Madrid Apartments is a very nice building in a very calm are of Van Nuys. It's blocks away from main intersections, and shopping centers. The units are spacious enough for a small family of 3 or 4. Depending on how many rooms your unit has. They keep the building clean, and Mario the handyman does a great job at keeping stuff working, and did I mention. Utilities Included...Trust me this comes in handy during the summer months. Here is the Ugly: -Street Parking sucks. Every unit has at least one assigned parking but if you have more cars then parking spots assigned or you have people come visit over. Be prepared to walk from the other side of the block because there is never parking in the streets specially during church service hours. -Management is terrible. We dealt with Eli or Allan who was the building manager during the time we were there. This man was just arrogant, rude, and plain ignorant. Not sure if he is still there, but if he is. Make sure you let him know you're not looking to deal with drama and he better keep things professional. -the last 2 years we lived there it seems like part of the requirements to live there was being a pot smoker. There was a constant Marijuana smell coming from the parking area and many times in the hallways. I brought this over to management but the guy didn't care. -my wife left her key once and went to tell the manager and he snapped at her reprimenting her that she always forgets her key when in the 5 years we lived there she has never forgotten her keys. -I informed the so called manager exactly 45 days prior to moving out that I would be moving out and if he knew about a 2 bedroom apartment in the building opening up we would prefer to stay ...his response was "we have nothing and we're not planning to open one for months" so I told him to start my checkout process to which he replied that he was busy at the moment but he would note it...I reminded him 15 days before my move and he said I was supposed to do it 30 days prior so now I had to pay the remainder of the days for not letting him know in time "his mistake cost me $800 in extra rent. In conclusion Madrid apartments are a great value for your money as long as you're willing to deal with crappy management.

They are not receiving the service or maintenance they should. In addition, the payment box is almost always full, which makes it difficult or even impossible for residents to use the laundry room. These problems have existed for far too long, and I hope management takes steps to repair and properly maintain the laundry room.

The good: They're quick to send maintenance to get things fixed asap Neighbors are really respectful and even the college kids won't throw loud parties (I saw some occasional get togethers outside that never ran too late or too loud) Location is ideal: walking to distance to so many restaurants and grocery stores East street parking for when friends visit The bad: Price for one bedroom went up a ton; yes there's inflation, but the one bedroom units are not worth it No real amenities The washing machine had constant issues and some weekends it's impossible to get laundry done because so many people needed to use it Also the washing machines were pricy It's an old building and it shows Impossibly small kitchen and overall weird set-up for a one bed room Heating unit wasn't the best during the coldest days of winter They're taking advantage of rents going up in general when they really could stand to keep rent low here. The apartments themselves are okay, but not at all worth the rent (at least for the one bedroom). A lot of tenants are either students or families so people who are either saving up for a home or people who are definitely temporary. It's a fine place to stay if your priority is location and responsiveness from the property manager (she was always quick). Apartments were cozy and clean with nice size balcony/patios. The apartment itself has nice finishes and thick walls so I could barely hear any activity from the neighbors. We also love that it's a pet friendly community. Overall we had a great experience and would definitely move back if we ever relocate to the area. It's not worth the price to live here everything in the apartment was falling apart walls peeling off shower and ceiling peeling as well. My car got broken into and so did my family members since visitors can't park inside after 6 pm. You only get 7 parkings for visitors per month after that you have to park your visitors in street which there is a lot of homeless people breaking cars. The managers Pricilla and Karla treated us so rude and condescending didn't even say thank you when there was an apartment on fire which my family used our own fire extinguishers to put out no thank you or not even acknowledge how we saved the building from burning! No idea how they have there positions as managers during our time of living here people were constantly moving in and out poor management and insane rent increases explains that in my opinion. If you're looking for a calm quiet place this is not it. I never write reviews but wanted to on this because I know family's struggle and it's hard to get stuck in a 1 year lease. I…read moreresided in a 1-bedroom unit, was waitlisted for a 2-bedroom, and then eventually moved into one about four years ago. The pool is nice, the laundry is not too busy on certain days (you just have to plan well,) and it's near Honolulu Ave, which has tons of restaurants and shops. You could walk down (only about half a mile), but that walk back up can be killer on a hot day. Maintenance has always been kind and responsive - Jeff, from my first few years, and Pablo, the last few. They are great guys. The things I didn't like include: being right next to the freeway (while convenient, it can be noisy and very dusty), how dusty my units got no matter how much I cleaned, and having to share laundry. In addition, the prep for the 2-bedroom was shoddy at best: the cabinet on the bathroom wall, for example, came off and so did the shower rod, which was replaced by a plastic one held up by tension. I was told they'd order a more permanent replacement, but over a year later, I still had the plastic one, which kept falling off whenever you moved the shower curtain the wrong way. My mom had to tape it together. Management can be hit or miss, and I must say, the rating I give now is a result of the move-out process. If I had to separate the experience of living here and the experience of leaving, I'd probably say 4 stars for the former and 2 for the latter. I rarely received responses about certain points of the move-out process despite emailing numerous times and calling and leaving a message. When I was trying to get a reference for my new place, management NEVER responded to my current manager despite her leaving numerous messages and emails. I was the one who had to call and was told that the new manager had to send a form. I'm not sure why Hillside management couldn't have just said that instead of ignoring the messages. I almost lost my new place because management here was so unresponsive. I emailed about the move-out walkthrough and my availability for that and was told they'd get back to me to set up a time by 5pm one day. Never got back to me. I was never told my prorated rent amount, and when I checked my Resident app, the full month's rent was deducted, which was rejected because I didn't have that amount in the account (having used it for a security deposit). I logged into my account again and saw the amount of about $380, which, doing my own calculation for proration (rent/30 days x # of days occupied), was about right, so I dropped off a check on my last day at the complex. The email I received the next day was that my rent amount "bounced" - which was the autopay of the full amount - and that I needed to pay $505. Using the formula for proration, I deduced that that amount was the prorated amount for an extra day of occupation + a $50 late fee. I was asked for a cashier's check. I paid that amount because I didn't want the rent to be even later. I drove there to drop it off and was there right before 5pm, knocked, but there was no answer - though I did see the light on. I have since asked for how the amount I paid was actually calculated because that was never made transparent to me. I take issue with the late fee, having never been informed of what the rent owed was. I was signed up for autopay, but on the first of the month the autopay was still set to the full amount, which they tried to take out. It absolutely disappointed, frustrated, and upset me to be completely dismissed as a resident - and a good one at that - for over ten years when I was leaving. The move-out process was already so very stressful, and the only one who helped with it was Pablo. I understand that maybe they didn't need to do the pre-move out inspection because they were going to replace everything anyway, but the complete lack of communication was confusing, especially about the prorated rent and the reference. I'll reach out to corporate to try to get an answer, but we'll see. Update: I was provided with an answer. I was charged an insufficient funds fee, plus the late fee. I wonder what the legality is of charging the NSF fee when they tried to take out the full month's rent amount, which I have a record of from my bank, instead of the prorated amount. So if you're moving out, be sure to cancel the autopay feature.
