Very disappointed in the poor notification Management provides when they close facilities for use. In this case, I have been planning an event at the Main Pool for 3 weeks and the day before the event, I was notified that it will be closed tomorrow. I think it is unprofessional to provide 1 day of notification to close community amenities. The work around they offered was unsatisfactory and I'm not sure why they thanked me for my patience. If you are considering moving to Rancho San Joaquin Apartments, be aware that this is a common practice from Resident Services Office staff. If you'd like to live in a community with a professional management group that provides ample notification of upcoming community closures and activities, this may not be the right place for you. read more

Be aware, future residents! This apartment community is a total scam and crooked. The service is awful, and they have absolutely no customer care. We moved out last month, and our deposit was $600. In the end, we owed them money based on all the ridiculous charges, such as being charged twice for carpet cleaning--once for regular cleaning and another time for professional cleaning. Why are they charging twice for one service? When we moved in, the carpet was not new. They are a bunch of crooks who are just there to rip you off. The resident manager, Neomi, is a joke and should run a homeless community rather than represent a reputable Irvine company. She has no manners and is extremely rude. Bottom line: do yourself a favor and stay away from this scam of a community. read more

They try to trick residents into leaving good reviews by having maintenance workers send you links that they tell you are for the maintenance guys, but it's actually a public review link for the entire complex. My microwave started to make a strange whizzing noise when operating. My maintenance ticket was assigned to Ruben and it was addressed right away! Ruben was very professional, pleasant and well mannered. He knew exactly what needed to be done and took care of it. It was absolutely unacceptable. I took a shower at around lunchtime today and when I came out of the bathroom (fully naked) I saw a random guy standing in the hallway looking back at me. I panicked and for a second I couldn't believe what I was looking at. He was just looking back at me?? I didn't know what to do except yelling. It turned out he was a maintenance service personnel named RAY. The guy ran out the door yelling excuses he could think of in that moment (for example; claiming to knock and ring the doorbell for six times before he comes in, which SOMEHOW I couldn't hear any of, hence coming out of the bathroom freaking NAKED thinking that I was ALONE IN MY OWN HOME). My husband and I were never informed about this entry. Gina at the office said they let all the tenants to know by hanging a piece of paper (notice/letter) at the door but we DID NOT RECEIVE that kind of notice. The maintenance guy's name is RAY. He gave me a bunch of excuses why he was IN MY HOME without announcement, claimed that he knocked, yelled, and RANG THE DOOR BELL SIX TIMES and I MIRACULOUSLY MISSED TO HEAR ANY OF THEM. I was just in the bathroom there is no way I'd miss the sound if he actually rang the doorbell SIX TIMES. I STILL DO NOT UNDERSTAND why he couldn't think of closing the hallway door, or maybe just yell out that he was there for whatever reason, to simply WARN the person in the bathroom clearly taking a shower. There was a MANY CHANCES for him to let me know BEFORE I get out of the bathroom, that he was a maintenance and that he was there to place a QR code to the oven. I called the office first and they didn't pick up. I walked to the leasing office to talk to someone and on the way to the office I saw Ray laughing and joking with another man on the street. I realized he already talked to Gina. I was in shock feeling violates, but later only felt silly talking to the office person, because hey, why would they take any of this seriously?? He said he rang the doorbell six times??? Right?? I'm still in shock and I don't know what I'm gonna do if I see RAY OR ANY MAINTENANCE PERSONNEL THAT RESEMBLES HIM on the street. I really don't know why he couldn't just step outside or let himself known, if there is a shower going on, or someone's at home but obviously this person couldn't hear any of his "six ringing bells". Why couldn't he just at least yell out, "Maintenance!!" I heard other maintenance people yell out when they enter the home even when they are sure it is empty. Why didn't Ray do that today??? I'm still in shock, I feel embarrassed and feel like my privacy was violated. Home doesn't feel so safe anymore. But I don't feel like any of the person at the office is taking this seriously other than just an accident. I asked Gina if they could at least text me about 10 minutes before they enter the unit. That I'm always home next to my phone, and Gina said "We only do that for maintenance that are requested." I asked if they could email or text us about future entry announcements, Gina said "We hang a letter by the door" I asked who hung that letter this time, Gina said, "We have third party doing that job for us." SO THEY HAVE NO IDEA WHO IS ACTUALLY GETTING THE ANNOUNCEMENT OR NOT. THERE IS STILL NO PROMISE OR SOLUTION FOR THE PREVENTION OF THIS INCIDENT FROM HAPPENING IN A FUTURE. I CANNOT BELIEVE THIS. ---- update Today is 8/21/2025, the day after yesterday. Yesterday evening, I asked my neighbors who literally live the next door and downstairs from our unit if they have received any letter from the leasing office some time last week, especially about QR code installation (I showed them the letter I got directly from the leasing office) and none of them received such letter. NONE OF US HAD NO IDEA IF SOMEONE IS ENTERING OUR HOME ANY TIME THIS WEEK. How would I possibly know if someone is entering any time today or next week or the week after next week, and I just didn't get the memo? Now I have a habit of carefully trying to listen outside of the bathroom door before I get out, to get a clue if someone is in my home and I feel like I keep hearing someone is out there running water or something when no other stranger is in the house (yet). I have to stand in the bathroom for a good two or three minutes, trying to see if I'm mishearing it until I grow courage to open the door and see it for myself. I feel anxious all the time even when sitting in the living room. This is too stressful. --- August, 27th. 2025 - update The new manager named Kim called last week and she was very kind. They followed up with me and today I received an email from Kim. I was assured that this kind of accident will not happen again. They are making changes and will text people in the morning when they are doing maintenance in our unit the same day. That is all I wanted to hear. Thank you. read more

Once you sign the lease, management's attitude shifts entirely--they couldn't care less about you after they've locked you in. When I raised concerns about the constant loud noises caused by the paper-thin walls, they brushed it off with a dismissive "That's apartment living." So, if you value peace and quiet, forget about it here--sleep will become a luxury you can only dream of (ironically, while wide awake). The washer and dryer? Constantly under maintenance and guaranteed to destroy your clothes. Don't even bother. The carpets are another nightmare--cheap, filthy, and impossible to keep clean. On top of that, nails stick out from the sides of the carpet, creating a safety hazard. I've had to fix this issue repeatedly, and management does nothing to address it. Living here feels like a cruel joke. I wouldn't wish this apartment on my worst enemy. I just had an amazing experience here. I misplaced my iPhone while touring several units. I flagged down a roaming maintenance man, Ricardo Garcia, who went 200% out of his way to help me. He drove me back to where I thought I had left the phone, called it , no luck. He then called the leasing office to report my loss and to ask if a phone was turned in. He also noticed that I was wearing an Apple watch which incidentally I only bought a few weeks ago. He showed me how to use the Find My Device App and located my phone. He then drove me to where my phone was. If this isn't the BEST service ever, then I don't know what is! And,it turns out that today is Ricardo's last day in this position. Apartment Review The apartment units themselves aren't particularly luxurious, but the management team is the main reason I've continued to live here. The team is led by Mary Tehranian, who is by far one of the best property managers I've ever encountered. Mary is incredibly supportive and responsive. Over the past five years that I've lived in this complex, she has consistently gone above and beyond--often outside of regular working hours--to help resolve any issues. I still remember a time when the water heater wasn't working properly, and she made sure the problem was addressed immediately. What also sets this place apart is the strong relationship between Mary and her maintenance technicians. Together, they make an efficient and dependable team that can quickly fix almost any apartment issue. I'm truly grateful to have such a dedicated management team. Newer resident here but man I'm digging this complex! Went with the two bedroom with a lovely golf course view and I keep finding myself saying man look at that view. As for the complex itself it is very nice and clean and quiet which I appreciate. Has a mini gym and a pool and a few hot tubs. One of my original hesitation was the community laundry but I've actually loved it and being able to do 3 loads at once is such a time saver and forces me to finish my laundry which I struggled with before. Haven't need much maintenance yet but the little things I've done they've fixed right away of if not within 24 hrs. read more

Update: Management did respond implying that they addressed any concerns we had. Yes, I never said they didn't, just that they weren't fully resolved. Addressing and resolving an issue are two very different things...I.e we have to wiggle the stover burner, use a lighter, contact washer/dryer company, etc. My rating remains the same as these are just ongoing issues that probably can't be 100% fixed, which is fine. They're really not that big of an issue, just more of an observation. Hope to see that RSJA is open to constructive criticism. This is just my personal experience here. At the end of the day, customer service is what matters most to me.... Lived here for a year now and for the most part, we love the community. Our neighbors are great (most of them at least) and it's very quiet and zen. There are stores around us, a regional park in walking distance, and nice trails to walk dogs or ride bikes. Apartments are also very spacious with lots of ambient light! However, I gave 3 stars for five reasons: 1. The water will shift from extremely hot (like it's burnt me) to cold without any warning when you are showering. They've tried to fix the boiler but this last fix just made it worse. So, showering can be annoying and sometimes we just have to be fast. 2. The apartments are large and there's PLENTY of space to add washer/dryer hookups, so I'm really confused as to why there is an on-site laundry mat when there's space to just put washer dryer hookups in the apartments. For example, we're in a 2 bedroom, 1 bathroom apartment. There are two sinks: one in the master bedroom, which makes sense, and another random sink with a random door on the other side of the bathroom that leads to the living room (see photo). This is the perfect spot for washer/dryer hookups. 2 sinks and two separate areas aren't necessary. Hope to see that they decide to add these in the near future as this may just push us to move out because of #3 below. 3. Washer/dryers are always malfunctioning, and maintenance onsite DOES NOT fix these or answer any maintenance requests for these. You have to contact the washer/dryer company with any concerns. The washers also do not distribute detergent/softener evenly so sometimes a re-wash is necessary. 4. The toilets. Omg the toilets! They don't flush! I have never had a toilet that needed to be unclogged after almost every use. Had maintenance take a look, they didn't see a problem...it's the most annoying thing ever. 5. The stove. Not all of the burners turn on when you turn the knob. Also had maintenance take a look, they suggested we just wiggle it or use a lighter to light. For being an Irvine Company apartment home, I'd at least expect the stove to work properly....whelp. At least we have the lighter to get it to turn on! read more

I've lived in this apartment community for about 7 months now and moved from a 1 bedroom into a 2 bedroom. 1. Staff is always friendly! Jeena is my go to girl and she always has a smile on her face, welcoming personality, and ready to help anytime I need anything! She was so patient and helpful helping me find the best 2 bedroom unit that fit my needs. I'm big on customer service and all the staff and maintenance team are 5 stars! 2. The unit itself is big. I would love it if they had washer and dryers installed inside but the laundry rooms (yes, plural!) are a short walk so I don't mind. The community itself is really pretty, ponds along the walk with ducks and birds. It's peaceful and I enjoy my walks around the area. 3. Maintenance is always quick! They have an app to request maintenance, pay online bills and view leasing docs. SUPER CONVENIENT for someone like me that works a lot. 4. I didn't rate it a 5 stars for 2 reasons: The community event room isn't open on Sundays since the leasing office is closed and security needs to be upped. It's a bummer not to use the really cool event room on Sundays since that's typically an off day for friends and family and it would be nice to utilize it when anyone visits. On this point, it would be great to have more light around the BBQ area at night since it gets very dark. Second part is security- my son's brand new bike was stolen (yes, it was chained) and there are no cameras around facing the carports so I didn't feel there was an additional layer of security other than the roaming security guard that goes around twice a night. **The staff did respond to this and allowed me to just park bikes in my patio since this happened. --- Overall, great community, cool staff and awesome location. Walking distance to my kids schools, Wholesome grocery store and other restaurants, and a big park down the street. I truly enjoy where I live! read more

Apartments are very old, not well kept, bad management (doesn't enforce rules/lease agreement) lots of smokers in development & lots of ants! Poor construction scheduling. They have started to work on parking lot this year while everyone is home due to the pandemic. Not a good idea when people don't have anywhere to park. We are paying rent that includes a parking spot! This has been going on for months now! It's very frustrating when other residents aren't moving their cars & prolonging construction. We were sent notices stating if cars aren't moved they will be towed, well I don't see any towing happening! Just more prolonging. It's time the management does something about this! We want to get what we pay for & we are tired of being put out by leasing office/ management/ Irvine Co & other residents!!! Follow the rules so we can all get on with it. read more

Rats and roaches everywhere to begin with, vagrants going through trash at night, loud "maintenance" that is disturbing to everyone around, neighbors are awful, and a horrible front office that is either unable or unwilling to help with an attitude to boot. Okay sure maintenance comes quickly, but why should I need maintenance to come so many times to fix shoddy cabinets and appliances? Don't expect to get your security deposit back either so kiss that $600 goodbye. Charging 2024 prices for 1994 living arrangements. And then the nerve to raise the rent even more. I had a minor plumbing issue. I had guest over and they clogged my toilet not me, any how I was still very much embarrassed. I stopped James at the door because I didn't want him to see the backed up toilet. It wasn't pretty. I asked if he could just let me barrow the plunger. He could tell I was embarrassed and immediately starting putting me at ease. Long story short I let him in. I guess this happens regularly because he didn't even bat an eye. He just dove right in. I was impressed it was like watching art in motion. He had meticulously set rags at certain points which I thought was odd but then it made sense. As he plunged the toilet water was splashing and spilling which he was dodging and ducking like a boxer dodges his opponents hits. The water that was splashing and spilling was landing exactly where he had placed the rags it was amazing he knew that's where to place them. After he cleared the clog he cleaned the area with some spray called turbo kills which smelled amazing and left my bathroom clean enough to eat from. I swear he left it just like when I moved in. Anyhow I wanted to say Thank you James you rock! I appreciate you and thanks for making me feel comfortable. I hope my toilet never clogs again but if it does I'm glad James is here. read more

I would not recommend this community if you don't like: - when management disregards your concerns and issue, they always say just "We are sorry" instead of any action - stale marijuana smell and no any action on management side about it (even if you are point to the proper apartment with smokers) - permanent issues with on-site laundries - old kitchen appliances (that includes rusty fridge and Frankenstein-like kitchen furniture) - mold on the windows (they said - you can use some spray) - mouse's smell within home - to pay additional money for "awesome landscape" and have stale dirty water and "swamp smell" (streams and lakes) - to have increase of rent just because of "market" even if prices around are decreasing Also we had an issue with additional charge for carpet replacement (we were there for 3 years and when we come - there wasn't a new carpet as well). Plus, we were waiting about 3 months for toilet replacement and had just tales about "broken order". So far I am LOVING living here. The view! I am in my happy place. But what has really made it comfortable and feel like home is the staff. The front desk is super helpful and kind, walking me through all the paperwork of getting moved in and set up during a pretty crazy stressful time in my life. I am very thankful for their patience and kindness. Also the maintenance staff is tops! Every time I've put in a request for something to be fixed (and I usually don't like to complain) somebody shows up the same day! Jose just installed a new dishwasher for me and while he was here I asked if I could put in my own shower head that I had bought. He said yes and even installed it for me! So nice! read more

Old management was way better. This is a good community but the new management, specifically Mary, is ruining it by harrassing peaceful residents over very petty things that do not matter. Confirmed by most of our neighbors. She's got blind ambition and she is willing to step over tenants' rights and pick fights to meet her quotas to look good on paper. Don't be fooled - she's very rude and quite incompetent. Maintenance staff is great, however. Hugo and his team are all very responsive and helpful. We have seen Mary treat them in a condescending, disrespectful and passive-aggressive manner and it makes us uncomfortable. EDIT: To the 'Business Manager' - I spoke with Mary about our concerns and she was retaliatory. She knows my contact details so please have her supervisor or Regional Manager call me. I will not be dealing with her directly as she is incapable of handling situations without resorting to escalation. (For example - She showed up at our home unannounced, unscheduled, and uninvited on Thanksgiving Eve last year to 'apologize' for shutting off the water that day without notice (and dragged the maintenance manager with her.) After we recently complained about poisoned dead rats and festering dog feces baking outside in the common area for days, she sent one of her office staff to 'case' our unit and sneakily take pictures of our home without Irvine Company identification/uniform/name tag. We came home from lunch thinking someone was robbing us. We have witnessed her do the same to our neighbors, getting within a few feet of their homes and aiming her camera inside of their units.) This is not someone who we wish to deal with without the proper channels of mediation. Thank you. read more

Charged $650 for "cleaning" on move out. No pets, no children, no visitors, never smoked, never wore shoes in the place, carpet was 12 months old, no stains, didn't even hang a single picture on the walls. 100% of the unit was emptied, vacuumed, wiped down, swept and mopped on move out. I have never been ripped off by an apartment complex like this before, but I'm not hurting financially so it doesn't really affect me personally but I know a lot of seniors and students look to rent here and probably have tighter budgets. Be prepared to lose 100% of your deposit here no matter how well you take care of your place. You have been warned. --My updated reply to Irvine Company's response:-- There is zero confusion to my "understanding regarding the terms of your lease". I'm extremely aware of contract law, especially in the area real estate contracts. The confusion lies with the staff who doesn't understand how California Law defines the process by which a security deposit can be legally deducted by a Landlord. It clearly states that a Landlord cannot charge a Tenant in excess of "normal wear and tear". The staff at this property, according to more than one post, charges "normal wear and tear" as "damages". I highly encourage every current renter at a minimum to take a video of the entire walk-through process with The Irvine Company rep upon your next move-out to assess if damages have occurred to your unit. Clearly ask the walk-through rep to state if there are damages to your unit that you will be responsible for. Make them sign the move-out sheet that defines any damages if they exist. Also, make them sign the move-out sheet and have them clearly state in writing if there are no damages. DO NOT SIGN AN ESTIMATE FORM IF THEY STATE THAT NO DAMAGES TO YOUR UNIT EXIST. The California Court System clearly states that "a landlord may not make tenants pay for painting, new carpets, or curtains unless they are damaged beyond ordinary and reasonable wear and tear". It seems now from multiple posts on this website that Irvine Company will attempt to keep portions of your deposit for ALL of these scenarios, even if they are not damaged in the legal definition. Awaiting the next PR post from Irvine Company telling everyone how much they regret to hear this and how their team would like to address my concerns and review the final statement... I'm not posting this on my behalf. Current and future Tenants, please do not assume that the politeness of the staff at Irvine Company will mean that they will do the right thing. Sadly, they are now leaving the responsibility of doing the right thing with the customers now instead of taking this upon themselves. I feel bad leaving a one star review because I really loved the staff that work there. Unfortunately we had a lot of bad experiences while we lived at the apartments. once our laundry got stolen out of the laundry room and we asked if we could get a reimbursement and we never got it. Then we had a leak in our bathroom and they started to work on it but left a huge hole leading into our neighbours bathroom and we could see them going to the bathroom and they could see us taking a shower. This lasted for a few days with a huge hole in our bathroom. I have videos of myself taking a shower seeing our neighbor. Eventually they put us in a hotel that smelt like Pee and when we got back our carpet was still ruined and smelled like mildew.With all this there happened we were trying to get our deposit back because we were moving out and they charged us a whole deposit of almost $2000. I thought for sure we would get our deposit back after all the problems we had with the plumbing and flooding our bathroom and ruining the carpet and walls. read more

I really enjoyed living here. We lived here for almost 2 years. Our unit was in such a beautiful location. It was quiet, great neighbors and right along culver off Promenade so it was so easy to walk to the shopping center every morning and walk my daughter to university park elementary just a few blocks away. The bedrooms are big and there is a lot of storage. Only down side is the kitchen is a little small and the gym is small. We loved going to the pool and hot tubs on the property. The maintenance staff was always very responsive. Anesa Krso was the leasing manager when we lived there. She was awesome. We miss her very much. Unfortunately we had to leave before the lease was up due to my husbands job. We miss it very much. It is still home to us. I recommend living here to anyone, especially if you like peace and quiet. I must amend my review - my bike did end up getting stolen. FWIW, I was able to have it chained and locked safely for about...hm...maybe 8 months before someone jacked it. I don't know how I could have another one especially seeing as the fence they have in the carports (this fence was what I chained my bike to) have been removed by construction. read more

This just happens to be my second stint at this apartment complex. Yes, I enjoyed it that much the first time around that I had to run it back. The golf course views can't be beat, with a great luxurious resort feel without feeling like a commercialized hotel. The property management onsite and the people are amazingly friendly. With those crazy long hours that they work, Jenay and Kodi both need a raise (so I hope their bosses are reading this). In addition, work orders and maintenance are always done in a quick and timely manner. Their occasionally activities make it nice so you don't have to order dinner and cook sometimes. Oh yeah, an electric vehicle charging station onsite would be awesome too! ;-) read more

I had the worst move-out experience possible. Before the move out somebody came for an inspection to give me an estimate of possible costs. Although we only had a few nail holes for hanging some pictures on the wal, he told me that they have to repaint the whole apartment and we have to pay 150$ because we have only lived there for one year and we are responsible for half the cost of painting. Then he gave me a 51$ estimate to clean the carpets. And about 150$ for cleaning the aprtment. I told him I will clean the aprtment myself but he said no matter how you clean we most probably will charge you for cleaning anyway, so you better not clean. I decided not to clean myself and was expecting a 300-400$ move-out bill based on the estimate. After move out I received a 1100$ bill, which was asking me to pay within one week otherwise they will send it to collection. The bill was stating that they had to replace the whole carpet. I called them and asked them why and they told me that the carpet was damaged and we had to replace the whole carpet. We only had a few superficial stains due to food or tea spill on our carpet. We never walked on the carpet with shoes. So I asked them where exactly it was damaged and they told me in the living room area and they did not tell me the exact location no matter how many times I asked. They were clearly replacing the carpet even without trying to clean it. I told them, if you had told me the actual estimate is 800$ (not 51$) for carpet I would have hired professionals who would have cleaned it for a fraction of this cost. The representative I was talking to was polite but he was basically saying there is nothing I can do and I have to pay. Irvine company did not even try to clearly explain why they were charging me this amount, but I had to pay!! This is the fourth apartment I have lived in and this is the first time i have been charged for any kind of damage to the apartment. So just be aware it does not matter how clean you keep the apartment or if you have deposits with them or not they will charge you as much as they can during move-out. I lived here for about a year. I enjoyed my time living there. Their management team has always been nice and attentive (shout out to Karim and Monica!). Maintenance team is also very responsive. Never had any problem getting things fixed, as needed. This apartment has plenty of street parking, so there was never any fear of having to spend 10+ minutes looking for a parking spot. Being next to a golf course, the apartment complex is relatively secluded and have a good view. Overall, it was a positive experience living there. Too bad that they don't have in-unit washer & dryer, or else I wouldn't mind renewing my lease. read more

WORST MANAGEMENT AND APARTMENT COMPANY..... EVER! I have rented three apartments from Irvine RSJ Apartments over a period of 7 years. Fair and reasonable for the most part. But, please, for your own peace of mind, take notice to the low ratings given for 2019 - present. They are honest and truthful and will keep you from the unimaginable repercussions you will suffer from this present management. "Situation Control" is what comes to mind when I describe the RSJ agents in this office. Most notably the current office manager. Do yourself a favor, rent somewhere else.
