Attention all future and current tenants. Please Read read read it all before moving in and signing a lease that you will regret later! All the good reviews is because they promise to wave the application fee and also promise to give you a discount on the amenity rental. Rise is The worse and filthiest rat infested unsafe luxury apartment building you will ever live in. The people are always driving super fast in the parking structure because it takes forever to go out to the last floor where the guest parking is. You literally feel like you will get ran over any time. So if you want the adrenaline and feeling of getting killed every day at the parking structure this is the place for you! There's a crazy red mustang that goes super crazy fast very night or day and also parks in the handicap with an expired placard. People throwing their trash to get a hold of the manager Tanya Wolcott in the video says her team and herself are off leanings like admitting they are never available to sit down with the residents she NEVER EVER takes you into her office unless you Storm in to the leasing office as you can see in a video I took as I was witness to the time a tenant came in asking to speak with her personally and how she never ever took the time to talk to him over the phone or in person. I myself requested a million appointments with her to discuss my lease and my ledger balances because they clearly were over charging me for things that I was not renting nor I was responsible for for months like a storage unit that I never was able to used due to an unsafe lock!!! As you can see the pictures of my ledger balances regarding all the ridiculous late fees that they charge me for no reason when during COVID they were not supposed to charge a late fees you can see the email fixing it after months close to a year later. It is ridiculous how impossible is to get help at the leasing office. Tanya and Leslie claim that you're not supposed to sun a business out of your unit when maintenance have been into the living and work units and know there are full on business there and they all take customers in!!!! There's 1071 that's a body waxing place and a body wax training classes that takes customers in and advertise services in IG there was a yoga studio that later was a full retail store due to COVID in 1072. In 1073 there was a full retail store that was being rented out to different vendors at one point with the previous tenant. There's 1074 that's a photography studio space now that you can clearly see them making a custom photography platform for them to rent their space online for $75 an hour they are booking the entire first floor for events of up to 20 people for photo shoots and they tell them to park in the guest parking coming thru the side door on the street side and leaving the keys in a key pad lock for them to use the space. Then a few apartments down you have the new tenants who sell life insurances and they meet people in the unit to help them and financially advising them for their future and they said they were told by the leasing office that they could run their business there with no problem and see their clients there with no issues also there's an other tenant a few doors down the hall in the living work unit area that is a trainer who evidently takes clients into his unit and leaves the doors wide open in the mornings or evenings for potential clients to inquire about his training services!!! Charging $75 an hour per training session. This is clearly violating the lease agreement according to this section of the lease agreement. 1. LIMITATIONS ON CONDUCT... Unless otherwise provided by law, conducting any kind ofbusiness in your dwelling or in the Community is prohibited-except that any lawful business conducted "at home" by computer, mail, or telephone is permissible if customers, clients, patients, or other business associates do not come to your dwelling for business purposes. So there's all this businesses going in and people are obviously profiting from them and graystar management is completely aware of them and does absolutely nothing about it. Here's the info to corroborate everything I say here is true. They literally have subleased their unit countless of times for years and there's nothing the leasing office does about it because they know and are fully aware of this going on because I had already told LESLIE and all she said was "Maybe they have a business on the download because they don't fully advertise it to the Public that's why we haven't known about it". So all of a student the management is the last one to know and they don't know nothing when clearly maintenance goes inside every live and work unit.!!!! I am absolutely furious with the lack of response and complete disregard from the apartment management regarding the appalling living conditions in my apartment. It is utterly disappointing to see such negligence and incompetence from a supposed "professional" management team. From the moment I reported the numerous issues plaguing my apartment, due to a leakage that happened on the floor right above me, I had hoped for a prompt and effective resolution. However, to my utter disbelief, I have received no response, not even an acknowledgement of my concerns. It is as if my pleas for help have fallen on deaf ears. The state of my apartment has become completely uninhabitable, posing a severe threat to my health and safety. I have taken extensive measures to document these nightmarish conditions with photographs and videos, providing irrefutable evidence of the filth, hazards, and disregard for basic maintenance. To make matters worse, I have been forced to seek alternative accommodation at my own expense due to the apartment management's incompetence and inaction which lasted for TWO WEEKS. The financial burden I now bear, all because of their negligence, is simply unacceptable. This complete lack of responsibility and accountability demonstrated by the apartment management is shocking and disgraceful. As a tenant, I have fulfilled my obligations by promptly reporting these issues and providing substantial evidence. However, it is abundantly clear that the management could not care less about the well-being of their tenants. They don't even respond to my calls because they know my phone number. I implore anyone considering renting from this establishment to think twice. The management's abhorrent behavior and failure to address legitimate complaints demonstrate their complete lack of professionalism and care for tenants. I sincerely hope that this scathing review serves as a wake-up call to the apartment management. They must understand the gravity of their negligence and take immediate action to rectify the unlivable conditions they have subjected me to. Do yourself a favor and avoid this place at all costs. It is evident that the management cares more about their own convenience than the well-being of their tenants. Spare yourself the stress, frustration, and financial burden that comes with dealing with such an unresponsive and irresponsible management team. I am beyond disappointed and enraged by the apathy displayed by the apartment management. DO NOT, I REPEAT!!!...DO NOT BE FOOLED BY THE "LUXURY STYLE" COMPLEX. DO NOT MOVE HERE. This is just a new building tucked in the city of Ana-CRIME! I have gotten more packages stolen here in less than a year than all of my other apartments I've stayed at in 8 years of being in OC. I understand that there will always be more residents than there are Amazon lockers so there is not much these delivery guys can do if there is no space left to secure your package. The issue lies with these low down tenants or random people that get into the mail room and raid people's packages and just walk out with boxes. I've had 12 meal prep boxes stolen, toys for my pet's birthday that was stolen ON THE DAY OF, and bandage wraps! BANDAGE WRAPS FOR CHRIST SAKE! What on God's green Earth are you going to do with that?! Anyone with common sense would know to place camera's covering every angle of a mail room, but the Rise has decided that one camera is more than plenty to cover 3 aisles. Parking absolutely sucks! You won't be parking on your floor if you move here. If you have another car, It will take you a million years to buy another parking space. These low-life's somehow get through the gates and break into cars and steal packages. But waitttt..there's MORE! If you think addressing your concerns to the leasing office would help, you'll just leave there with a bigger headache as you feel like you just spoke to a wall for 5 minutes. living here in the beginning was nice untill a crazy neighbor (Isreal Garcia) his name decided to attack me and vandalize my car infornt of me because he did not like the sound of my car he also threatened to kill me and alot more just becasue he is annoyed of the exahust sound. i did file a police report its a matter of time till he get arrested. as a further matter i decided to speak to the leasing office about the incident and to show them the videos i recorded they were not interested at all and told me thats the police work not us. All i wanted is a general or a specific email to rescpect other neighbors or issue a simple warning but The manager (Carlos) refused. Now i can notice that my other car got vandalized as well probably the same neighbor did it. i belive i just need to wait for my lawyer and the detective to tell me my next move. i thought this apartments would be alot more classy but turned out it is not. this crzy neighbor is way out of line and need to be humbled he thinks because he have some money he can do what he wants kicking people cars and attacking them stating you are rich that does not give you the privilege to attack people. you are so poor my friend thinking this way. all people living in this complex have money not just you. I am a new Vendor that provides services to many properties, but Edge and Rise apartments is one of the best properties I have seen, starting with the staff, the professionalism with which they work here, the working relationship and the level of communication it's excellent; SCM Tanya, maintenance supervisor Ricky, David, Andres, Jeramey and all the leasing office staff are very kind, I feel blessed to be able to work with an excellent team that cares a lot about providing the best for their residents. On the other hand, it is a property that is kept very clean and tidy, every day the same level of cleanliness is maintained and they always try to maintain it and improve it every day. I know that residents can rate properties with bad reviews but it is because of personal experiences they have had, that does not mean that the property is doing things wrong, but rather that they are situations that occur, a bad personal experience cannot be generalized when I It is clear that they strive to do things well. Moving is a hard process, however making this apartment a home was really simple when the environment is as welcoming as Rise. The entire team has been so helpful with any questions and steps needed to make the process smooth. I personally have never moved into a community where even social events and celebrations take place for all residents to enjoy, and to me that alone is very special. We have a Young Corgi also who is enjoying the dark park that is literally steps from our front door. After a long day of play he too gets to have a nice place to shower as they offer a doggie wash station. The only downfall I would have to say for our new home (only cuz nothing is perfect) is the parking structure, as some other residents just don't know how to drive safely, but that's out of the control of team and building it's self so I still stand behind my 5stars. I love this place sooo much!! My amazing neighbor who runs her own business from her apartment has the best customers!!! They always knock on my door and they are so mysterious and always brings a black bag full of surprises, they usually knock on my door for whatever services she provides which makes me feel so safe. I really appreciate her being a independent woman and working for self at all hours of the day and night, catering to different men everyday I appreciate that she is serving her community! On game days she works soo hard sometimes I see maybe 4 or 5 men outside her door and I just appreciate living in a community that provides these life altering experiences god bless!!! read more

I recently left this property to transfer to a larger apartment. But if they had one available I would have stayed! Leslie was great when helping me with some of my concerns. She's very attentive and responded to me quickly. They have great amenities beautiful rooftop where you can see Disney fireworks, nice gym with a rock climbing! Heated pool too! Maintenance from rise is on point. everytime I request maintenance for my home weather its plumbing, , filter changes , paint ect. They fix the problem the next day ! if not they call to keep you updated on when it will be fixed . Me and My family moved in Feb 2021. Yes, we are brand new here! Lilliane helped us a lot and my move-in went very smoothly because of her. This complex kept very clean and it has great amenities but we cannot enjoy them yet because of Covid-19.
