The pool has been closed for weeks, for "urgent repairs." which for some reason also closes the work room, and the jacuzzi. Convenient for them, not for the residents. These are all amenities that residents pay for. How does the pool have anything to do with the work room? There is an on site facility with people working but it always has the windows and doors blacked out so you can't see in. The on site people have a strange "holier than thou" vibe about them, as if they resent you living here. read more

I'm not looking for a response from the Irvine Company, I'm just telling my story. I've lived a lot of places including Brookline and Cambridge MA and Beverly Hills and West Hollywood CA, and for the price I pay here I am not entirely sure this is worth it. The Irvine Company charges a lot for rent, adds pet rent, pet deposit, regular deposit, then you have to pay all your utilities; electric, water and sewer, gas, and also a community fee for community water bill and trash. No utilities included. It's nice here, but not that nice. San Remo is older and decently maintained. The landscaping is cute. The park attached is nice. An Hmart will soon be across the street. There is a nice large park and community center a block away. Convenient to Jamboree Rd and the highways without being right under them. I guess it depends where you work how much you appreciate this location. Me I'm on the fence. My apt has bugs, carpet beetles and silverfish. I have a lot of books so this is a nightmare. They sent someone to spray, and apparently he is here EVERY WEEK, but at this price I shouldn't have to have someone spray. If bugs are a known issue why isn't a unit sprayed BEFORE a new tenant moves in? Neighbors don't pick up their dog shit, there is another one that lets their dog pee on the porch. There are feral and/or outdoor neighbor cats that pee and stink up the gardens. Apparently coyotes run around at night. (I haven't seen one but a neighbor warned me about them eating little dogs left on porches or off leash) There are also bunnies, hummingbirds, and nice shade trees. The park has a grill, tables, play ground and well kept bathrooms. There's one assigned covered parking spot and one open space permit spot per unit. There are two pools and two laundry facilities The laundry on site is pricey... 4.50 for a single load of laundry, 2.25 each washer and dryer, like small single load... it's decently clean tho and the washers do not smell musty. The pools are nice and there's a jacuzzi thing, business center is convenient to have for printing paper, and they have propane grills pool side. San Remo does NOT have a fitness center. The first floor porch is nice and spacious. The outdoor storage closet is pretty decent size. The upstairs units look like they have high ceilings. Windows are nice and big. The carpet is nice and plush, not cheap thread bare stuff you find elsewhere. Dishwashers and appliances are nice and well maintained. Maybe I have quiet neighbors but the unit seems pretty decently sound resistant to external noise. The kitchen sinks are too shallow to wash pots and pans. The shower heads are super low. Anyone who is NOT a shorty be ware! Check my picture, I'm 5'2" and I barely fit under the shower head. You get central air and heat, but be sure you look at the actual unit you want because the a/c units can be right outside your bedroom window, and they're old and loud. They work fine and you don't notice inside, but if you like your windows open in the summer double check the a/c location to your window. The folks at Resident Services are nothing but helpful, super nice and responsive, but they're limited in what they can do or say because the Irvine Company has strict standards. I honestly will probably renew my lease if they don't jack up the price next year. But In My whole adult life of rental history the unit itself is not really worth the price I pay. The premium price tag is just being in Irvine which is super convenient to my work. I guess I accept the high price for the short commute. read more

I've lived here a long time. I'm clean my apartment is spotless! I get inspecting the property for people storing junk on their porches. But to put a note on my door. Telling me to remove my plants is another. I live upstairs, I share the landing with my neighbor. He has plants on his side, mine on mine. What is the harm and eye sore when you can't see the plants in the first place! I love where I live! I'm thankful for it. But stop harassing residents that take pride in their residence that just want a PLANT on their porch! read more

For the money that we pay in rent it is not worth having this problem. We keep everything sealed and have purchase bug spray, sprayed vinegar, and clean constantly. Jenelle has helped me out quite a few times with my maintenance, and appts. She is very professional, always returns calls, and has followed up with me to make sure everything got taken care of. She really does go above and beyond, and I am so happy she works for San Remo! First off- I lived there for two years and am a clean freak and left my apartment cleaner than it was when I moved in. I found the maintenance service to be subpar with most fix requests being treated with band-aids rather than actual fixes. *My toilet had become wobbly and separated from the floor- All they did was use caulk to fix it? Which it didn't fix the issue- just a band-aid. *some bulbs went out in both bathrooms- they came and replaced 4 bulbs but with frosted bulbs instead of the clear ones that were on there. So I had unmatching light bulbs! --This experienced aligned with the state of the unit when we moved in. --It looked like it had been fairly neglected between tenants. There were numerous significant marks on the paint There were extensive holes from large wood screws in the ceiling in multiple rooms There was a non-original cable pass-through plate in the living room. There were areas on the popcorn ceiling at the entry which looks like a previous tenant had mounted something to the ceiling The carpet looked used The carpet was defective as the seams started to separate in multiple high traffic spots (this is because they hire cheap vendors)- this never got fixed after I put in multiple requests to have it fixed- now after move out they want to charge me $1600 to replace the carpet. (who puts a seam in a high traffic area anyways?) They claimed this carpet was new before we moved in... New carpet shouldn't separate at the seams.... Then when we disputed the fees they somehow managed to loose our move-in form that we filled out before move in that had all our notes on regarding issues then claimed we never turned it in! What a crock of sh*t. The office workers constantly parked in the resident spots leaving the tenants to circle around looking for open spots after work. This was infuriating! If they spent more time and money on the issues within the apartments then they did creating a curb appeal maybe things wouldn't break or wear quickly in the apartments? The vendors they hire to replace or clean carpets literally work out of their homes and work alone ( no formal business location with reviews)- which to me makes me assume Irvine Company hires contractors who are not only cheap but can "make up" fictitious damages to inflate prices to increase their income which to me is odd considering they boast about their standards. - Irvine company doesn't care because they dont have to pay for it. In fact with some research, some vendors they hire have been charged with criminal violations. So why should I trust and pay for something that can be made up for their benefit? I'm Supposed to trust vendors to come into my home and repair or clean carpets, and come to find out they don't do background checks on these vendors? The over all location is nice, but being a low income community throughout that block of apartments, it brought the low income people. I witnessed drug deals multiple times on the street, kids smoking pot at the park, lots of police activity due to this. Theft is high here- They demand you park your bikes in the provided bike slots which there is NEVER enough of, and you get yelled at if you store your bike on the balcony- We followed the rules until two of our locked up bikes were stolen from the bike racks. Do they do anything about it...no.. This was the first complex I've ever lived at that didn't have in unit laundry- worst thing EVER! The laundry facilities cost $4 per load and the dryers either dont dry or are so hot they make your clothes reek when you take them out. Lets not forget that the washers constantly break and you don't find out until AFTER you've, loaded, detergent and paid. I have lived in multiple Irvine Company apartments throughout Irvine and never had an issue until I moved to this "Low Income Property" to try and save money- In the end they will some how screw you over and make you pay for their lack and laziness of maintenance. I would avoid moving here read more

I have been living in the San Remo Villa almost 5 years and one of the things I love about this apt is that their maintenance service is really fast and professional. Also facilities are clean. I have seen Ramiro Alba several times when he was cleaning the laundry room and main pool area. He is really polite and does his job quickly and efficiently. I usually read around the pool area and several times he did not interrupted me and very considerate of me while he was cleaning. I find these areas mostly clean and has good maintenance. Also one of the maintenance guys, Jaime Figeroa, is really kind and very professional. He does beyond the what he is expected to do. The management and maintenance team here at San Remo is AWESOME! I put in a request for my screen door to be checked because it was off the track. They came out right away and replaced the whole screen door because it was damage during the apartment construction project. I have lived here 16 years and they have really taken great care of my maintenance needs for me. Even as managements and maintenance teams have turned over since I've lived here I have admired the prompt response to my service requests. And they take pride in completing the requests and making sure the resident is happy! read more

I've been living here for 7+ months. This is the 3rd apartment I've had in OC ands it's hands down the best. Beautiful complex, facilities are always kept clean, maintenance requests are handled SUPER fast, and the staff is extremely friendly and they try to be accommodating whenever possible. Literally the only con or "catch" to living here is that it's a little expensive - but you totally get what you pay for. It's conveniently located next to a shopping center with a grocery store, restaurants, & a movie theater, and a Target is literally right down the road. There are two parks next door as well. How do you beat that? Two pools, really clean laundry facilities, nice landscaping throughout the complex, sufficient parking, and cute rabbits that look like pets but they're wild and they hop around the area haha. Not to mention the staff lately has been taking more initiative to do kind things for the residents - staff: if you're reading this, it is totally appreciated and please keep it up! I wanted to share as a non resident my experience.... I am here visiting for the holidays and my dog ran out without his collar. I had thought I lost him but within minutes there was a mass text sent out the residents from Denise and Maria who work at this community. Apparently my dog had made it to their community pool. I was walking towards the office and the management team was bringing mason back towards my location. My dog could have been horrible but now I can continue to enjoy the new year. Placed service request 2 weeks ago. All was agreed to and approved by one of the service managers - Ceasar! Spoke w the head of this group, Rob, who asked me who approved the repair of several items like re-glazing my 2 bathrooms. I guess he doesn't trust his managers so everything came to a halt! Today, I was asked to leave my key as their master key because it didn't work! OK, to a half day off and gave my key so they could duplicate! That was 12pm and as of 6:20pm, no one has come. Called office who insinuated there were more important fixes to attend to. WHY couldn't I be notified when I left the key at 12pm? So now I've spent a half of the day waiting for Ricardo to show up like we agreed last Thurs or Fri. Of course, no one knows what's going on! Great place I've lived in for 9 years! read more

I've lived in several different communities in Irvine over the past 15 years and by far Luis in maintenance goes above and beyond! The maintenance team here is great! Any time I have an issue, Luis is quick to take care of things and always makes sure that he follows up with a phone call or stops by to ensure that everything is working and we're happy. Other than the over-flowing trash bins and absolutely no parking after 6pm and the on-going issue with ants overall, the side that I live in is fairly quiet and the front office and maintenance team are really quick to respond to any problems or questions we have. read more

We've lived in San Remo for 2 amazing years. The residents office team was great, friendly and responsive. Each request was solved quickly. The location were perfect due to marketplace zones and parks nearby. Some drawbacks. There are some insects and rats but not a lot, and the management constantly takes action against them (actually, I've seen only dead rats a couple of time). The elementary and middle schools a little bit far from the spot but if you are able to drive kids it's not an issue. Anyway, I had a good experience in that community. read more
