I lived at Red Oak for a little over a year and only left because I moved away from Redlands. I would happily recommend renting at Red Oak for a number of reasons. Linda, Ron, and Marcos are absolutely wonderful. They are not only the apartment staff (and very good at their jobs) but your neighbours and really help to make you feel at home. Many other tenants seem to stay at Red Oak for a long time and there is a nice sense of community with your neighbours. The apartment, grounds, and facilities were clean and well maintained throughout my tenancy and whenever there was an issue or repair needed the team was very quick to assist and address things, usually the same day even on non-urgent matters. My only negative point about my time at Red Oak is that because the parking areas are not gated I did have a theft of a part off my vehicle while it was parked in my car port. That being said, due to Covid, my mechanic and insurance company expressed that this had been happening at a significantly higher rate in Redlands and across the country, so it was more just unlucky during uncertain times of Covid than a fault of Red Oak. I always felt safe at the apartment, on the complex, and in the surrounding area. I was also impressed that during Covid the landlord/company seemed to make some efforts to support tenants that experienced job loss. While I was very fortunate and did not experience this, they did send out a notice to reach out if you were in a situation like this due to covid and I was impressed that they did a bit more than was legally required of them. Terrible management! There is a horrible resident whom the police have had to be called for, drunk teenager who wakes up the whole building and went to the bathroom in the front yard. And has been caught stealing packages from other residents. The manager is cold and heartless and just says "what do you want me to do about it?", there is no accountability from the manager and she refuses to be stern with the resident and MANAGE HER PROPERTY. Do not move here if you don't want to be stuck paying lots of money for an apartment where the manager won't bother to attempt to do her job and "manage the residents". When this disgusting woman finally left she dumped her cat box full of cat poop in our backyard in a drug fueled exit. The heartless manager couldn't care less. Also vehicles are constantly being broken into and multiple vehicles have had catalytic converters stolen and all 4 rims and tires, again due to the failure of management to replace the courtesy patrol that is advertised as an amenity but has neglected to replace since the last guy left a year ago. read more

We recently rented an apartment at Red Oak Villas, and the lady who helped us throughout the process(Ciana Flores) was absolutely amazing. From the very first phone call when I inquired about the apartments, she was kind, patient, and provided all the details clearly. We then booked a tour, and she continued to be extremely helpful. We drove all the way from Nevada to California and planned to return the same day, yet she stayed with us even through her lunch break to make sure everything was completed. She guided us through the entire renting process and helped us set up gas, electricity, and all the necessary accounts. Within a few hours, everything was finalized and she handed us the keys. Knowing we wouldn't be able to come back easily, she made sure we understood every step and supported us fully. We are truly grateful for her help and outstanding service. If you have a big or small dog, this complex is super pet friendly. There are no breed restrictions, and I love my dog neighbors very much. My own big dog had no problems adjusting to apartment life or other breeds around us. We moved to Red Oak Villas because they cater to dog people. However, I recommend this complex to everyone who wants a safe place to live in Redlands. Linda, Stacey, and Ron are very friendly and care about the residents. They are always waiting with a smile and will make sure any issues are fixed ASAP. Ron is a fantastic handyman who can fix almost anything in a few hours. If he cannot fix it, he makes sure a work order for an outside vendor is put in right away. Linda and Stacy are always looking for ways to create a family atmosphere with treats and giveaways. The apartments are clean and the area is nice. But THE SECURITY AND MANAGEMENT IS HORRIBLE!!!!!!!!!!!!!!!!!!! The night security guard is doesn't even guard the place she drives around and slaps Violation stickers on EVERYONES vehicles. You get a violation for parking backwards you get a violation for parking in a spot that isnt yours even tho the spot hasn't been parked in in 6 months. She is a pest ( the security guard ) i respect the fact they have security at night but this security guard just likes to pick on people pretty much. One night was talking at a normal level in my back yard was around 10:30 wasn't loud one bit i heard a "shhhhh" looked over the fence and boom there is the security guard... i can't even talk in my own backyard at a normal level i was almost whispering. i pay almost 1,200 to live here haha that is some bull shit. My son and I have lived in this complex for over 2 years, since the first time I called and spoked with Linda, I knew this was the right spot. From the courteous tone in her voice to the professionalism she showed me while processing our paper work. I've had a few maintenance calls throughout my time here and every single time Ron has come the same day to fix it. Aside of doing a tremendous job, he takes the extra step of explaining the work he performed. One of the many reasons we selected these apartments to live in is how well maintained they are ! You can definitely see Marcos taking pride in what he does. The place is spotless. Daily you will see him out there with his cart doing his thing! There are plenty of nearby apartments with lower rent, better amenities, and in-unit laundry--which honestly makes a huge difference. Don't waste your time here. You'll likely regret it, and there are plenty of much better options just down the street that will save you a lot of frustration in the long run. This apartment complex looks outdated and poorly maintained. The appliances, carpets, fixtures, and ceilings are old, and things constantly break. Maintenance is slow and they usually fix things the cheapest way possible instead of properly addressing the issue. Management is another major issue. Cars get towed from assigned spots, and long-term residents often pay much higher rent than new tenants in similar units. Overall, the property feels neglected, overpriced, and poorly managed. read more

DO NOY RENT FROM HERE!!!!!I had a terrible experience with this apartment complex. They had a faulty retaining wall, which ended up giving way to the rain and storms. The end result was a flood in the parking area which led to the destruction of more than 15 cars. They would not reimburse for damages to the vehicles unless I signed a document which removed all liability from them in their negligence: I did not sign it. I immediately moved out, and now 6 months later they send me a bill for an extra $400 including my $1000 deposit, so total they wanted $1400 for damages. SHADY MANAGEMENT! HORRIBLE ATTITUDES! RIDICULOUS OVERCHARGING FOR DEPOSIT I WOULD NOT RECOMMEND RENTING FROM THIS APARTMENT COMPLEX! AVOID AT ALL COSTS!!!! read more

my refrigerator went out this morning, and i knew it was ron's day off. i called the office and they said they would call me back when ron is back. he got back this early afternoon, and i hated that it was his day off. but sometimes things are out of our control. ron came up to look, as i had a bigger refrigerator. he went to also get his other helper and they were rolling. the refrigerator was removed and , taken downstairs. i was feeling bad because it was ron's day off, so i hope maybe he will get some time off in the future. the new refrigerator was installed and i got to pop utting the food back . thank you ron. you always do a great job. appreciate it a lot. read more

I love everything about this place! Maintenance is on top of everything 100% since we moved in, the price is reasonable for where we live, and the staff are both approachable and professional. My mom and sister lived here about 2 years ago and when it came time to look for a place, I knew this is where I wanted to be! It is clean, safe, and family friendly, and within walking distance of parks and the grocery store. One thing I like best is water/trash is included; so many places in this area have you pay that separately. Two months in and I love it! Great community with great management! I've lived in various aparment communites in my life and this is definitely in my top 3. One of the smoothest move in processes I have ever encountered! Anytime I have had a maintenece issue, it is taken care of the same day sometime within an hour! I have nothing but great things to say about living here. When I moved in, Linda was so helpful and made my move so much easier and is always so friendly if I need anything. I can't say enough how thoroughly impressed I am with Ron our Maintenance manager as he is always available when we have an issue. Their maintenance is inept!!! My husband's car was destroyed in a flood in their parking lot. They could not build something correct, and a lot of tenant's lost their cars! They were not helpful in trying to fix the problem and help the tenants out! Cheap rent for a cheap place, but they do not take care of their tenants and their buidlings are dangerous to people and personal property!!!! Do not rent here! read more
