They are overworked so it is not their fault but then IRvine company give them more people to help the hundreds of residents. 84 degrees in my apartment have submitted 2 requests. I wanted to share my experience with the maintenance staff here by simply laying out the facts. 11/11: We noticed our ice maker stopped working and submitted a service request. 11/13: Maintenance arrived. We mentioned that the fridge temperature seemed warmer than usual. The technician said it was fine and reset the ice maker, assuring us it would be back to normal in 72 hours. The next morning, everything in our freezer had melted. 11/14: Submitted another maintenance request for the fridge not keeping cold. 11/16: Maintenance arrived, thawed the lines, and said it should work by the next morning. 11/17: The fridge was still not working, so we submitted a third request. 11/20: Maintenance arrived, reset it (again), and told us it should be fixed by the next day. 11/21: The fridge is still not working. We've now submitted a fourth request. It's been 11 days without a fully functioning refrigerator, and we've had to throw away all of our groceries. The maintenance team has been polite but ineffective, and there's been zero urgency to actually resolve the issue. I hope this situation is a one-off and that management takes this as constructive feedback. Residents shouldn't have to go this long without a working appliance. read more

Living at Las Palmas has been nothing but a headache. The property likes to market itself as being "close to nature," but that's just their excuse for poor pest control. I saw multiple dead mice left out in the open that were never cleaned up, and huge spiders both inside my unit and along the walkways. The common areas aren't maintained either dog poop is everywhere in the grassy sections by the trail. To make matters worse, the trail access gate is constantly broken, so anyone (including coyotes) can walk right in. Parking is another nightmare. If you get home after 8 p.m. there's nowhere to park. The garages are tiny, so unless you drive a compact or small sedan, good luck squeezing in and even if you manage to find a spot, there's always something going on that reduces parking further, whether it's tree trimming, pavement refinishing, or other random maintenance projects. On top of all this, the property has no elevators (terrible if you're moving or carrying heavy items) and maintenance is slow and unreliable. Today was the most disrespected and harassed I have ever felt in my own home. At approximately 4:46 PM on December 1st, 2025, someone from Irvine Apartment Homes began knocking on my door. First it was knocking, then the doorbell, then more knocking and more ringing. This went on for minutes. Then, to my shock, I heard multiple keys being tried in my lock, as if they were attempting to enter my apartment. My spouse--who has anxiety and was terrified by the noise and aggressive attempts to enter--opened the door and politely told the employee to go away. For context, I have communicated clearly with the office multiple times: No one is permitted to enter my home unless I am present. I have always explained that this is extremely important for personal and psychological reasons. Yet this instruction continues to be ignored. I want people to consider something: you never know what someone has been through. Imagine knocking repeatedly on the door of someone who has returned from war--someone for whom every loud sound can trigger memories of months or years of trauma. The truth is, you don't know, and because of that, employees must treat every home with respect, professionalism, and awareness. What happened today showed the opposite. After my spouse told the employee to leave and shut the door, he continued knocking and said through the door, "All she has to do is say so if she wants me to leave." That is what she said. This behavior is not only unprofessional--it's disrespectful and intimidating. I've lived here for over three years. I appreciate the times I've interacted with professional staff members, but what happened today is absolutely not what I expect from Irvine Apartment Homes. I tried calling every number I had--for the office and for maintenance--and no one answered. Because of that, I am making this a public concern for other residents. Entering or attempting to enter a home without proper communication or consent is unacceptable. Ignoring clear instructions from residents is unacceptable. Residents have the right to request proper methods of contact. I am not renting an apartment so employees can simply do whatever they think is best without regard for my safety or my home. The employee's dismissive attitude and inappropriate facial expressions only added to the disrespect. I work in criminology and sociology. I understand trauma, behavior, and the long-term effects of anxiety. Situations like this can severely affect people, and it is the responsibility of the office and its employees to avoid causing unnecessary harm. There should always be clear communication from management to residents. This is not difficult--just a matter of professionalism and respect. If they need to hire an additional person to handle communication, then they should. I urge all residents to remain aware of their surroundings and their safety. What happened today should concern everyone. I do not expect an apology. Toured the apartment complex. Nicole & Mauro & David were all so very nice to me and professional. I saw 4 floor plans and they were all so nice. Clubhouse was huge and the swimming pools were very clean. They maintain the grounds as I saw gardeners putting more soil in the plants. Although being locked out and not being able to get into my apartment was quite frustrating the maintenance staff was very helpful and were able to resolve the issue in a timely manner. I have been living with Irvine company in many of their properties, but so far I have to say that Las Palmas it has been the worst.Be aware if you moving here. These apartment are cheaper version of Irvine Company walls are super thin. You can literally hear your neighbors snoring or you can hear your neighbors getting text messages or phone calls and the vibration of their phone. I lived in apartment 530 and let me tell you about the upstairs neighbors has been nightmare. I have made over 50 complaints in the time I have been here. Those people has no respect for neighbors live in below them. They will be up at all hours, moving furniture, vacuuming organizing dropping stuff while you sleep and it doesn't matter if it's 11 PM or 4 AM. During the day, the mother will cook food and slam the food on the counter multiple times to the point that your pictures on the wall will shake from her pounding. Toilet has been plugged almost every week so maintenance has to come and fix it all the time. I really not recommend this place it's is terrible living here and I'm so happy for my lease to be over read more

Washer and dryer not working, dishwasher not working... requested a service to fix it. One guy came to fix it. Said he needs to order a piece and after few days came back saying somebody else took the piece and he needs to order online. And after that he "disappeared". After 10-15 days another guy came to fix it but he coudn't fix it and few days later he came with service manager saying they will fix it. Nothing happend.... After few more days, Douglas Sanchez came and he said he won't leave until he fix it everything. And guess what happend?? He made it. Thank God we have Douglas in our life!! DO NOT MOVE HERE. It looks great....Its not. Service is terrible inside the apartment, but their constantly servicing the outside. Which means it stays nice outside, but you constantly have to hear them working on it. They prioritize how the place looks over your comfort. Trying to get work done inside the apartment is a headache. After two and a half years, we left the apartment empty and they not only took our entire deposit, but bonked us over the head for an additional $400 to paint the apartment. It seems like the apartment would need a new paint job after someone lived in it for 2 1/2 years to get it ready for a new tenant. The Irvine Company is a TRAP. read more

I've enjoyed living here for the past year or so. The apartment is freshly remodeled so everything inside is clean and updated. The location is great too - walking distance to the marketplace, which literally has everything you need. There is also a nice walking trail behind the apartment complex which I use at least once a week. Sadly, due to covid, the amenities have been closed the entire time I've lived here so I can't comment on that. It would be nice though if they could open up the gym soon! Or offer us a discount on our rent since we can't access the amenities. It's easy to pay rent and request maintenance on the website. The maintenance process is simple - just request for a maintenance service on the website and someone will come by, usually within a day or two. I appreciate that the maintenance workers show up with their booties and masks, which keep the apartment clean and help me feel safe during covid times. Today, a worker named Carlos came by and even showed me how to tighten the toilet seat, which can become loose. Thank you, Carlos! Hopefully, I don't have to call you guys as often anymore lol. read more

I really wish I would've read the reviews prior to moving here, as I can see many people have had a horrible experience leasing here. First off we moved here and agreed to a lease with the false advertising online of window panels in the patio. They then raised the rate to get an apartment that did have window panels. We also have had a constant issue with the dryer not working it takes forever to fix and the fix last a few days and some time. The laundry door has been broken since we moved in in the summer and we are absolutely pissed but no one at the office seems to give a damn. So now my pregnant wife and 2 kids are left with a hazardous broken door and not able to wash and dry clothes meanwhile we're paying $3.5k every month for this "luxury" living. Do not move here if you're considering the parking is always packed weekends and the customer service is utterly pitiful. read more

Lived at Las Palmas for 3 years and the process of moving out of our apartment ruined many good memories my husband and I had in Irvine. The leasing office switched from incredibly gracious and polite to rude and elitist after we moved in. I remember during the pandemic in the year 2020 was happening, they acted like they didn't want "the peasants" to even knock on the leasing office door and ask for help while they were off ignoring their resident's calls and putting on a dog and pony show to lure in more renters. We were excellent tenants who paid our rent on time every month and there was no significant damage to the apartment whatsoever when we left. However, not only did Las Palmas Apartments take our ENTIRE security deposit, they also charged us an additional $300 for repainting and carpeting (which was old and used to begin with). We were there for 3 years and it makes no sense why we should be charged what Irvine company should be paying. They care way more about keeping the complex manicured and nice to lure in new tenants and they stop caring about you after you move in and ESPECIALLY once you move out. Our dishwasher leaked water during the entirety of our stay and made the kitchen floor wet every time we ran it. Our sink was broken half the time. SO much was crap, but here you go Irvine company, here's another $300. This sucks, considering what a GREAT experience I had living at Quail Meadow, which is another Irvine Company apartment complex. We left the apartment at Quail Meadow in 2016 and the carpet was in an even worse condition than one we left at Las Palmas and yet they did not charge us our security deposit. WE GOT THE WHOLE THING BACK. Plus, the leasing office at Quail Meadow was gracious and kind after we moved in and all throughout our lease. I get the feeling Irvine company thinks of Las Palmas as a place for the peasants or something, because the treatment we received was nothing like what we experienced Quail Meadow, which felt like the Palace of Versailles compared to this shady and cheap bullshit.
