Referral Realty really earned their rating due to the move out procedures and insane lease addendum. When we signed the lease we noticed this ridiculous clause that indicated that the tenant would be responsible for "paint touch ups" upon move out. I immediately contested because this is normal wear and tear and should not be the burden of the tenant. In my opinion, the owner and/or this company, was trying to avoid as much overhead costs as possible. Unfortunately we needed a new place stat and the agency did not budge. We had to terminate our lease early due to unexpected life changes. Dutifully, we agreed to the termination fee even though I'm the one who met with prospective tenants and arranged the tours. In my opinion, they didn't do much. (They claim the termination fee is to cover this costs) Upon move out, we were reminded of the paint. My husband did his best to paint match but as one can expect, paint is never one hundred percent matched if painting over an old paint job. They demanded that a new paint job be done and because we broke our lease and we were there less than 6 months (I.e the paint touch up clause), we'd be responsible for 100% of the charge. I have contested it but Moise has stated that we are responsible for the repaint and will be moving forward with deducting it from my deposit. I do not know the costs and did not have a chance to negotiate. I am waiting for my deposit before deciding on next steps. But I expect it to be a huge charge given their insistence to paint the entire apartment. Overall- in my opinion, this company just wants to line their pockets with our money and not pay a single dime. read more

My husband and I rented from Referral Realty for nearly 6 years. During that time, the rental office had been responsive to any inquiries or maintenance requests. They were communicative when they were negotiating betwen a request we had and the landlord; it's really nice to have a liason between us as the renters and the owner of the house. Ryan and Madeline have been great to us over the years and I will miss living in that house, knowing that we would always be well taken care of if we had questions or concerns. My only word of caution is that some of the clauses in the lease seem to err on the side of benefiting the homeowner, such as the tenant being held responsible for pest control, some appliace failures (the A/C or refrigerator) or repairing nail holes prior to moving out. These stipulations are probably dependent on the homeowner themselves, so I would not say that these issues are directly the fault of Referral Realty as an entity. Otherwise, I highly recommend renting through Referral Realty as they are fair and will do their best to accomodate their tenants, ensuring that the overall experience is positive and hassle-free. read more

My mother has been using Referral Realty to mange her rental properties (4 units) for ten years. After several years of managing the properties herself she decided to switch to a property management company so that they would handle the reposibilities of maintenance and tenant turn over. She has been very happy with their level of service with her and also the level of service provided to the tenants. This past year I have had the opportunity to work directly with the amazing staff at Referral Realty and experience their first class service myself. We worked on a major update for one of the units, something I had no experience in. Throughout the process I relied on Madeline Stevenson and Ryan Buchanan. Thankfully their expertise made the process much smoother and their patience with my endless questions was very appreciated! Referral Realty does an excellent job of vetting new tenants so we have had very few tenant issues during the last ten years. Referral Realty's prompt attention to tenant maintenance requests and larger maintenance needs demonstrates they take care of our properties as well as caring for our tenants, which are high priorities for us. Surprised how low the rating is for this company. We've rented a place for two years and have had no issues with the situation. They quickly respond to any issues via email and the handyman gets the job done quickly and completely. There has been multiple times when a roommate has been a few days late on payment and as long as we let them know there may be a delay they are completely fine with the situation. The application and move out process is quick and simple and they didn't require an additional credit check when we moved in the second time which was great as we had just gone through multiple credit checks applying for different places. Furthermore, the pricing on our place is reasonable given the location and what is provided. The only negatives I would have for the Company is that when we moved out there were charges that weren't fully explained which was a bit annoying and that there isn't a landscaper that works on the house - although I understand why that would be our responsibility. read more

We rented a home in Mountain View, Ca through Referral Realty for 1.5 years. From the get go we had issues with plumbing( toilets overflowing - started on the 1st night), massive ant issue that was never truly resolved (exterminator told us the ant nest was UNDER the house yet the owner (Moise) refused to have it fixed. Screen doors constantly fell off the tracks (even after multiple fixes by their maintenance group), front stairs that fell apart but only tile was glued back on instead of ensuring they were structurally sound. Door stoppers broken / punched through doors. Maintenance requests took long to have completed unless we hounded the owner / maintenance lead. For $4,000 the house was definitely not up to par for the cost. You pay for the location not the home. Homeless people came into property to fill up water jugs and charge cell phones until locks were put on the facet. Very cheap construction of home. Cabinets didn't close. Move out: contract states you are responsible for paint touch up. We had maybe 2 small dings ing the walls & some small nail holes. Maintenance guy Ryan told us it's minimal and they are painting anyway- because the house paint was never fixed from previous renters. 12-16 months you are liable for 85% of paint cost. Luckily (I guess) we were originally charged this extravagant cost of $850 for a few patch ups which pipe be normal wear and tear ( I have NEVER) paid anything for paint touch up. Absolutely crazy. They charged us 85% initially by 'error'. I caught this immediately when reading the move out charges against our refund. They did issue us another check for $350.00 as we were only liable for 50% of paint. Still crazy. Moise is the owner of the house - you would think better care would be given. Renters be ware of high cost deposit & rent for low end living experience. I do not recommend this property management / rental company. read more

TL;DR - I'm a renter and can't recommend them enough. I had lived in overpriced apartments with slum lord style landlords for years in San Jose before I moved into the house I am in now, managed by Referral Realty. I've lived here for almost 9 years now and every issue has been taken care of professionally and with expediency. I used to be the main one dropping off rent and communicating with them, when Nora was managing the property. She was great, very honest and responsive. My understanding is she doesn't manage any of the rental properties for them anymore just sales. I could be wrong. Referral Realty is managing my rental property for many years. I have nothing but good things to say about the agency, its principal and staff. They are very responsive and very careful in addressing problems. As I like to keep the property in good shape and the agency is keen in addressing client complaints we find ourselves aligned in repairing anything that needs repair quickly. I find the agency fair in treating tenants and the advise I get (and follow) is to keep rent under the market which results in loyal tenants and low vacancy.
