    Renters should be extremely wary of Kenney & Everest's shady and deceptive business practices. No…read morematter how much you want an apartment they represent, do not trust them. We applied for a unit, paid the application fees, and were told we were "pre-approved." Their agent, Jam, sent a signed lease and instructed me to wire almost $8,000 in move-in costs. We signed and paid, believing the apartment was nearly ours. The next day, Jam emailed to say the landlord "went with another group." Only then did I realize they had sent leases and collected money from multiple applicants at the same time, with no intention or ability to honor all of them. While they did refund us, it was stressful to have wired thousands of dollars to such a shady business and then have to wait to get the funds back. Also note: California law (AB 2493) makes it illegal to charge nonrefundable application fees without providing written screening criteria and reviewing applications in order received. Kenney & Everest ignored this completely.

I signed a lease through their agency in May and confirmed twice before my July 1 move-in that I could pick up the keys during business hours that day. Despite these confirmations, when I arrived on July 1, I was told that Everest had left the city with my keys. I was asked to return in three hours--while my movers were already waiting on-site at my new apartment. I explained the urgency and was told they couldn't reach him. When I called him myself, he didn't answer. The staff couldn't locate the backup keys, speculating they might be at another office or even in someone's car. One associate eventually gave me the wrong set of keys for the front door, and another showed up at the apartment with a bag of random keys--none of which worked. After waiting two and a half hours, Everest finally returned with the correct keys. Due to their disorganization and negligence, I incurred an additional $540 in moving fees. Although they initially promised to "make it right," they ultimately capped their reimbursement at $333--well below what I actually lost and despite acknowledging their role in the delay. Throughout the entire exchange, Everest--who was copied on all emails--never once acknowledged the issue or offered an apology. After paying an $800 broker fee, I expected more consideration and acknowledgment from the business owner over his role in the mistake, considering his team failed on two basic responsibilities: delivering keys on time and fairly reimbursing for a problem they caused. Apologies are easy; taking responsibility is harder. In my experience, Kenney & Everest chose the former.

    Chicago Title stands behind their escrow agents who redacted documents, forged documents, changed…read moreclosing dates on agreements, misledgered earnest money as additional funds, and retaliated--only to later admit in a deposition that she didn't like me. After I was threatened by the investors--after two breaches with no actual buyer and no funds--that if I didn't sell to them, they'd make it so I couldn't sell at all, I called Susan Handwerk, thinking she was head legal at Chicago Title. For three months straight, I was told there were no liens on my property. But at the end of that third month, their escrow agent spent two days redacting and voiding documents, and shortly after, a lien was placed on my home. Now here's the truth: the investors never backed out--because they were never the ones buying it. They're flippers. Their game is to get someone else to buy the contract from them at a higher price so they can pocket the difference. But when their supposed end buyer backed out, they were left with nobody to fund the deal. And instead of walking away or being honest, they screwed me again--acting like I was in breach, when in reality they had no buyer, no money, and no right to the house. And what did the escrow officer do? She hid that fact--that there was no buyer, no funds--while screaming that I was in breach, setting the stage for one of their investor buddies, a Fidelity National faculty member, to file a wrongful lien on my home. A lien that the court later ruled was invalid. Because of that, I was forced to seek legal help, lost my credit, became housing unstable, and was shoved straight into poverty. I have every document, recording, email, and text message to back this up--including forged contracts with audit trails, showing signatures were copied from one app and pasted into another. I even have declarations from the end buyer--yes, the guy who backed out--admitting he walked away and forfeited his earnest money. And Susan Handwerk--the one who told me over and over again that there were no liens? The one who said she was "head legal" on a recorded call? Their own 30(b)(6) corporate rep testified under oath that she holds no legal position at all. She's basically head of the Take-Care-of-Bullshit Department--nothing more. This wasn't incompetence. This was a coordinated cover-up, a retaliatory conspiracy between escrow officers, the title company, and a tight circle of investors who all knew exactly what they were doing. I was given no truth, no transparency, and no real chance. My entire life was destroyed by this company's actions. And when I was in court as a pro se litigant with all the evidence in hand, they just kept saying, "That didn't happen," until they finally out-moneyed me into silence.

I will keep beating the following drum: Public spaces are where it's at. SF is a beautiful place to begin with, but all these little POPOS's are jewels pretty much just sitting here to be enjoyed at will. Of the 68+, this POPOS is in the the upper echelon. 101 Second Street Greenhouse and Mezzanine is a terrific space that you might not realize is open to the public. My first experience with this space was walking by on a December evening shortly after sunset. The space at 101 Second Street looks normal enough during the day - a large window facade on another nice, relatively new building. Well, at night, the facade shows the space inside with a lot less effort. This is a huge glassed-in lobby with a mezzanine-level. There are trees inside, and there are two nice pieces of public art. On a sunny day (and we have some of those in California) the light is amazing through the two-story+ glass. There are also a number of tables and chairs on the mezzanine-level to eat, which also provides a nice view of the space and the art. Of course this is the FiDi, so almost everyone here if working and on a lunch or a break. This place is pretty vibrant, so if you're looking to chill it may not be your first choice. (There are several places around that will work for that - try the KPMG Building.) This is also a place where the irony is that it's indoors, but particularly beautiful on a nice day. I look forward to coming in once it gets Novemberish/Decemberish and open during the darker hours to see what it's like in that light. Oh - and there's a Peets Coffee on the ground floor. It's also very near several other terrific POPOS such as: 560 Mission Plaza, 555 Mission Sculpture Garden, Shaw Alley, The Sun Terrace, KPMG Greenhouse and Galleria, 235 Second Street and Marathon Plaza... just to name a handful.

Okay to be fair, I knew about the list of POPOS in San Francisco but never bothered to explore them since the list was so long. Anyways, since I work remotely, coming to 101 Second Street is perfect for answering emails or taking phone calls between in-person meetings. It's also good for meeting up with friends or colleagues since it's so central. The furniture and decor is simple and corporate, but there are electrical outlets if you need to recharge. The lighting in the atrium isn't the best, even though there are glass walls, and I wouldn't come here for the view unless you're into people-watching for the better part of the day. There's an entrance into Peet's Coffee for a caffeine boost with plenty of restaurants nearby for actual sustenance. There's no internet in this space, so I would typically just tether off my phone for a few hours while charging at the countertop seating area. Overall I love the convenience of 101 Second Street and how bustling the atmosphere can be. I'm guessing it's super busy during lunch, but if you visit during off-hours like 10am or 3pm, then you're almost guaranteed to find somewhere to sit. It's best for solo work sessions or one-on-one meetings (no groups) so stop by and check it out sometime!
