**RENTERS BE AWARE & STAY FAR AWAY** Steals security deposits and charges for things that were issues prior to moving in. I moved into a tri-plex that Rosenbaum Realty managed, and came to find out later was also owned by "Rosenbaum Enterprises". I advise anyone looking into their properties to stay far away. The kitchen was completely falling apart, cabinets dry rotted, leaks under the sink for who knows how long prior to moving in, and it took 6 months for an actual repair of the leaky pipes. The countertops were uneven sitting on the dishwasher due to all the rot and was never repaired. That was just one issue to point out. Now onto the return of security deposit. I received $800 out of my $2100 deposit. I left the apartment in better condition than upon move in (documented). They unlawfully charged me for paint, blinds (said they couldn't move up and down but they were the "cordless blinds" that they had installed brand new upon me moving in), deep clean, yet I had in writing that only general cleaning was required during move out, missing light fixtures (weren't there upon move in), smoke detectors (weren't there upon move in), and the list goes on and on. I have seen an attorney and have sent a demand letter with no reply, as to which I will be moving forward with this issue in court. If you are in a pinch and HAVE to rent from them, DOCUMENT EVERYTHING as I did prior to move in and move out. read more

Unfortunately, we had such a TERRIBLE experience with these people from day one. We moved into a home with a broken refrigerator and they did nothing! we had to go close to a month with a broken refrigerator and for a pumping new mom, this was awful. They weren't even helpful or apologetic about it. in fact, they were so rude. Over the years as things that were out of our control broke, we put in countless service tickets and only once had someone come out to fix something. There was never any communication as to why these things were never taken care of. Worse of all, when we finally moved out, they charged us for all of these things that they should have fixed! They are also trying to bill us to re-paint the entire interior of the home which is their responsibility! It's seriously shocking! They accused us of not cleaning and of tons of things being wrong with the home. We loved that home and took great care of it. We also spents more than $500 on a clean out service (who did a GREAT job) and a carpet cleaner. They kept our entire deposit and are trying to weasel even more money out of us. BEWARE OF SCAM & SLUMLORD Rosenbaum Realty Group should be prosecuted for the health and safety risks they force tenants to live with at their properties. Please be very wary of any 5-star reviews for this company, they have their employees create fake reviews to make themselves appear professional. I discovered that my unit was the location of a major electrical fire caused by the repair company contracted to do maintenance for Rosenbaum properties (Repair Masters). They are also the ones who did all of the poor repair work to the unit and 2 adjoining units after the fire. Their property on 9th Avenue and Mesa Drive is infested with roaches. Not a few, but hundreds of thousands of them. They would crawl out of my light sockets and crawl up the walls in the kitchen while I tried to cook food. Rosenbaum refuses to handle any pest control at their property even though Arizona rental laws state they are required to handle any infestation problems. Due to the electrical fire and poor repair work, there is a water leak in or around the window in the stairway. The first time the railing was used it tore out of the wall. Thankfully I caught my mother before she fell head first onto the hard tile floor below. Repair Masters repaired the hole in the wall but did nothing to investigate the leak. A few months later a section of the wall began to cave in from water damage. It would take an entire year before one of the repairmen decided to stick their finger through the wet part of the wall. Now that there was a hole, and we were exposed to mold spores, Rosenbaum was required to investigate. A hole was cut out of the drywall and it was discovered that the entire wall, from floor to ceiling was moldy insulation. The mold specialist said the wall would have to be opened up, all the moldy insulation removed and replaced, everything had to be cleaned so mold spores don't get into the duct system, and new drywall and paint. This work never happened. A board was screwed over the hole they cut, and that's how it stayed until the day I moved out. During my final walk-through with the inspector, I went through the entire situation with the wall. I was told that there was no damage on my part, but that I should be prepared to get a bill anyway. The inspector (who was quitting in 3 weeks' time) explained that it didn't matter how clean the unit was, Rosenbaum would steal my security deposit and they would fabricate any charges they felt they could get away with on the final move-out summary. He told me to take tons of pictures from every angle (which I did) and I turned in my keys. The inspector was correct. They kept my entire $950 deposit, are trying to say that I never paid the $299 nonrefundable pet deposit, (even though I have proof - I paid from my bank account!) and have fabricated a number of charges totally almost $1400. The majority of these charges aren't even in accordance with AZ rental laws which state your security deposit can only be used toward tenant caused damage, any non-refundable fees if not already paid, unpaid rent if any, and any other move out fees must be detailed out in the lease, otherwise they cannot legally charge you for them. But they're trying anyway. If you don't know the rental laws, you might believe you are required to pay these fees. Every attempt to communicate with them, I hit a wall. They are simply ignoring all of my written requests for proof of this so-called damage through photos, invoices and receipts of payment of the work they say they had done, a copy of the inspection report - all of which they are legally required to give me if I request them in writing. All I've gotten is silence. I will most likely need to take legal action against Rosenbaum to get my security deposit back and to ensure they do not destroy my credit with wrongful charges. They are also trying to charge me for the drywall repair for the hole that was cut in the wall - which means they didn't remove the moldy insulation, they just covered it up. And a new tenant is already living there, and they have no idea that they have an entire wall filled with mold. I want to warn everyone renting to NEVER rent a property owned or managed by Rosenbaum. And if you own a rental property, do not contract with Rosenbaum to manage your property or Repair Masters to do maintenance at your property. They are scam artists and cons who will use and abuse you, and steal as much as they can. They have no qualms about ruining you financially, or risking your health or safety if it will save them money. read more

Worst property management group I've worked with. They do not communicate promptly or well, and maintenance requests were often drawn out and stressful processes for us as tenants because we had to explain the problem multiple times only to not have it fixed when someone finally did come out. Most importantly for me, even a month after they were taken off our lease when we went through a change of ownership, they didn't detach from my bank account and autopayment preferences. This resulted in my rent payment being incorrectly drawn from my bank account despite them no longer managing our property. If 0 stars were an option I'd select it. read more

Not only are they super unprofessional, they are also horrible at responding to emails/texts/calls. I literally have to double email sometimes just for them to respond. They also gave me the wrong mailbox key, I waited almost 2.5 with an answer back only to find out that they can't help me with that issue(they gave me the wrong key but ask me to pay for a new one, how interesting and hilarious to me). This property management is ok, but lacking in areas of concern. I have had the distinct pleasure of being charged fees for rent being paid. Two drafts were taken out of my account and though the first one covered my rent in full, on the date it was due, the second draft, not sure what transpired, did not go thru, due to lack of funds, of course. $1065.23. They would not waive the $ 50.00 return fee, even though my rent had been paid in full by first auto draft. Then charged a $ 50.00 late fee on that. Finally got them to agree to remove the late fee payment that was imposed, after I advised that I spoke with the Tenant Advocacy Board. Will still fight to address the $50 fee for returned payment, that they could waive, but simply won't. Their payment portal has caused me issues before. Then, they have the nerve to raise my rent an additional $200 because I took too long to respond to their answer! WTF. They also charge you a fee, just to pay rent. Not only that, but I was on Automatic payments for a year, when they decided to not take an auto payment without telling me. Then, they charged me a late fee. And let's not forget all of the fees. Literally $250/month in just fees. Including an administration fee every month to pay rent. Yes, the office administrators charge the tenants a fee to do their own jobs. This company is a joke, along with Kelly who supposedly is in charge there. Oh, I've also had a leaking refrigerator for 9 months that's never gotten fixed. 1 star is too many. Worst rental company I have rented from and I have used 8+ rental companies in the last 20 years. They charge fees for EVERYTHING. I have called 6 times and left voicemail or messages with someone everytine saying I needed help with something ASAP. 3 months later still waiting on my call back. Moved in during covid so didn't get to see it until after the lease was signed, apartment was not clean, back yard had leftover trash, scraps and bricks everywhere with 4ft high grass and if you touch the brick wall it is most likely going to fall over. One of our neighbors moved out not long after we moved in. They left a bunch of furniture and mattresses on the curb. We notified Rosenbaum via their portal. A few weeks later we got a rude message on the portal stating we were going to be charged if we didn't clean up the trash. It's Monday June 20th and they never reached out to me at all concerning this emergency health hazard. I can't speak for Rosenbaum Realty Group on the assistance they provide for buying real estate, but as an apartment management company they are crooks and look to take advantage of low-income people. I am so disappointed. Though they appear to be a well-polished, professional company, all of my experience has screamed "slum lord". In all honesty, the standards met at the apartment I rented were hardly above the standards of the hut I lived in while living abroad in a developing country. Also, if that wasn't enough, they felt the need to forfeit over 50% of my security deposit at the end of my lease for reasons listed as "touch up paint" and "clean". This company really is a joke. Do not rent from them. Poor mgnt to say the very least. Went without an oven after move in for a month. Brought us dirty hotplates to use. Properties are out right nasty and not kept up to fire codes not even close. Dead rodents in walls. There are not enough characters to even begin the list of things that are wrong with this company. Bait n switch. They tried to rent us a place they said was move in ready. Place had black bathtub/toilet, garbage piled in yard, cupboards falling off hinges nails coming out of cupboards the list goes on and yes we took pictures. Then when we told them mind you none of their staff bothered to get up off their butts and go look at the property we told them no way were we renting that unit they switched us because they wouldn't give back the dep hold they had well the other property of course was more expensive. We have vacated since Sept 28 2022 and are STILL getting emails for late rent when our lease is up. Yes I have called several times still no resolve. But I do guarantee if they try anything with fees or my credit they will see us in court along with prior tenants will ban together. Tread lightly Rosenbaum. I'm not your typical tenant that will take anymore now that our lease is up n we are out. Mind you they put on stipulations in your lease that you can't pursue anything with them or post. i rented from this company from 2017 to 2019. they are slumlords.i had to send them certified letters for them to fix things. they had to replace the roof, had the plumber out for my tub and then for a major back up. also had to get the city of mesa involved. i know i was going to have problems getting my deposit back, so i did a video of the inside and outside of the apartment. i also have a lot of pictures. i also fed ex a copy of all my proof to them. the place was in better condition than it was when i moved in. i did a move in list of things that was wrong when i moved in. when i moved out they did not give back my deposit and thay had a list of repairs that i owes for. the items was on the move in list. they were upset with me because i wanted adamant about them fixing necessary things.it was too stressfull dealing with them for my $750 deposit. 2023 4 years later i received a call from a collector. i laugh, told him to tell them to take me to court i was was 99% sure i would win. the same guy call me yesterday. i told him the same thing. august will be 5 years. read more

The house was built in 1970 with no updates, it was bound break sometime. Worst experience in a rental. The house was in the ghetto ( Mesa Dr. and Mckellips) the neighborhood was in complete ruin. At the end of December, in good faith, I gave an $850 (I signed paperwork that it was nonrefundable, so that is being held against me, of course) down to hold on an apartment that was being renovated. I was told it would be ready sometime between the 14th, 15th or the 16th of January. The 14th came around and I hadn't heard anything, so I sent an email wondering where things stood? I was told that the owner had decided to move the move-in date to the 17th. What if my current landlord needed me out by the 16th? I don't mind that the move-in date was moved, but I would have appreciated a heads-up in a timely manner. And certainly not on the first day that originally was my move in. Not to mention, I had to contact them to find out. Later that day, they emailed me a copy of the lease to sign. The date on the lease stated that it was to start the 2nd of January and end the 1st of January the next year. How is that possible if my move in date had been moved to the 17th? When I addressed this, I was told by Carlos (leasing agent), that he would talk to the person (Rhonda McFarlin) who drew up the lease and they would correct the errors. I went to speak to the owner at the property, (Steve, Country Cove Apts) and expressed my concerns. He assured me that all would be corrected. I didn't receive another email about that lease until the next morning and guess what? Nothing had been corrected. At which point, that was it, I was done and I told them I wanted my $850 back. I sent Rhonda a lengthy email detailing all the issues that I had, red flags. Instead of acknowledging my email, hours later, she sent a corrected lease agreement for me to sign. At this point, I don't want to sign anything with these people, and when I called her, I was told that the $850 was nonrefundable. So basically, once you give money to Rosenbaum Realty, integrity goes out the window. I get that it's nonrefundable, but the fact that they have messed up so much prior to even signing the lease, doesn't that constitute any kind of dissolving of the non-refundable status? I realize that the law is what the law is. Gone are the days where people are honorable. My only hope at this point is that the owner, Steve, has a sense of integrity. What if I had no place to go because they moved the date and didn't bother to tell me that they moved it? And they didn't just send me one incorrect lease, they sent two and when I called them out, I got no acknowledgment of my concerns, no apology. Who would want to sign any kind of agreement with a company that handles clients in such a manner? I'm a single mom. I work two jobs and I work hard. Just because I signed a piece of paper doesn't mean that they can then treat me any way they want. But apparently this is Rosenbaum Realty's standard. Salt in the wound...later I received an email from Rhonda highlighting where I signed off that if I should cancel for any reason, I would be out $850. 'You canceled because the lease was sent with the wrong dates on it, which was corrected. I apologize for my mistake and hate to hear that a typo was the reason you feel you will have problems with us in the future. At any rate, if you change your mind we would be happy to help you, if not best to you.' I didn't cancel due to a typo. I cancelled because a series of errors were made, errors that caused me to be afraid to sign. If this is how they operate before a lease is signed, how can I trust in this company? Trust is key, especially when signing a binding contract. Be warned. Rosenbaum Realty Group will gladly take your money but then, will treat you like you don't matter. read more

Not happy about my interaction with Rosenbaum at all. Tried to setup appointments to look at properties for weeks, with very little luck. The couple of times we did manage to view a property we told the agent right then and there that we liked it and to check what was needed for the next steps to lock the place down, just to get a call a couple days later that it was closed on by someone else. None of my references or previous landlords were contacted on my application, but that app fee was still non-refundable either way. Luckily we were able to contact another relator down here and they found us a place to sign on within 2 days. This company is horrible. Their client interactions are unprofessional and they often use a different method of contact that the tenant's method e.g. if you leave them a voicemail or message on the tenant portal they will email you instead of reciprocating your contact method. Their software for the Tenant Portal is outdated and was updated two months ago. They charge tenants to pay their rent. The have documented that they have cleared maintenance request items, when they have taken no action. The residents often take care of their own landscaping issues to include cutting down overgrown trees that stand in the way of opening the back door and other outside issues which Rosenbaum should take care of. The seem to use any method available to screw over their tenants and are doing a disservice to both tenants and the property owners. Beware of Rosenbaum Realty Group! read more

I put an application in with these people and was denied without a cosigner. I had a veteran buddy be my cosigner, he passed the credit, passed the eviction, passed the background check. Still was denied and why you ask? Because he owns his own home. They said his rental history couldn't be established, meanwhile he also gave two previous landlord names and numbers. In the contract you sign it days you won't say any disparaging comments or remarks so I have to be very careful not to put any feeling and solely trueth. I'm allowed to give advice that is true and isn't criminating to them. So I hope this information helps if you own your own home you will be denied do to rental history being established, if you need a cosigner again it doesn't matter about no evictions showing up on record because you still have no way of showing rental. Also I would suggest looking into BBB.org before doing anything with any company. They grade companies and have it free for the public to see. For those who don't understand what disparaging means (personally I thought it meant false reports) it means belittling, making little to nothing of. However you can tell what your experience with them without any personal feelings. Like I explain that I was denied and why. I found a property of theirs on Zillow and every time I attempted to contact them through that site, I was sent the same email of 'view the property yourself' email. It was not initially available but when attempting to ask any questions, I was sent the same email. The property finally became available and I was sent a text advising me, so I opted to view the property. I liked the look of it, but had a few more questions and wanted to send in an application to get started on the process. When I followed up with the same number that sent the texts on how to enter the property, I was given an email address to follow up with. The email was to a third party company that gave me absolutely no answer. I finally managed to track down an email for the actual realtors and sent in my questions and concerns. Nothing. I've even followed up on that same email....nothing. This has been drawn out over a month and has been the most frustrating process! It appears that they do not care about possible tenants. YOU the APPLICANT must leave a holding deposit THAT you will LOSE no matter what the issue is. When you bring it up with Rosenbaum, you will no longer be treated with respect, you will be given substandard treatment and poor customer service. They will make reference to the handbook and the lease that is available (which is not completed with all the added, typed-in conditions). YOU will NOT agree with some of the RIDICULOUS requirements of the lease. EXAMPLES - YOU agree to keep all utilities on for 5 days after YOU VACATE. YOU are responsible for any and all pest control. YOU do NOT get a mailbox key, your responsibility to coordinate with the USPS to get a key. YOU WAIVE all your rights to post anything negative online, or ANYWHERE for that matter.
