I started hearing scratching sounds in the ceiling above my kitchen a few weeks ago but figured it was a mouse. But it soon became clear that whatever was up there was much bigger and heavier. My family suspected it might be a raccoon but it was in an area that is very hard to access so we couldn't be sure. Called San Francisco's Animal Care and Control's wildlife number - no answer. I left them a message, and I still haven't gotten a call back. So I called Jeff (got a very quick response btw), arranged an appointment, and he sent his associate, Young, to assess the situation. Sure enough it was a mother raccoon and her babies. The next day Young came back and worked tirelessly sealing up all entry points, spraying repellant, and setting up a special door so that the mother could retrieve her babies and leave. He came back the next day, saw that the little raccoon family was still there, sprayed some more repellant, and promised to come back the next day to check again. That night, we heard a LOT of commotion above the entire kitchen (Young warned me about this several times before he left for the day), and I looked out the window just in time to see the mother raccoon leave with one of her babies. She came back two more times to get the rest of her babies and we haven't heard a thing since. Young and Jeff came back the next day, sealed up that remaining entry point, and even checked my attic to make sure the raccoons hadn't damaged the area. I'm so pleased with the work and service that Rat Magic provided. Young worked so hard (he was here from 9am - 4pm and didn't even stop for a lunch break) and had to do most of the work in the 2 ft wide gap between my house and my neighbor's house. Couple weeks ago, my tenant brought to my attention that the area near the fridge has a very strong bad smell. She had tried everything but she was not able to find the source of the problem. Getting a same-day appointment is rare, but you really need it when you're freaking out about rat droppings and a fly infestation (probably from a dead rat). Young offered to come out the same day, and then regularly updated me on his schedule so we knew we'd not been forgotten. I felt bad about him working till 11pm, but he had another appointment to go to after me... And he did a thorough check and gave me pretty much all the information I needed in order to deal with our situation. Thanks to Rat Magic for ending a problem with some very persistent rats who had taken up residence in my basement/garage. My "job coordinator" was Nick, who was polite and responsive, thoroughly checked my whole house inside and out, explained everything well, and provided a detailed quote. Then he carefully removed nest materials, sealed off entry/exit points with permanent fixes, cleaned up, and set traps. We paid several thousand dollars for an emergency bacterial cleanup company to clean out under the house and then more to have a heating company replace the insulation on all of the furnace ducts I was initially pleased to locate Rat Magic. Jeff Teson came to my home a couple of times and continued to set traps and rid the crawlspace of additional invaders. We live in the hills of San Mateo near an undeveloped field. Jeff promised ongoing rat exclusion for up to 3 years. The rats continue to visit our property through the dryer vents, which exit to the outside. They are now again in the walls and are entering by chewing a hole in the wooden door of the crawl space. Jeff has responded to a couple of my calls, but I have yet to see him on my property. Rats continue to have jolly time invading and nesting under my lovely home. This business is poorly run. Paying customers need to come first. Contracts need to be honored. read more

After my initial review, I wanted to write a follow up. My wife and I discovered that a couple of rats came into the house through an exterior wall and settled in a small area between our basement and 2nd floor. Fortunately, they seemed to be contained into the area and didn't venture into the living area or garage - set traps - no luck, no droppings either. Anyway, called Jeff to come out and he double checked the area inside and outside of the house. After his inspection he found a couple of areas that could permit these little f**kers to come in. He ended up provided enough flashing to cover the areas and once they are up the area will be contained. I think Rat Magic has done a very complete job. read more

Do not expect that these guys will ever come back to do the work they promised to do if you have already paid them. For one visit, they promised to come to our property 5 times, and cancelled EACH time, usually 10 minutes before they promised to show up or just no show. Excuses/reasons include: long-planned Memorial Day weekend camping trip, being tied up in SF on another job, being sick. We did give up on these guys and hired another contractor. We have their contract with the "warranty" -- not worth the paper it is written on. read more

This service is nothing but one big scam. Jeff would always tell you he will come back or reschedule and never shows up. Prior to this first initial inspection, I had already figured out where most of the openings were in my house. When he came to the do the inspection, all he did was just patch up what I said and did not do a thorough inspection like a true professional. I later found that he missed 4 openings in my kitchen. Jeff will never actually do any work, instead he would get his incompetent lazy workers to do the dirty job. There was a guy name Young, who would spend more than 2 hours trying to cement fence a opening and then tells me he has to leave for another job. He also mentioned he did not have the supplies to finish the job. Why would you leave a job not even done and tell the customer to wait another few days while the rat terrorizes my property? Even explaining that there was a opening behind the stove, they told me to call a plumber and remove the stove myself. I ended up removing the stove in 10 minutes and sealing the opening myself. Long story short, traps or no traps, I ended up beating the crap out of the rat with a mop during the middle of the night. None of the work done by Rat Magic prevented the rat from entering my home. I've spent well over a thousand dollars trying to remediate this problem and eventually ended up killing the rat myself. read more

NO STARS ON THIS ONE! I would like to firstly state that unless you are able to communicate with a contractor, you are likely to NOT be successful in the request. Jeff at Rat Magic either had an off day or is naturally arrogant to his clients. He spoke over me, evaded answering questions with little comments, charged us for an inspection but did not actually show us say a '3 pt' inspection sheet to know that he was thoroughly targeting all to say it was thorough (made a big deal when my husband asked for a receipt). He also had the audacity to quote us $750 to "leave you a bunch of traps, you be a good partner and clean-up, oh and we don't vacuum up the droppings. I can't make you a guarantee either cause you know mice are tricky." Well what am I paying you for? When I asked him about his availability he said that it depended on us...not very clear there either. I would not recommend him, I would go with A-1 Pest Control. This is a distressing situation and I expected someone to show up with a more professional disposition and a willingness to help, not gauge us because he does not want us to take the bid. read more

For weeks I kept hearing noises in my attic and finally decided it was time to call a professional. At first I thought there were maybe two raccoons, but to our surprise there were 5! I called Jeff "the Rat Man"! He's reliable, professional, patient, humane and honest. The quote he gave me was for the removal of the raccoon, but when we discovered there were 5, he didn't charge me any additional fees. He went straight to work setting a screen door and dispersing tracking powder on the rooftop then climbed into the attic space without any hesitation. We monitored the raccoons for a few days; Jeff came every other day to reset the screen door and tracking powder. On our final day, we patiently waited outside for them to emerge from the attic onto the rooftop. Keep in mind this is 9pm on a Wednesday night. Jeff and his colleague cornered all 5 raccoons on the rooftop and kept them at bay while the entrance was secured with not only a wire mesh blockade but also a steel metal plate on top for additional security. The raccoons were free to leave my home without harm. I'm sure they'll be back, but getting in is going to be near impossible.. (unless they find another entrance...) Jeff and his crew cleaned up the rooftop repair, and any remaining feces left behind by the raccoon. If you want a good nights sleep without worrying, call Jeff "the Rat Man"! After hearing noises in the walls and finding droppings in the kitchen, I knew I needed help. On the recommendation of a neighbor, I called Rat Magic on a Sunday afternoon. Jeff answered my call and we made an appointment for service the next morning. Here comes my only complaint: He never made it to our appointment. I appreciated that he did call me and let me know he would not make it but, It was too late in the day to get someone else out and I was nervous that he would not show up the next day. Fortunately, he did arrive on time and got right to work. Now, I can set a rat trap as good as anyone. I needed someone to find out how they were getting into the house and fix it. It is important to note that many firms send out a tech to do an inspection and then go back to the office to write up a report detailing repairs and costs. Then another tech comes out to do the work once the contract is signed. Jeff was able to identify the entry areas and patch them the same day. Jeff has a hyper positive energy (Red Bull + Espresso) and his man Carlos was very competent. They were at my house most of the day. They secured the house and cleaned up when they were done. Carlos came back the following morning to finish some minor work. Jeff followed up with a call a day later. I was pleased with the results and I will recommend them in the future. read more

This is my second review, my first one several months back was not so kind. I think Jeff was going through a difficult time, I know he was hospitalized, maybe didn't have as many workers as needed. I had difficulty with them standing behind their 1-year guarantee, no call back, making an appt and not showing up, that sort of thing. But now I think that is behind them, because Jeff has been exceedingly responsive in calling back right away or answering the phone when I call. He brought a new manager with him and immediately said the new person found three places the rats could have been getting in and readily said they should have found that the first time and didn't, so accepted full responsibility. Not hearing rats in the wall now. I will say I always thought they knew their rats and habits. I believe everyone deserves a second chance and I'm glad I gave Jeff and his crew a second chance. read more

I worked with Brandon on a significant rat infestation at a home in the Berkeley hills. I talked to several other companies and also spoke with many references. The references were uniformly positive, so I had high expectations. Brandon recommended doing a more permanent solution that involved pouring concrete. At first, I wasn't sure if this would be the way to go. Other vendors recommended solutions that involving spray foam and gratings. However, we had done these before and they had not lasted. As I did more research, I discovered that Brandon's suggested approach was the most likely to have a lasting result, but that most companies wouldn't do it- too much labor involved. Doing the work involved him getting together a large team. And I wanted the work done right away! Amazingly, he was able to get the team together within a matter of days, and get the job done in a day and a half. From what I have seen and because Brandon guarantees his work, I am confident we will not have a re-infestation for a long time (if ever). Also, he is very responsive to my phone calls and texts.
