My review is not as a tenant, more I suppose as a warning for those looking for property management. I have a rental property, and so this is coming from that perspective, because based on my experience I would not use them. We were looking for a place in California, and found a place on Zillow that looked promising. I reached out via the number on Zillow, no response. I reached out via the number on their website, no response. I filled out their "Contact Us" form on their website, no response. While on their website there was another property we were interested in and I reached out regarding that one as well, again, no response. And this is for a home that had been listed for almost two months and already seen one price reduction. The only other thing I would note, and perhaps part of why the home was on the market longer, is that the photos taken of the property were awful. We walked by before reaching out and the photos didn't do the place justice at all. It was very cute, not just the sad door they chose as the main listing photo. In the end, obviously we didn't use them and so perhaps they are great once the tenants are in. However, I would not trust them to be responsive enough to find the tenant in the first place. read more

The landlord and company doesn't do their job and take months to do it. Having me living with mice poop and roaches with my 2 yr old and 8 yr old daughter and I mention to them for months . Now the dryer they refuse to pay the worker the price and try to go lower n lower and its like I understand u guys want cheap lazy work but its not okay to have tenants living like this. Also when u mention to them a problem or issue to be resolved they get upset. And my landlord is Micki . Which I moved here Feb 2025 Briosa units. I don't know about the other property managers at Property Advantage (Carlsbad, CA), but Sara Sciannamea is the most unprofessional manager I have ever encountered. She manages an HOA in Oceanside where I own a rental unit. I have spoken with her via phone over a number of years about various issues and she has always taken a position that she knows best and can't be wrong on anything. She in arrogant and rude. (I am a licensed California real estate broker and am familiar with the civil code as it relates to Common Interest Developments). During a recent Board of Directors meeting, I brought up the issue of whether or not the California Balcony inspection law applies to this HOA. I attempted to explain why it does not, as the law applies to condominium complexes, not single family developments, which this is. She constantly referred to other parts of the civil code which does not apply and kept interrupting and insulting me in front of the Board and other homeowners. Over the years, I have done multifamily brokerage and property management and worked with other managers. Again, I have never come across anyone so unprofessional as Sara Sciannamea. Terrible property manager, Nichole Villegas.. I have so much to write. She shared my medical information w my neighbors and HOA Board Members, when I explicitly told her not to, in writing. Nepotism runs wild along with discriminate enforcement of CC&R rules. Nichole has done nothing to help accommodate my disability, despite numerous requests and pleas over the years. UPDATE: After posting my initial review, Micki reached out to me to learn about the situation and followed up with Veronica after our conversation. Veronica even called to apologize, proving that Micki does listen to tenant concerns and steps in to address the situation, which shows immense integrity. After further discussion with Micki, my girlfriend and I were allowed to move back into our apartment (with our service dog) and Property Advantage would reimburse us for the cost of a moving truck since we had spent so much moving out on short notice. Micki has shown us that management at Property Advantage cares about its tenants and takes matters seriously, follows up on concerns (rather than a call saying "we'll look into it" and nothing happening), and tries to work out a solution that benefits everyone. Took over a month and a half to get my deposit back and when I pointed out that I should have had it by then (21 days in the state of California), Veronica told me "a couple days late won't hold up in court", it was over a month past when I should have received it when I finally got it. I gave a 5 star before because Liz asked me to and that was before the nightmare with Veronica. She is seriously the most rude property manager I've ever met, a truly abrasive person. Also tried to charge me for cleaning after I paid for a cleaning service to come, texted AND emailed the receipt only for her to tell me she never received any (I had the screenshots to prove it). I still stand by what I said about Liz, her and Mike, before he left, were great (other than them throwing away my patio furniture set without asking me. I was told it would be replaced when I moved but it never was). Avoid this property management company at all costs if you can. And if you can't, you better save allllllll your receipts, screenshot and record whatever you can. Oh, I was also sexually harassed by one of the other tenants who cornered me in the laundry room and shook his erection at me (Liz also helped in this situation). Pretty sure I have a little PTSD from that event... hopefully he no longer lives there but he was not evicted. Just know there's a camera in the laundry room of the complex I lived in but there's only one exit which can be pretty easily blocked. After writing all these things out and realizing all the other smaller issues I'm leaving out, I probably should have gotten an attorney but I guess hindsight is 20/20. Renters beware. read more

There was a gate slamming all the times and wakes me up at night. Told them many times, but did not care. Very noisy area. Powerful cars/bikes noise 24 hours Excessive amount of dogs that charges you, with mean owners. Spots of water whenever it rain that you have to pass through whenever going to your apartment. Property Advantage manages my home's HOA and they are simply a nightmare. Property Advantage fired our HOA's previous manager bc they were so bad and the new one is no better. The new HOA manager is a combo of incompetent, reactive, and defensive which makes them a real delight to deal with. I have emails showing this person has lied to our board to cover up their mistakes. Property Advantage is a *serious* liability to our HOA and their mismanagement is a.) costing us money and b.) opening us up to serious liability. Extremely disappointed with the way how my fiancé's paperwork was mishandled when applying for a new apartment with Property Management. At first, Veronica Ortega was super helpful with what needs to be done to proceed with further steps. The next 48 hours we get an email stating that she is canceling our application because she didn't receive the documents needed, which, was provided by fiancé within the 24 hours after my phone conversation with her. I honestly can't believe that just like that our application has been cancelled without further information or notice. I found that extremely unprofessional and super rude. When I tried calling Veronica she left me an email response saying she is too sick to answer the phone, and yet couldn't respond back to our follow up emails. This property management group is completely lacking in the quality of handling what they are responsible for. There is no intent of courtesy on any level. Property issues are met with complete lack of urgency. From telephone reception to property managers, it seems as though there is competition to see who can be the rudest. They have a history of hanging up on property owners. As an HOA member I will be encouraging the board to seek a different management group. read more

Very responsive and helpful. The leasing agent, Laura R., was very helpful with helping me get my apartment. She explained everything thing to me and helped me settle in. I'm lucky to have a good maintenance guy too, which is nice. Renting a home in San Diego is very challenging, and Veronica Ortega of Property Advantage made it effortless. She was professional and welcoming at the same time. Our application was processed in a timely manner, and move-in happened on time. The home was well maintained to start off with, but while things needed attention, the tenant portal was easy to navigate and all issues with the house were addressed quickly. The heater was fixed, the drain pipe to the washer was fixed because it was off-gassing, and the goofers were dealt with. It was quite assuring that any issues would be handled quickly. We were extremely happy with this property management company, as we had heard of nightmare rental stories in the same area. We felt lucky. read more

So Veronica Ortega is actually the worst, she's the worst district property manager I've dealt with. She threatens us with legal action for being behind on a few bills instead of just calling to see what the issue is or what's going on, she calls leaving a voicemail threatening legal action if the full amount wasn't all paid in 2 days. There was no prior contact with her before that. When trying to call back and inquire about this legal action and to possibly set up a payment plan, she didn't answer nor call us back, even after paying, we STILL haven't heard from her regarding this. We've been without an actual property manager for months now and unfortunately she is the someone we report too. They also continue to raise the rent with the property is old and run down. Not sure how she's still employed with property advantage after looking at other horrible reviews about her. I CANNOT get a hold of anyone at the office. I used the directory, and tried 3 different extensions, and no one picked up. Either "invalid entry" or "unavailable." I tried calling them for 10 days now....I must've called at least 15 different times, and NO ONE PICKED UP. Does anyone WORK HERE????!!!!!!!!!!!!!! WTH am I am paying for? This is RIDICULOUS!!!!!!!!!!!!!!!! Unbelievable. I am beyond pissed. I want my monthly refunds with an HOA company that does not respond. I am a board member for a condo complex and we had an issue we wanted to discuss in hopes to come to a conclusion both the board and the management company could live with. When we asked to meet the owner of the company for resolution he was condescending and rude. He hadn't taken the time to look in to the issue we were there to discuss ahead of our meeting and when we tried to explain it to him he just dismissed us as if we were bothering him. The service overall could have been better but after seeing the way the owner treats his clients I personally will not be likely to ever recommend this company to anyone ever again. read more

If only there is negative (less than 0) stars, I would hand it to PROPERTY ADVANTAGE! My first month at the unit on 4405 Menlo Avenue (when the place was newly rennovated) I had plumbing issues. I had to request maintenance a few time (after hours) before the plumbing issue was handled. A couple of months after I settled in, I had roach issues. I had possum underneath my car at one point. Called property manager (yes it's the Yelp renowned Veronica!) and she basically told me to call animal control. Most of the tenants car got broken into a couple times as well. I had a water leak in the sink after a year. The maintenance came in and told us there's no weak, and that he just needs to tighten the faucet. Weeks went by and the cabinet from the bottom of the sink had obvious (external) water damage, the cabinet wood had discoloration. They only called a restoration company when I treathen them. The restoration company cut the damage wood, and fanned it dry. Didn't do a moisture check nor did they test it for mold. They sealed the cabinet with a brand new piece of wood without a care in the world. Just to put fuel to the fire, I had a side door in the patio that had access to the telephone & sdg&e line. When I moved in this door was nailed shut. I put a lock for extra protection. There had been some sdg&e repairs in the street and Veronica told me that I cannot lock that door because they need access to it. A couple of months after thay incident we found a homeless guy camping (and peeing on the wall) next to this patio door. I called the police to site the guy, but it ran before the police showed up. The police officer advised us to put a lock on this door as a precaution. Just recently, our patio screen door was broken in the bottom. I thought my dog pushed it with his paw, but the next day the window screen had a hole as well. I figured this was too high for a dog to reach. Then we saw droppings and we realized we had mice! I called and requested maintenance at 6am, and did not get a response back (even after putting a high priority on the request as it poses property damage and health risk) until 12 hours later from the Maintenance Manager. After I received an email which states "watch for a phone call from an exterminator," I decided to call one myself. My exterminator came in and set traps. By this time, the mice had been terrorizing us for a good 32 hours (eating and bitinf what's out in the open including ant bait). After 48 hrs, the trap hadn't caught anything and my dog started getting sick. He was experiencing vomitting and diarrhea. 72, hours after the incident was reported my mom was showing the same symptons as my dog. Shortly after that, I had flu like symptoms (fever, chills, vomitting, diarrhea, rash, and difficulty breathing). Long story short, we were all having viral issues and my doctor recommended that we call infectious control and request a microbial wipe down of our place. It's been 5 days since we reported the incident to Property Advantage and they had done squat! My screen door is still broken, and my mom single handedly caught nor a mice but a FUCKING RAT! My doctor advised me to fedex it to Veronica so she can somewhat experience the nightmare we have been experiencing for a couple of days. Karma will get these people. I hope they get it 10 folds. I hope they take their jobs seriously because they as property managers have the duty to make sure we are living in a place that is safe for our family! read more
