I rented an apartment from Lilly for 3 years, during which Rosa Hernandez was our property manager. She is amazing, responds quickly and whenever something needed fixing it was done in a timely manner. They have an online portal to pay rent which makes life much easier. They were also very fair with the security deposit, did not nickel and dime us for regular wear & tear like many other landlords. I would definitely rent from Lilly again, especially if Rosa is the property manager. read more

The on site manager for this location was great, but he gave me the number for this company but I called and received a text back saying "text please". I proceeded to tell them I was interested in a unit they were renting and GOT NO RESPONSE BACK FOR A WEEK AND A HALF. During that time I was texting and calling but nothing. I call the on-site manager and he says that THE COMPANY CALLED TO TELL HIM THE UNIT WAS RENTED TWO DAYS AGO. Im just kissed cause they should've just told me instead of giving me NOTHING. My experience dealing with ROSA HERNANDEZ was catastrophic. She is the most unprofessional slacker i have ever dealt with . I wanted to vacate my unit , i did everything the rental lease explained but i still needed to verbally talk to ROSA the Prop. Mgr. I left multiple messeges over atleast 3 weeks and no reply or response from Rosa. I believe she ignored my messeges on purpose because it required work. My vacating the unit was very important to me because i didnt want it to reflect on my credit or future rentals. Rosa literally ignored me for atleast 3 weeks like it was nothing. Updated review - Rosa has been so helpful even AFTER we moved out (to another country). Rosa has been checking our mailbox for important tax documents that we could not get forwarded. She definitely goes above and beyond. I also recommended her to a friend of mine and she rented an apartment from her and is very happy with Rosa's management. Very responsive and thorough. Awful company! They harassed me to leave in two days when I told them I was laid off from my job and ending up taking the next month's rent from my security deposit anyway. In my opinion, they are a disgusting, unethical, corrupt company. Do not give your money to this greedy company. If you ever try to email them, you will get forwarded to another staff member bc that employee left the company and this happened 4 times until I got an email that actually went through. I live at one of the properties for second year now and definitely going to continue my lease. I love it. Building manager is on site, responsible and responsive, which is great. I also love the management. Lilly Property Management are always responding to me, they are always very friendly and nice. I always get friendly responses from my building manager too in case something happens so I'm very happy. Love the building, location is great. No complaints on my end. Would of course be nice to get more sunlight but it's just how my apartment windows are so it's my apartment, not the management. Overall, definitely would recommend Lilly Properties to everyone. Lilly Property Management took over the apartment I was living at, for which I was a tenant for almost 10 years. I always paid my rent a few days early, and I never disturbed my neighbors. The on-site manager updated the property and was reasonably attentive to issues. However, supervisors like Armando, or "Mando", don't do anything to detract from the image of a "scummy landlord". I was out of hot water for over 3 weeks in winter, and I was notified that no rent credits would be given. They were working on upgrading the plumbing, but it was on and off for some time. They're reasonably nice to you when you're a paying tenant in good standing, but the moment you give them notice they act like they're doing you a favor. They're supposed to give you an itemized bill if they keep some of your deposit, but they just wrote "normal cleaning". They want you to go "above and beyond" and they do the bare minimum. read more

Ask for Rosa Hernandez! I recently had a timely request for paperwork that I needed a same day turnaround on. Within an hour of submitting the request, Rosa called me and then followed up with an email of exactly what I needed. As we went back and forth with the request, she even responded after hours to ensure that my paperwork was processed in the time I needed it by. Not only was Rosa the commensurate professional, she was also a joy to work with. Based on my experience with her, I would recommend living in a Lilly Enterprise building. It was a great 5 years renting from LPM and we would like to give our highest regards to Rosa, she was attentive to all our needs from day one. Rosa always responded swiftly and with great resolutions to our concerns. Once we were locked our of our place and she personally drove from Santa Monica to Alhambra to open up the place for us (during traffic hour). She made the effort to go above and beyond for us. Our manager Rosa Hernandez is beyond amazing! She always responded to our needs in a timely manner and went out of her way to go above and beyond. Our building was recently sold to a new owner and is now under new management. We miss Rosa so much, she became more of a family friend than just our property manager. I was encouraged to write this as soon as possible when I received a text message from Rosa yesterday asking how our family was doing during these uncertain times, now that is going above and beyond! If I could give them negative stars I would. These people are morons and slumlords. The place I live in is in West LA and it's a disgrace. Cracks in the walls, termites, dirty, vandalism... I have 2 skylights, both of which have cracks in them. I've asked that they be fixed but its been 2 years now and nothing has been done. Needless to say I have a constant problem with bugs coming in. Workers just walk into my apartment whenever they want: one time I was just stepping out of the shower when some guy checking the smoke alarms opened my door and walked on in. The building manager, Tom, doesn't go with the maintenance people when they go door-to-door. He just hands them the keys and they do as they like. Tom's boss is a jerk named Reid Slovis. When my heat was out for 3 days Tom made me call him. Reid yelled at me over the phone because he didn't want to send anyone over to look because it was raining. When asked what maintenance workers do in states where rain is common, he hung up on me. There is no smoking in my entire building but not only is this ignored but Tom smokes in his apartment all the time, thinking no one notices. They've turned the water off without notice. My door gets blocked with all kinds of items when apartments are getting redone. There is a high turn-over rate for this place. And this doesn't even begin to cover the crap they pull. Since I've contacted the Housing Department 2 times already about violations I doubt a 3rd time will do anything. The CA Housing Department doesn't consider these issues to be their problem. They just raised my rent again (over 10%) without a 60 day notice (a violation of Civil Code Section 827b). I've lived here since before LPM bought the place but I'm more than done now. EDIT: And yet another illegal action. Was just given a written notice saying that LPM was going to have an "annual unit inspection". They seem to think people in this building are stupid, as they list CCS 1954 as a reference, as if entering the apartment this way is covered under that provision. Its not. The kicker is the threat of breaking and entering then making the tenant pay for it. Yeah, I wanted to move a lot sooner than this... read more

Clearly, most, if not all, of these positive reviews are fake! This is the worst property management company! The on-site manager is a complete psychopath! Invades tenants privacy, makes different rules for different tenants, gossips, and harasses anyone and everyone in the complex. Rosa does absolutely nothing for tenants; doesn't even respond to calls, emails or messages. The owners might as well not exists because they let the lower management and on-site do whatever they want. If you make any type of complaint, the management finds a way to threaten you. Repairs are cheap, Mickey Mouse work. You basically need to upkeep the apartment yourself. The only positive about this place is the gardeners do a great job of maintaining the complex and most of the neighbors are super nice. I would not recommend renting from the company!! read more

I would have given them a minus 5 stars rating, if it was available to us Yelpers It's been 3 years that I had to deal with Lilly Property Management. They are in Gardena, but they manage many properties around L.A. My main complaint is about the people who manage properties in Pasadena. They are not responsive, it is very difficult to get a hold of a person who can actually talk to you; usually we have to leave messages and wait a few days until they call back. Armando is one of the worst property manager I have ever dealt with, he is also a very rude individual who's ego is out of this world. He is horrible. We do like the location we have been rented in the past 3 years and have no intention of relocating. I just hope someone reads this and bring these issues to the owner or someone who can replace Armando with a manager who provides a decent service to the tenants. read more

She is easy to communicate with, gets us paid in a timely manner, and acts fast if an issue arises. I wish yelp let people give 0 stars. I have lived here for over 2 years now and honestly I can say without a doubt that I do not plan on renewing my lease at this location. There is a new property manager on site named Micah, and he's at the Amherst building. We have never had any trouble or issues with the previous building manager, Robert (he was so kind). Micah is snippy, and does not show any type of professional mannerisms or courtesy. When we came to him with an issue, he was stubborn, rude, and not helpful in any way. I spoke with other tenants and it seems like others have had similar experiences with Micah's lack of professional courtesy. One of the tenants, who is quite possibly the sweetest woman on earth, had nothing good to say about him. He lacks a crucial characteristic for a property manager: caring. It's egregious enough to warrant this review. I reached out to Lilly Enterprises and received no follow up or feedback. My concerns were ignored, and as a resident, that is the worst feeling. You would think that at the very least, the property would have the decency to be on the resident's side. As a resident, you would want to feel supported, and listened to, and no one at Lilly Enterprises made us feel that way. I have never been treated this way by any other property management companies, and truthfully I am surprised. As a business, why wouldn't Lilly Enterprises want to protect and ensure that their patrons are happy? read more

I do not usually write negative reviews, but I do not recommend living here. When initially moving in to our 2 bedroom apartment, we explained that our roommate would not be moving in for several months. We asked if there would be any issues with the lease or price, and we were guaranteed there would not be an issue. When it came time to add our roommate, they removed our first year discount ($200 a month), and told us they could not honor verbal agreements made during original discussions (even though the lease was never amended, and still has the discount listed today). When we were locked out of our apartment because the lock broke suddenly late at night, and our key was stuck in the lock, we were told they could not let us in until the next day at the earliest, or possibly not even two days later. We had a locksmith let us in, and we were not refunded the fee from the landlord because I briefly mentioned the lock had previously been sticking slightly. This ended up making it our responsibility, even though we did not mention this in the original call explaining we were locked out, so either way, they had no intention of letting us in. Further, it's a very old apartment - I try to be understanding that things are old and don't always work as expected, so I'm not one to constantly file maintenance requests. If you do move in, document everything that is even slightly malfunctioning (everything), and get everything in writing with signatures. Expect to pay much more than the listing price, and don't expect reliable access to your apartment. Also, we were told that recycling collection here is a "privilege" granted to us and is not guaranteed. There isn't a large enough bin for all the residents, thus, it is always overflowing. We were told they would discontinue collecting our recycling if it continued to overflow, so be sure to keep all the recycling in your apartment and rush out as soon as it's collected. Additionally, maintenance requests are always ignored. Please, avoid. read more

If I could give less than 1 star I would. At this point we aren't even tenants and this place is giving us the run around. The property manager who lives on site has been great but the manager at the corporate office has given us nothing but troubles. Her name is Marlin. First, it was not disclosed to us that the apartment we were looking at was not yet ready to move into. The day we were approved and already paid a money order for the application, we were told that more work needed to be done before the city can approve new tenants. This should have been completed in less than 3 weeks from what they told us. 3 more times since then we were given a hard set date we could move in by. The date keeps getting pushed back due to city inspectors. We aren't upset about the building needing more work, we are offended because the information was not given to us at the time of the initial tour, and now this has caused us much inconvenience in our life, and we are offered almost no compensation for giving the company the security of a deposit when we were first approved. It's is now almost 6 weeks later and still without a move in date. We were basically told if we don't like it, we can get a refund and get out. My boyfriend lost his apartment in this time and was forced to move in with me in a small bedroom. Our lives are in complete disarray because they wanted a tenant in as soon as it was ready instead of telling us the truth. We love the apartment or else we would have taken a refund a long time ago. We are at wits end and have begun the search for a new apartment. Marlin doesn't care at all about what her company has done to our lives. Her resolution was to offer 3 days of rent for free. We've been waiting for 5 weeks, 3 days free is basically a slap in the face at this point. read more

It's the year 2020 and I still reside at the same apt. Most of the neighbors are still the same so there isn't a huge turn over of residents coming and going. Worst property management company ever. All of their property managers are horrible as we have dealt with three in the past 2 years. There is a reason why their rentals are inexpensive. The higher up level management is better than their property managers, but still not as responsive as they should be in the business they've chosen to be in. So it's not that bad unless you have a problem or need something. My air conditioner went out, one month to replace, my fridge was leaking 3 weeks to get fixed. You call and know one knows what's going on. I know the place is through changes so I am planning on my moving out, I found them a tenant who offered to take the place and actually took the app to the girl and them so I could get out of my lease one month early. If I could rate this company with LESS than one star I would! Armando does not return phone calls nor emails in a timely fashion. You can almost NEVER reach anyone at Lillly Property Mgmt HQ offices on the phone. No one answers when you call Lilly Property Mgmt directly....if you're fortunate, the receptionist MAY answer if she's not on break/out to lunch. Armando doesn't respond to resident requests for simple things....like broken washing machine, screen doors, awning over windows. I've emailed/left messages on his mobile phone....and have to call back and hope to catch him on the off-chance he answers his mobile. He'll say that he's got a service person who is very busy/on vacation for WEEKS, and no one else to get the job done. I really like the location of my apt, but Lilly Property Mgmt is very difficult to deal with. There has to be a much better option in management companies!!!! read more

I have known Armando Morales since 2005 and I think it is about time to give him recognition for his dedication, commitment and exceptional services to all the residents of the building. He checks the utilities in a very timely manner and performs routine preventive maintenance of the building. He gives attention to detail for any complaints from the residents. A typical example was when I became very concerned about our Trash Room. Very unhealthy site prompting a health hazard. Immediately got a response from him with the fullest explanation of what the Property Management is doing and the progress of their action in finding solutions to the existing problem. Few days later, the new trash bin arrived and the Trash Room clean and tidy. What an impressive collaboration with the Property Management !!! i live in west LA properties on Slauson ave. These apartments or not for people who like to do anything fun, having kids here is not a good idea, like to BBQ, so on and so on like other property's they have they take forever to fix stuff. The wall are thin you hear your neighbors and the rent that they want for it is ridiculous. Run away from anything having to do with Lilly Property Management and/or Armando! I lived in my Silver Lake apartment for 12 years until I moved this year. I bought a gorgeous, huge house with amazing views and beautiful lawns, so I'm incredibly happy in my new home and even more happy to be rid of Lilly and the awful Armando. But I am planning on suing Lilly for what they did when I moved out simply because I hate the idea of letting them get away with treating people the way they like to do. What happened is that right before I moved out, Armando told me that because I had previous roommates 11 and 4 years prior to moving out who never took their names off the leases, that they were going to issue me a check for my deposit in all three names! I told him that there is no way to legally cash a check with more than one name unless everyone has a joint account. He said that if I did not like it, I could sue. I said I was going to do just that, to which he replied, well, you're going to spend a lot of money hiring an attorney and have to take time off from work to do so. Well, as he very well knew, I'm an attorney well-versed in property law, so I would not need to do that and since I'm salaried and have always worked out of my home office, I would not have to take time off work. The idiot responded that he too was salaried. WHAT?!? What did it matter if he was salaried?! I also told him that they very well knew that I had no roommates despite the fact that they never took their names off the lease. In addition, one of the roommates never signed the original lease and did not put any of the deposit down, so therefore would have no claim to the money. Of course, they issued the check with all three names and I am unable to cash it anywhere. Armando also harassed every single person he ever saw in my house. He told a male friend that he did not care if he and I were "shacking up" but that he would have to get on the lease. He asked my sister where she lived! He also threatened me with eviction for getting a dog (15 lb poodle mix) when the majority of my neighbors had huge dogs and huge cats (seriously, some of these cats could eat my dog). I could keep going, and going, and going.. Worse. Management. Company. EVER. read more

He always answers my calls and whenever I see him around the property, he asks me if everything in the apartment is ok. The so called resident manager is never around and the property is filthy, garbage everywhere, laundry room always stinky, walkways and building in general need a good hose down. The parking assignment is insane but it seems the manager has 5 spaces or rents them out as she seems fit. The people they have doing repairs are unprofessional and speak profanity. What a nightmare!!! As a Property Ownership group who normally self manages most of our local properties, we have been thru the mill with Lilly Managment. Our first manager was Armando, who, yes, absoultley has some issues with authority, following directions, and basic respect. Then we were given Macrina, all seemed well until, due to their lack of proactive management resulted in expenses that should have been managed and preventive, disgusting tenants moving into my buildings, good tenants moving out of my building, units being listed as rent ready that I would rent for my dog, let alone try to put a tenant in Pasadena or Beverly Hills in. Phone calls are not returned, tenant's had to call our offices to get anything done, I was lied to about work being done that never was. Even though Armando's attitude sucked, he, for the most part did do his job and managed the buildings. Rima - I'm really sorry you went thru what you did. All I can say, is that you are just better off taking care of your properties yourself than relying on someone else to take care of your interests. Wow. What can I say about this "management" company other than the fact that one of their "Field Supervisors" is so unprofessional, he should have his own reality show called "The Douchebag". I will just call him "A" but he is the worst. I don't know how he can be working with them for so long. Guess LPM doesn't care about who they hire and what results these people bring in. Why harrass someone who is being nothing but nice and trying to find some information from you? Telling other people to follow rules when you can't follow basic ones yourself like being courteous? Um.. Doing your job? Out of all the years that I have lived, I have never come across someone so obnoxious and rude like "A". Talking to me like I'm his subordinate.
