Terrible experience as a tenant. We paid rent on time for a house for two years. In the first year they failed to mention we owed for water and sewage. It was not part of the original agreement with the landlord. Upon review of the year they imposed $700 of back bills and increased the rent by $100. When I submitted my 30 day notice they gave me one of their letters to fill out. My thinking was I submitted my letter on that date and that is the date of lease termination. I didn't have time to come back to their offices for a couple of days and they said my letter was not accepted until I turned in their formal letter. This is not normal practice. Their lack of professionalism and lack of customer service leads me to post such a negative review. We will never use this company again and I would suggest any landlord who needs a property management company to handle their property not to use RNB. read more

I have had RNB manage my rental property since 2013 and have only had a positive experience with Bethany, Daniel, and Joseph. They managed the entire rental preparation process and found a tenant. When unexpected maintenance to the house or appliances became necessary, RNB informed me quickly and connected me their contractors that performed the repairs at reasonable rates. The entire process has been hassle-free which has made my life easier! When I was searching for a property manager, I did compare RNB against a few of their competitors in the area. A very disappointing experience in the end as a Tenant. Do not rent a home through this company. At move out time they nickeled and dimed us and charged us outrageous prices for labor and materials. My husband is a contractor and understands prices. We had a move out cleaning company along with a landscaper and left the home spotless. They still deducted over $350. Absolutely rediculous! For many years, I managed my own rental in the Bay Area. As most landlords know, getting great tenants is a good start but there are still many things to do in maintaining a good relationship and a happy tenant. Fast forward to RNB here in Roseville: they found my tenant through their advertising and screening process, and they have handled everything that has come up, making sure they communicate with me first. They keep track of credit and expenses which is really handy come tax time. Having them as property managers has really eased my life and I would never consider managing a rental on my own again or considering another management company. Correct in the emails you referenced for 3 days, however you failed to mention that there was no issues in the 12 months leading up to this issue. Also left voicemail that was never returned and it is very rarely you actually talk to someone when you call. It took a yelp review for anyone to take notice of the dispute of the security deposit. In reference to the damage we caused that was mentioned, loose electric outlets, loose towel holder, part of the closet shelf that was never installed and on the floor when we moved in labeled improperly secured on work order, loose stairwell handrail, $65 per hour for labor charges, paint and patch items when photos were provided of those items when we moved in. Items which should have been deemed normal wear and tear or preexisting. Move in items, ceiling fan still makes extremely loud noise, no light in a bedroom, uncovered extra large windows which the sun directly shines through in the afternoon when most people are home cost over $200 to cover with non standard curtain rods which I have no use for now, food left in garage refrigerator without power in July, kitchen was dirty to include cabinets and stove, carpets were not clean. RNB failed to do a pre inspection. 86% is over $500, recouped $110. However upon review RNB should have never allowed the charges and advised the owner who they work for properly. read more

I recently viewed a property with this company. First, the agent was late. At the time I viewed the home there were no other applications so I immediately applied online. Two days went by and no phone call or email. I called the office and they said my application wasn't in the queue because I hadn't paid my application fee. I told them I had left a voicemail the day I applied and asked how I could pay that fee because I wasn't prompted during the application process.... again I had received no return call. I don't know why you would be able to even submit an application and not be prompted to pay the fee? At this time I was told someone else had applied for the home but I could still go online and pay the application fee to reserve my spot second in line (even though I had applied first.) I did that immediately and was told I would be receiving a call to let me know my status etc. Two more days went by and I didn't get any phone call or email. I called today and asked for a refund of the application fee. They did issue a refund but didn't care to ask why. The worst customer service ever! If their application process is this much of a disaster, I can't imagine what it would be like to depend on them for a work order or any other concern as a tenant. Homeowners: please choose a different property management company. ****EDIT**** I was finally contacted by someone from RNB for the very first time, all it took was a bad review on yelp to get an email. They apologized and offered a free application fee. The gentlemen told me that my application was not the first submitted, regardless of the application fee not being paid which I personally think is a blatant lie. There is no way for me to know for sure other than the agent checking his tablet right in front of me and saying there were no other applications on that home. I guess it's possible that within the 20 minutes it took me to get back home to submit my application someone could have applied even though I was the only appoint to view it that day. Additionally, he told me the "first" applicant was approved and is renting the home, but when I looked today on their website the home was still listed as available (several weeks later). Although I appreciate the effort, it is too little too late. I have since been told by a neighbor and a co-worker that they have had issues with this company as well. I still would not recommend them and I would encourage all homeowners to look elsewhere for a property management company. read more

After being a good tenant for three years, RNB just stole $1000 of my deposit. I shampooed all of the carpets, yet they charged me $225 for carpet cleaning. I scrubbed every inch of the house: base boards, walls, windows inside and out. Yet they charged me $240 for cleaning. I am a widow raising adopted children with special needs, and they intentionally steal from us. They are also charging me money because the plumbing is poor (a slow drain). I am deeply disappointed in their dishonest behavior. Those who rob widows and orphans ... well, they will get their desserts. read more

This company lost me before I even saw the property. They were not only late but I had to call them and try to find out about an appointment we had, I couldn't get ahold of them and they called me 30 min after my assigned appointment and made it seem like it was a hassle. Maybe they should open before 10 am I don't know but it didn't seem like they cared and that is a turn off with a property management company. If they can't make an appointment on time or can't call you before an assigned showing etc. and let you know then what else can't they do? I hate to write bad reviews but I want to make sure individuals know about this property management company. I always suggest to future renters or owners that are looking for a property management company to look up the companies license. read more

The gentleman who showed us the property was very nice. Unfortunately, he did not have any additional information about the property we viewed. I did my homework and found out that the property was listed for SALE!! I asked about this but there was not a thourough response and I was told to submit my $45 application fee because it's first come first serve. Anyway, I don't think it's good practice to have something listed for rent while at the same time it's listed for sale, because if the house sells they would only have to give the tenant 60 days notice to leave. That was not indicated up front and I'm glad I did my homework. I contacted the realtor who is showing the house and he confirmed that it was for sale. I I think this is a duplicitous business practice. I don't know who is more at fault: the owner or this property management (for not giving us this information up front). It was a waste of our Sunday morning. read more
