 days before the end of the lease, so you have minimal time to decide. This is where my opinion of them goes downhill. Once we gave notice, they sent an estimated utility bill, and cancelled our access to the bills through Conservice (A $9.99/month third party company required to rent from them). We also learned at this time that we were being billed business rates not residential rates. This may work out to your favor, depends on your state. Our estimated move out bills were about 1.5 times higher than we normally pay. You can't not pay it, because they force you to pay the estimated utility before rent. Making rent overdue, and incurring fees. After we moved out, they did not follow the law and enclose a list of deductions. Upon contacting them, we have been met with the runaround about utility charges. Apparently, it's impossible to get an actual bill showing usage. So, be warned. They were really good when we moved in, but we noticed a huge change as they bought more houses in our neighborhood. The service went down over the 4 years, and our rent consistently went up. They do have no restrictions on dog breeds which is nice for pet owners, but you will pay $300 deposit, plus the monthly pet fee ($35/month when we left). read more

This company is horrible. If you need a service request, expect to wait several weeks to hear back. Then expect another delay for your repair to be made. I have had several requests that they never bothered to even come out to fix so I gave up trying after a few attempts. Also, expect your rent to go up every year. My rent goes up between $30-50/month every renewal. Online renewal process is easy. Their automated payment setup needs work. I can easily set up my rent payment but they charge me separately for sewer. When I try to pay the sewer bill before the deadline, it deducts it from my rent instead of showing sewer was paid. So I have to wait until the first of every month to log in and pay the sewer bill separately. It's a pain. Poor customer service. Very difficult to get a hold of. Their website posts all of their "5 star" reviews, yet offers no link for residents to post feedback or reviews. They just want your money and offer you no help. read more

Would give zero if I could. STAY AWAY. Everything was fine until move out. They couldn't even find our "mimo"( move in, move out check list) it mysteriously disappeared. Luckily I found ours and they were going to charge us for a cracked window that was noted when we moved in. Thank goodness we had our copy. We had 3 dogs and a cat, paid $1200 rent FEE, not deposit ( fees aren't refundable come to find out) the 15 plus year old carpet we had cleaned and cleaned a second time cuz it wasn't up To their standards. We paid $285 to have it cleaned, and now they say it's still not good enough. Might have to be replaced, not on my dime. My carpet cleaner took a pic yesterday of the wall trim that had fur that had been painted over before we moved in. He will fight for us as a witness. I'm ready to fight these people. I wish I had read reviews before we signed a year ago, but we have pets and they have no restrictions. PLEASE THINK TWICE BEFORE SIGNING WITH THE PEOPLE. I have experienced an excessive amount of passing the buck when requesting information regarding the rental property I recently moved into, the HOA, and the move-in report. The leasing specialist even responded that he was not familiar with the language in the lease, and that he has never actually read the lease. The lease implies that the security deposit is refundable, but does not specifically state if the security deposit is refundable or not. Progress Residential will not provide a document to clarify either way - very telling. I was required to complete the move-in report electronically (relocating from out of state), and was told in the same email that I had 14 days to amend the report if I found any additional items when I arrived at the property. After numerous email and voice message requests to allow me to amend the move-in report with no response, I was told by customer support to email photographs of any items to yet another individual, but he was not sure if I would not have access to amend the move-in report. If you choose to rent through this property management firm, set your expectations accordingly. Poor communication, refusal to respond, and vague legal documents spell trouble. read more

They have been nothing but a disappointment from having to pay for every little repair to random charges on our account constantly. You have the choice for a repair tech to come out and over charge you for putting a bandaid on the problem or have an outside source come in and Progress charge you anyways because you didn't use their people. Our fridge broke and it took NINE DAYS for us to get a stock (no water filter and no ice maker) fridge after all of our food going back. To help make us feel better they reimbursed us, I believe a whopping 45 dollars, for the 300+ food that went bad. And then we had to go out and get a water filter because the water in Vegas isn't the best. So downgrading appliances is part of their scam. Out of the 20+ times I have called to get updates on repairs or questions on account charges, I have been on the phone for no less than 30 minutes, that's if I don't get a voicemail. It takes forever for them to get back. Wish I would have looked at the reviews before associating with this company, but because of hard times we have no option to move at the moment. This company is a SCAM!l they will charge you for something that is supposed to be FREE. Within my first 30days I submitted a few maintenance request for stuff that needed to be fixed. Anything within the first 30 days is FREE per their policy. My sink got clogged & the garbage disposal stopped spinning it took them 3 days to come out, they provided a tool that wasn't compatible w/ my disposal when I moved in so I spent over an hour trying to fix it myself w/ the tool they gave NO LUCK. that was 3 days I could only use one side of my sink. Anywho when the guy arrived to fix it named ROMAN *he's a complete liar btw* I informed him that the water slowly went down due to it had been 3 days HOWEVER the disposal still isn't spinning. He informed me the tool I was given to fix the disposal wouldn't work on mine, he went to his truck & came back with a different tool & used it to get the disposal to start spinning properly. Then proceeded to tell me his NAME "ROMAN" and when I get a survey please fill it out for him & give him all 10s. So imagine my surprise when I get hit with a $75 travel charge because he said i CANCELED when he arrived & he did NO work! I emailed them to let them know it was a lie also provided a PICTURE of the tool he used from HIS TRUCK to fix my sink. Still they stated the charge is valid because he claims I canceled A COMPLETE LIE! "Cole" is absolutely horrible. Do not work with them! We used to rent with Progress Residential. We have a payment arrangemen with them. When you call to pay your bill or speak to someone NO ONE ever answers! I'm literally on hold right now for 10 mins. I call/email and barely ever get responses. Very unprofessional. Then the other day finally, after a month and half of trying, I got someone on the phone - "Cole." Because of Cole we will never do business with them again and never recommend Progress Residential to anyone. If that's the type of people working there they will lose business fast. He was extremely condescending, talking over me raising his voice, blaming me for things, rude, not empathetic at all, horrible customer service and a horrible individual. I told him I had been trying to get a hold of them for a month and half regarding our balance and our financial hardship. I have always been very good on paying monthly (even though it could take many trys to get a hold of them) and communicating in general. I explained that I just had a baby, lost my job, that we were experiencing financial hardship and had a death in the family. I was just trying to have open communication and see what are options were. He has zero sympathy and was not understanding at all. He said regardless of any of that and regardless if they answer their phone or not I need to pay my bill. ***the only way to pay them is OVER THE PHONE!! So how could I even do that if no one answers?! He continued to be condescending trying to make me feel bad that the payment was now late. I explained that in the contract it says only to call and pay and I tried for so long. I did my part in attempting to pay on time! He would cut me off and be rude. When I asked for his employee ID he said he didn't have one. When I asked to speak to his manager he said none were available (didn't even check). I asked for any supervisors info and he said he couldnt give me that. What the heck?! You can always get that info! He knew id report him so he didn't want me to speak to anyone. Had to call many, many times (on hold for an average of 30-40 minutes), or make the 45 minute drive down to their office to get anything accomplished. They are a huge company and should be reported to the BBB, which is what I intend to do next. The house was left immaculate and I still lost over $1000 in deposits. The things they charged me for were not even fixed. Landscaping charge alone was $395 and I took before pics and went back after I got my move out statement and nothing had changed. Warning! They do not check on their empty rentals and use a -self-guided tour service. Other companies use this service but they check on the houses to make sure there's no issues. My child and I walked through an entire house to find squatters hiding in the garage. The second house a squatter approached us and we were able to make a run for it. It makes me sick to think what could've happened. Also if you are coming from out of state know that the pictures you see in the ads are nothing like what you're going to find when you get there. These houses are trash. Filthy, disgusting, and clearly not maintained or cleaned after someone moves out! The pictures they are using in their ads are old and must be from when they originally got the homes. I told them about the condition and the reply was "it's move in ready if it's not to your liking you can look at another house". The second house had feces all over the yard and by the front door. I filed a report with BBB and Progress response "we can't check on our houses everyday". Those squatters had been there much longer than one day- they were living there. I asked for a report or log on how often they were checked- they haven't responded. I just don't want another person to risk their lives looking at one of these houses. Now for the fees. They don't tell you about the hidden fees until after you pay the "nonrefundable" holding fee. They also don't tell you it's non refundable until you decline to move in and they don't want to give it back. There's about 200 in hidden fees you will pay every month. Also they have an automatic rent increase every 12 months. So even if rental prices decrease yours is going to increase. I have sent multiple emails and called and no one will talk to me about this. I guess this company that brags about having "over 2000 homes in Las Vegas" needs my 300 more than a single mom who works two jobs and is just trying to find a house to rent. I will happily update if they ever do the right thing and give my money back. Please don't give them a penny, there's a lot of other reputable property management companies. This company is a joke and the staff at the Sunset location is stupid as all get up. Especially Sheena Guillory! She takes her $10-12 hour job way too seriously! I'm gonna need her to act her WAGE and not her AGE. She at this office trying to become top flight brown noser. This stupid lady had the nerve to call me on the 8th about a check my bank already advised they messed up on NSF'd on the 3rd! My bank deposited the direct deposit into the wrong account and quickly caught their error but after they denied the check. I turned around and not only paid MORE than a late FEE AND NSF they didn't even charge on that same morning the bank called and advised they'd cover any charges accessed to me. This trick had the nerve to call on the 8th after they've been sitting on their funds for almost a week just to tell me if I bounce another check they will stop accepting payments from me. GTOH! You NEED my money in whatever form I give it to you! But since we being petty and I make way more than her office job... My wife and I gave them over $600 application fee and holding fee for a house that was suppose to be ready for move in about two to three weeks. Well a month and a half later the house was still not ready!!! We made phone calls, sent emails and after days of no answer, we get sorry the House isn't ready for move in. We had to spend extra to stay in the house we were moving from to accommodate their lack of efforts. Fast forward to when the house is ready to be moved into, and more phone calls about how much we needed for move in, and yes, it took days to get a return call with no real answers, the house was still not ready for move in!!! Finally get moved in after paying them an arm and a leg it seems, they use another company for management of the utilities, well my kids get home from school one day to no water in the house!!! They "forgot" to transfer the water services. My wife and I had to turn the water on in our names because progress could not transfer the water for 5-7 days!!! We paid all the deposits and some of the water used during the remodel phase of the house, yes before we signed lease agreement, just so we could shower!!! After paying hundreds, progress had the nerve to contact us for the fee the water district charged for the emergency rush to turn on the service!!! The service techs that come out & service every broken part of my home, are amazing! They are extremely sweet & literally feel bad for my entire family. I've lived at this residence since May 2017 & let me tell you, I've called out service techs So many times! Dishwasher, fridge 3x(finally replaced it), AC unit 3x(finally completely replaced it), sensor lights for my doorbell & addresslight(HOA issue), garage door, & NOW my dang water won't heat. This house is not that old but they have such out of date crappy appliances, and the vendors they go with are so horrible. I don't even know what else to do besides constantly complain and finally get this to the higher ups. You know how much money I've lost out on because of the repurchase of groceries twice and running my downstairs AC constantly in the summer because my upstairs AC is broken?! Jasmine Childs at Progress Residential in Las Vegas has been beyond amazing. Moving can be incredibly stressful but on top of it I am also moving from out of state. Jasmine has been able to accommodate everything and even recommend great solutions to problems. We had to find a house and move in a rather short time and thankfully we contacted her because I don't think anyone else would of been able to pull everything off. From gathering all the paperwork to making sure the house we want is ours, she has been a life savor. I can not speak more highly of her and the Las Vegas office. If I could give negative starts I would. Ive been living in one of there houses in Seminole county for almost 2 years now. I was trying to pay my rent online last month and it wouldn't let me log in for some reason. I left messages and emails to my property manager with no response. Finally almost a week later I got a hold of April who informs me that she is my new property manager? She stated that the reason I could not pay my rent was because they had already filed an eviction against me! I was shocked to hear this because I had no warning or notice. She lied and said they put a 3 day notice on my door the week before. She told me that on top of rent that I owed an additional $680 in lawyer fees because they filed 5 days ago. I went down the next morning and paid $2,100 for rent and they tried to get me to sign a piece of paper stating that I would pay the $680 this up coming month but i refused. After taking my rent payment April called and emailed me for a week threatening to proceed with the eviction unless I signed a contract agreeing that i owed the extra money. After a week of me refusing to sign it she had me served with an eviction????? They had already deposited my cashiers check in there account. Come to find out she lied about the lawyer fees as well. The eviction was filed in the same day after I had already came in and paid rent. There lawyers had to dismiss the eviction by law because it was an illegal eviction. But now I have an eviction on my permanent public record. Now they are resfusing to except this months rent unless i include the extra $680 by the 15th or they are filing another ILLEGAL eviction. That would be 2 illlegal evictions on my public record in less than 30 days!! Ive paid everything im legally obligated to pay!! But they think ill just pay the fees because i don't want another eviction on my record. See because even when i beat them in court the eviction is still public record. But they are so wrong because they are the ones violating our lease agreement by not accepting my rent payment. Ive had to hire an attorney because if when they file this second illegal eviction against me when are going to countersue them for breach of contract and numerous punitive damages to be revealed when the time is right. Ive talked with her manager and it was literally useless. She just says we had to pay the fees so you have to pay us? Once again remember that they excepted my rent payment and dismissed there original eviction without me signing there stipulation that I owed any other fees. ITS ILLEGAL AND THEY KNOW IT!! Just had an amazing experience with The service manager. He is knowledgeable and explained everything so I understood my charges.

So, before I tell you the story just know that I didn't originally rent my house from this company I rented from a company called Haven Homes and they were amazing but in the span of me living in that house 2 years to be exact Haven Homes I had sold my property to progress residential. Now in July I got notice from progress residential stating that if I decided to renew my lease it was going to go up to almost $1,300 and they said if you sign a two year lease the second year will only go up another $30. I don't know what kind of incentive that is usually companies will say if you sign A two year lease we won't touch the rent for 2 years, but that wasn't the case with them. I told them in the beginning of July that I would not be renewing my lease in September. In July I was having trouble with the AC unit in that house it was not cooling down my house I called progress residential they sent out a technician he looked it over said there was nothing wrong with it the problem continues. In the end they sent four technicians out to my house on the 5th time that I called they told me that they're going to start charging me for these technicians to come out and look at the AC that they claim isn't broken they told me its 110 degrees outside and you're asking way too much from your AC unit that you want your house at 76 degrees. Finally a technician came out with the right tool, told me and told progress that the AC unit has a floating restriction and it needed to be replaced so the whole time they were basically calling me a liar telling me nothing was wrong with my AC but in the end there was a lot wrong with it. Mind you my house all of July was 95 degrees I had to go buy two window AC units at $350 a pop my electricity bill was over $400 because the AC unit on top of the house wasn't working but still running so in the beginning of August they put a new AC unit in and they wanted rent from me even though I spent upwards of $1,000 trying to survive in that house because I had a newborn that was born July 19th and if we would have sat in that house in 95-degree weather he surely would have gotten sick or died. So in August when they wanted rent I was short, the money I had put aside for rent had to go towards surviving in that home, since I was going to be late they stuck in eviction notice on my door and also reported it on my credit that I had been evicted I think it was their clever plan knowing that I was moving and putting such a bad thing on my credit that nobody else would want to rent to me. They also put on my credit that I didn't give them sufficient notice that I was moving now mind you when I originally got the home through havenhomes I only needed to give them a 30 day notice progress has it in there is that you have to give a 60-day notice but I verbally told them beginning of July that I was not renewing my lease but I guess in their mind that wasn't good enough. So before we moved a man came out to tell us what we need to do in order to get our security deposit back, it was a list of things to clean to make sure everything was working just the normal stuff you needed to do you had to hire a carpet cleaning company because you couldn't do it yourself. And also you had to leave the receipt from the carpet cleaning company to prove that you hired a company I did all of this now today I get a letter stating that I owe them $580 and I have not gotten my security deposit back in fact they have taken the full security deposit and on top of that they're charging me $580 this was because I didn't give them a full 60 day notice even though I did. Somehow I managed to find place to live even though they tarnished my credit so bad and now they're trying to screw me out of more money I am in the process now of taking this company to court cannot take this anymore I have a newborn child at home and these people are trying to take food out of his mouth. Oh and also if you ever call progress residential leave a message they will not return your phone call they will send an email if that these people do not like doing their jobs, very shady company I hope you find a different property management company to do business with. They will tell you everything you want to hear but in the end they are not there to help you they don't want to make your life easier at all they will try and get every possible dime out of you. With this review I hope it helps somebody to avoid all the stuff that I'm going through. They don't deserve the money you work so hard to earn. TERRIBLE. They send the cheapest workers to fix things. Take three or more visits to actually fix. Sometimes they do not show. When you call about it..wait time is usually stupid long. Once waited 96 minutes THEN hung up. Would never suggest. Only way this company could be forgiven is to lower my rent. But wait, on renewal of lease they RAISED the monthly rent Straight hustle! read more

Quite possibly the worst company I have ever dealt with in my life. Could never get a hold of them for any financial issues and the automatic payment system online never worked and they tried to charge us a late fee for their own issues. Then when we moved out we have thirty days notice and we were told we could move out earlier if we wanted to because they didn't mind. Then after moving out they tried to charge us over $300 for moving early than thirty days. We never received a statement for closing or our security deposit but then wanted another $800 for utilities we were previously told had been covered by our deposit. Six months later........ So I had a permanent change of station with the military to AZ. I submitted a 30 days' notice and Progress turns around and slaps me with an $800.00 utility bill. Sheena Guillory says it was a "projected bill" (despite me paying my utility bill on time every single month in full of $223.00 on average). I have not received my deposit because Sheena recorded my address wrong when she mailed it and I haven't received a statement of charges so I don't know if I need to dispute anything or remind them that I left their home in a better condition than they gave it to me in. I was provided with a number to their corporate office and final got a representative after 45 minutes who tried to rush me off the phone. CONSUMERS!!!! PLEASE!!! IF YOU WANT A PIECE OF MIND!! RENT ELSE WHERE! Progress Residential staff has been proven time and time again to be rude, unprofessional to their customers with very low competence in the area of communication between their staff and a conveying information to their customers. It's six month later and instead of me telling you all that it's not bad, I'm telling you that the last day of your lease will be just as bad as your first day. Also- I lived at 6364 Gentlewood Ave in Las Vegas. Its a cute house but a piece of ____. This is the worst company ever! We did the inspection to move in and the kitchen sink wasn't working and there were tons of ants in the master bath. I was told that both would be taken care of. It took a week of repeated phone calls to get a technician out to fix the sink. And after 3 weeks of being in the home we have a complete caribbean crazy ant infestation. This company has AWFUL customer service. There is only one number to call and it is just a call center. You can't ever actually contact someone from the company. I managed to get a phone number but have to leave days worth of messages and get no return calls for days and up to 1 week. DON'T DO IT! read more

I made a yelp account just to share how bad my experience with this company was. We started renting from them in of last year. Within 1 month the oven wasn't working. It took them 3 months of having us sit for hour long waits on the phone and dozens of calls to get someone in to fix it! We had to eat microwaved food and takeout every night for THREE MONTHS. Completely unacceptable. Not only that, but in July, the AC broke and this time it wasn't a simple fix, it got to 90 degree in the house! Unsafe to live in and it took them over a month to come out and fix it! We had to stay in a motel for a month and the wouldn't even apologize to us. The entire experience was awful, and I wouldn't suggest this company to my worst enemy. We finally ended our lease and I have never been more relieved to be rid of this terrible company. read more

After reading all the negative reviews I had to share my experience. My family has been living in a Progress Residential home for about a year now and we've recieved excellent services. Jasmine was the one who showed us our home and instantly my husband and I fell in love. We put a $500 deposit down and waited for about a week to see if we were gonna get approved. We did not have the best credit but we did have rental history and FAITH. Our previous landlord decided to sell his property and gave us a month to move. Time was crucial. We have 4 kids and my husband and I worked full time. Moving was unexpected but it had to be done. I looked at it as an opportunity to something better. This was it. After waiting about a week, we received a call on my birthday stating we got approved. This was a blessing! We had recently submitted a work order for our ac and wow, they were lightning fast to respond. They had someone come out to diagnose the ac unit the next day and then two days later a new unit was installed. Our utility bills goes through conservice and is reasonable. We love our home and the excellent services we received throughout the year, we had to renew our lease for another 2 years. Thank You Progress Residential. read more

This is for the Las Vegas office - Wish I could give a minus 1000 stars. STAY AWAY FROM THIS COMPANY! Just awful - they do not return calls nor emails. We gave almost a 6 wks move-out notice and asked to be contacted to discuss requirements. No-one ever did. I had to call several times to schedule the final walk thru. The only thing we got was the final bill for the utilities. I am sure those are rigged because I asked to the see separate statements for each utility company and they would not provide them. I paid a company to do a final move out cleaning. Used them many times before and they are awesome! House was spotless! Cleaner than when we first moved in. They kept $500 from our deposit because of carpet cleaning charges ($200) and some other bogus charges. I have submitted the invoice from the cleaning company which lists in details everything that was done. It covers everything they are keeping the money for and then some! It's been over 7 days and 2 follow-up emails from me, and I have not yet heard back from anyone regarding the refund. They are so SHADY! The guy I was supposed to do the final walk -thru with and turn in my keys, asked me to sign the move-out checklist and then told me he would fill out the info later. ARE YOU KIDDING ME?? That is illegal not to mention fraudulent! I will be consulting with an attorney if I don't hear back from them within the next couple of days. It's going to cost them more than the $500 they are trying to steal from me. Actually a zero!! Such a horrible property management company. We have rented from them for two years now and are finally moving out. From lack of communication to incompetent maintenance staff their level of unprofessional is immeasurable!! Currently have an application on a house and CAN NOT get them to do the verification of occupancy. We paid on time and were very respectful tenants. On their site it states very clearly that it will be provided within 72 hours. It's been a week now!! And once I spoke to a supervisor they told me they are backed up 2 weeks!! HOW is this in any way ok. Just so horrible!! Trust me please do not do business with this company. read more

Do NOT rent here. These people are crooks. Only in it for what money they can suck out of you instead of caring about their customers. Fee here and there for anything. No compassion.
