These apartments have tight carport spots so me and my neighbor decided to trade our parking so I could park my car next to a wall and make room for everyone and we went to the management office to change the parking on paper and they say they can't do it, they don't bother themselves with a little paperwork. My neighbor is leaving and I might not be able to trade the parking with new neighbor because they are too lazy to do their job and I'm gonna have door dings on my car. Plus they come up with some nonsense answer to just make them look good in eyes of public. He says come to the office to get further assistance but I was there already you stupid dumb,. I've had a great experience living here. The maintenance is great and the staff is very responsive. The floor plan that I got is amazing it is almost 800 ft² for one bedroom and the bathroom is outside of the bedroom. I'm on the bottom floor and I don't really hear the upstairs much of people walking around. it has a lot of storage space too The floor plan is amazing. it has a hall closet that's huge and the bedroom has two full size closets. The carpets are very soft and I have a huge patio door that opens up to the back patio so I have a whole wall that's pretty much all window. there is a window in every room with the exception of the bathroom which is fine. The apartment gets a lot of sunlight and a beautiful breeze. I would highly recommend living here. read more

This review is strictly for maintenance/cleaning crew's Ramiro Alba. I was doing my laundry this morning and the laundry room was absolutely FILTHY (I took a video of it). It is disgusting how grown ass people use the laundry room but then don't pick up their mess off the floor. There were tons of used dryer sheets strewn all over the floor along with other crap. When I went to put my clothes in the dryer, I bumped into Ramon, who was picking up all the discarded dryer sheets and other crap. I expressed my appreciation for him and decided to write this review. Just because there's a crew doing this, they are not your personal maid. They come to clean once a day and when you leave your crap behind, you're disrespecting your neighbors as well, who have to use the laundry room later in the day. So thank you to Ramiro! 2.19.2022 Not the place for people who work from home, who has baby, who is noise sensitive or allergy to the any dust or chemicals. Major construction is starting January 2022 and will be a 18 months project. Each unit/building will be suffering for 3 months noise, shaking, dust, chemicals, paint, limited access and all the inconvenience. And another 3-6 months to suffer neighbor's noise and dust. Plus, parking lot is also starting some major works this week. I feel like I'm living in a construction site. Unfortunately, I just got flat tire from the construction work. There are metal pieces and nail/screws in my tire. Too many major constructions going on in this place. Roofing, Google Fiber, now they are tearing down the patio and porch and stirs and parking lot frame. Each contruction job last more than 2-3 months. Enough! Five stars for the maintenance crew but not for parking issue and contruction parts. read more

My microwave was making this weird sound as if it was about to blow up. Obviously panicking I called the Irvine company apartments office in San Remo and was able to schedule an appointment for Wednesday around 2pm-4pm. Yovany whom was the service worker was amazing, very kind and fast service!!!! He came back with a replacement microwave in less than 10 minutes!!! Wow. As a first time apartment owner I must say, his service was amazing and calmed me down about not being able to have a microwave anymore lol. Thank you, Yovany for service!! My experience was a nightmare! All the appliances are out dated and go out too often. The water heater had to be replaced after a 3rd party assessed the conditions. The central air either didn't work in the main bedroom or it blew hot air in the summer. Dish washer hasn't worked once since I moved in. read more

I usually do not post scathing reviews, but I must write this one to warn others. My MIL lived in San Leon Apartments for over 2 years and Irvine Company Apartments for almost 10 years. They were doing renovation in these apartments for 3 months while the tenants were still living in the apartments. It was extremely noisy and dusty. They offered cheap headphones for the noise. Also, the workers parked their cars in the guest spots which made it impossible to visit. Now that she's moving out, they will not have any grace in waving the cleaning fee. The apartment is dirty due to the construction caused by the apartments. We asked the manager to waive the cleaning fee, and we were told we could use the $200 concessions for the construction. Even prior to the dust as a result of construction, my MIL's unit smelled moldy and she has developed persistent coughing, which has been exasperated by the construction. This company clearly does not care about their tenants' well-being, and they just want to make money off people. They're getting a 2 star because the maintenance staff (especially Jaime) is super nice, friendly and attentive. If you'd like peaceful living, you should take your hard earned money elsewhere. read more

Holy freaking ant infestation. They did construction this past spring and everything seemed okay besides that entire inconvenience. However, this summer we started noticing small ants. It went from 1 ant to thousands. There are trails of ants crawling across our bathroom coming from who knows where. I think it has to be the drywall. We bought sprays, traps, and terro ant killer. We thought the nightmare was over until we opened our linen closet to find a major infestation. The ants were in the thousands and a source was literally no where to be found. They crawled into a piece of luggage I stored winter coats and purses and made that into a home of their own. I had to throw all of it away because even if we killed the ants their dead bodies and disease filled poops were within all the nooks and crannies of my belongings. We have doused the area with bug killer and thought we solved that problem only to wake up with them right back in the closet. They seem to have grown a resistance to bug killer. The complex offers to come spray your residence but can't confirm if it's pet safe and we have two dogs. I know they aren't about to put us in a hotel while the spray dries because that's not really San Leon apartment style. It's been a nightmare. I can't sleep. I'm always scratching my arms thinking they are on me. It's real life nightmare. Also we have doors and windows shut and sprayed but they are still making their way in to continue to ruin my life. The management and maintenance team here at San Remo is AWESOME! I put in a request for my screen door to be checked because it was off the track. They came out right away and replaced the whole screen door because it was damage during the apartment construction project. I have lived here 16 years and they have really taken great care of my maintenance needs for me. Even as managements and maintenance teams have turned over since I've lived here I have admired the prompt response to my service requests. Lived here back in 2002. When we moved into unit 313, the countertops had all these knife marks in it. They ended up charging us to replace the entire countertop because they said it wasn't marked on the move in sheet. Spoke to a friend who also lived in the same unit in 1998. He was also charged for the countertops. In 2004, we found out another buddy moved into the same unit. Went to his place and saw the same countertops with the knife marks. Warned him that both myself and another friend that lived in the unit got charged for replacement since we didn't indicate the tiny knife marks. When my friend moved out, he was charged for the replacement countertops but he contacted me about it and I gave him information about how I was charged and the waived it. This company makes money off taking your deposit for cheap old countertops. They will clean or fill the countertops and then after you move in, the material they use to fill the knife marks will wear off and they will say that you used a knife directly on the countertop. Wonder how much money they made off people for doing this trick? read more

Constant construction in this apartment, from painting, replacing the roof, etc. All of these causes loud noises, cramped campus, or having to move your car every morning at 8am. The new paint job is awful, pavement looks awful, re landscaping was terrible next to my building. Me and my roommate just laughs now at every letter from San Leon saying there will be construction. This happens probably once or twice a month. I understand that you must renovate these apartments, but seeing how often it is, and how inconvenient this is, some sort of compensation in living in annoying conditions would be somewhat appreciated. It's just so goddamn annoying to live in these apartments. read more

Management here is absolutely horrible. I have lived here for over 2 years and a new tenant has just moved in above. I have sent several emails and called several times over the past 2 months about how loud the upstairs neighbors are and all I receive is some copy paste response. I even include recordings of the stomping and they respond back saying "it's not deemed excessive noise" and it's "normal for apartment living". It's like they forgot I have lived here for over 2 years and only just recently started complaining. As of this morning the latest response was "if we can't hear the stomping from outside the apartment, we can't do anything about it". I wish I could attach the recordings here to show you all how ridiculous this is. read more

there has been construction recently. we are given 200 dollars off rent each FULL month this is taking place. many neighbors are having to leave their homes for x amount of dayS because we aren't unable to enter or leave our apartments 8am-5pm. 200 is not enough for a hotel room for dayS. yes. days. this week we won't have access to our stairs for two days as well as having our sliding door replaced (our furniture MUST be moved 5 feet away from our patio slider as workers will be in and out of our apartment ...which is just a beautiful request). just got a letter on our door stating next week we won't have access to our stairs from 8am-5pm for FIVE DAYS! what a slap to the face. people have children and babies and animals. ridiculous. read more

You should live here if you love waking up to construction, contractors coming into your home to replace a sliding glass door (that worked perfectly fine by the way) and leaving your living room covered in plastic, half of the available parking spaces being unavailable due to construction for going on 6 months, and being completely unable to access your apartment from 8:00-5:00 because they need to block the stair access. If you're a fan of all of that, you should definitely live here. If you're a normal person that enjoys quiet, privacy, convenience, and getting to freely leave your apartment whenever you want, go live anywhere else. read more

I'm not going to complain about the wider problems associated with the megamonolopy that is IAC. Nor will I go on a diatribe about the boring stucco filled world that is Irvine (and to a larger extent, Orange County), no my generalized rage toward San Leon would exist were San Leon to exist anywhere in the world. After living in these charmless (and stucco!) apartments for a few months my roommate and I developed a chronic cough and general malise that neither of us could shake. Figuring it was the stress of school (him: first year engineering grad school, me: quantum mechanics) bringing us under the weather, we didn't think anything of it until we randomly met the apartment's previous occupants. What? ----- You stlil live in the San Leon Complex? ----- You resettled not because of the lack of parking, the unhelpful staff, the complete lack of community or needing to live somewhere that has bars within walking distance? ----- Because of mold?! ----- Toxic MOLD!? To be fair, San Leon did a great job of inspecting our apartment quickly and taking our mold problem seriously. After bringing it up with one of the apartment managers their tone turned all serious and did-you-just-tell-me-where-the-bodies-are-stashed-ish and checked it out the next day. Two days later the place was turned into an E.T. mess of heavy plastic and jet airplane-esque drying fans. The heavy plastic encased one bathroom and 40% of our kitchen. The fucked-up-ness of it all starts now. First the apartment company tried to blame this problem on our cleanliness (or lack thereof). This line of argumentation quickly stopped when they discovered that we knew the previous occupants had the exact same problem in the exact same places (behind the kitchen and bathroom sink - not exactly high traffic filth areas). Next, our second (and only functioning) shower breaks down. Now we live in a house with no showers, one toilet, a kitchen with no sink, covered in construction dust and constantly filled with the background roar of drying fans. The company offers nothing to us despite the fact that our house has become mostly unlivable for more than a week. When we threatened to leave they threatened us with the lease breaking fee. Only with threat of legal action did we get any response. The only happy part of this story is the toxic mold precipitated our move out of Irvine. Bastards. read more

I regret ever living here. Parking is horrible, they never painted our wall like they were supposed to even though I asked them to do it 3 seperate times while living here. They never put in window blinds for our loft when they said they would, and I had asked 3 seperate times for the blinds as well during my stay here. While living here, it sounded like there were rats running around in the walls. We always seemed to have an ant infestation even though we are extremely clean people. The ants were always in our bathroom. On one of the walls in our loft we also had what looked like seeds or something growing out of the wall and falling onto the carpet. Put an order in for it but it never got taken care of. Kept growing back no matter what we tried also. Not worth the amount of rent you have to pay for this place!! read more

DO NOT RENT FROM THEM! They are unethical! I only wish I could give 0 stars. We just moved out (thank the Lord) and went through a very unethical experience. Our move out inspection was from 4-5 p.m. the day after the move out, and they showed up at 5:01. Keep in mind we had been cleaning the entire day (since 8 a.m.) and we were starving.We wanted to record our move-out inspection since we got screwed at our last place and the Service Manager, Juan, did not let us and said we were being defensive and would not let us record...okay dude whatever. After he completes it, he tells us that the only charges he foresees are repainting and recarpeting. He said if we touch up the paint ourselves that we won't have to pay for a repaint. So we wait and get the paint from a maintenance rep and we spent the next HOUR repainting/retouching all the rooms. So I found out today we will be getting a bill for $770 for a repaint and recarpet. Are you kidding me? What exactly was the point of waiting around a whole hour for a move-out inspection where we were told we wouldn't be charged for painting if we touched it up...if you jerks were going to charge us anyway? If you had been HONEST and said "hey you'll probably be charged about 700 or so for repainting and recarpeting..." then okay whatever we'll have to eat that cost. You were not honest though. My husband spoke with a Gina, manager, in the leasing office who told us it's in our lease agreement blah blah blah, more b/s, more b/s. Well Gina, perhaps you shouldn't bother with a move-out inspection if y'all are just going to charge us a full amount anyway. I was unfortunately not there to complete the move-in checklist but the day we moved in the track lights were dusty as hell, the screen door latch was inoperable (and still was the day we moved out), one of the kitchen drawers was falling off its hinge, and there were scuffs/marks on some of the walls...a whole laundry list of things but I unfortunately was not present to write it on the sheet upon move-in. My point is that they rented this unit to us with all these issues. Don't rent from these morons, go somewhere else. The maintenance here is slow, the parking is atrocious, and the staff is incredibly incompetent. read more

We rented from San Leon Villa from June 2014 through May 2015. Our experience was not great from the beginning. The maintenance staff was slow compared to every other community I have been in. There were insects and most likely mold in the apartment. Usually I never get sick, but while I was there I was sick at least 4 times less than a 10 month span. To add insult to injury, we scheduled an inspection when we moved out. Being that we have been treated unfairly in the past, we wanted to record the inspection. The inspector accused us of being defensive, when he was the one who seemed to be bothered by it. Since he seemed like an honest man, we opted not to record him. This, of course, was a mistake. Everything that the inspector told us that needed to be fixed and that was acceptable went right out the window when I received a phone call from Jeena, the property manager. She explain that the inspector really had no say in what needs to be replaced, and that the vendors are the ones who determine how much we get billed back. That would be fine, but if that is the case, shouldn't the representative of the company inform of us that? Instead the inspector said everything was okay, with the exception of the carpet. Then we were told by Jeena that it wasn't his call, and they had to send people out. I understand this, but the inspector told us otherwise. Instead of being charged for the carpet, we were charged for painting despite the fact that the inspector said that the painting was fine as long as we retouched certain scuff marks, which we did before we left. That being said, the move-out inspection was a useless exercise that added stress to an already stressful situation. Jeena said she understood, and she will bring it up again at their meeting. This leads me to believe that this is a common issue and that I am not an isolated case. She told me there was nothing she could do. When I told her I was going to write a bad review, instead of trying to make it right, her response was "feedback is important." What's the point is bad feedback from numerous residents if nothing ever gets done about it? Apparently they don't care enough about their residents to resolve any unethical and unreasonable issues. This is as objective as I can be, as I am by nature not an emotional person. I could state many other issues, but everything I am reporting are just facts. Unfortunately I don't believe the management at San Leon will learn from my experience, or any other resident's bad experience after mine. read more

The star of San Leon Apt. to me is the office manager (Noe) he provides the highest level of customer service, very professional in his follow through, provides accurate information "no guesses" very respectful and it defiantly shows that his character is admired by his peers as they try to follow in his footsteps! What has impressed me is even after the move him and his staff still make sure to provide top of the line customer service. I give San Leon Apt. staff and the community a whopping 10 out 10 in my opinion. read more

I probably should have read the reviews before my roommates and I moved in. Skipping all the BS, our unit (#139) has had many problems ever since our move in. Started with several encounters with American house spiders (scary looking bastards!) building their webs at night across our front entrance (one falling onto me) to seasonal ant problems (we have have carpet cleaner and we definitely keep it clean.) But all in all, that is just nature. The trees planted here in San Leon do attract more insects than normal and it wasn't too big of a deal because eventually (now Spring) the insect problem has cease. The main problem I have with this housing and unit in particular is 1. Parking... Holy shit. The previous review is right, but I never had to go over to another apartment complex, just the other far side of this one. If both sides were full which happens, I would just park at an empty senior citizen resident's covered stall (stop with the moral judgement... common? what senior citizens are out until midnight?) 2. Mold and fungus problem / Loft air circulation For those with the loft unit, the problem of having air circulate up is a problem and should be fixed by having a fan blow air from the start of the stairs with the sliding door window cracked in order to prevent respiratory issues listed by the previous review. This also prevents the loft windows from condensing and creating mold, which I killed with bleach. The fungus that I noticed from the start of the lease which produces saw dust looking spores that drop to the carpet, took a long time to get rid of but I fear it will come back for future residents. It took rubbing alcohol, all-purpose cleaner, bleach, and a light sear from a cigarette lighter to temporary stop it from growing but all in all, only the season change stopped it. 3. Rats/Squirrels in the walls Again on the loft, I can hear critters crawling in the walls for brief seconds at night, usually after midnight. It has stopped ever since March but I doubt the hole they are entering has been sealed. Maybe it will come back? 4. Just killed two flesh flies in my bathroom. (maybe those squirrels/rats are dead?) The reason why I searched yelp and why I'm writing a review. After taking care of business, I went to my kitchen and grabbed a cab of eco-friendly bug spray and took care of business with the flies. This is my first time seeing these types of flies so I did a google. If I'm correct, they are flesh flies and god knows why they are in my apartment. I'm not a axe murderer... I leave my screen open a lot so I presume it's that. They [bold] were [bold] pretty huge, scary and had little stingers. NOTHING WILL HURT MY BABY 5. Just a little added fact. Don't leave your car/house window cracked! Insects come in. My girlfriend and I just had our daughter and we are thankful most of these problems have ceased. Writing this review would probably kill our chances of finding someone to sublease the summer, so we can move into a new place but people have the right to know. Crazy part of this is that rent has slightly gone up for next year and we actually pay $100 or more extra for a "pool view" -.- PROS (There are good things) - close to The District/Target/Albertson/Starbucks/Fish Grill - very close to COL Bill Barber Park (very nice park) - very close to a police station (probably should have been close to an exterminator) 10-17 minute drive to UCI through Harvard (10mins at 0530 in the morning) -watch out for a police speed trap on Harvard near the Church after Boomers -Olympia (manager) was very nice to us and was flexible with our move in problems and lost of our 4th. Sadly, I wish she told us the flat out truth but that would make her a bad "saleswomen." UPDATE: We have already moved out of our apartment and it's been a couple of weeks. Our reason was because of management and quality and we sure got screwed over for writing this review and sending an official complaint. What happened? 1. Our letter and emails reminding us to file a request to vacant was never given. "We sent four emails and a written letter". Turns out we had to stay 20 extra days, paying an extra $1400. Technically it is still our fault for not remembering but it wasn't fair since we didn't get a reminder like all tenants before us. 2. Our $600 deposit turned to $100 back because of crazy repairs. Replacing a perfectly good microwave door for $115, interior cleaning of the loft for $140 even though the only damage to the loft were a few scuff marks from furniture, and decontamination for $240 (I wonder what for?). Putting another letter to corporate but I doubt that is going to do help. Good thing I took pictures of the flesh fly, mold, and move out. Speaking to a family lawyer currently for a small claims action DO NOT MAKE THE SAME MISTAKE AS MYSELF. read more
