Having lived here for 2 years, I can say one thing -- the location is the only real advantage. Shops, restaurants, highways, and schools are all nearby, so if you don't have a car, it's definitely convenient. BUT there are many downsides. First, the maintenance team takes a very long time to respond to requests, especially if you mark that they can come "any day." In that case, you may end up waiting for weeks or even a month. It's much better to schedule a specific appointment time. On top of that, some maintenance requests were closed without the problem actually being fixed, and I had to reopen requests and submit them again multiple times. Sometimes it felt like we had to beg just to get basic repairs completed properly. There were also times when maintenance simply never showed up for scheduled repair requests. Second, not all employees in this community know how to properly do their job. One employee even caused flooding in the apartment below us because he damaged the water supply pipe with pliers. And I want to remind everyone that this was already the second incident we experienced that almost forced us to relocate again because of repairs. At the end of February 2026, we discovered a toilet leak, and instead of providing temporary housing for a family with a small child, the management tried in every possible way to convince us to move out at our own expense while promising to reimburse only $88 per day after the repairs were completed. So let me get this straight: I'm expected to pay my rent on time or immediately face legal threats, but when serious problems happen through no fault of the tenant, suddenly nobody cares about people anymore? I was expected to continue paying rent for my apartment while also searching and paying for temporary housing myself. [[HIGHLIGHT]]Instead of immediately offering comparable temporary housing to a family with a 2-year-old child, management spent an entire month sending template responses and accusing me of "delaying repairs."[[ENDHIGHLIGHT]] If this situation had truly been urgent for them, they would have immediately provided another apartment. But they clearly did not want to take responsibility or provide temporary housing because it simply was not profitable for them. For an entire month, I lived surrounded by packed boxes waiting for some kind of solution. The final experience was the most disappointing of all. We did not receive any of our security deposit back. Instead, we lost our entire deposit and were even told that we still owed an additional $79. The move-out report appeared to be created to justify keeping our deposit rather than to honestly document the condition of the apartment. It included a photo of a yellow-stained toilet that did not reflect the condition in which we left the apartment, along with photos of ordinary wall scuffs that were clearly normal wear and tear. The report also contained around 30 photos of perfectly clean walls and clean areas of the apartment where there was no damage at all. It felt like these photos were added simply to create volume in the report and justify charging us $513 for cleaning and repainting. Despite our requests, management never provided invoices, receipts, repair estimates, or any documentation showing that these charges were legitimate or that the work had actually been performed. [[HIGHLIGHT]]Instead of discussing the issue or trying to reach a fair resolution, management simply refused to work with us. They ignored our concerns and made no genuine effort to resolve the dispute.[[ENDHIGHLIGHT]] Overall, we were disappointed both with the maintenance team and with the community management. The community itself may look modern, clean, and beautiful from the outside, but when it comes to actually helping residents, very little is done. It often feels like the only thing they care about is collecting rent on time. Also, the kitchen laminate is extremely poor quality. I could barely mop the floor because the mop would instantly catch on the surface, and the laminate started peeling into thin wooden strips. The only real positive about this community is that the property itself is clean and well maintained. I saw a couple of cockroaches outside, but we never had any inside the apartment. Unfortunately, I cannot recommend this community to anyone. Based on our experience, tenants are not treated with respect here. If problems arise, don't expect fairness, transparency, or cooperation. Instead, expect delays, poor communication, unfair charges, and an attempt to take every possible dollar from your deposit while refusing to work toward a reasonable resolution. Never been late a 1 day over 6 years yet when you call to inform them over things like residents not picking up after there dog, or people driving from outside the community to use the gym or large groups using the pool after the office closes, the back gates are constantly broke, etc they will literally hang up the phone on you.. absolutely the worst! and you pay a premium rate to live here.. would give it 0 stars if possible read more

I was panicking about mold because there was a bit of an earthy smell in my bathroom since then, and as it turns out, I was being paranoid lol. However, Alfredo and Sean both came out and were so kind and reassuring the whole time, tested the moisture to confirm it was dry, and then Alfredo took it a few steps further to clean my baseboards with a citrus spray (to help with the smell) and repaint them white since they were stained blue from the toilet cleaner I had leaking onto the baseboards! I wanted to share my experience with the maintenance staff here by simply laying out the facts. 11/11: We noticed our ice maker stopped working and submitted a service request. 11/13: Maintenance arrived. We mentioned that the fridge temperature seemed warmer than usual. The technician said it was fine and reset the ice maker, assuring us it would be back to normal in 72 hours. The next morning, everything in our freezer had melted. 11/14: Submitted another maintenance request for the fridge not keeping cold. 11/16: Maintenance arrived, thawed the lines, and said it should work by the next morning. 11/17: The fridge was still not working, so we submitted a third request. 11/20: Maintenance arrived, reset it (again), and told us it should be fixed by the next day. 11/21: The fridge is still not working. We've now submitted a fourth request. It's been 11 days without a fully functioning refrigerator, and we've had to throw away all of our groceries. [[HIGHLIGHT]]The maintenance team has been polite but ineffective, and there's been zero urgency to actually resolve the issue.[[ENDHIGHLIGHT]] I hope this situation is a one-off and that management takes this as constructive feedback. Living at Las Palmas has been nothing but a headache. The property likes to market itself as being "close to nature," but that's just their excuse for poor pest control. I saw multiple dead mice left out in the open that were never cleaned up, and huge spiders both inside my unit and along the walkways. The common areas aren't maintained either dog poop is everywhere in the grassy sections by the trail. To make matters worse, the trail access gate is constantly broken, so anyone (including coyotes) can walk right in. Parking is another nightmare. If you get home after 8 p.m. there's nowhere to park. The garages are tiny, so unless you drive a compact or small sedan, good luck squeezing in and even if you manage to find a spot, there's always something going on that reduces parking further, whether it's tree trimming, pavement refinishing, or other random maintenance projects. On top of all this, the property has no elevators (terrible if you're moving or carrying heavy items) and maintenance is slow and unreliable. First it was knocking, then the doorbell, then more knocking and more ringing. This went on for minutes. Then, to my shock, I heard multiple keys being tried in my lock, as if they were attempting to enter my apartment. [[HIGHLIGHT]]My spouse--who has anxiety and was terrified by the noise and aggressive attempts to enter--opened the door and politely told the employee to go away.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]For context, I have communicated clearly with the office multiple times: No one is permitted to enter my home unless I am present. I have always explained that this is extremely important for personal and psychological reasons. Yet this instruction continues to be ignored.[[ENDHIGHLIGHT]] I want people to consider something: you never know what someone has been through. Imagine knocking repeatedly on the door of someone who has returned from war--someone for whom every loud sound can trigger memories of months or years of trauma. The truth is, you don't know, and because of that, employees must treat every home with respect, professionalism, and awareness. What happened today showed the opposite. [[HIGHLIGHT]]After my spouse told the employee to leave and shut the door, he continued knocking and said through the door, "All she has to do is say so if she wants me to leave." That is what she said. This behavior is not only unprofessional--it's disrespectful and intimidating.[[ENDHIGHLIGHT]] I've lived here for over three years. I appreciate the times I've interacted with professional staff members, but what happened today is absolutely not what I expect from Irvine Apartment Homes. [[HIGHLIGHT]]I tried calling every number I had--for the office and for maintenance--and no one answered. Because of that, I am making this a public concern for other residents.[[ENDHIGHLIGHT]] Entering or attempting to enter a home without proper communication or consent is unacceptable. Ignoring clear instructions from residents is unacceptable. [[HIGHLIGHT]]Residents have the right to request proper methods of contact. I am not renting an apartment so employees can simply do whatever they think is best without regard for my safety or my home.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The employee's dismissive attitude and inappropriate facial expressions only added to the disrespect.[[ENDHIGHLIGHT]] I work in criminology and sociology. I have been living with Irvine company in many of their properties, but so far I have to say that Las Palmas it has been the worst.Be aware if you moving here. These apartment are cheaper version of Irvine Company walls are super thin. You can literally hear your neighbors snoring or you can hear your neighbors getting text messages or phone calls and the vibration of their phone. I lived in apartment 530 and let me tell you about the upstairs neighbors has been nightmare. I have made over 50 complaints in the time I have been here. Those people has no respect for neighbors live in below them. They will be up at all hours, moving furniture, vacuuming organizing dropping stuff while you sleep and it doesn't matter if it's 11 PM or 4 AM. During the day, the mother will cook food and slam the food on the counter multiple times to the point that your pictures on the wall will shake from her pounding. Toilet has been plugged almost every week so maintenance has to come and fix it all the time. I really not recommend this place it's is terrible living here and I'm so happy for my lease to be over read more

Washer and dryer not working, dishwasher not working... requested a service to fix it. One guy came to fix it. Said he needs to order a piece and after few days came back saying somebody else took the piece and he needs to order online. And after that he "disappeared". After 10-15 days another guy came to fix it but he coudn't fix it and few days later he came with service manager saying they will fix it. Nothing happend.... After few more days, Douglas Sanchez came and he said he won't leave until he fix it everything. And guess what happend?? He made it. Thank God we have Douglas in our life!!
