I have lived here for over 2 years and absolutely love it here. I initially had a 1 bedroom apartment and lived alone. I felt safe and secure and my apartment was beautiful. After a year I moved to a 2 bedroom and love this apartment equally ! The management team are polite and courteous and nothing is a problem. The maintenance team are fantastic. I have had a few minutia problems that were all sorted out in a timely manner. both pools are clean and bright all year round. The only people that would be unhappy here are the sort that want to hang their unsightly laundry on the patio, or clutter it with toys, bikes and other unsightly stuff. Rocking Horse Ranch has certain rules about patio furniture etc and I for one love this !! It makes the areas looking more aesthetically pleasing and more spacious . I hate driving past other complexes where they are allowed to put clutter and trash out on their patio, it makes those particular places looking trashy. I've lived here for a year. Paid my rent on time if not early every month. Our A/C has gone out 3 times in a 6 month period. I submitted an online emergency work order at 8:48pm on 7/18/25. I called and left voicemails for maintenance emergency assistance and nobody responded. ALL OF OUR WINDOWS ARE SEALED SHUT & it's 90 degrees in our apartment. We had to sleep on the balcony because we couldn't breathe in our apartment. We endured this for a day. 13 hrs later they call me to tell me "we never got your messages" IF THAT ISN'T THE MOST IGNORANT UNPROFESSIONAL RESPONSE I HAVE EVER HEARD. YOU DONT BLAME THE TENANT FOR YOUR STUPID VOICEMAIL ISSUES (which is a lie!). I have the phone records. I even recorded myself calling the after hours hotline (because a friend cou believe me so I recorded myself and sent it to him-he said that's insane) and you can see in the video I left a message. This is the nonsense you have to deal with at this establishment. You don't blame the customer for their air conditioner breaking and you don't blame the customer for windows being sealed because you all put some kind of crap over it when you sprayed it; So basically you can't open windows & the AC is broke and this ignorant fool told me it's my fault. She had the audacity to say They didn't get a voicemail. Well, I know for sure they got the freaking online emergency request order. I got that confirmation too, so I don't know what this person is talking about and I'm not gonna leave her name although I should but I'm not say it. For your own safety and sake please stay away from this place. It's an old run down establishment; the appliances are old and you have to rig them to make them work. All they do here is put lipstick on a pig but it's STILL A PIG!!!! Update: someone called me the next morning at 9:51am and said that she notified maintenance. NOBODY HAS SHOWN UP YET!!! After searching and searching for a place to start over...I finally found it! I looked at a few places in the area but kept getting pulled back. I recently signed my lease and everything has been great. So far so good! The buildings are dated but nothing a little decor can't fix! It has been really quiet and I appreciate that! 3 stars should be 3.5, but the interior of the apartments need to be updated to get a 4 or higher. To be honest, I love living here. I have a lot of good things to say. The maintenance team is great and will keep working until the problem is fixed (like a leak from upstairs neighbor's tub creating a water stain on our shower ceiling. Totally fixed now and has not been an issue since!) the pools are clean and well maintained. The grounds are mostly clean. The pest control and landscaping are consistent and effective. The office staff is nice and go out of their way to show they care about residents with consistent birthday cards to me, my husband, and my children. They do not offer flexibility so if your income fluctuates, this is not the place for you. My neighbors are nice and I have loved living here for the last 2.5 years! The reason I have to give 3 stars are two major issues: 1. The rent has continued to significantly increase even though there are many vacant apartments, so demand is low (which economically means price should lower) 2. The interior of the apartments are left un-updated. I have asked to update the cabinets myself and was told that a cabinet Reno would have to be complex wide and they were looking for resurfacing services. That was 2 years ago. There have still never been an update to our apartments beyond replacing the sink water aerator. However, the entire parking lot got repaved. The dumpsters got upgraded. The pools both got new tables and chairs. The office got updated decor. The building got repainted. The gate call box got upgraded and we were all required to buy remotes. But our everyday living spaces- the apartments themselves, have seen ZERO updates....AND they keep raising rent. This is an unethical course of action that I hope will be addressed at a corporate level. Please stop updating our grounds, charging us more, and keeping the apartments stuck in the past. It's becoming gilded. And for the love of macroeconomics, LOWER THE RENT. read more

I have been a resident here for 1 year and moved from out of state. I ended up touring 7 different complexes and realized that RHR was clearly my best option. I have a 2BR/1BA and have had zero issues with the unit itself. The management is super responsive to any issues and maintenance does a great job as well. The complex is nice, quiet and has great amenities. I have been blessed to call this my home for the past year and have renewed my lease with RHR. Thank you!! On a side note, there are always going to be bad reviews when yelping apartment complexes. It realistically is a very good living option and in an accessible area with basically everything you need within a few mile radius. read more

The units are older and things break or need repairs with is understandable but it's incredibly difficult to get maintenance to either show up at all or they claim to show up and then close the work order without ever completing the work or letting the residents know they attempted to come. I've gone around in circles with the office for 6 months about the same problems and they always claim my bolt is engaged when they come for maintenance despite no one being home. The last time I spoke with the front desk and explained this issue she apologized and said she would reopen the maintenance tickets but never did. I've spoken with the office staff several times and with different people about this issue and they don't seem to care. I never receive calls back anytime I leave a message and never receive responses via email if I try to email. Even when I've called in the past to inform them some items on my patio were stolen they seemed annoyed I had contacted them. It's a quiet complex with seemingly very nice and polite neighbors but dealing with the office has been a nightmare. I'm unsure why they don't want to maintain their property. I've had water running for going on 3 weeks now as well as other time sensitive maintenance issues. read more

Another great year at Rocking Horse Ranch! I just signed another 12 month lease. The property is always well maintained and anytime I put in a work order it's always completed in a timely manner. The staff is always helpful and great to work with. The only negative thing I can say is the landscapers come way too early and I like to sleep in! :) I love the location, since i work right here in Round Rock it's nice to be close to everything! (HEB Plus is my favorite!) If you're looking for a nice, clean, safe property I would recommend Rocking Horse Ranch, I just love it! read more

For those of you that are reading the reviews--understand that people tend to leave reviews when they are upset more so than when they are happy. That being said, I moved into Rocking Horse Ranch Apartments almost a year ago! I have never lived in an apartment before but this has been a great experience so far. That being said, let me go step by step on every aspect of Rocking Horse Ranch that is important to me. 1.) Front Office/Staff: There are reviews here talking about horrible office staff and to be honest i'm a bit confused. I go into the front office fairly regularly since I tend to get packages a good amount of time that need to be picked up. EVERY single time I have gone in there the staff has been extremely polite and helpful. Whenever I have questions, they get answered quickly. Even when I went in to add a garage to my apartment, everything was completed within a days duration. 2.) Apartment: I have 2bd/2bath apartment and it's beautiful. Things are well taken care of and I've had no issues. We once had an issue with our bathtub and it was taken care of within a few hours. The apartment is roomy, and I've been very happy with everything. 3.) Noise/Neighbors: Honestly, our upstairs neighbors have a dog and he tends to run around fairly loudly later in the night. Our neighbors are friendly and we have no issues and have never encountered anything remotely shady. 4.) Pools/workout gym: I'm planning on using the pool hopefully later this summer but as of right not have not had the time to. (I work full time and go to school.) Whenever I go for walks around the complex the pools looks clean and well taken care of. 5.) Other: I can not say enough how much I LOVE how close it is to everything you could need and want. Not only that, the rent is not crazy expensive for the location and you definitely get more bang for your buck. In short, people can always find something to complain about. However, i'm going on nearly a year here and absolutely love it. I have no complaints. The apartments are clean, neighbors aren't an issue, and the office staff go out of their way to help you! Be wary of the negative reviews and remember that most people tend to post them when they are displeased with one thing instead of when they are happy with something. I was actually looking up the distance between my doctor and my apartment and yelp came up with the review rating. After seeing the current rating, I wanted to post a review of my experience so far! I have lived here for 2 years and really have no complaints. The office has always been helpful, honest, and responsive. Maintenance has occurred as I would expect in a timely and predictable way and the few issues I had resolved in a timely manner. Rent was fair and the area always felt incredibly safe and secure. The only reason I give it 4 instead of 5 stars is that there are train tracks right behind my building that I wasn't aware of when we rented. It took months for me to get used to the sound of train whistles and rumbling through the night! I can recall being sooooo agitated I would count them and one particular morning (I worked from home) it averaged 6 trains an hour! I did get used to and don't even notice at all anymore. My guests do though :) Overall, it has been a really positive experience. Night and day from my previous renting experience. I'd love to stay, but my work has relocated and the commute just isn't doable anymore. read more

I have lived at Rocking Horse for 3 months now and couldn't be happier. Super convenient location with so many options for dinning and shopping close by. The apartment itself is AWESOME! I have a huge 1 bedroom and my cat, Milo, loves the big windows, as do i! The maintenance guys are so nice, i had a small issue with my shower and the guy came over and fixed it so fast. The girls in the office are so helpful and friendly. I moved from Colorado so it was nice being welcomed by sweet people. I grab coffee in the office when i can and use BOTH pools. That's right, Rocking Horse has two pools! I am so happy with my decision to move to Texas and Rocking Horse, it's been great so far! read more

I love the apartment for the most part. I have only been here 2 months and for the last 2 months I have had issues with my stove/oven not working all the time. Some times it works, sometimes it doesn't. I have had maintenance out to fix it a few times and the problem still exists. It's just old. It took 2 weeks from the time of my last submitted request for maintenance to come out and take a look. I am having a very hard time with management responding to when I will get a replacement. At this point it is just inconvenient and frustrating to pay for a place to live and not know if my stove/oven will work when I get off work and prepare to cook a meal. read more

I have lived in 2 separate units here. Compared to the ridiculously expensive luxury apartments popping up all over RR, you get a lot more square footage for your money. I have always had a pleasant experience with the front office staff. And, the maintenance personnel are very prompt to fix any issue, no matter how small. The only con is that it's very dangerous to stop and enter the gate code for entry. But, they keep the gates open during the day and on weekends. Also, the complex is more dog friendly than child friendly. There are multiple dog stations but NO WHERE for the kids to play. Otherwise, I would recommend this complex. read more

Management for this complex is very incompetent in their job, none of them know what they are doing and they are not on the same page, they say one thing and do another, takes 2 years for them to still not fix a broken toilet. Moved out early (after fulfilling my lease) and was told by the manager and the leasing agent that I was going to be prorated the days I didn't live there after switching from month to month, however they decided to charge me for leaving early, added a water bill from no where that is higher than any months prior and added to the list things that are normal wear and tear probably so they can get a bigger bonus at the end of the year. I paid in full and on time every month and never gave them an issue. Would not recommend, worst apartment and management experience I've had by far, glad I got out, would not recommend. read more

I've lived here with my significant other for 8 months now and I can honestly say that I'm happy that my lease is up next month. Every time I've dealt with the management team, it's as if they couldn't care less about the issue that we were having. We were also given several notes left on our door about "trash" on our patio (which only consisted of a pen or some other small item that I had accidentally left outside) or how our bikes could not be left outside our patio, they had to be ON our patio which is incredibly small already and barely holds one bike let alone two; just a lot of annoying little things like that as well. They've also tried to tow my boyfriends car after being told several times the car's make, model, and year on it. They tried towing it 3 times - all the while making up different excuses as to why they were having it towed none of which applied- after being told the information. They are also increasing rent without making changes to any apartment. HOWEVER, the maintenance people are the kindest people here and get to you as quickly as possible. Anytime we had a problem with anything, I called them and they were there within an hour or two! Personally I would not lease here again. I've learned my lesson from leasing here but maybe - and hopefully! - you have a better experience. read more

I'm currently a resident here and I cannot wait until my lease is up!!!! Either the floors are paper thin, or I have the worst neighbors!!! At night, there's no chance of sleep, because I hear everything, from the tv, to the patio door and every footstep my neighbor above me makes!! I've called the apartment office because they have a "quiet time" ordinance which, apparently means absolutely NOTHING because even after I call, my neighbors don't get any sort of hint. MY APARTMENT: itself is nice. I have a 1 bed/ 1 bath. Enough space for 1 person. I'm from Atlanta and I'm coming from a 6 bedroom house, and the closet space was enough to accommodate me, being I lived there for 28 yrs, with family of course!!! DOG FRIENDLY: community, definitely, which is cool, but some trifling people don't pick up after their dogs!!! I find that utterly disrespectful. DUMPSTERS: which was a problematic issue from past reviews, for the most part, like 95% of the times, for me, are okay. After the weekend, however, understandably, they tend to get a little full. Some people don't use their brains always either... Why throw away a chair in the dumpster, instead of sitting it on the side, ijs.... LOCATION: is the best!!! But trust, there are at least 6 apartments, 2 decent that I know of, that are within the radius. HEB is right across the street. Shopping close by. Round Rock outlets within 8 minutes, literally. Louis Henna is a street about 10 miles south, either by way of E. Palm to 35, or A.W. Grimes (which I find faster) Target, Sam's, Wamart, Home Depot, Dollar Tree, ChikckfulA, and sooooooo much more!!! And only about 6 miles from downtown Round Rock which has quaint shops and some "lounge-style" bistros and cafes. RENT: the office workers are pretty nice but I hate the way they bill. It's month to month based on how much water you use. AND what else I hate, is that they use a 3rd party biller, and charge an additional $3 just for sending a statement, regardless as to how you intend to pay. (Which btw, it's best to pay with a check, unless you're use to paying a fee for using a credit card or using the bill pay option) My recommendation for an electric company, Startex. Depending on which way your apartment faces, depicts you cable company. And you must have renters insurance, which I bundled with my car insurance provider. MAINTENANCE: anything I needed fixed, was done in 24 hrs tops! I was never home, due to my job... But nothing stolen, whatever needed to be fixed, was fixed, promptly!!! WASHER/DRYER: I wouldn't suggest using a card for the washers and dryers. They place a $9 hold for one swipe. The washers/dryers are $1.25 per load. It's about 6 washers, 6 dryers, a table, a trash can and a soda machine. PROPERTY: They're good about keeping the gate closed and you need the code. Plenty of parking. A reside officer, and btw, if you're unfamiliar with Williamson County police, apparently they don't play. Thank God I've witnessed what people mean by that. You can hear the train faint in the background, not enough to disturb me, personally. They keep the grounds very clean. That's all I can think of for that. I've been here for only 5 months and thank God my lease ends in June. I pray my loud neighbors above me break a leg or move soon!!! REAL SPILL: But seriously, I hear EVERYTHING my neighbors above me do. No matter how any calls, nothing changes!!!! Every step, when they sneeze, if they walk from one room to the next, the toilet flushing, when they shower, their tv, when someone haulks and spits from their patio, the patio door opening and closing and my ceiling literally vibrates, conversations held while on the patio, their washer/dryer...!!! So just know, it's a risk for living on the 1st or 2nd floor. I'm on the 2nd, btw! Hope my review helps!!!!!! read more

Young couple expecting a baby next month placed a 300.00 dollar deposit that management gladly excepted. The couple failed the background check and weren't able to move in this apartment management refused to refund the couples hard earned 300 dollars so they can find another location. I doubt the apartment complex lost any money on this transaction. This is an immoral act. I would think twice before handing any money over to this bottom feeder. . read more

I've lived here for almost ten months. I'm currently in their two bedroom and am moving to a one bedroom in may. They have their ups and downs. Some days they are super nice to us and other it feels like they could give two shits. The repair men always come within 24 hours to fix anything we may need fixed, which is amazing for two women. Although I do have to say they knock once then start unlocking the door to cone in. When I told the ladies at the office that I wanted to move to a one bedroom they were super helpful, letting me know which days to call and check prices. I will say these are the worst people I have ever dealt with. First of all, very unsafe feel. Do not be fooled by intitial appearences. Fights and drunks at the pool and very shady people out and about at all hours of the night. The bathroom ceiling caved in (could have easily hurt my daughter). We had hole in our ceiling that they eventually got around to repairing. Made a deal to break the lease and it was not honored. They Will charge far more than what is possibly necessary to clean and paint these small apartments when you move out. The office staff is not only incompetent but also have zero people skills. I have been at Rocking Horse Ranch for over three years and it has been a drastic change sine the manager Lindsey left. Management is very RUDE and snotty. Parking is RIDICLOUS. They have way more tenants then parking. If you come home after 6:30 in the evening good luck finding a parking spot near your apartment. The dumpsters are always full and trash especially on the weekend is all over the ground. The pool at the main office is always crowed with too many people. They put in a grill which has made it even worse.. Big parties occur with loud music, cuzzing and lots of people smoking near children... Reading some of these other reviews I cannot help but laugh. You can easily tell that the rude comments are from people who somehow didn't get their way one way or another and cannot be an adult about it. I can tell you that I have been here going on 4 years now and I have nothing but good things to say. When I first leased I can assure you I was not the easiest situation for the leasing agents to deal with. I had a complicated job situation and then I had family issues that made me change my move in dates a few times, the list goes on. BUT the sweet girls in the office never ever complained and always helped me with any issue that arose on my end. They are the best. Honestly I cannot imagine one of those girls being rude, ever. The fact there there is two pools here, I LOVE. During the hot summer months it helps significantly having 2 pools because the bigger pool is never packed to the point that I wouldn't want to go. I have had a few work orders, as anyone will, and their crew fixed everything fast and without issue. This is a safe and great place to live. Apartments are okay, not all of them will have a ceiling fan or a new carpet. No microwave. What is really bad is the community. Dog poop everywhere you go. People will leave stinky garbage for days in front of their doors and attract roaches. I complained about it and nothing was ever done. People will literally let their dog poop anywhere, even in the walk way and nothing is done. I never ever had a problem with neighbors in my life but the lady below me called the police at least 5 times on me in the AFTERNOON because my son (4 year old) was "walking in her ceiling". Funny thing was the cops would come and tell me to talk to the management about this lady harassing me, because her complaint was invalid. So, if you get in and out of your apartment and don't mind stinky garbage odor, dog poop or the view of a mountain of overflowing garbage in the dumpster every Monday, you are good to go. read more

My family and I have been here since the end of October 2015 and only had complaints about my kids not picking up the dogs poo. This lady(a resident) kicks the crap our of my dog while my 8yr old with autism walks her . my dog is in pain and my son is all cut up from falling down the stairs the lady comes to my front door words were exchanged and after she threatens to cause harm to my dog every time she sees my kids walking her my husband pulls me inside. Now mind you my kids and dogs have been attacked by other dogs before last weekend nothing happens to those owners or dogs when I reported it to the office this last lies about what happened saying my dog attacked hers and I threatened to kill her I get served with an eviction notice to vacate at the property by the end of April no one called me to hear my side or see the pictures of my autistic sons injuries so we have to leave somewhere that is Roach, wasp and big infested property with our balcony falling down pipes that rattle w when any water is used and violent people and animals on the property and security gates that are broken more often than working and with maintenance workers that rarely complete the work orders before closing them out.. So fine we will move but I warn anyone looking to live here try finding some slum lords around the area they are more likely to take your 1400 a month and give a shit about you and yours read more

We lived here last year for about a year and a half. The staff has always been very friendly. Heather is great. Lots of storage and a huge patio. Only negative was the parking and outdated bathroom and kitchen. We had issue with cockroaches outside but pest control came right away and never saw them again. Its Texas what do you expect. I enjoyed the gym there. No one was usually in it and had it all to myself. The pool by the main office was always enjoyable and you're able to use the grill. We only left there because we moved back home to NY. Leaving there the staff was great and very informative. I would rent there again! Only reason I'm giving 4 stars is the parking situation, outdated kitchen and bathroom and lastly the location wasnt the best. You do have an HEB right across the street but we enjoyed Austin area better. The Domain was great and we had to drive everytime we wanted to go out to a nice restaurant. read more
