Even though their price was a bit higher than the company my agent recommended, I decided to go with them -- after all, buying a house only happens a few times in a lifetime, and you want true professionals for something that important. Looking back, it was absolutely the best decision. Jay did my inspection and was extremely thorough and professional. A few months later, I had a question and reached out to Ian -- that's when I truly understood why everyone gives them five stars. It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I was a first time homebuyer when House Inspection Associates assisted me in my condo inspection in…read moreJanuary 2019, so one could say that any inspection company could've probably fulfilled my basic inspection needs. I wouldn't have known any better! My realtor recommended HIA, and I trusted her a ton, so I went with HIA. David was my inspector, and so professional and great. He took his time, was incredibly friendly and patient in answering all of my questions, and gave me great tips along the way for maintenance and how I could/should keep my home in good condition for the long-haul. I really enjoyed the experience in walking through the inspection with him because I learned so much! David caught so many things that I think would have been easily missed (e.g., the dishwasher hanging slightly off, chips and holes inside the cabinetry). He was also honest about the things he couldn't inspect reliably (e.g., AC because it was literally zero degrees outside) and let me know what I could do when the weather was warm enough to inspect. Importantly, David's expertise with bathroom renovations/constructions revealed that there was a structural default in my shower tiling. He went above and beyond by answering questions even after my inspection that helped me and my realtor negotiate successfully with the seller/developer (who was initially reluctant to fulfill my request to fix the tiling). I'm sure it saved me MANY hours and dollars, as well as (importantly) much heartache. David even went up on the roof to make sure that it was truly in good condition (I was buying in a new and small four-unit condo building, so roof issues are still my issue! I later learned that no other unit owner in my building thought to do this, so the info really helped!). The report was provided quickly and very thorough. In fact, in the last unit that was sold in my building, I noticed that the developer was using my HIA report to ensure that the work on the final unit was thorough and complete. :) After living in my new home for a few months and hearing from the other first-time buyers, I am more and more convinced that I had a truly extraordinary home inspection experience with David and HIA. When I share (with my neighbors, other homebuyer friends, etc) that my home inspection experience was amazing, everyone looks at me kinda funny. But my experience with HIA has shown me that an excellent inspector can help you save money and time, allow you to negotiate successfully before your closing, avoid major troubles after you close (I'm the only unit in our four-unit building who hasn't had a major issue after move-in), and upkeep your home so that it maintains value. Even though am not in the best of moods, one thing is for certain. Marc is the man I'll call for any home inspection. He will be doing these for family and friends. The coworkers I like also. Having fun there, but he didn't just deliver. He performed with a high quality of standards, professionalism, and also helped my realtor and I understand complicated systems in lay person language. This is a talent a lot of bright folks don't have, but Marc is personable, honest, and shares what he finds or doesn't in a transparent manner. His report was well written. Going to take a couple days off on the home hunt, but Marc will be doing as many as I need until a seller agrees to my offer. It takes a lot to impress me. I watch body language, words, and a host of other attributes when making a decision about a person. Marc is incredibly passionate about inspecting homes well.
