Homeless people regularly wander through the complex, package theft and car break ins are constant a issue. My car was stolen from right out front of my apartment, and security, who claimed to be "patrolling" all night, had no clue it even happened. The gates are ALWAYS broken. constant ring app notifications about break ins, thefts, and even hostage situations around the area. The price I pay for my apartment does not reflect the environment around it. But i guess management realized that because the $1600 1bed 1bath i pay for is now $1200. yet they planned to raise my rent $75 if i decided to stay. how does that work ? These apartments are anything but "luxury." My unit was so old and run down that the wood interior was literally crumbling. Upon moving in, the apartment was not cleaned properly at all. The cabinets were sticky, and the tile floors were filthy. Instead of a proper cleaning, they simply painted over dirt, grime, and hair. The bathtub was coated in black mold they tried to mask with paint rather than remove, which is a massive health hazard. The toilet paper holder was broken, and under the sink showed clear signs of past flooding. The lock to my back door was broken and never fixed. In December 2024 my heater broke, it took three weeks to repair, management had no urgency to fix this issue even though my apartment was stuck on 50° all while I had a 6 month old baby. On top of that, both the oven and dryer broke down, all this happened within just eight months of living here. The management is shady. I had a $600 money order go missing in August 2024 -- the office employees were the only ones that had access to it, yet claimed I never paid. Even after the bank confirmed someone cashed it (and it wasn't me), they served me multiple evictions notices and forced me repay it. i've been receiving evictions for months even after repaying the money they "lost". I found another review from someone who went through the exact same thing just a few months ago, but now that review is mysteriously gone -- seems like they're deleting the negative ones. I've talked to several other residents who are getting eviction notices for no reason too. it's an ongoing issue that hasn't been resolved. The complex is dirty. Dog waste is everywhere and it smells like urine outside. The pool is tiny and overcrowded in summer. While most neighbors are nice, one guy revs his motorcycle literally all day long from 6am to 8pm. It's nonstop noise and management does nothing. Only positive thing about living here is no roaches in my unit... just carpet beetles.... Seriously. This place is disgusting, unprofessional, and unsafe. I regret ever signing a lease here. Save yourself the stress and look elsewhere. I've been living here for the past 5 months renting out a 1 bedroom. So far, I haven't had any…read morenegatives staying here. It is a gated community that locks the gates after 5 pm on weekdays and fully on Sundays when their leasing office is closed. The management is on top of things, for example when I had an issue with my air conditioner, Adeymis, at the front office quickly sent repair and the issue was resolved within 30 minutes. Everyone has their own parking space and you can also opt in to rent a private garage for $200/month. However one downside is when having guests over there's barely any spots for your your guest to park. Management hosts monthly and sometimes weekly events arranging from bagels, food trucks, etc. In terms of amenities, there's a small-ish pool. The gym is clean and pretty much always empty. Bailey the head manager makes sure everything is tidy and the residents are taken care of. Location wise: you're right off of the 95 north with the Santa Fe hotel and theater across the street walking distance. The Santa Fe has its own food court and discounted bowling on certain days. There's a shopping center a 3 min drive away with a few really good food places and an Albertsons for groceries.

Everyone who works at Altessa is so kind and professional - from the assistant manager (thanks for everything, Kari!), the property manager Mariela, the maintenance staff and everyone in between! All of our questions, requests and concerns were always promptly and enthusiastically tended to and we could always rely on constant communication via email and in the community portal. Everyone at Altessa went above and beyond to make this place feel like a tight knit community - everything from different food trucks several times a week, community events like holiday wrapping stations, bbq's and thanksgiving dinners and always keeping the grounds beautiful and clean, we were always so excited to come home to our little oasis. It truly was a bittersweet moment to move forward onto our next adventure but we will always hold all the memories we made at Altessa close to our hearts no matter where we land next. 2/17/2026 UPDATE: We are getting ready to move out of state…read moreand wanted to share an update as we first moved in in 2022. PROS and WINS: -Chyla and Courtney have been here since we moved in and have ALWAYS been helpful. They're always quick to respond and do everything within their power to address issues and needs that come up. -Albert (one of the maintenance team members), he's SO NICE and always helpful and quick with repairs. There's a newer maintenance team member who does a fantastic job. He's always outside picking up any loose trash and repaired our washer quick. -The grounds were clean when we first moved in and have felt that way the entire time. Of course you have neighbors who don't pick up after their animals. But I honestly think it's gotten better. - The community spaces are always clean. It was so nice having the coffee machine in the community lounge. I really wish they would've replaced that. -They always do monthly community events. They're cute and it's fun to walk over and stop by. -The Bend outdoor shopping center has really developed and fully went up since us moving in! It's so fun to have a coffee shop, food options, workout spaces, UPS, gas, etc all within a 10 minute walk or 3 minute drive. -our carpet was fully replaced prior to our move in and on both renewals we were given a carpet cleaning voucher, so that's fun! Feedback: -I noticed the side gate tends to be opened and not latch closed. This has been reported and the front office has said it's been repaired, but it continues to randomly be unlocked. Truthfully, I just got tired of reporting it was broken. But I fully believe if I would've mentioned again, they would've looked into it. -Would love for the coffee machine to have been replaced. We loved going to the community center to play Monopoly Deal and grab a coffee when there was a machine there. Advice for future tenants: -The walls are THIN and the stairs are hollow. Our layout was in building 14 on the ground level and our master room wall is shared with the stairs. And every single neighbor above us STOMPS so loud. If you are a light sleeper, I would highly suggest not opting for a layout where the master wall is shared with the outside stairs. -Ask for bug spray in the warmer months. We did our own bug spray inside our unit but I believe you can ask for more outside. -Be a good neighbor. Pick up after yourself in the gym and pick up after your animal. Respect the shared community spaces. -Honestly if we were not moving out of state we would've renewed because overall we enjoyed being here! Review from 4/2023: So far, my experience with Solana and the leasing office has been better than I could've I asked for! And we toured 4 places in one day and nothing matched the experience we had here. We literally started our tour day with Jody at Solana, went to tour other places and came back same day to apply. The moment my partner and I walked in we were greeted and made to feel like family. Jody was AMAZING. She had so much energy and passion about her job and it really sold the place. We were pleasantly surprised about the property, i personally think the photos don't do the place justice. They're not as motivated to do so. People who write negative reviews usually exaggerate and tend to blame and see things through the lens of their grievances. They can't always be trusted to be fair and balanced. Having said that I will neither exaggerate or under sell my experience. I give this apartment five stars because it's exactly what I expected. As they say you get what you pay for. I think some of these negative reviews think they should get a $5000/ experience for what they pay here. It's also clear they haven't seen apartments in other cities and what they're asking for rent and what they receive. I was recently looking for apartments in Florida that were built in 1976 and asking for more money than the Aspire was for broken down units and no amenities whatsoever. They were also asking for large security deposits and application fees. They were hard to get a hold of, and when gotten on the line didn't seem to know anything about the units or approval process times. In short it was a nightmare. In contrast, I contacted Aspire, and I have received nothing but excellent service since day one. The staff are amazing and go out of their way to help. Liz in particular stood out. I had many many questions and she never tired of them. I was out of state at the time and needed to get a feel for the property without being able to see it in person. She took the time to do a live video of the unit and sent screenshots when I asked. I asked how long the approval process would take and she said it would be about an hour. It took less than that which blew my mind considering I applied at other places and never heard back from them with either a yes or no. When I came to the office to do an in person tour with Liz and the necessary paperwork, everything was as she previously shared. No surprises, just consistency. I received the continued level of excellent service. Everything was explained clearly and even some options I didn't even know were available. This is an apartment complex not a country club. If you come in with the wrong expectations, you'll be disappointed no matter where you go. This place is exactly as it represents, and Liz deserves a lot of credit for my 5 star review so seek her out if you can. There are many good choices for apartments here in Las Vegas. This is one of them. For the price, location, amenities, and excellent staff service, you won't go wrong here.

When I moved in, each unit had an assigned parking covered spot, as nearly all apartments do. After they built the tower building, they got rid of assigned parking, so it became a total free-for-all. They don't even have the option to purchase a reserved spot. It was nearly impossible at times to find a parking spot if you got home after 6 PM. Many neighbors own multiple cars, including ones that are not driven regularly (project cars and antiques), so they just sit in covered spaces 24/7. I reported this to management multiple times and nothing was ever done about it. Not only does the parking lot look like a junkyard, but it's unsafe late at night to have to park so far away and walk home. As a single woman with only one car, this was immensely frustrating. There are also plenty of residents that do not park their cars in their garages. Nothing is done to enforce this, so yet another parking space is taken away from those without garages. Very little is done for residents once they've moved in. Outdoor windows are never cleaned, carpets are never cleaned, and amenities are taken away with no notice or discount. The pool was closed for most of the summer last year. After complaining to management, another couple and I were able to get access to another Ovation community's pool closeby, but they were not happy to have us there and we could only go during business hours as they had to let us in, usually waiting more than 30 minutes for them to finish "cleaning the pool" at any hour of the day. Because you have to go through the pool to get to the gym and package lockers, these were also closed after hours with packages trapped inside. I can't even tell you how many times I explained to them that I worked during their business hours and wouldn't be able to workout or retrieve my packages. No solution was ever given for the packages, but I was able to get access to the gym in the high-rise building that they keep inaccessible from the other community residents. These gyms are so much nicer than the clubhouse gym. In the rest of the community, appliances and finishes are old, and you get the typical patchy, stark white paint job of many apartments from this era. The people they've employed in the office over the years have really been a mixed bag, and management has changed several times. The others that have worked in the front desk have never been knowledgeable. For a while, they had one that hardly spoke English and could not answer a question directly to save her life, an older lady with exclusively incorrect information, etc. I won't name them, of course, but I'm sure management is aware of just how incompetent these people are. I would also note that over the time I lived here, I came home multiple times to the entire complex taped off by the police and management never acknowledged it once, even after residents had to read about something awful happening in the news. I didn't often feel unsafe living here, but I didn't love knowing that if something did happen, management would likely ignore it. The actual layout of the apartment is great and cozy. I was in a one bedroom all upstairs unit that had amazing natural light thanks to a sort-of steeple over the dining room. It was very spacious for a one bedroom, but had absolutely no storage other than the closet that the washer/dryer is in and the bedroom closet. I know that all downstairs units have a closet where the stairs would be, but upstairs units don't have any equivalent. That was really my only complaint about my apartment layout. The bedroom closet is large, but you have to lose some of it to store household things. Maintenance requests were always dealt with quickly and efficiently, and the maintenance guys were always friendly. I never felt unsafe having them in my apartment whether I was home or not. I always found pricing to be relatively fair and on-trend with similar complexes in the area. Rent went up every year that I lived here, but I never felt I was being robbed. The move in and move out process were both smooth, other than a scammy "redecorating" fee they slap you with. Overall, I would have recommended living here five years ago. When I first moved in, it was the perfect apartment, but now, it's clear that, to Ovation, you're just an income source and they don't care about your experience, convenience, or schedule at all. I don't say any of this to be negative, but I hope they are open to feedback.
