We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Not leaving someone to wonder if "applications have been received" or if they are "under review", or the only response you receive is "owner decided to go a different rout", only after you get their attention by submitting a bad review. Furthermore, I would like to emphasize that simply editing a comment or response does not fix the underlying issues or make the situation right. They deducted money from my security deposit without providing valid proof, clear receipts, or proper explanation for the charges. What made the experience worse was their complete lack of communication after move-out. Emails, text messages, and phone calls were ignored for an extended period of time, leaving me with no answers and no accountability. It feels like once they had control of the deposit, responding to a former tenant was no longer a priority. A professional property management company should be transparent, responsive, and able to justify deductions with proper documentation. My experience was the opposite -- poor communication, lack of transparency, and very disappointing service overall. I am relieved to no longer be under their management. In my personal experience, they did not take my time or well-being into consideration, and interactions often felt condescending and rude. My dealings with certain staff members, including Anna Matarazzo Orr, were particularly difficult and unprofessional. She was arrogant in her approach, unnecessarily rude and disrespectful, and had a very superior, off-putting attitude. I called her to let her know she was late for our walk-through and she stated the appt was @ 11:30. I called her back a minute later to tell her it was 11am not 11:30am and she proceeded to ignore my calls (email attached). When she and her colleague showed up 35 mins late, neither one of them apologized for their error. M&M Properties Staff are unprofessional and difficult to work with. I anticipate that there may be difficulties in recovering my deposit, regardless of how clean I left the apartment. The primary issues stemmed from the recurring water damage caused by annual flooding, which led to a severe mold problem that rendered the unit uninhabitable. Given these circumstances, any attempt to withhold my deposit would suggest malicious intent rather than a legitimate concern about the apartment's condition. If you are considering renting from them or partnering with them as a property owner, I would strongly recommend exploring alternative management companies.

All of this emailed to him months prior. He forgot when we were going to move in so we had to move the date. Completely lied about what he was going to do when he arrived to our house. Said he would text the handyman when the handyman said he did not receive any text. Highly would suggest staying away from him it has been more trouble than it is worth.

The monthly rent was $2,950 with a deposit of $2,950. I rented for 1 year and six months, the owners gave me notice to move out, they were going to move in. M&M property Management was very prompt about correcting issues; the air conditioner broke twice while I was there. I moved out and left the place absolutely spotless with the yards well mowed and the trees appropriately trimmed. The place looked way better both inside and out than when I moved in. I received a check eighteen days after moving out for $670. The invoices claimed $2,000 in yard care and $280 in inside cleaning. I can't claim fraud, it's possible that my property manager Jason Oliveira is blind or incompetent at his job. It is possible that M&M Property Management calls in their contractors regardless of how the property was left. I don't know how they function but do know that this is not best management practices and appears shady.

You don't matter to them and the property doesn't really matter to them, either. It's all about the bottom line and, in all fairness to Brittain Commercial, that's pretty standard for most property management companies. As far as our experience goes, we rented a nicely renovated apartment from them in a decent location in midtown Sacramento for nearly 10 years. We stayed because it was a good sized apartment that, thanks to rent control, was a great deal. When we first moved in parking was free, first come first served. They then began charging $50/month for one parking spot. We also had a pool, but they removed that and turned it into more parking. Rent of course went up, despite the disappearing amenities. The building had 2 washers and 2 dryers that were so frequently in disrepair that we stopped using them. Repairs often involved several phone calls on our end and at one point they even tried to charge us for the replacement of an old appliance. After a few more phone calls they reversed the charge because they had no right to charge us in the first place. All that being said, if you do sign a lease on a property managed by Brittain make sure you read your lease carefully and understand your rights as a tenant. Take lots of photos and document everything upon move in and move out. Don't expect much from management and maybe consider learning to do some repairs/maintenance yourself as it will likely be more efficient than trying to get them to do it.

The property managers have constant turnover, I'm not sure if it's due to their incompetence or not getting enough money for the company. I presume it to be the former. I was a tenant for 11 months, paid rent early and had normal wear and tear upon move out. However, the company is trying to withhold a vast majority of my deposit. I have formally disputed the deductions as they are in violation of California Civil Code 1950.5. My "itemized" statement was vague, it did not include exactly the area or the work that was done. In addition, receipts and invoices were not received for the alleged work. I sent emails documenting everything and fully intend on pursuing small claims court. Per my emails, I advised I would like to keep this easy and even agreed to paying 25% toward paint that I felt was still unsubstantiated. I was dismissed. DO NOT RENT FROM THIS COMPANY.
