I've lived at Rancho Tierra under the Irvine Company Irvine Company and experienced ongoing smoke and marijuana odors entering my unit through the ventilation system for over a year. Despite repeated reports and multiple maintenance confirmations, resident services and management failed to resolve the issue or provide any meaningful escalation or support at lease renewal. After a neighboring unit vacated, the issue still continued for weeks without updates, timelines, or proactive communication. During remediation, strong chemical fumes (Kilz primer) were introduced through the vents without notice, raising additional safety concerns. Resident services and property management were repeatedly unresponsive, disorganized, and ineffective. Communication was poor throughout, with a consistent lack of transparency, accountability, or timely follow-through on documented complaints. read more

DO NOT RENT HERE - BUG INFESTATION & NEGLIGENCE I've rented with Irvine Company for over a decade, and this is by far the worst experience I've ever had. If you are okay living with spiders the size of an adult finger, roach infestations over 6 inches long, and complete management incompetence, then this is the place for you -- otherwise, RUN. Move-In Nightmare The day we moved in, we immediately contacted Resident Services to report multiple issues. Their response? "Take pictures." Here's what we found: * Restroom fans are so loud you can't hear your newborn cry or someone talking to you in the home or front door. * Kitchen sink infested with gnats and a broken garbage disposal. * Bathroom cabinets had large holes allowing massive roaches to enter. * Laminate flooring cut and peeling -- looks cheap and dirty. * Rusty, filthy air vents that made us fear mold. Lighting in hallways is so dim makes it worse with bugs. Washer causes mold looking stains on clothing. Both of my children developed severe allergies within the first week and were hospitalized. Our independent mold test confirmed serious concerns, but Irvine Company refused reimbursement and never provided their test results. Useless Maintenance & Unprofessional Staff After weeks of trying to reach anyone, I finally spoke to Tion, who promised mold and maintenance inspections. He sent maintenance manager and vendor manager insured me all things would be repaired .They came, painted over vents, and called it a repair. A maintenance worker came once to replace a fan -- left it uncovered -- and never came back. Five months into our lease, nothing has been resolved. Resident Services rarely answers calls, and the "manager" Verna is dismissive, rude, and refuses accountability. A apology would be nice They even entered our apartment without notice or consent, terrifying my underage daughter who woke up to a man in her room while in her underwear. Completely unacceptable and a violation of our privacy and rights. Tion has not returned one call in 4 months Melissa lacks common sense and people skills. This is the first time in over 15yrs I've had bad service Irvine company must have lowered standards. Pest Control Horror Pest control has been out since move-in. Every visit leaves new piles of dead bugs -- inside bedding, furniture, and clothing. The technician even admitted that **these roaches and spiders are "common here" even tho resident service Tion and Melissa never had "knowledge " today he advised me the spiders are well known and they need to cut trees and he would let them know. These spiders don't die you have to cover them a few days to insure they are dead. This is a difficult review to write because we've lived here for several years and truly love our unit and the community, which makes this experience especially disappointing. There are good people here, but the overall management experience has been consistently frustrating. The property itself is fine, and a few staff members genuinely try to help. Sandy and Tion have been kind and professional, and Lupe and Enrique in maintenance are excellent, responsive, thorough, and by far the best part of this community. Unfortunately, larger issues repeatedly fall through the cracks. The leasing/customer service office was moved offsite years ago and now manages multiple properties, and it shows. Communication is poor, follow-through is inconsistent, and tenants are often sent in circles when trying to resolve anything beyond basic requests. Escalations don't feel meaningful, concerns are often passed between departments without anyone taking ownership or considering the full tenant experience. During a serious issue involving mold, the company technically did what was required, but only the bare minimum. When renewal time came, none of the broader circumstances or history were taken into account. Management was dismissive, and no real concessions were offered beyond standard policy language. Some staff are helpful, but others are not, interactions with Virna have been consistently unpleasant, and the property manager Scott was dismissive when concerns were raised. If you never have an issue, you may be fine here. But if you do, expect a lot of back and forth, limited accountability, and very little flexibility. This is 5 stars for Enrique who is a part of the maintenance crew at Rancho Tierra. After I had issues with one of the apartment doors being in my unit for over 5 years it needed to be replaced. The process was an absolute disaster from the start with one of the maintenance workers literally lying to me to say that they would order the door and to wait 7-10 days and then put in a new maintenance request. A week later after frustration I put in the request with details of what I had been told, only for Enrique to respond to this request and we figured out the initial worker who came blatantly lied. After about a month of back and forth and delays because multiple miscommunications between the crew they contract with and the maintenance staff, and about 5-6 visits, Enrique showed up and replaced the door himself. The maintenance worker, Antonio was so nice and made me feel at ease with the process and the timeline it would take to fix. I'm always happy to Antonio when there's something that needs fixing in my apartment because he always has a positive attitude and I know it's going to get addressed in a timely manner. This is a non smoking property that is not enforced. Nick from corporate customer care and "resident services " (literally zero assistance ) does nothing to help and puts the burden on us. We smell smoke in our ac vents as well. This property needs to be reported. They are falsely advertising non smoking and I am guessing receive insurance breaks and HUD discounts. Hello, I wanted to add an update to my first review since it has been a bit. Your maintenance crew absolutely outshines anyone else (honestly, your landscaping crew, too. They always keep the complex nice and neat. Pick up dog poop and cigarette butts). You see them the most, working hard no matter the weather. Any issues you have are quickly resolved. I have not had a negative experience when requesting assistance (knock on wood). One individual I see the most is Armando. He has been very helpful with our past few requests. Not to mention kind. Being 60 yrs old makes a big difference when you know you can rely on people who you can call and you know theyre going to do a good job and have a positive experience every time. do not move into these apartments specifically in apt 106 in rancho tierra. the neighbors downstairs never shut the hell up and are blasting their tv and music to all the early hours of the morning. if you happen to move to apt 106 let me know so i can give you my evidence as well so you can take it up with the county if those neighbors are giving you the same problems. the management there is horrible and does not care about you don't waste your time with them. First off make sure you know exactly what unit you are going to be placed in before signing any lease. The reason why is because the models they show you look nothing like the actual unit you are going to be placed in. MOST IMPORTANT do not let them put you in Apt 106 at Rancho Tierra! I used to live in Apt 106 and the new neighbors downstairs (moved in April 2022) blast their music and TV until 3am to 5am. The apartment management team will do absolutely nothing about it. I had video evidence and police reports about the disturbances upon multiple occasions and management never did anything about it. Mind you I moved here about 3 years ago and the previous neighbors before this one were great and even had kids. I never had to file a complaint about them ever until the new ones moved in. Robert Cutler the main community manager will give you the run around and even try to gaslight you out of the complaint you are trying to address. Robert really had the nerve to tell me that he only got "2 hours of deep sleep (compared to me losing sleep the past 5 months)," the day I finally had enough of them dismissing my concerns and decided to go off on them because I was extremely sleep deprived. Whoever moves into Apt 106 good luck trying to get sleep from the vibrations/noise the music and TV send up your walls and even your bed. Also, they did not allow you to break our lease without any penalties even though we suffered with those neighbors for over 5 months because they chose to do nothing about it. The least they could of done was allow us to leave without any penalties after living there for over 3 years and we always paid our rent time even during COVID-19. They do not care about their clients ESPECIALLY their POC clients so I highly suggest moving else where. read more

I love the area, however the property management is not time sensitive or considerate of their tenants. I've had to ask the re-ask then have my husband call to get a simple bulb replaced. They don't check the laundry area regularly, it's not pretty. The apartment itself has very old appliances that waist a lot of electricity, their is continuous repairs that prevent good sleep. Your always hearing a leaf blower or drilling. For those reasons I do not recommend this Irvine Company Apartments and I will not be renewing my lease. read more

I've been living in Rancho Tierra for 8 years now. I must say that the maintenance team has been wonderful and very responsive. Any time something needs to be fixed the maintenance team is on it. I also really enjoy being so close to the marketplace. The reason I am giving Rancho a bad review is because the last couple years they have increased my rent significantly. Last year it was $150 extra (a month) and now to renew again it has gone up another $160 a month. With costs increasing literally everywhere it's going to be even harder now that the rent will be so much higher. So it doesn't matter that you've lived here for a long time, pay rent on-time, and don't disturb you're neighbors. Irvine Apartment Company will raise your rent - a lot - every year. read more

Last Friday night around 1am, the hallway fire alarm started beeping letting us know it was running out of battery. It kept going all night long and into the morning. The noise startled the whole apartment not really letting us rest the remainder of the night. The next morning, I submitted a maintenance request to have the alarm checked. On my way out to the store the same day, I saw Lupe. He reached out and said he would be over as soon as possible to get the alarm checked. In a few minutes the issue was resolved. I change my review. The Management Team at Rancho Tierra Apartments decided to send a invoice bill, itemizing things that we did not damaged. We have a whole 15 minute video of how we left the apartment, and none of what they said was on the video. After this experience, I suggest anyone leasing with them to make sure you understand and know your lease or they will charge you for anything. Example 1: Originally charging for repainting even though our lease says paint lasts 2 years. We lived here 3 years. Example 2: Even though you have proof of paying last months rent, they tell you that you owe the last 2 days of rent because you turned your keys in 1 day early. They originally itemized it as not giving a 30 days notice. We gave notice 2 months before leaving. Example 3: Paying for a brand new carpet because they pulled up the whole carpet and found 3 mysterious stains. They also explained that a "new carpet" was place 16 days before our move it, with multiple maintenance workers coming in and out during that time. Anyone could cause stains underneath a carpet. Fair Housing states that they charge you for a deep clean, not replacing a whole carpet because they want to. They also told us that they found a pencil hole size puncture in the carpet... all they way to the concrete. We own nothing that would cause that type of damage, that would come from someone completing maintenance. Everyone make sure you know your Fair Housing rights as well. read more

The absolute worst. People have parked in red zones, blocking carports constantly. Every time it is mentioned to management, they offer a number of a tow truck service. When you call the tow truck service, they say they're unable to come and tow unless the property manager contacts them. Office doesn't open until after 9am and some people have to leave for work at 7am. Impossible. The holidays are right around the corner, and my entire living room looks like a storage unit because of construction to our carports. We were given notice 5 days before construction happened. I have no where to park, and I'm living in a mess. Other residents have informed me that it will be this way long after Christmas (even though their notice states 20 days). I have a newborn and I received a notice stating I would not be able to enter or exit my home last Friday (Nov 1st). Due to stairwell construction. Well, Friday came and went and NO construction was done. Instead, Friday evening a notice was put on my door stating that TODAY, Monday November 4th, and tomorrow I will not be able to enter or exit my home from 8:30am to 5pm. I had to reschedule a pediatrician appointment for my NEWBORN in fear leaving this morning would result in us not being able to return. Guess what? It's 1:30pm and zero work has been done on our stairwell. The phone number provided to call the office just rings and rings and rings...no one answers. So, you don't get an explanation. Sitting inside all day Friday and today (in my mess of a living room) is unacceptable. They are absolutely disrespectful to their tenants and need to work on their communication skills. I contacted corporate Irvine Co. and was informed that we should have been given at least 3 weeks notice on the carport construction & stairwell. I asked if corporate could contact our office specifically and they said they would. Maybe the top dogs can make some change happen. read more

She is one of the leading consultants and made the transition smooth and easy. I am so thankful for her time and effort she helped with this process. She communicated well. She is an angel. I recently moved into an apartment here at Rancho Tierra. The staff have been super helpful and easy to talk to. Jaselle initially gave me tours and information when I was searching. My roommate and I had strict move-in dates and she expedited the apartment prep to allow us to move-in before the specified date. VERY helpful, and everything worked out seamlessly. After our first few days, we noticed our dryer wasn't working as we expected, so we contacted maintenance and Patrick and Tommy responded the same day. After checking the vent and monitoring the temperature they decided to give us a new dryer! I really appreciate their quick responses and care for our problem. Thank you Patrick and Tommy (: I have been enjoying my apartment, it was the best floorplan I found while apartment hunting. I also really love the location since its so close to the freeway entrances and the marketplace (not to mention a 10 minute walk from target). Apartment complex called me today, Melissa to be exact and 100% discriminated us. This is a pet friendly complex meaning there are HUNDRED of pets here. Owners who leave dog shit there and NEVER pick up. We have a friend who came to visit with his dog for a week now and we were blamed for dog shit that wasn't ours and when trying to explain it wasn't us she proceeded to talk over me and say It was our friends dog poop. They're are so many other problems with the neighborhood that are actually important and yet they rather blame a random person for dog poop. If you're going to care about dog poop, care about EVERYONES poop not just "ours". Her words exactly "we don't care about the other poops we care about yours". Ummm ma'am no. Worst IAC experience ever. We moved in and decided to move out after the first night!!! [there's a 30 day IAC guarantee for anyone whos not happy after moving in] This property is run down and the maintenance team pay absolutely NO ATTENTION TO DETAIL. Sloppy painting with over splash on doors, patio doors, windows, closets, laundry closets and etc. They never replace screens, windows, sliding rails, laundry vents or any other small replaceable items. I was literally blown away with the sloppiness of the small details. And most of all, the feng shui of the units are totally off...DOORS OPEN IN DIFFERENT DIRECTIONS and run into each other. No joke, you'll notice that they don't have doors on the model homes because its SO WEIRD and INCONVENIENT!!! Save yourself the trouble and check out IAC Serrano Apartments, Anacapa or Sommerset instead. You get way better amenties and the properties are way bettter maintained. Step up your game Rancho Tierra and give IAC customers what they deserve and pay for. Its the details you need to fix. Super simple.... Hope this review helps my fellow Yelpers! read more

30 days of my personal contents being stored on my back patio. 30 days now I've had to store all my personal contents out in the rain, wind, dealing with keeping my contents safe, dry and from blowing away. They have been working on the carports now for 30 days and still not completed. Meanwhile my contents sit out in the elements of the weather. In this resort style living establishment, so they claim. I can't even get to my back storage closet nor the hot water heater which seems like a safety fire hazard to me? When I went into the office last week to speak to them about how much longer the project would take in about my contents being out in the weather. Brandy the manager explained me will pods are available but they're all full that helps me so much. Thanks! 20 days into the project the manager informed us the pods are available but they're all being used by other residents I didn't even know pods were an option. Maybe you should try to give your residence some more information. Especially the ones in three bedrooms that have two storage units and double the contents they have to store. Not to mention the other day when I came home to move my truck the workers had a razor blade laying on the paint of my truck see photo attached? WTF!!!!!! I just want out of my lease and out of this resort style living as soon as possible. I think I've picked up 9 screws and nails now before I park, now when I arrive home I have to walk my parking spot for nails and screws left behind on the floor of the job site. I took a handful of nails into the office the other day and handed them to the leasing agent he just looked at me. I just want off this property! All most 4 years now of property renovations, from roofs, to pools, to storage closets, to fiber optic lines being ran in my house. Done with this place!!!!!! read more

Today was the last straw on writing a good review. This place is way overpriced for cheap carpet, cheap appliances, inefficient ac system that is rusted out and they refused to replace, cheap cabinets and drawers. Storage space is almost non existent. Especially since they will get upset if there is too much stuff on your back patio. They wanted a dog deposit and on top of that charge $75 a month each dog (up from the original $50). A year into living here they started charging community water. Apparently your rent no longer covers the amenities like green grass or water in the pool. While the main guy that does the maintenance (not the maintenance manager) is really cool and the office is nice to your face, maintenance requests can take forever/require multiple requests. The nail in the coffin is their tyrannical enforcement of rule violations. I have seen a girl walking on the side walk at 8am on a Saturday looking into peoples patios to write them up for something. I have received calls/letters for the most mundane things. I am clean, courteous, and quiet. I do not want to hear a d### thing about the wreath on my door or any other stupid thing you have reached out about that affects absolutely zero people. The neighbors have all been generally cool but definitely not a friendly know your neighbors kind of vibe. Dog poop is left all over the place and they would let their dogs pee on the bushes in the pathway to my door (which of course never got rinsed like I had requested). Not to mention they will just pile trash into the garbage area like big furniture or stack trash bags at the entrance instead of actually putting them into the dumpster. One of the only saving graces of this place was that they did not require parking permits but that is going away soon. WTH Irvine Company? How are you going to own almost the entire area, have ludicrous rent prices, rent out 2 and 3 bedrooms (which you need roommates most likely), and then only allow 2 vehicles at almost every location. read more

The community is always under construction, claiming to improve the living environment and enhance our Rancho Tierra experience. However, I've lived here almost 3 years and the construction has never stopped. They took it a new level by closing the pool during the summer and the second pool on Labor Day weekend. It seems they are only concerned with getting new residents not keeping the ones they have. Also, the utility bill for trash and outside water are prorated depending on the number of residents. Less occupancy higher bill. I give two stars cause the maintenance employees are nice. read more
