Next, I bought a 1931 home that was a rental. It had deferred maintenance. And the inspection report told me I would need to make some plumbing fixes. I had them replace all the tub/shower faucets and valves. I also got a new tub drain (there was evidence that at some point there had been a leak). I got a new water shut off. A new copper water line for the fridge. A new basement utility sink. New water connection to the washer. A new p-trap to the bathroom sink. I learned that the best faucets are Moen. Garrett and Abe are a great team. I do feel like Jafco is more expensive than if you hire a local one-person plumber. That might be to cover their marketing and scheduling. But Jafco can fit your in pretty quickly. So that is a nice trade-off for when your plumbing job is time sensitive.

They are superheroes who saved us from a seemingly unsolvable nightmare, after so many others refused to help us at all. Whether your tank is a challenge or not, we highly recommend you reach out to Green Latrine. When we bought our home in 2000, we were assured that the septic tank had just been pumped because it was a required step before transferring ownership. The prior owners marked the location of the tank lids with metal stakes, and told us to make sure to remember where those were, for future servicing. We had never had a septic system before, but we learned that they should be pumped every few years. Over the last 25 years, we called MANY septic companies to arrange for service, but they all failed to ever come out -- some would cancel, some would not return calls, some agreed to get us on the schedule but instead would ghost us altogether. In December of 2025, after 25 years of being unable to get the tank pumped, our toilets and showers stopped draining, and we had to try again to persuade ANYONE to help us. No one would even come help us locate the tank lids. We called company after company, and this time we discovered that apparently our steep, rural easement road was too treacherous for any of them to attempt to drive up with a heavy waste-tank truck. We spent an entire month using a camping bucket toilet in our bathroom, and showering at friends' houses, because all our water use was backing up into the house, and we had lost all hope of ever getting our plumbing working again. Finally, one septic company, who said that their own truck was too big to navigate our easement road, recommended we call Green Latrine because, although they primarily handle portable construction and event toilets, they also do septic pumping and that their smaller-capacity trucks might be able to make the climb. The referring company warned us that with a completely overfull septic tank, a small truck might need to make two separate trips, and we should be prepared to pay full price for two separate service visits. When we called Green Latrine and explained the challenges to drive up our road, Paul Brown, the operations manager, said he thought his team might be right for the job. Doing something challenging and different could be a great change of pace, and he was pretty sure team member Matt White, their guru driver, would be thrilled to give our road a try. Matt can maneuver their trucks, even the larger ones, into the most complicated areas. Paul told us he would consult with his team to decide if they would tackle our road. When Paul called back, he said they could come on Saturday, only a couple of days later, and that Matt wanted to come along for the adventure even though it was his day off. They wanted to save us money, so instead of multiple visits, the plan was to bring both a large truck and a small one, and then empty the small tank into the larger truck that was left downhill, if a second round was needed. Despite Matt's best efforts, our road was, indeed, too difficult for the big truck, so Tim Brown skillfully navigated the small truck up the easement. Whenever we had plumbing issues in past homes, the plumbers would make comments about the waste, and express disgust, and we always felt embarrassed. Now we had 25+ years of waste, and a tank that was 20 years overdue for service, so we braced ourselves for negative judgement. But instead, these guys were cheerful and chipper, and interested in the opportunity to see how a long-standing accumulation is different from their more routine appointments. We asked a lot of questions about how the tank functions, and how their equipment worked, as well as general conversation. At the end of the day, our septic tank was empty, and our fears were remedied. We won't have waste backing up into the house anymore. And now we know who to call for the next periodic service. We are extremely grateful and impressed with Green Latrine, and their team's work ethic and willingness to tackle this challenge we had no way to solve.

My experience with Eduardo (Septico) was completely different from a previous company I hired, who made me feel judged instead of actually helping. Initially, Sterling told me that there would be no one available until Monday morning, but offered me info on another company if I wanted to check with them instead. But then, within the hour, they figured out a way to get the last of their guys who was still out in the field over to my place for a diagnosis. Guy was here in under an hour. What's more, to make sure everything was well and truly addressed, the boss himself stopped by on his way to a birthday party to offer a little oversight, hands-on assistance, and some on-the-job staff training. Sterling ended up pumping my tanks, which was fine, but there was no charge for the extra service call, which was even better, and everything was resolved by 6:00 PM. These folks could have easily said, sorry, can't do anything until Monday, and I would have understood. Instead, they went the extra mile for a good customer - and now they've ensured that they'll keep that customer for many years to come. That's the way to do business and I thought you Yelpers would want to know.

Fortunately, we got two other septic companies to look at the project. We have learned that the main line they scoped is NOT even part of the septic system and did not need to be scoped. So they charged us for unnecessary work. The company we hired to do some recommended work helped us navigate the county offices and saved us several thousand dollars. The cost of having other companies review our project was costly, but there was no destroying our side yard and the final project was much less expensive. I would be wary of hiring them.

My husband called them after hours and they got back to him first thing in the morning. We had an appointment this evening, which was far sooner than I expected. Michael and Dallas showed up already beat from a long day, but were friendly and very respectful of our property. While they took care of pumping out the tank, cleaning the filter and clearing the baffle, they took the time to explain to me what they were doing, why they were doing it, and showed me how to care for the system between regular service. They put up with me standing out there asking questions and were as gracious as they could be. They're also both incredibly hard workers who manage their time perfectly. 1000% I will be calling them for my regular service and recommending them to my friends and family. Not only were they timely, their prices do not break the bank.

I contacted hemleys during October 27th for a full septic tank that appeared to be failing. On Oct…read more27th they came out replaced a burned out pump and stated there was drawdown issues on our lateral lines. The 29th they came out again to try and diagnose/fix the issue. Eventually while we were at work they left, I got no phone call or communication and the massive hole in our yard filled back in destroying the landscape. I eventually reached someone by phone requesting an update, thinking our septic was resolved. One of the tehcs told us our DRAINFIELD has failed and they tried a temporary fix, but until it can be rectified pooling will occur in the yard if too much water used in the home. I was told on the phone by the tech that unfortunately this could be close to a 30k fix and it was left at that, with no guidance on what to do or where to go. I paid my bills right away to hemleys that week for the work they did complete. This process ended up taking Nov until February to rectify due to the misdiagnosis from hemleys. I had to pay $5000 to a drainfield designer pay numerous fees to the County for inspection which all took time. Meanwhile we had pooling in our yard and could not fully use our water and appliances in a house hold of 4. A massive 8ft by 8ft deep hole was in the center of our backyard all this time from testing by designer and county. Eventually, I found a very reputable septic company to complete the design work from the designer. Within hrs of the septic company starting the job and doing some basic diligence they discovered 2 of the 4 lines had valves closed/broken and that was all that needed to be replaced. Fortunately, this company was honest and came forward with the information. However, hemleys cost my family nearly 8k in unnecessary work hiring a designer, other fees all due to this misdiagnosed failing drain field. On April 22, 2026 I respectfully asked for a manager or owner of Hemleys to discuss this issue. I was told to provide the documents from the last company and they reviewed county records. I supplied this within minutes. I then never received a single phone call or update as I called daily until 4/30/26. I was consistently told the owner and or manager are not available on several days. And then the manager after 2 days of that stated the owner has not reviewed this yet. This was an extreme inconvenience to our household and costly due to the negligence that made for several months of an inoperable septic tank when this issue could have been resolved in a few hours like our newly hired company completed. At this time we have been blown off by this company we had used and recommended for years. Based on the data and information we have we will continue escalating this in the necessary manner legally as we have the emails sent to our designer from Hemleys supporting them diagnosing failing drain field, that in fact was no where near failing.

It was a Saturday, so... not a great start to the weekend, and also, not a lot of (decent) plumbers available! Anyway, I posted a project on Yelp, and Homeservice Plumbers were fairly quick to respond after my other Project options (not to be named here) either demanded a phone number or made wishy-washy timing range options (which were not amenable to my schedule). Homeservice Plumbers was quick, to the point, and not pushy or demanding at all anytime I was talking to them. I scheduled for Tuesday between 12-2pm arrival, and Xavier, the first person who came out to see the problem, showed up in a timely manner (just before 12pm!) as he had another service call in the area. He was respectful of property (brought his own shoe coverings!) and was also pleasant to work with. Unfortunately he didn't have the tools, but he was the one to call in Nick who had the requisite tools for the job. He confirmed the service would be possible, and off he went. The next person, Nick was great to work with - he arrived promptly at 5pm (the quoted range was 3-5pm, which was perfectly reasonable), respected the property (brought his own shoe coverings, asked to use a small bowl to capture the grease drippings from the p-trap, and cleaned up after the work was done), and was able to provide a fair estimate for a high value of quality work. He finished by 6:30pm and confirmed the drain was working, and verbally confirmed (it's not on the invoice but I hope I never have issues again!) that there's a one year labour warranty - great deal! I never caught the phone "operators" name (my bad, she called me THRICE and I still never caught her name), but she was cordial, polite, and quickly handled my concerns for updates on when the plumber(s) would arrive. Scheduling through Yelp was simple and easy - and having no "service call" fee means there's no obligation to go through with anything you're not comfortable with. Anyway, short story (really) long: this company is on my list of "high quality work at a fair rate", because (1) they don't charge for service calls, which is a bold move in today's service-oriented environment, (2) they are reasonable with pricing given that I'd done some research beforehand, and (3) they verbally offered a warranty for their services, which means that they're willing to stand by the quality of their work. Call them today for your plumbing issues. Fair, honest, trustworthy service is hard to come by - the companies you see on the billboards aren't the only options in town!

He said they would be back between 2 and 4 to do the repair, they didn't get here until after 5 PM. I was severely overcharged. I was told I would just be charged for parts and labor. They charged me $250 for a $99 faucet, I looked it up. And charged me $500 for less than 20 minutes of labor. Obviously, the timeslots mean nothing to these people. And again, I feel like I was severely overcharged.

I am writing to formally lodge a complaint and share my highly frustrating experience with Northern…read moreWaters, Inc. regarding recent services on my mainline irrigation system. The issues began last December when a fencing company's negligence caused a leak and a winterization failure. The Northern Waters team initially came out to identify and resolve that specific issue. However, when we turned the water back on earlier in July, the system experienced unusually low pressure. This led to a cascading series of costly and ineffective service calls: Visit 1: A technician came out, simply confirmed the low-pressure issue, and we were charged $180 for him walking around and letting us know that indeed the system was not working. Visit 2: The technician returned later that week. He stated that sand must have been pushed into the lines during their previous winterization repair, causing a blockage. Despite this being a direct result of their prior work, we were charged an additional $480. We were assured the system was fully repaired. Unfortunately, the system was far from fixed. While it was scheduled to run every other day at 5:00 AM, we began noticing significant water pooling in certain areas. Worse, one of our larger rhododendrons is now dying due to a complete lack of watering. We ran an out-of-cycle test ourselves and discovered several outlets were still completely nonfunctional. Visit 3: The company sent out the exact same technician. I had to personally walk the property with him to point out 6 to 7 distinct nonfunctional areas that absolutely should have been addressed during the prior visits. During this walk-through, the technician identified even further issues, resulting in a staggering $880 charge for this third visit alone. I am incredibly disappointed with the service and the absolute lack of accountability. I was repeatedly charged for follow-up visits to fix issues that were either caused by their own repairs or completely missed by their technician. Combined with the property damage to our landscaping, the fact that it took three separate, expensive visits just to get the sprinkler system functioning properly is entirely unacceptable. Be aware of this company and proceed with caution before hiring them.

Mike was called to my rental house in Mt.Lake, Terrace to evaluate a backed up sewer drain. After running a camera down the line he showed me where it was plugged up. Over the years I have had this problem two other times with tree roots blocking the old cement sewer lines. It was always an expensive ordeal. I was ready for a final solution to this expensive problem. Mike offered me a very reasonable price to run a new 62 foot sewer line from the house to the street with state of the art black rubber pipe. I quickly agreed at the more than fair price for the job. The following day I was on site from 8:00 am to 6:00 pm and watched the entire job. Mike even drove me to City Hall to obtain the necessary permit. His crew jack-hammered a 3' x 4' hole in the patio and made two other holes in the driveway closer to the main sewer hook up. Mike unloaded his own ditching machine and dug the holes, one was 6' deep. After the holes were dug and the old pipe was ready A steel cone and cable was afixed ono the new 62' pipe. Then it was "threaded" through the old pipe with a machine that applies 11,000 lbs. of pressure. It was amazing to watch the high-tech procedure. His young, energetic and friendly crew of workers worked very hard to complete the job. After the city inspector approved the job the crew filled in the holes and poured over 25 bags of 80# concrete to finish the job. When my renter arrived home the job was completely done and Mike's crew had cleaned up and swept the entire site. I was building a small fence in the backyard at the rental house the same week. Mike even let me use his cement mixer so I wouldn't have to mix the 16 bags of concrete by hand. I would eagerly reccomend Mike and Sewer Friendly to everyone I know. I've been struggling with roots in my, main sewer line for a few years now. I've had dozens of plumbers over here and drain cleaners (who are actually two separate businesses believe it or not). this industry, unfortunately is filled with a lot of deception and malicious business practices: very predatory people. Nobody wants to deal with sewage and they prey on that. $1,800/hr is a pretty common bid. This company, refreshingly does not fit that mold whatsoever. upfront straightforward pricing. Extremely professional, no hard upsell and best price for hydrojetting in town at $600. Absolute pro: my line was fully backed up all the way to the back, clean out. It was a real danger of hydro blasting water back up through my plumbing and into my house with their crazy 4500 psi jetter. He Freaked it. Then he went back, got all the rest of the roots and went as far as the city sewer line and even cleaned out some of the roots there for me. Marked all the breaks in the line for me, gave detailed estimate with multiple options from affordable to pricey. Provided a copy of the video even. I passed on the repairs this time, but next time the roots grow back I'm definitely just getting the work done with these guys. They've earned my business. These guys hook it up on the small stuff knowing that you're gonna come back to them for the big jobs .Smart business good company highly recommend. My guy went above and beyond the call of duty. He was still there cleaning when I left. Extremely thorough. Make sure you ask for the Costa Rican guy. Good work guys I can't remember the last time I had such a good experience with a plumber. Was gonna rent the stuff and do it myself for 375. I mean, I basically only paid him 225 for an insane job. I recently hired the guys from Sewer Friendly to troubleshoot some sewer issues I was having at my 1940s house with original concrete piping from my property to the city connection in the street. Right up front I want to highly recommend these guys. Every team member that came to my house was professional, on time, and made sure they kept me informed throughout the repair process. Nobody wants sewer problems and you need someone who will walk you through the problem and explain the options, which is exactly what the guys did for me. In the end, the solution the guys came up with was to line approximately 50' of the old concrete piping that is on a steep hill. Over time, the old pipe had settled unevenly and separated at several of the joints, along with severe wear inside the pipe. The recommendation to line the pipe was made after the guys thoroughly investigated the entire pipeline (approximately 115') with camera equipment. We looked at the camera together and they showed me the areas of concern. They answered all my questions and were not pushy at all. Also, they could have easily told me I needed to line all my pipe but they told me it wasn't needed. These guys really had integrity. The lining process itself took a few days but at the end of each day they made sure we could still use the water in our house. They only had to dig one relatively small hole in my front yard and the cleanup crew did a great job putting it back together and fixing my grass. Sewer Friendly was fantastic to work with! A shout out to Sherrie, Rick, Elliott, Roberto, Maza, Tristan and John! Excellent, clear and fast communication with Elliott over email and on the phone. We hired them to fix our bellied sewer line, install an external cleanout, backflow preventer and to provide an estimate for fixes to the line we share with 2 other neighbors. As you can imagine, that involves a lot of information prepped prior to neighbor buy-in. Once we get the greenlight from all neighbors, we hope to proceed with Sewer Friendly for both the fix to the neighbor's tie in and the permaliner to the main. As for the completed work, the crew was punctual, incredibly friendly and hard-working. In our case, our property didn't allow for an excavator, so they had to hand dig 10 feet down! What a feat! During the process, they were very careful to place the dug-up dirt in the designated areas, keeping my flowers safe. Upon completion, they documented all fixes with photos and texted them to me for my reference. Throughout the process, the foreman, Roberto was phenomenal. What a great guy! Sewer Friendly did a trenchless sewer pipe replacement for us. The highest complement you can give for something like this is that it was uneventful. Nothing went wrong, the work took as long as they promised (2 days) and within a week of talking with them we had a new sewer line. Mike was patient in answering all my questions and did a decent job going through all the options (you still need to do your own research of course, don't rely on someone trying to sell you something for all your information). Price was on par with other estimates, not particularly cheap or expensive (although trenchless sewer replacement is pretty expensive on its own, about $7K, but we had a tree in the front yard that prevented traditional replacement). They did less damage to our back yard than some of the other providers we talked to said they'd do (basically they just kept the hole small, so didn't need to dig up our back patio). They did need to dig up the front sidewalk and did a fine job replacing that the day after the sewer was done. Like I said, uneventful - order it and forget it, which is just like I want to deal with anything related to my sewer. read more

Highly recommend Sewer Friendly. We used Sewer Friendly several years ago to put a liner in our disintegrated sewage line. We spoke to several companies and at the time, Mike, provided us with several options to consider while keeping cost in mind. We thought they did an excellent job, and easy to work with. They got the job done as and when promised, at the cost we expected, finished on time and put the yard back in a good state. We recently hired them to fix our other line. We found Rick highly knowledgeable and rather than coming in and overselling, he came up with several scenarios around the potential issue. Rick and Cameron came back promptly to scope, determine the issue which resulted in hydro-jetting the line to unplug a blockage and provided recommendations for keeping the line unplugged and clean going forward. The cost was reasonable and actually less than we "feared"! I continue to recommend Sewer Friendly to our neighbors and friends due to their integrity, professionalism and expertise. When that unfortunate time arrives and your sewer goes south, you need Mike and his crew from Sewer Friendly. When my time arrived in the fall of 2010, I was shocked to learn that my sewer line ran completely across a neighbor's property and the leakage from the broken pipe had been fouling the air in the neighbor's basement for months. Mike and Sewer Friendly had come well-recommended by a Windermere real estate agent. Mike uses state-of-the-art technology. Using his iphone he pulled up the neighborhood sewer maps from the City of Seattle website. He used the latest color video sewer snake to survey the interior condition of the line and followed up with a utilities scanner to confirm the exact location of the underground line. Mike was able to reassure the concerned neighbor that the project would not disrupt their new patio made up of paver squares. Mike's crew used the pipe bursting process to replace nearly 100 feet of my 90 year old clay and concrete sewer line with current code PVC pipe and things have continued to flow well for the past ten years. read more

I called about 10 plumbing companies trying to find someone to put in a sewer line and decommission the septic tanks. Wow, no one wanted the work except Mike at Sewer Friendly. One would think this was a good economy and they were all too busy. Fortunately Mike came out the same night I called (after working hours) and I had a bid within a day or so. He was right in the ball park of what I was told that it would cost when I bought the house. They worked like clockwork and had everyone else they needed there lined up within minutes of each other (ie. the septic pumping and the gravel dump to fill the tanks). They were all really nice guys and worked hard to get the job done within the time frame they had quoted. In fact there were there finishing after dark. I am impressed by how responsive the owner is and at how hard his employees work. It was a pain to have to do a sewer hook up but Sewer Friendly made it easy and fast. We hired Sewer Friendly for a second time to fix a break where our sewer connected with the city system (a break they identified in our original scope of work with them). Though sewer projects are nobody's ideal way to spend money, we had another great experience from start to finish. Elliott in the office helped us to split our estimate into two parts, as this part of our line was shared with our neighbor. Rick was a great help in getting us an estimate which set our expectations for the ideal (sleeving -- which ended up being possible!) versus which complications we might run into. Robert and Parker were so friendly while working in a deep, deep hole in our side yard, and Daniel and Tristan even showed up with some rolls of sod and topsoil when they arrived to clean up our property afterward. Everyone was just as lovely and professional as last time. We hope more sewer projects *aren't* in our future, but if they are, we will definitely call Sewer Friendly again! read more

Our next door neighbors had just had their sewer fixed by Sewer Friendly. I met Mike (the owner) and I asked if he would scope my line to see what our sewer lines looked like. Well, the whole line was broken and was in need of repair. Because my wife and I don't seem to make decisions quickly we waited for about a month and a half but we knew it needed attention. I called Mike back and asked if he could possibly do the plumbing. He came over that day scoped out the other side line and it was determined that it all needed fixing. Two days later with much digging and hard work our plumbing is complete. What a great job they did. Mike told us what they were going to do and they did exactly that. I think Sewer Friendly went beyond the call of duty with all the extra digging, I don't think he or his crew knew how deep the pipes were. We had sewer problem that scared a lot of people away: a hole in a 16' deep sewer line right under the front entry . Mike took a look and didn't shy away from the difficulties. He came up with a great plan (which required opening up a 2"x2" hole in the basement foundation, then busting up the old pipe while simultaneously pulling new pipe through - almost all the way to the street). His team executed the plan perfectly, they were ahead of schedule - and yes, they were friendly too! Since the project required digging a 16' hole in our front yard at the tie-in spot, we were concerned about the aftermath and being left with a huge mess. But Mike and his crew put it all back together and it looks way better than we imagined it would. I highly recommend Sewer Friendly. They do a good job digging and replacing sections of problematic sewer pipes, and they stand by their work. Sewer Friendly dug a hole in the middle of the street and replaced a section of concrete pipe that had thick tree roots in it for us in 2017. The subcontractor to Sewer Friendly put lining to the rest of the concrete pipes. However, we experienced back up recently in 2021. Cameron came over three times, jetted open the sewer, diagnosed and video taped the problems. Apparently, the lining work in 2017 left some gaps in between. Cheree and Elliot of Sewer Friendly offered to re-line our concrete sewer for FREE. Robert and Parker, two cheerful young men, worked efficiently for a few days and dug a hole in our front yard. Sewer Friendly had a different lining company re-lined the sewer. Our sewer works great now. read more

I am so grateful to Sewer Friendly for their fast and excellent work. My home is 100 years old, and Kevin had to remove the back steps to get to one of my pipes. The stairs were worse for wear, so the next day I told Kevin to just leave the steps off, and I'd deal with replacing them in the Spring. He told me that he had brought wood to repair the steps, and he re secured the railing which was also falling apart. This was above and beyond for me. Helped complete a tough job that needed to be done before I moved into a new house. Greg was very informative during the entire process. Greg pulled me in to take a look at how the work was being done and shared the sewer scope as well as the sprite bottle he had found as the cover from the previous job. Also Rick spent a lot of time with me showing how to turn water on and off at main shut off valve as well as other places in the house. Since we moved in on the same day the service started we were unsure of low pressure on one of the sinks being related to the job. Rick was kind enough to trouble shoot the issue and restore the water pressure going beyond the scope of the job. Washing dirty plates has never been so sweet! My real estate agent recommended Sewer Friendly when we were selling our house as the inspection revealed some offsets. Sewer Friendly was on top of it...the maneuvered through tricky roots, helped advise me on both what the city responsibilties were and how to get them involved, and quickly fixed the problem. I was so impressed with them that when we bought a new place, we used Sewer Friendly again to get to the root of a possible belly in the line. They installed a sewer clean-out in the backyard of my 1929 house, and they cleaned and scoped basement & driveway floor drains which were backing up in heavy rains. It all went great. The whole crew was quick, friendly, knowledgeable & professional. They hand-dug a hole in the backyard being careful not to disrupt the gas pipe running in that area, installed the sewer clean-out, had it inspected and filled the hole, leaving everything looking great. In addition to hydro jetting the sewer line, they also hydro jetted the basement and driveway floor drains, which was very difficult since they were small pipes with 90 degree angles. I now have a much better idea of how the drainage works around my house, and I would highly recommend them. read more

While my daughter was on vacation and I was tending the house the sewer lines backed up and made a huge mess. I asked an acquaintance who to use and he recommended Sewer Friendly. I called Mike and found him super responsive, first arranging a video assessment of both sewer lines. One was completely plugged with degraded sewer line material and other about ready to go. The bids to fix both lines was quite good compared to other bids. Mike's team arrived on time, dig the digging with proper respect for our yard and the adjoining neighbors, arranged for the inspection and excellent clean up. Todd came out today (working in conjunction with Action Jackson Plumbing) and dug up our old corroded section of our sewage pipe and replaced it. He was very nice and professional and did a great job. I haven't done a load of laundry yet, but judging by the shiny new pipe that replaced the cracked one, I am pretty sure I won't be mopping up water from the downstairs toilet again when the rinse cycle kicks in. When Todd was done and it came time to settle up, I went out and it was like he hadn't even dug a giant hole in the yard. We joked and I said your motto should be "Like we were never here."
