I had him do work on another occasion and he said I will charge just $25 more to clean the top of your water heater and install the pipe which complies with the gas company regulations. San Pedro plumbing was our savior after we noticed a leaky shower faucet- which we freaked out about in this drought and for our water bill. I called every plumber at 7am the next day, and they were the only ones that could come fast enough so thta I didn't have to miss a whole day of work. They called me back at 8 and came at 9:40, though telling me 10. I appreciated the rush! He told me he had to order a part, what was wrong, and that he would return the next day. The next day came and I got a call at 8:30 (he had told me he would come between 8 and 10), he said he almost forgot he had to come to my house-- that was a bit unprofessional. He asked my timeline and I said I would still like him to come by 10. He came at 9:30 and fixed our corroded valves and seeds. He tried to clean up, but there was still a nasty smell and black stuff in our tub. I feel like you usually have to clean up after maintenance men come to your house anyways. I called Patrick at 8 am in the morning and by 10 am he and Juan, who works with him, arrived. By 10:40 am they were able to provide me with a diagnosis and estimate of the problem. The cost for snaking the sewer line was $140. The cost of the camera was $150 -- they showed and demonstrated the issue around the blockage problem. The estimate of the repair was $1300 (so a total for all the work is estimated at $1590). Based on a cursory review of other price quotes, these rates are fair and reasonable. This was their first price and they were okay with me reviewing Google to scope the going rate for this kind of repair. Based on the estimate it will take a day to do the excavation of the cement to get to the pipe and repair/replace it and half a day to do replace the cement. My tenants asked me if they could call him to come do some work, I agreed as that had worked out fine in the past. When he went out he did extra work without any authorization from me. This was on a Friday evening. The best they could do was tell me that a "Leak Specialist" would contact me on Monday. The guy left, so I was out of my money, I had a brand new hole in the ceiling and water was still leaking. I did a makeshift patch to hopefully get me through the night but that did not work. There was so much water that we had to wait a week for everything to dry out before we could patch and paint. Pat came back to do that work and did a great job! He was courteous and respectful.
