Jerry and his team have been managing 2 of our properties for 8 years now. They have done a great job finding good tenants, addressing tenant needs quickly, and when issues come up, they will also identify multiple solutions for me to choose from, which I appreciate since cash flow is important. I knew I had the right partner in Red Hawk when we had a pipe leak in one of our properties. Jerry sprung into action immediately, coordinated the remediation company, managed the repair process and also collaborated with me to identify any upgrades we should take advantage of during the time to make the house more appealing to tenants. This was a huge help since I was about to take off on a business trip to Chicago and I couldn't focus on the leak. Like any long-term relationship, there have been situations where we've had to work through issues, but I've also found Jerry very responsive and fair in identifying an outcome that works for both of us. DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY!!!! They are snakes. They will nickel and dime you for any little thing. I rented with them for 3 years. They had the nerve to give me only $44.00 back of my deposit!! They charged me 500.00 for AC Cleaning?!? Claiming we didn't change air filters (BS). We didn't replace out last air filter at the time of move out (I will admit that). We were to busy trying to move out with only a 30 day notice. But we surely didn't neglect the filters the entire time we lived there. The home was old and not once did it get serviced when we where there! They also kept 300.00 for drywall repair?!? Claiming we went in the attic and caused it?!?. We don't even know how to access the attic, not in there once! The actual Landlord didn't even agree with that charge. She told me I shouldn't have been charged for that, it wasn't our fault. She even tried calling them for us and they still refused to refund me. The property management team didn't know that me and the landlord had any communication. But we did in fact, they would stop by once in a while to check out the property. In fact she told me I was a good tenant. These guys are big time scammers. STAY AWAY. FOR YOUR OWN GOOD!!! read more

WORST. COMPANY. EVER. The owner, Jerry, is so rude and unprofessional, the staff is constantly rotating and no one communicates with each other. We rented a house through them for 6 years, were told to have the keys in by 9/1 at 4:30pm. 3pm on 9/1 we get a message saying the keys are late and we are now going be to charged for next months rent!! We called the office back to inform them that Jerry told us 4:30 on 9/1 and, of course, the woman that answers had NO clue what we are talking about. A few min later Jerry, who told us 4:30, calls us back saying "don't play games with me, every time I'm nice to someone this happens" then hangs up on us. We had no idea what he was talking about. Every time we tried to talk to him he'd talk over us or hang up then say his phone was cutting out. Do not use them to manage your property or to rent from. They don't value customer service, have no respect for their customers, and don't deserve the business. I'd give them zero stars if that were at all possible. read more

Red Hawk has been a very pleasant experience. I appreciate the time and effort Jerry has put into finding a tenant for me. He was referred to me from a friend and every time I have spoken with him or the office they have been very friendly. I'm also impressed with how fast they got my place up for rent. The first couple ended up canceling their lease before they moved in because of a personal issue but within a week Jerry ended up finding new tenants!! WOW! I'm not big on perfect so last time around I gave these guys a 4 star review. I have to say after my last experience I have to give them the full 5er. Jerry "the owner" drove me out to the west side of town to look at a rental property we were looking to purchase. We took his new Jeep I joked about doing some 4 wheeling on the way back which he kindly laughed off. As we pulled into the parking lot at his office some dumb lady actually backed into Jerry's jeep. We were parked waiting for her to back up out of the parking spot so we could pull in and she just gunned it and hit him. I thought for sure he was going to lose it on her, I know I would have. I just wanted to start with, my mom can be a handful and anyone who can answer all her numerous questions and specifications, is someone who knows how to please their client. He send us multiple listings in the Tempe area to review in the weeks before making out trip to the Phoenix. Let me start off by stating I wish I could put no stars. The only reason I made a yelp is to express how bad this company is. When coming down to the lease end date the company broker Jerry is the most unprofessional person I have ever met. They failed to receive our 30 day notice (that is also not need to lease a home for the signed due date in the state of AZ) and instead of trying to work with us Jerry automatically started throwing inappropriate language and behavior our way. He has the mind set of, per his words, "Not my problem". As we turned in keys before our 5pm cut off date per lease agreement this man again verbally assaulted us. This guy expects us to pay another months rent after we turned in our keys. The home owner even wants to sell the house and Jerry is making that guy wait because he is money hungry. I echo Danielle C's statement on customer service- at the end of a rental, we were told by Barb we'd get our deposit back right away- call her a few weeks later and she states she 'doesn't handle that'. Trying to get a depost back is like pulling teeth and a total run-around. From the reviews here, it looks like customer service only applies to owners and not renters. They weren't the worst property management but not the best. I have written a previous review on them before and it was cause they charged my account for damages on the house that is there responsible to take care of. Well they didn't to charge my card without permission and in order to get my money back and not in full they asked me to take my yelp review down. I am sure I am not the first one. I got some of my money back. When it came time for us to move out, they charged me for not cleaning the carpet professional which I did, and showed them proof that I did, Jerry said just cause you cleaned it doesn't mean it was cleaned right. Which it was. They also charged me for a palm tree that died due to being sick and said I did not tell them. Which I did tell them. Not sure how one palm tree in the back yard can die but not the other 2 which Jerry said it was due to being overwatered. If that is the case which it is not they should move there sprinklers. They also charged me for 7 plants, one on the side of the house that was not dead. And I wouldn't call them plants, they are weeds. I asked for my money back and Jerry did not agree. If the palm tree was going to be charged they should have charged me when I told them it died to replace not wait to keep part of my security deposit. Place is a rip off. Also when I moved in I let them know that the back door in the garage the trim was broken, they never fixed it. I wouldn't work with them again. I was a great tenant, never was late ever on rent. Good luck to others! To respond to Jerry's remark, about the countertops, we did not damage the countertops. We used cutting boards. I also took pictures of move out and we can compare in court. If you are referring the ring burns on stove that does not cost much to fix, not what you decided to keep. And the plant on side of the house was not dead. I trimmed it before move out, so that did not need to be replaced. The weeds you say I killed cost about $5 to replace. And for the accommodation you say you provided, to drop the keys off by midnight to your office which is closed and we were out of the house by 5 and you guys canceled my inspection that day after I asked not too and therefore I was not able to be there when the move out inspection was done. So maybe you did something to the house after we moved out or to carpets. Carpets Were cleaned. And we do have pictures that they were clean. I would never recommend this place. And I should've known something was wrong when you charged my account illegally without my authorization. Then tell me if I was some of it back to take my previous review down! Move in process was made very simple and staff (Adrianna) was accessible even on the weekend to answer any questions I had! I only had 2 maintenance requests and their vendors were very easy to work with and professional. They worked around my busy schedule. I'm rating Red Hawk Property Management 1 star because of my move-out process. I submitted my 60 day notice of non-renewal to the office in February and shortly after received a text that the owner had requested an occupied inspection prior to my roommate and I vacating. This wouldn't have been an issue had they provided reasonable times for this inspection. We were basically given a time, so we agreed. My roommate asked that he receive a 30 minute heads up call so I could leave work to meet the inspector. Day of inspection I was very ill, the inspector showed up with only a call to me which I missed. When I called the inspector back and tried to reschedule I was hung up on. Sure enough, days later we were assessed a $75 "missed inspection" fee. This fee was never disclosed prior to the inspection, so I had to dispute the fee with their office manager, Becky, who handled the situation in a highly unprofessional manner. Ultimately the fee was reversed, but we were notified by Jerry, not Becky. I never once received an apology from anyone in the office in regards to my treatment throughout the process. I've worked in single-family residential property management for over 6 years and was worried that my dispute of this fine would result in management "recouping" the $75 they were unable to charge me on the move-out inspection. My roommate and I thoroughly cleaned the home, made sure AC filters were changed, appliances cleaned, baseboards cleaned, etc... we did overlook dusting the shutters and vacuuming out a few drawers that had dust in them. I met the inspector for the move-out inspection, when he noticed the dust I asked if it would be beneficial for me to grab a duster out of my car and take 5 minutes to correct this, he told me it was possible I'd get charged, but unlikely. From my experience in working in property management, this is not something you would hire a cleaner to come in and take care of... Needless to say, I received my security deposit refund and am being charged $75 for "maid cleaning". Long story short, they are just another property management company who will nickel and dime you for anything and everything they can. Make sure they disclose ANY fees!!! read more

One of the hardest business to run is a Property Management Company. Actually, it should be on the show "Dirty Jobs" with Mike Rowe. The meaning of Property Management - "In general, management is the activity of resolving a disorderly situation into an intentionally orderly situation, to achieve pre-determined (i.e., purposeful) outcomes. Since disorder continuously arises from creativity, destruction, decay, variance, versioning, chaos, and other natural and intentional changes, resolving that disorder into an intended order requires continuous tracking and adjustments in the "architecture" of the intended order's parts, part relationships, and part and relationship attributes." Red Hawk deals with issues every day and they do it very well. Jerry believes in what he is doing and does an excellent job. The company continues to grow and be good at it. These people have been HORRIBLE to work with. I initially signed a lease with a different property manager, but the owners had a falling out with him halfway through my lease and signed up with Red Hawk Property Management to take over. They are curt, and will look for every opportunity to cheat the tenant and be rude to the tenant. They charged me a late fee when I KNOW my rent was there on time, I had to send future payments certified mail so I could prove when they got there. When I eventually was able to move and gave 30 days notice per my lease, Becky Vasquez copped an attitude and insisted that I be liable for 60 days. I showed her and circled the part on my lease where it stated that I was only obligated to give 30 days, she rudely stated that she wasn't going to back and forth with me any longer. After 5 days, another rep from them stated they would accept the 30 days notice. My move out inspection went well, I wasn't charged for any issues, however I received an email that I was only getting $112 of my $337.50 deposit back, and nothing is on their portal . Still waiting on a response as to why this is. It's also been over 30 days since I moved out. I would advise anyone thinking of doing business with Red Hawk Property Managment to avoid doing so, they have been nothing but rude, greedy and aggravating. read more

Everyone here seems very friendly, but we really got screwed over by these guys. Every time we needed something fixed, it took weeks and multiple calls to get it working again. Come to find out, they had an employee who was hiding the work orders. The employee was fired, but very annoying. We were never late on rent and when we wanted to move out I called the 1st of the month like we were told and the woman who answered said it was after hours and didn't have time for my call. When I called again to tell them we were moving they said we hadn't called on the first and had to pay another months rent. Ridiculous! So we ended up paying for rent at two places that month. I wish we could have told an owner how little they cared for her property and tenants. read more

When the housing market collapsed around 2009, we were stuck with a property and an upside-down mortgage. Since we couldn't sell, our only option was to rent. Red Hawk has managed our property for several years now. They have taken care of every situation that came up with our property, including an eviction, quickly and efficiently. We have been extremely happy with their service not only to us as landlords, but to our tenants as well. It has been wonderful to have someone who is knowledgeable, professional, and on top of things. Posting under a false name to avoid more of this crap... I have lived a lot of places in Arizona, in Houses expensive and ghetto alike, Condos, Apartments and more. I have rarely if ever had much dispute or problems with any of them. This company however is the most abusive and crappy company I have ever encountered... even when considering all companies I have ever dealt with despite the product/service. From the first few dealings with them all the way to moving out a year later they were pulling shenanigans left and right. The house was in very poor condition to start with but anyone renting I'm sure would not be entirely surprised. Problem is however that apart from it being things that just seemed lazy of them not to address... Such as: 1. Broken doorbell (which they told us to fix...) 2. Large gap in front door allowing debris to be blown in by HOA landscapers 3. Broken cabinets 4. Broken refrigerator 5. Front door cm away from just falling off hinges and or not functioning at all 6. Reversed hot/cold faucet handles 7. Plastic badly glued directly on top of shower tiles, with extreme likelihood of mold 8. Internet cable run from the back room accross the floor to the wall, into the next room accross the floor into that wall, then once again across a third bedroom floor into the wall finally ending up in the living room... all the while each wall cover where it connects is half ripped off the wall & hanging... it was also things that were maybe not so typical 'ghetto company house' and were more specifically ghetto company and bad business. For instance my location had a community pool, but we never had access due to never receiving a key from the company. On the note of keys, we were not given a key to our mailbox either and were told USPS is responsible, however USPS said that is not correct, they (our landlords) were responsible, we ended up nearly having to hire a locksmith to drill out the lock for $200(which is govt property btw and as such is most likely illegal) but luckily USPS is a decent company and the mail person was kind enough to allow us to remove the lock and replace it without drilling, only had to buy the lock and install it. On top of everything so far we ended up getting a warning notice from the HOA for not having a screen on a window (which is annoying but what HOA isn't) however they sent the warning to Red Hawk Reality instead of us the residents, as a result of that, we were not informed until quite a while after the fact and this management company decided to fine us for getting a warning from the HOA aswell as tack on late fees for all they time that went by that they failed to notify us in the first place. The story continues from there when the management company then turned off automatic rent payments without notification to us, and proceeded to fine us a fee + late fees every day as well for I don't even know how long, resulting in a large fee in the ballpark of $350 and an eviction notice. In the end, my roommate called and yelled at them and got the eviction notice removed and some of the fees but only down to ~$200 which he paid. 'This was the straw that broke the camels back' as they say, we are persuing a new residence. I can't stress enough, AVOID this company. In my opinion I believe they are doing this to prey on students moving here to attend ASU since it is near by, but that is just my opinion based on observation. One last note is that our realtor that found us this place is a friend and even she said they were acting a little out of the ordinary from the start, and wants us to get out of their horrendous management as well. Update: After posting this review, I emailed the owner of Red Hawk Realty. I received a phone call from him the very next morning, bright and early. Jerry was very helpful in resolving the issues I'd experienced and he also apologized profusely for the whole situation. Jerry worked with me to resolve my issues quickly and professionally. I ended up being credited the late fees mentioned in the review below, although there was some mixup with rent the following month (the late fees magically re-appeared, but Red Hawk quickly fixed it). Through dealing with Jerry, I can tell that he's a stand-up guy who loves his business and wants to serve his clients and their tenants as best as possible. I do feel that Red Hawk could improve when it comes to intraoffice communication, but pretty much every organization struggles with this at some point. Original review: On 4/30, I called because I saw a completely random charge on the online portal when trying to pay rent (their "Tenant Portal" does not allow partial payments). I offered to pay rent and let them sort the differences out later, and an employee named Melissa told me not to pay rent because it's harder for them to sort out an overpayment than it would be for them to reverse late fees. She assured me that the $61 charge would fall off at midnight, because they were transitioning between computer systems. I tried to pay on 5/1, and the charge was still there. I've had to call them multiple times per day, every day since, to get this figured out. I spoke to Barbara several times today. During one of those conversations she assured me that the $140 in late charges I'm now seeing were just applied automatically and I wouldn't be charged. She later called me back to inform me that the $61 overcharge I initially called about was because Red Hawk undercharged me when I paid my deposits. I said I would be paying the rent as soon as the late fees were removed from the Tenant Portal and was informed that I am actually on the hook for the $140 worth of late fees. When I reminded her that I was told to not pay rent AND she told me the late fees weren't going to be applied, she said that she couldn't do anything about but she would have Becky call me. Keeping in line with her previous track record, Becky did not call me back. I called back and surprisingly was able to speak to Becky, who told me that they record all of their phone calls, and that she would be listening to the calls I've made to determine whether Melissa ever told me not to pay rent. Becky even insinuated that I was lying about what Melissa and Barbara had told me, and to me that's a pretty serious accusation. Sidenote: All of the good reviews here are from investors and home owners who are paying Red Hawk to maintain their properties... It's no wonder they're happy, since Red Hawk keeps their pockets lined while giving renters the shaft. I am updating this review after contacting Red Hawk multiple times-they have fixed the problems that were requested for repair. I still think their response time for repairs is slow, and that several the maintenance issues should have been addressed prior to occupancy as Freo Arizona LLC. owns my property and closed on it in March 2014 and since I didn't move in until June 30-there was plenty of time to repair the rental for tenants. The previous occupant of the home-whether it was the previous owner or perhaps they rented it out left it in a destructive condition, and as a child of previous landlords, I think there are certain expectations for rentals to be tenant ready. I blame the company, Freo Arizona LLC. for these problems as they should have assessed the property, but they did hire Red Hawk Property Management thus, Red Hawk should have properly assessed it prior to occupancy, especially because they had 27 days from the time I placed the hold payment and application until the move-in date. My only understanding was that the grass was dead and could be revived with some water. Another discovery has been the amount of dirt and grime in the home that was not cleaned prior to my occupancy. The backyard was finally repaired after multiple attempts; however, the owner of Red Hawk Realty did demonstrate better customer service and visited the home for the first time. I appreciated his taking the time to consider the tenant and to visit and assess the home. I only wish that had been taken care of in the months prior to a tenant occupying the home. Truly that is my only major issue-it seems that Jerry, the owner, does care about his tenant and wants them to be happy and enjoy their time in the rentals. He is very hands-on once he is involved in the rental. I am only giving three stars because while I am pleased that they are finally fixing everything that was broken, destroyed, or incorrectly installed be previous owners, it should have been done before I moved in or at least completed quickly as they took nearly a month to repair all requests that were discovered in the first week of moving in to the home. I called Red Hawk Realty & Property Management, we were very happy with the attention to detail when giving our must haves in finding a home closer to town. We immediately began our search and our Realtor Jerry was always available when ever we needed him. Happy to say we found the perfect home in the perfect part of town and it was a smooth transition with Red Hawk at the wheel . Not only did they help us in our search for a new home but Red Hawk found a tenant to rent our current home as well and is now our property manager. Talk about your one stop shop! My wife hired this company to rent and manage her single home rental property located in North Phoenix back in November 2012. They turned out to be a big disappointment. She did a bit of research, looking at different rental and property management companies around the valley and came up with Red Hawk because they received pretty good reviews from owners and their fees seemed fair. We live out of state part of the year so using a property management company like Red Hawk seemed liked a good idea for our rental, but as it turned out we made a big mistake, got rid of them, and are much happier now. The biggest problem with this company is that they don't follow up on things. They also don't seem to have the resources or connections in the local real estate market to get a house rented in a timely manner. While we had the property listed with them they had few if any showings, they listed the property poorly in the MLS, they were slow at getting back to prospective tenants (in one or more cases that we were aware of they didn't get back at all), they were slow to follow up on our issues, and in general their customer service was really poor. This is one example of the type of problems that we had with Red Hawk. As we were getting the property ready to list on the market we met with one representative of the company who suggested we use one of their recommended house cleaning services. We agreed and were told the fee would be $85. When the house cleaners showed up we were then told the fee would be double. We ended up agreeing to this fee but then later found that the cleaning people never really cleaned the house. When we checked it the next day it was still in the same condition. After we complained, we were told that one of the house cleaners had to take another to the hospital and that they cleaners would come back. Of course the cleaners never did come back but we were still charged the cleaning fee. The owner of Red Hawk, Jerry, told my wife he would look into the manner but never got back to us with a reasonable explanation and still charged us for the cleaning fee. What kind of property management is this? In our experience Jerry was notorious in not following up on things. That's why he lost our business. We cancelled our contract with these people and hired a local real estate agent to find a tenant for us. The agent listed the property and in 2 days we had two different prospective tenants! Everything has worked out fine once we fired Red Hawk. We were just annoyed that we wasted so much time with them. read more

We hired Red Hawk Realty to manage our property when we had to suddenly move out of town. Boy was this a mistake. Honestly, one of the worst companies I have EVER dealt with. They make promises up front that they have no intention of keeping. Right from the beginning, after we signed our contract, we could never get a call back from our manager Alex. EVER. He promised to get quotes for work needed on the house and months later, he still didn't have them. When he finally managed to find a contractor, instead of giving us a quote, they took it upon themselves to just 'fix' items they thought would need fixing and then send us a bill. They unnecessarily changed out things that didn't need to be changed and said they fixed items that they never did. I have a Realtor friend who has access to my home who went into my house and found items not fixed even though we were told they were. The things they did fix were shoddy and incomplete. Then, the house cleaners Red Hawk hired to clean my home were found SMOKING in my home while supposedly cleaning it. This 'cleaning company' was a couple who did the absolute WORSE cleaning job I have EVER seen and charged me $250 to do it. My Realtor friend took pictures after they left and you would never know there was a cleaning service there, oh with the exception of the smell of smoke in our nonsmoking home. Talk about a RIP OFF. I was furious. Red Hawk talked me out of buying a home warranty for my home telling me that warranty companys hire sub par contractors to do work. Believe me when I say that RED HAWK hires SHODDY businesses to do their work but manage to charge high prices. After trying in vain to communicate with anyone at Red Hawk, we stopped putting money into their account until we got some answers. Their solution, instead of working with us or even calling us back was to 'fire us' and stop doing business with us! Now, months later, I'm looking for my garage & gate remotes and I realize they never gave them back to me. When I called to ask why they didn't leave them at my home along with the keys, they said they figured I would come get them when I figured out they had them. Wow. How are these people in business? I guess they figured that we were out of state, ignorant of their shoddy business tactics and at their mercy. THANK GOD we are not doing business with this company any more. A NIGHTMARE. I normally don't write reviews but I was so frustrated with other Property Management Companies that never get back to you that when I called Red Hawk over this past Holiday weekend to get some information on having a Property Management Company manage my rental properties, I did not have to leave a message and actually spoke to one of their On Call Managers and had all my questions answered and concerns about going with a Property Management Company resolved. They were very polite, professional and more than willing to take their time to make sure all my questions and concerns were taken care of. My first impression of Red Hawk Property Management is very positive and I look forward to working with them in the near future as I turn over my rental properties in Gilbert and the East Valley for them to manage. I am an out of state investor, and hired this company to manage an investment property in AZ. That was a mistake! We were charged for items that were never completed; they allowed a "small" dog in the property in which we said no dogs. The list goes on and on. I will NEVER recommend this company! read more

This is one of the worst companies I have had the displeasure of knowing. They have ignored every problem we have had with this house. They have charged us unnecessary fees for things like: sending in an application, making auto payments(? Why? WHY?). Then. Our screendoor (that they ignored us on, when we said it needed fixing.) got us a complaint from the HOA, so they charged us a few hundred IN FEES, because they did nothing to fix it, and then threatened to evict us on top of it. This is the worst place. I hope no one else ever has to deal with what we have gone through, and it will be my goal to make sure they get no business from anyone I know. read more

I have been managing 3 homes in Mesa & Gilbert from Los Angeles for 2 years. When two homes were going to vacate within two weeks of each other I decided to hire Red Hawk Realty to property manage them. It took three hours of emails, leases, info, my vendors, paperwork Red Hawk wanted etc. to give Jerry all my info. He then had to do the walk through with my tenant to see the condition she was leaving the home in. I suddenly get a very angry phone call and text from my tenant saying that Jerry stood her up and did not even call. He had told her he would not meet her on a weekend and insisted on meeting her at 5pm on a Friday. She drove 40 mins. in a downpour to get there and he did not show. I immediately called his co. and got a answering machine, so I emailed him. He emailed back on Saturday and said he lost his phone. He had my number and the tenant's numbers in the informational emails I sent him. I found him to be very unprofessional. Also he said it would take about 2 weeks to get it ready to rent. I had given him my AC co., my painter, my handyman to call and get bids from or said to get them from people he used and 3 weeks later when I called my AC man & my painter to see if Jerry of Red Hawk had called , they said no he hadn't. He had not gotten any bids or work done at all. At that point I fired him. The second house that vacated he insisted that the tenant see him on a Friday while he was still packing up and not on Sunday when the tenant was supposed to be out by. Weeks later when I returned 3/4's of the security deposit to the tenant he called very angry and said that Jerry had set an appt. up with him to do a second walk through on Monday at 7pm to see the final clean up and he never showed. This place is a Joke. Spoke with someone about renting a house on Friday afternoon. We sent a photo of our drivers license and they sent a four digit pin number that was supposed to open the padlock to obtain the house key. We drove an hour out of our way on Saturday to go see the house for rent. The code that they gave us did in fact not work. The place is closed on weekends and there is NO one to get ahold of. Huge waste of time! They told us on Friday that at the moment nobody was showing interest in the place. We told them we are very interested and would fill the application out as soon as we saw the inside, seeing as the application fee is a steep $50 a person. The people knew our names and our numbers and decided that they really don't give a crap to follow up with potential renters. We left a message Saturday telling them how the code was wrong. We never got a response for our message so we call today and they inform us that the place has been rented out by someone else. A call, maybe a text, or a email would have been nice. The right code could have really helped us out. These people wasted a big chunk of my time and didn't even have the courtesy to let us know the situation, or to apologize about their confusion with lock codes. Are we too busy to follow up with customers or do we just not really care? I would hate to find out how these people treat tenants. read more
