A faulty, non-code-compliant water-heater installation led to mold / water damage, forcing our family to live elsewhere for over two weeks. The City of La Quinta issued a Cease-and-Desist / Stop Work Order, yet management still charges full rent and utilities while part of our home remains sealed off under a mold-containment tent. We've received no lab results or proof that our unit is habitable, and communication from management has been nearly nonexistent. This is unacceptable and unsafe for any paying tenant. We are reserving all rights under California Civil Code § 1941.1 and § 1942, which require landlords to keep units habitable and give tenants remedies when they do not. The suns rays hit the pool just perfectly even in the winter you can sunbathe. The trees and plants around are also beautiful. Maitenance issues are addressed and management is professional. Each unit is equipped with a stove, microwave, refrigerator, dishwasher and most units have their own laundry. The complex is diverse from small family units to the retired individual. The maintenance team is knowledgeable, nice and can fix most issues. The day I moved into MiraBella, my AC unit went down. They had a new one put in immediately. The best part about MiraBella is they really love pets. The complex is perfect for walking your fur friends. But you better hurry up because these units get rented fast!

The first 6 months were pleasant, respectful neighbors, quiet hours were upheld, and the apartment felt like home. Sadly, the last 3 months were the complete opposite. New tenants upstairs did not respect quiet hours and this consisted of loud music, banging on the floor which sounded like furniture being dropped/moved, and constant loud footsteps which I sometimes thought were in my apartment, happened throughout the day primarily after 10pm until about 1am. I communicated this to the front office several times via email and phone calls from February until my move out week in April and this was never really addressed. I sent videos of my living room with my television on and the overpowering sounds of footsteps yet I was told that "the building floors creek". I was told they were being written up a couple of times which is none of my business and violates the other tenants privacy. Apart from that, I reported a swastika imprinted in the sidewalk near the front gate and saw it until the day I moved out. (See picture) After February, this place felt far from something I'd call home and was happy to move out. I know that other tenants are able to live there peacefully, unfortunately that was not the case for me.

Rene in maintenance is a true professional. It is a Family orientated community with a elementary school across the street and quick access to I-10 freeway and Fred waring. Occasionally a weird walker by walking outside at odd hrs at night but that's Indio and everywhere else. Sometimes it's entertaining!! ‍ Great starter apartments. Neighbors are friendly. No roaches. Customer service skills and CA rental laws are above her comprehension. 2. Safety/crime. Rear license plate with tag stolen by tenant who still resides here. We had an attempted break in. This is not gated when an 8yr old can hop the gate. Strangers come in and ring the door bell at all hours. The car parked next to ours was stolen. Maintenance. Attitude when we gave him booties so the crappy carpet could remained clean. He also played chicken with our vehicle when we were coming home. Argues with tenants who are trying to start their vehicles. Apartment/Amenities. The apartments have old appliances and cheap carpeting. You hear everything through the walls. There is a reason nothing is shown on their website. The pools are old and questionable for diseases. The room with old gym equipment has old carpeting and smells. A MRSA habitat. The owners only care about getting the rent and nothing else. New affordable apartments and other choices would be the better option. We chose the better option.

Prospective tenants should be aware of the following: 1. Serious Maintenance Negligence & Concealment Undisclosed/Unrepaired Water Leaks: I experienced significant issues with water intrusion and maintenance response. Despite numerous, documented reports (via email and video), a known leak associated with visible mold was initially concealed with plaster and paint rather than properly remediated. The necessary repairs were only initiated after a subsequent failure. Safety Hazard Ignored: Another active water leak was detected by an outside company near an electrical outlet, presenting a serious potential safety hazard. Despite this professional report, the complex failed to repair or mitigate the hazard. My strong advice to anyone considering this complex: For your own protection and safety, insist on having all maintenance requests and follow-ups communicated and confirmed exclusively in writing (email). Maintain a detailed personal record of dates, communications, and photos/videos. 2. Issues with Billing and Move-Out Deposit My experience with the final billing was confusing and highly problematic: Privacy Breach: The initial move-out statement I received contained another tenant's personal information, violating their privacy. Inaccurate Charges: After moving out, I was charged over $9,000 for various fees, including attorney fees and amounts that had already been dismissed in a formal legal settlement (an Unlawful Detainer case where the settled amount owed was explicitly zero). Inaccurate Property Damage Claims: The charges included replacing all plank flooring, despite my unit having only carpet and minor stick-and-peel in wet areas--some of which was documented as damaged before my tenancy. Resolution: After a protracted battle involving corporate management, the erroneous legal charges were eventually dismissed, with corporate stating they were unaware of the prior court settlement. However, I still had to fight charges for items like lease breakage. Note: Due to the complexity of the maintenance and billing disputes, their own attorney advised the complex to settle the Unlawful Detainer case, resulting in a finding that I owed zero rent. Tenants should be prepared to fight all charges and have clear documentation. 3. Alleged Retaliation I must also note a concerning event: After the Unlawful Detainer case was filed against me, my son--who lived in a completely separate unit--was subsequently and unexpectedly added to my legal case. This raises serious questions about the complex's internal management and handling of disputes. Final Recommendation: Proceed with extreme caution. While the location may be appealing, be prepared for potential maintenance negligence, a lack of transparency, and a complicated move-out process. Document every single interaction and repair request via email.
