Honestly, though, the price was fair and I could completely remain disconnected to all of the intricacies of a seismic, retrofit, soft story project in the Oakland Hills for our multi unit apartment complex. this was a mandatory retro-fit for soft story initiated by the city of Oakland. Once SFT received the plans, they went to work getting all of the permits necessary. We never had any issues whatsoever. I highly recommend this business. AMAZING! After talking with a bunch of contractors, I hired Farzad and his team for an extensive foundation and framing work on my gut-remodel project and couldn't be happier with them. Farzad and his team were incredibly professional and did such a clean work. We never ran into ANY issues with passing inspections. The work was intimidating at first, which included underpinning of the foundation, replacing the garage slab, excavation and also full framing of a 2,500 SQFT house, but SFT construction made it seem incredibly easy. Along the way, we ran into a couple of surprises that the engineer and the architect had missed, but Farzad was super professional and reasonable in handling the issues and moving the project forward. *Please note this was an unfinished review from 2017. We are still working with SFT and if anything they have become easier to work with and more professional having been working in SF for over 4 years now. Our property management company has enlisted SFT's services to execute the mandatory Seismic retrofit for 7 of our apartment buildings in San Francisco. We got several bids for the work and SFT consistently produced the most competitive price for all of the projects. The first building was completed ahead of schedule with minimal complications. They left the job site clean and finished. They are a design/build group which means they take care of everything from the engineering, permitting, construction and construction management. This is a much better system than hiring a separate engineer who will most likely "over-engineer" the work to be done resulting in higher construction costs. There were a few instances where they did not communicate clearly how the job would affect the tenants, but this was quickly resolved and now we have clear expectations and a protocol in place to insure the projects run smooth and the tenants are affected as little as possible. They are not finish carpenters, so attention to detail, especially during the last phase of the project, needs to communicated. * Their in house construction management team is very helpful, effective and always available. Even though we have done multiple renovation projects before, but this is our first project in city of San Francisco. Our plan is to completely renovate an over 100 years old house including it's foundation. Researched and quoted many different contractors, puzzled every possibility to fit in our budget, we decided to split the entire job to structural and finishing work and managing the rest of work ourselves. After serious consideration, Luckily we made right decision on choosing SFT to do our structural work. I hired an architect to develop a soft story retrofit plan for my 12-unit SF apartment building. I obtained bids from many construction companies for implementing the plans. SFT gave me two bids - one based on the original plans and another based on their redesign of the plans. After reviewing all the bids I decided to go with SFT. The SFT plans included a couple moment beams and many shear walls. I was responsible for hiring my team of personal contractors: electrician, plumber, special tester/inspector, and asbestos remover. SFT was flexible in negotiating the terms of the contract, and it was able to complete the job in a reasonable time frame (3 months, excluding time for change-order work and the SF stay-at-home order). SFT recommended to me many contractors who eventually became a member of my team of personal contractors after a vigorous vendor-selection process. SFT was accommodating whenever we came across an unforeseen event. Plans were reasonably changed while keeping overall construction costs low. The foremen (Francisco and Billy) and the work crew were friendly and easy to work with. They accommodated the residents by minimizing the construction noise, and they accommodated the needs of my personal contractors. As with any construction project, it is best for everyone to work together to identify issues early rather than late. I reviewed the progress on an almost daily basis, and SFT worked with me to address my concerns. In areas of improvement, SFT could have told me at the beginning of the project to immediately start looking for a special tester/inspector. I'm happy with the overall performance of SFT, and I would hire SFT again. read more

What sold me on SFT was that were able to show me their work on buildings that was almost with same as mine. Other firms were not able to show me this. I also chose SFT because they did every from design/permitting and construction. It really gave me comfort knowing that one party was going to be responsible for the work. The work went very smoothly with minimal disruption and it was completed. Even when there was an addition complication involving a an electric service upgrade Shayan found and orchestrated a workaround that worked for all parties. SFT performed two seismic retrofits for us, a 6-unit apartment building and a 12-unit. SFT outbid approximately 8 other firms for each of the projects, and there were no unanticipated cost overruns. The design/permit phase took about 2 months for each building. The construction phase displaced the tenants' parking for one month for the 6-unit, and two months for the 12-unit, as promised. I chose SFT to do the Seismic retrofit on my 6 unit building because they were very price competitive and their strong references. I also like working with both Fred and Shayan, they answered all my concerns and update some contract issues that I had with no problem. The work went relatively smooth, we had some issues with the structural drawings that required us to rework some of the plumbing and electrical. I would budget an extra 10% to 15% more just to make sure you cover some of the unknowns. What I really like about them was Sean, the job supervisor. He was very responsive to any issue via phone or text. He always followed up with me or the other owners. As with any construction job, there will be problems but having a guy that you can trust, like Sean, makes the whole difference. The only negative I have is that they did not inform me that I needed to hire a structural inspector who quoted me $8K (actually was $4K). Overall, I would recommend them read more

SFT Completed a Soft Story Retrofit project in 2018 for a five unit building built in 1976. The original engineering plans were permitted by the city, but weren't correct due do the engineer placing sheer walls under stairs and where electric and gas service comes in. I called SFT and Shayan came over. He inspected, did the basement crawl, did some calculations on his PC, and gave me a number which included new engineering drawings. I also got two other estimates and SFT was about 20% less expensive than both. Very professional Foreman and Crew. Shawn was our foreman for this project and was always available. His crew were very clean and kept the work-space organized. Shawn took over and worked with the City to get all permits, finals, and Certificate of Completion from the SFDBI. Work was estimated 8-12 weeks but was completed 90% in about 6 weeks. They know their stuff and I would recommend them for future projects. read more

Our six-unit, Edwardian condominium building in San Francisco's Haight-Ashbury neighborhood was required by the city's seismic retrofit ordinance to upgrade the building's structural earthquake resistance. The homeowners association retained a structural engineer, who produced the design and construction documents, after which we interviewed and solicited bid proposals from seven contractors, including SFT Construction. SFT was very proactive in this phase, providing very positive owner reviews of previously completed projects, taking us to visit two of those projects, and submitting a very competitive bid. After thorough analysis, we selected and contracted SFT, which began construction in February 2017 and completed the work about two months later. SFT did a superlative job on our project.
