Property Management as a whole is stressful! All the administrative work, the accounting and maintaining of property assets is a real headache!! Personally having to experience many different property management companies from coast to coast, I have enjoyed the professional, courteous and pleasant relationship with the members of Rollingwood Management. I am pleased with the fact that are constantly working towards becoming more efficient in their application processes, along with making more information available to me via their property management software. I have experienced their efforts to provide good-standing tenants and pride in maintaining my property. The entire journey hasn't been a cake-walk, but they have done what is necessary to provide excellent service to myself and to the tenants. I was able to sit back and relax when it came to the care of my property, instead of trying to control over all aspects. I hired them for a specific reason and they did an outstanding job! There were expenses with the income as to be expected; just like running a typical business. At the end of the day, my property was well taken care of. They even helped me market my property for sale! Talk about full-service! You may find a cheaper property management company elsewhere in Austin, but you get what you pay for! We have dealt with Michael Francis and his professional, friendly team for a decade now and I can't recommend them highly enough. Our property has been continually leased since we first signed on with Rollingwood with very infrequent tenant turnover. Monthly accounting statements, accessed online, are timely and accurate, including detailed invoices for any minor or routine maintenance. The property has been maintained with skill and care over the years, and the entire team is extremely responsive to any questions we may have. In one situation one of the staff was a very helpful liason with the tenant regarding repairs to a fence requested by a neighbor - a potential issue was avoided and everyone involved was happy with the results. We have been impressed with how little we as owners have to get involved - Rollingwood Management really does it all, has a turnkey approach to managing our property, and for a reasonable fee. I rate this management no stars!!! This is the worst group of people I have ever had to deal with! One of the managers Larry is rude, and treated me like I was a stupid female! We had a water leak at our duplex we rented from them for 1 month. They kept telling us someone was coming to fix it. Then our ceiling in our closet fell in,and 3 days later they sent someone to fix it. The leak was so bad our carpet was moldy and stunk! The carpet and paddind had mold. We had to fight to have Larry call someone to come fix the carpet. My daughter who has lung issues was sick the whole time! When I toldl Larry about the mold, his answer was " Open the window and let it air out!" When the guy came to fix our carpet, he said that was the most mold he has ever seen. ANd on top of that Larry would only allow them to change out the padding on the carpet and had him clean the rest!! What a jerk! It was a horrible year that we lived there! And they nickle and dime you when you move out. NEVER USE THEM!!! read more

I have been renting a home managed by Rollingwood Management for a year now and one of the things that I appreciate is the convenience their website provides for making rent payments and submitting maintenance requests. Maintenance orders are always addressed timely and efficiently. The receptionist has always been friendly, courteous and professional when I have had to contact them by phone. I usually work with Peggy Smith and find her to be very knowledgeable and professional. She came out to the home to review for any needed maintenance items and was friendly, respectful, courteous and organized and wonderful to work with. My family and I have used Rollingwood Management for over 15 years. They are professional and trustworthy. We always get our monthly statements like clockwork through the e-mail, very convenient. They also prepare annual reviews on each property including pictures and suggested maintenance items or repairs. The staff are also very accessible when I have questions about anything. Customer service and attentiveness are very important to me. Recently one of our properties had a serious emergency in the night, their staff arrived immediately to assess the situation and handled it professionally and compassionately. During my time with Rollingwood Management I was generally pleased with their level of service and quality that it was delivered. The positives to this company really do outweigh the negatives, and I did enjoy my time with them! They where helpful, thorough and very patient with me most of the time. One of the downsides that I did find is that it can be hard to pin down your property manager, which I can understand they arn't just dealing with me they have tons of other properties to deal with! Also they're going to treat you like you treat them, if your patient and reasonable, they'll return it in kind!
