My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. I was a homeowner a few times during this time also I am very aware of the responsibilities of an owner and as a renter. Roberts client, and defacto mother/tenant have made it nearly impossible for Robert to have managed my tenancy properly. I want to believe, given the appropriate opportunity, I would have experienced a more favorable outcome. Robert, to my knowledge, has not been directly involved in the nefarious actions of his clients. The turning off of my heat and hot water on several occasions in the past month. The hiding of my trash cans. The theft of my mail and subsequent use of my bankcard by a family member. The constant harassment, verbal assaults, physical threats and finally lying regarding my exclusive use of a patio and then in retaliation, excluding it as a punishment. I believe Robert was acting in good faith regarding his client. However I have and continue to suffer greatly at the hands of his client. I can only close my eyes, click my heels together 3 times and repeat, "there's no place like home," and hope a house falls on top of his client. When I open my eyes I will be transported to the home of my dreams, on 3/2/2026, far, far away from this scary horrible place. I will pray for the next tenant!

There is a swimming pool, workout room, on site laundry facility, grill area and it just feels very luxurious. Oh and it's super clean! There is also security at night which makes the place feel safe and secure. Security is very important to me since I am being stalked. I love how accessible the management is here as my last apartment experience was less than desirable. My husband and I have enjoyed our time here. The rules are given for a reason and I love that everything is written out so you know what you can and cannot do. And they do enforce it, which I like. It's very quiet and the people are respectful and polite. Even a few residents asked how it was for us moving in which was very nice! I feel like it's like a little community of its own and I love that feeling. I do make my own videos and pictures for my online accounts and it's a very nice place to make self tapes and music covers since it's so quiet. I love that I can do that now and not feel rushed. In my previous apartment, I always had to rush to get through a self tape because I was anxious that it would get noisy and I don't like background noise in my videos. It has been so peaceful here so I look forward to being able to do those again. I also love how close we are to so many different stores, restaurants, gas stations, two malls and most of my doctors are right nearby. It's so convenient to me. I feel like I am spoiled and it's a really good feeling, truly! It is pretty much a lot of it is actually within walking distance to so many places we go to. I lived here for a year and a half, after the first year our rent went up but, that wasn't the problem. I decided to move because either Karen or management has people watching you, your apartment and all the things you do. They complain about everything. You receive emails after emails about what you did, what was said, how many people came in and out of your apartment. Cameras everywhere, I get the cameras are for safety for the little community but they are not there to watch people when they are not absolutely doing nothing wrong. If you decide to live in this community watch out for Hector the maintenance guy who speaks broken English or very little and the cleaning lady forgot her name but she cleans the property and the laundry rooms. Speaking of the laundry rooms, there are so many tenets who have dogs and cats and they wash their pet stuff where we wash our clothes, the washers and dryers nasty with pet hair unless you wash right after the cleaning cleans them. There should be a designated washer and dryer for pets. The walls of the apartment are super thin and you can here neighbors arguing, playing video games all night and if you live upstairs you can walk with shoes/heels that make a clacking sound which we got an email about we can't walk with heels in our own apartment. They watch how many people are in the pool with you and if they assume you have more than two guest they will come out and ask which unit do you live in and harass you about other people they assume are with you and their not with you. Parking is horrible!!! I could go on and on but I have better things to do. So, this is why I moved, I paid too much rent to not feel comfortable where I decided to live. I'm so glad I made the decision to move and live comfortable because now I live in my OWN house, front/back yard and parking for what I was paying at 5800. People before you move here try buying if you can afford this high rent you can pay your own mortgage.

Rewriting my review now that I have had the move-in, resident, and move-out experience with E&H! I…read morelived in one of their properties for about four years. First, the viewing was self-guided. You get a key from a lockbox and let yourself in. It can be nice to have a guided tour to show you where building amenities are, but this worked too. I applied for the unit the same day. I was third in line as an applicant, to my dismay. However, the two applicants ahead of me somehow disqualified. Either their income didn't check out or they didn't bring the deposit check within 24 hours as required. Either way, I felt very lucky to have come up in the line, because that was a great condo. Moving in was stressful from what I recall because you don't get your lease until the day you move in. Most places give you keys before that. So in my mind, I worried they would take it out from under me while all my boxes were downstairs in a moving truck. I would argue for changing that procedure. That said, now that I have had more experience with them, they are a professional company with clear procedures, so I would tell other tenants who worry like I do, not to stress so much about that. During my tenancy, I tried to minimize the maintenance I requested because I didn't want to give reason to raise my rent by increasing costs, and also because it's a pain to have maintenance crews. The previous maintenance coordinator was a nightmare and I was relieved she left because she communicated so terribly. But then came Carlos, who is amazing. Carlos will have a work order in your email and a technician calling to schedule before you can even think about when you're available. He is friendly and professional. When I needed maintenance, E&H sent maintenance. There was no humming and hawing over whether it was necessary, whether I should cover it myself; they just dealt with it. During my tenancy, they replaced a water heater and a toilet without hesitation. This could be in part related to the specific property owner for my condo, maybe he was less cheap about things, who knows. But I do know that if something broke, they fixed it, and I have no complaints there. My property supervisor was Lorenzo. Outside of the start and end of my tenancy, I had very little interaction with him. He is very direct; you won't find him small talking or sharing personal details. Nonetheless, he is professional, experienced, and by the book. If you want to know how your tenancy will go, read your lease; they follow it to the letter. Lorenzo helped make my move-out easier than he had to. I am appreciative of him as a property supervisor. You don't always know how things will go when a company has your deposit money. I wish I could tell my past self not to worry so much and that it was okay to trust what was being said to me. The other office staff are hit and miss. Some are helpful and responsive. Some will ignore three emails in a row and just never acknowledge you. Communication could be much better, which is why this review is four stars instead of five. I wish they were proactive instead of reactive. I think E&H counts on their property supervisors to do too much, which results in office staff who don't have many answers and property supervisors who are stretched too thin. I had to return my keys on a Sunday, so I was told to drop them in the mailbox. Unfortunately, the mailbox was jammed so I couldn't. I was leaving town the next morning, so there was no option but to leave them inside the apartment. I worried I would be charged a fee for this, but I was not. It did stress me out immensely though. The payment portal is convenient, although there is a small transaction fee each month paid by the tenant. I like that you can view your entire account ledger in the portal. All documents are also stored there. My deposit was returned in full, including my pet deposit, via check, mailed 19 days after I vacated, within the CA legal limits. No deductions were made. It was important to me to get a full refund, so I cleaned that condo to within an inch of its life. I have no idea what the standard is, but I left it cleaner than I found it for sure, with the exception of the carpet, which had normal wear and tear after so many years of use. I filled all the holes in the walls that I had made, and I painted over the spackle with a paint match even though painting was not asked of me. I scrubbed the cabinets and drawers inside and out. I made myself sick with cleaning fumes. In any case, I got all my money back, so it was worth it. Again, I will say that E&H is by the book. They tell you what to expect. Read the qualifications for tenants before you pay your application fee. Use the move-out checklist they send you when you vacate. Communicate in writing. That way, you won't have surprises later.

During the most recent incident when we asked a member of your staff why they never returned our messages they said "I don't know what to tell you " when it was him specifically who failed to respond to the messages sent by my husband.
