The process took over a year and the most stressful part of the process was cramming our Frenchie, my husband and I into an apartment during the construction. I think the best compliment I can give the team at DJK is that I was sad when the home was complete because we thoroughly enjoyed working with their team, their processes and watching the progress. In fact, if we could, we would start building another home with them right now! With the above said, we want to share a little of our story. I have lived in the Chicagoland area since August of 2012. One of my first memories upon house shopping around the West Highlands and Downtown Naperville were the giant signs on various construction fencing with large green letters - DJK. I instantly investigated with some desktop research and was tremendously impressed with their transparent and thorough information on their website, djkcustomhomes.com. Let's just say that that initial curiosity led to my early decision that when the time comes, I wanted to build a DJK home. In 2016 I purchased what I could afford in the West Highlands, a split level built in 1959 that had been flipped in the hastiest way possible. No problem, my goal was to live there until the roof gave out and then maybe I would be blessed with the means to knock it down and build the dream home I imagined. No way - that was probably just a pipe dream, right? Seven years later I found myself to be newlywedded and my husband and I were looking for a larger abode to combine our two households. We did our due diligence to be responsible and look for a house we didn't need to knock down, but nothing seemed to fit. Elated and nervous, my husband and I walked into the DJK model home in Downtown Naperville not really knowing what to expect. I am sure you can imagine feeling out of your league. Would the salesperson even talk to us, and would we be able to get anything close to our budget? Do not be intimidated when you walk into their model home showrooms. Meeting Shannon at the model home was like running into a long-lost part of the family. We were welcomed and felt like this dream was going to be possible. Our meetings with the other team members felt just the same. Why? They listened, were compassionate and didn't make us feel like our budget was ridiculously small or that the dream house we wanted to build was unattainable. When sitting down with Cassy, she had solutions, ideas, and the expertise to work with the vendors and trades to deliver what we envisioned. She and the rest of the team wanted to be as proud of our brand-new house as we were. COMMUNICATION is what needs to be emphasized with DJK custom homes, because they have mastered it. If there was something of concern that we noticed, our project manager, Mark, was on the case before we could even bring it up. We found DJK's website portal to be perfect for communications and we were never kept out of the loop. Please choose DJK custom homes for your building partner. We want them to be around to build our next home and many other family homes in the future. They are worth the money. That said, I did feel that some of the pricing on upgrades ran a bit higher than expected, and like with any large build, certain trades contacts were stronger than others. The standout of the entire experience was our project manager, Andy. He was truly fantastic--responsive, proactive, and always willing to go the extra mile to make sure things were done right. Andy made what could have been a stressful process feel much smoother, and he was a pleasure to work with from start to finish. If you are considering building with DJK, I'd recommend them--especially knowing you'll be in great hands if you're lucky enough to have Andy as your project manager.

    ROOFTOP DESIGN IS A HORRIBLE SCAM I would be remiss not to…read moretake the time to warn others. ROOFTOP DESIGN came as a third option for roofing. However, the initial representative ED form ROOFTOP DESIGN was very professional and thorough. The problem is, he represented a bunch of shysters. Ed's first quote to was $35,000. After approximately three days of conversation and negotiations we were at $17,000.00 for the exact same product that they tried to sale for $35,000. Salesmen Ed was no-longer reaching out to me. Someone by the name of John called me and asked, what is it that they can do to make this deal happen. We settled at $16,500.00. Once again, $16,500 for everything discussed for the original $35,000 including a 50-year warranty that is transferable to a buyer as a good selling point. I learned through John that they fired Ed for giving customers too good of deals. I also learned through John that this company has a starting bidding price and a bottom bidding price. Ed would give the bottom price too quickly. So, they fired him. (Although John's price was better than Ed's). Once the job started, I received a text from the owner Yanni Avramidis. He stated that there was a third layer of roofing. He also stated that it would not be a problem and that it would take a little longer. IF THERE WAS GOING TO BE ANY ADDITIONAL CHARGES, NOW WOULD BE THE TIME TO MENTION IT. Approximately two days after the completion of the job. I had a contractor over named B. B. was there to replace the soffit beneath the location where the new roof was installed. This is when I learned and saw with my own two eyes that there was rotted or no plywood at all supporting my brand-new shingles. Mind you: per our contract, there will be an extra charge for plywood beyond the first ten free sheets. This company put my expensive shingles on top of rotted wood or no wood at all. I must admit, I was upset. However, I was cool calm and collected when I reached out to the owner Yanni Avramidis. I sent him the pictures of my findings. His explanation was that I had a 50-year warranty. My point to the owner was, if I wasn't trying to replace my soffit it might have been months or years before this was discovered. I also said, what about the elderly man or woman that doesn't have the ambition to check your work??? The owner of ROOFTOP DESIGN became very irate. He said, "I am from Baltimore, haven't you heard about people from Baltimore. I will beat your ass. You are going to pay me an additional $2,800.00 for the third layer of roofing and planks/ plywood." Since I have yet to see any new plywood, I am being charged $3,000.00 per layer of roofing to be removed. I received paperwork from ROOFTOP DESIGN, the paperwork stated that my warranty was only good for as long as I owned the property. Non-transferable: Of course, I didn't sign it. My point is, there are people being taken advantage of everyday by bullies like ROOFTOP DESIGN.

    Lies to, felt cheated by this company! First off, my complaint is not with the contractors who did…read morethe roof on my home, they did excellent work and good quality no issues. The problem is with the sales team and lies they tell to get you. We got an estimate from many companies and we felt John (Sakes Rep) gave us best overall value in his proposal. Was not the lowest bid we received, did not just go with cheapest option instead overall value for our new roof and gutters. So, midway through the job, John calls me and says he made a mistake in how he calculated the job, I said no problem people make mistakes, he then tells me it's gonna be an EXTRA 5K! That's a pretty BIG MISTAKE! What am I suppose to do have a half finished roof!? It seems the company waited to see how much I got approved for financing and then added on to max out the loan, a complete SCAM! Why am I left holding the short end of the stick? I agreed to the proposal and original contract, I as the customer didn't make the "mistakes" but left paying for it! Dishonest company would not recommend, had plans to use them for further home improvement projects but I will definitely go elsewhere!

This meant a demo of wood, demo of tile, new carpentry, new tile, reinstall of a fixture, additional pipe, and new baseboards. We decided (without any pressure for add-ons) to extend the work to the whole bathroom floor instead of just the localized area. So our results feel like not just a repair, but a remodel. Things that stood out: Communication - We felt the main point of contact, Anthony, was clear and helpful through the whole process. This is true of every crew member we interactacted with as well. Questions were answered patiently, things were explained clearly, we new what to expect next, there were no overpromises. Everyone that came into our home was respectful. Our input was sought at appropriate times, and we were shown progress consistently. Execution - Everyone seemed competent and capable of the tasks at hand. The results look good, feel good, and inspire confidence. If there was a mess made, it was promptly cleaned up. If there was a concern, it was handled appropriately. Initially I was a little skeptical of the proposed timeline but after seeing the work in action it made sense and was accurate. I would advise any others to just be ready to communicate a little, and inspect the results at each stage, since there might be use of different crews for one stage or another. It felt like a smooth project overall, with a little touchup at the end. Also, someone cleaned our bathroom sink. Didn't even ask for that!

They kept me consistently in the loop and were proactive every step of the way. There were a few items that didn't make it into the original scope of work, and Anthony took care of them without any additional cost. Any change orders I requested were handled professionally and without issue. The project came in on budget and on timeline, and they were also great about offering suggestions and options to help keep costs down. His quote was on the lower end of the others we received, and the quality of work was excellent, and I couldn't be happier with the outcome. I highly recommend Anthony and his team.

To avoid any discrepancies, I compiled all of my interactions in one spot (Only verbal interaction was the initial meeting.) A brief summary is below. Screen shots of the compilation are attached since there is a word limit on reviews -I have emailed them 18 times (all but 1 had a question for them to answer. The majority have been sent days apart). I have received a total of 5 replies from them -Since the initial offer to resend the contract on 6/12 at 9:12 AM, I have asked for or told them that I am ready to sign a contract in 10 emails. They have never resent it. (Their initial contract had a different work date then what was discussed and they never responded to that question. It also never said that it expired in 24 hours) -July 2 they said you needed both checks that I received. Yet it took me sending 7 emails/ texts to find out that they already had the 2nd check? -Since the 2nd check was located I have had to ask 5 times what their availability is to do the work, and they still have yet to answer (Please enlighten me if I am mistaken, but this seems like a necessary question to get the ball rolling on getting the project scheduled?)

    Three years ago, we planned to finish our partial basement. This was a smaller job and was hard to…read morefind a contractor willing to do the work. We talked to a few companies. Some were overpriced. Another was using pressure tactics while Beyond Basements looked over the situation. David of Beyond Basements cuts to the chase. Provided measurements and an estimate based on our input and requests. We didn't need the more upscale basement system, but framing and drywall along with the floor installation and a half wall by the stairs. Ceiling framed and drywalled (including access points). Probably the most custom work were two barn doors, one to reach the crawlspace and another to utility area. David made us aware of what we needed to pick out and gave us a timeline to help him and his crew have those materials to fit both of our schedules. He was present for a majority of the work if not doing it hands on himself. The best thing about working with David is his energy and pride about his work. He'll make it right. Beyond that you always knew where he stood. He keeps the lines of communication open. He always let us know when he was on his way and responded to any of our inquiries. He is always approachable, and his pricing was fair and rational. He definitely has a knack for quickly thinking and conveying the scope of all tasks related to the project. Fast-forward to this past autumn, we had a plumbing issue that didn't damage any of the finished work however a drainage pipe was beneath the new basement floor. We reached back out to David and built a plan for how to pull up the flooring to enable us to work with plumber and concrete cutting in order to replace the faulty pipe. A problem of this nature, communication is key given he had frontend work taking up floor, along with backend floor install, reinstalling doors and touching up areas that were damaged in the concrete dig and plumbing process. On top of that, he came up with a cosmetically creative way for an access to plumbing. He's skilled, detailed, and understands a lot of trades, covering many aspects of the basement install. He was understanding of our situation and needs. It's just great to come across someone with a passion and pride for their work that's collaborative and willing to share insights, designs, and construction expertise. Thank you David!!
