I booked Mike's service out of a friend's recommendation. They had worked with them around 2013 with a property in Carlsbad. Our inspection was performed last week in Vista, on a property that we are currently in escrow for. Mike arrived on time, was very courteous, and quickly went to work. We were lucky that he happened to have years of experience in the roofing industry, so he was able to perform all the standard home inspection duties and also inspect the roof thoroughly. He actually found a few broken roof tiles that he recommended that we get fixed, otherwise, in the long-run, the roof could be compromised. At the end of his service, Mike took us around the property, went over all the photos and potential problems with the house he found and explained to us in laymen terms but with details what was going on. I was really impressed with how fluid and detailed all of his explanations were. I got this impression that he has the voice of a really knowledgeable professor. I enjoyed listening to his findings! Mike was recommended to us by our realtor for our first home purchase, and was very responsive via email setting up the home inspection appointment and arrived exactly on time. Luckily for us (but not really for him!), it was pouring rain on inspection day, and he took a lot of time to explain to us the drainage on the property and the new plumbing that appeared to have been installed, as well as some roof leaking that would be easy to repair. His off-the-cuff quotes on getting some repairs done have turned out to be completely accurate! When we got the garage door repaired and mentioned our inspector the repairman, the repairman was very surprised and mentioned that most inspectors would not have been so knowledgeable or observant in figuring out was was wrong with the lift mechanism. It alllll makes sense now. I mean, 5 out of 5 stars for a home inspector? He's not a juicy burger with fries or a triple chunk brownie a la mode. I had to see for myself. Mind you, I did EXTENSIVE research for the right home inspector with the following criteria: 1.) Reasonable cost 2.) Thorough and extremely meticulous 3.) Punctual 4.) Kind and a complete Pro from start to finish I called, questioned, analyzed and grilled 15-20 different San Diego inspectors. Here is what I found: some are not CREIA certified. A big no, no. Credentials are very important. Some work on more than just houses (large businesses, etc) which to me means that they may rush through your inspection to go to another one that will make them more money or inspect 3-4 places per day, some have less than 10 years experience (I will not select someone who isn't experienced), some look on the roof with binoculars instead of going on roof to thoroughly inspect and most do not offer infrared imaging (the cherry on top). Like I said, I do my research to make sure I not only get a reasonable price but the best of the best. Mike IS the best of the best. He allowed me to walk with him during his entire 3 hour inspection and pointed out even minor details to be aware of. Truly genuine, so detailed it's insane and worth it. Also, I found other inspectors that were a tad less expensive but I'm not going to nickle and dime $50 or so over a legit inspection. It's your home we're talking about and you want to feel as safe and confident in your new home as possible. It was a pleasure working with you Mike- thank you! I use yelp often to read reviews, but I have never felt that I needed to leave a review. After my most recent home inspection with Mike at PRP Inspections, that has changed. Mike arrived on time and on very short notice. I called him at 8:00am and he happened to be available due to an appointment that was moved the night before. He was at the property by 9:30am and was ready to go. He did an extremely thorough job inspecting the property, and encouraged me to ask any question I had (which was honestly 100 or more questions). He gave me all of his recommendations during the inspection, during the walk-through at the end of the inspection, and most importantly in the inspection report he provided the next day. We received the report less than 24 hours after the inspection was completed, and it was very thorough. He was also available for us to call and ask a few questions on the report, and he was happy to answer these questions. He even told us to call him with any questions in the future, even if it's years down the road. The previous inspection report I had received on another property (we ultimately cancelled escrow on the property) which was done by a different inspection company, was very contradictory and misleading. This was one of the reasons we did not use that company again, and instead found PRP Inspections online and went with them. All in all, we are very happy we chose to have Mike at PRP Inspections inspect the property, and will absolutely use him again in the future. PRP may not have the sheer numbers in terms of reviews, but the absence of negative reviews with concerning issues (it helps to read the negative reviews carefully. Some negative reviews are hardly justified.) sealed the deal. Mike was knowledgeable and friendly. I have had experiences with 3 other home inspectors in the past, and they weren't nearly as friendly or accommodating. They did not explain everything as the inspection was being carried out. Mike made everyone feel comfortable and was happy to answer any and all questions for us as he was doing the inspection. He had some state-of-the-art hardware to aid in the inspection as well. Mike showed us exactly what each piece of his equipment does and what it means. This is confidence-inspiring when you have invested so much money on a property. We are first time home buyers and Michael was amazing! He definitely lives up to his yelp reviews. We needed an inspector ASAP for a house we needed to get inspected THAT DAY, which was a Sunday of all days! We called around and no one was available or picked up their phone, except Mike. He agreed to come on his day off. He was actually at the mall and agreed to meet us in two hours. He came 15 minutes early to start and inspecting the exterior of the house. He was punctual, professional, friendly, honest, knowledgeable, funny, and detail orientated. He walked through everything with us and explained everything, which is what my husband and I prefer due to our professions/personalities (engineer and psychologist). He gave us estimated cost on how much things would cost to fix and of course we promised him that we won't hold him responsible if it is more than his estimate. It took him about 1 1/2 hours.
