So, I read the reviews, and like everyone else I hoped it would be different for us, but no such luck! We visited an open house on a Saturday and I went down to the office first thing Monday morning to hand in our full (and very detailed!) application ($35/person is obviously a total scam - it's even illegal in some countries - but unfortunately it's a scam a lot of rental agencies use for extra pocket money these days so you can only get so mad about it). The people who took my application were friendly, and told me I'd probably hear back in 2-3 days, so I was hopeful. On day 4 when I visited the office they said they had only just done the credit check, and I knew from getting in touch with work and our previous landlord that they hadn't contacted any of our references, but they said they were on it - sit and wait. On day 5 I sent an e-mail since the property was supposedly available for move-in that weekend and we'd still heard nothing: no reply. After the weekend, I had a promising email exchange with Daniel in which he told me he'd been in touch with our references, but they hadn't gotten back to him, so days 9, 10 and 11 I spent - I thought - helping out by chasing down references (the manager had changed in one place so I was happy to do the extra leg-work, but it seems SLPM didn't follow up even once, despite telling me they had). Day 12, having secured the references we needed through my own follow-up calls (Daniel even had me call back one landlord to tell her to e-mail him rather than call her back himself, and when I followed up with our other landlord she said she hadn't received anything from SLPM until Day 11), we finally received an e-mail saying the property was "no longer available" because an approved tenant had put down a deposit... I understand the market is competitive and we had some blocks tracking down our references due to changes in management, but we're decent tenants who've NEVER had an application take this long, and the information given to me by the references themselves never quite matched up with what SLPM said they were doing. If indeed they did contact our references when they said they did, it was still a good week after we put in our application - in the past we've been approved for apartments in the space of an afternoon! I did everything in my power to help the application along (maybe I should be paid the $70 admin fee?) and I even explained we were giving up another apartment we were approved on because we were holding out for this property, but SLPM barely kept in touch with us or offered any indication on how our application was going. Obviously we are sore about losing out on the property, but mostly I'm frustrated at being strung along for two weeks and wasting my own time doing the extra admin for them when it seems like they never intended to take our application seriously. I know SLPM doesn't owe its applicants anything but a little effort when we've coughed up an admin fee and a little consideration when people have their lives on hold hoping for a place to live would certainly be appreciated. I applied about 2 weeks ago and had to call multiple times to make sure they were processing our application. Called lisa about 20 times and have not talked to her directly. She emailed back but then no response for a couple days. I keep calling the front desk and still no answer. We are in a time crunch and this delay does not help. Again, as a homeowner, I cannot recommend SLPM. Had San Leandro Property Management done their job, I would have provided a stellar review. I find the owner's response below to be bogus and more evidence of SLPM's unprofessionalism. Yelpers are free to contact me to discuss my experience and review the photos, police reports, certified letters and receipts to SLPM, and emails to SLPM which led us to having the city paint our curbs red, security cameras installed and the police added to our speed dial. And remember: if you experience anything similar please always document what is happening - it's very important to back up your claims in case you need to involve police or attorneys, etc. read more

They are the absolute worse. After 12+ years of being in the townhouse under their "management", we sold our place just to get rid of them. They are the ONLY reason we left. They tripled the HOA fees and we had no common areas, no pool, no gym. They took more than a year to replace a fence and I had to patch the damage in the meantime because they did not respond. The replacement fence they put in was the cheapest solution they could find and I'm sure will be in tatters in a year. They had two special assessments we had to pay in addition to the HOA fees that totaled $5000. Damage to my property due to their neglect was never fixed by the time we sold. If I could give this Property Management Company negative stars, I really would. I inherited SLPM because the owner of my place switched property management companies. The fact that we could pay our rent online was a very welcome change. However, that among other things are a problem. First, we get two 3 day pay to quits within 4 months of SLPM taking over. We paid our bill online several days BEFORE the first of the next month when the rent is actually due. We're getting notice on the 12th, 15th of the month. The first one, a mistake...the second one meant I needed to pay them a little visit. Some things had changed about my tenancy. I wanted to add pictures to my file because when we moved in the other property management company gave us a dirty place and the back of the unit was painted like a messed up mural. I had also spent my own money improving the backyard for my dog. I also wanted them to know that I had a new dog who is fully trained, licensed, etc. They had allowed a tenant to move in who claiming to live alone. This person came with an aggressive pit bull and didn't want me to tell the property management company about it. When this dog is outside, my dog has no interest in being in the backyard. I have been concerned about an attack on my dog every since. I was told I didn't have the right to be there and I have to submit everything in writing. I did exactly that the same day. Long story short, SLPM hasn't done a damn thing. Instead they act like I don't exist and deal with my fiance instead. The tenants of concern are still here even after my written complaints that were demanded by SLPM and the units have gotten worse. Their maintenance company wrecked my entire flower bed. My dog still can't stand that aggressive pit and she's still trying to take the fence down. I really do feel like I live in the hood when I don't. SLPM also told me I wasn't allowed to see my file to ensure everything I had submitted was really in it and the three day pay to quits had been erased from my record. I filed a complaint with the BBB just so I had a little bit of a voice. I just asked that they make record of how I was treated. I will never rent from them ever again. The reviews on this site explain the experience I had with this company. We saw an apartment on Craigslist that we thought was too good to be true. We applied, and I even corresponded with Sonia. Suddenly I stopped hearing from her until my boyfriend and I each got a vague rejection letter in the mail. We both have excellent credit, and steady jobs. However, since I applied in December the same apartment has been posted repeatedly on Craigslist. I started to get suspicious that an apartment as perfect as that one (it's unit 202 on Lakewood dr) would stay unoccupied for so long in the Bay Area housing market. Beware! I am a homeowner who hired them for 9 months! The Worst service Ever! I hired them to manage a 6 units rental in oakland. After 9 months, I was completely fed up with their services. here is why. 1. Poor billing and Accounting system, hard to navigate. After I canceled the agreement with them, they told me I have an 6 month old outstanding service bill for $650 that I did not approve for. Really, after 6 months you told me I have a bill that wasn't paid? 2. Poor tenant searching service, I had 3 vacant units that got 0 application after 2 months between the month of May to July. Really 8 inquiries a week, 64 inquiries with 0 applications. I filled 2 units in 2 weeks. Sorry, SLPM, there is no 780 fico score tenants earning 6 figures wanting to rent my place. 3. Poor communication, no one knows or would give you proper guidance or suggestion on what and how to handle problems, you have to tell them what to do, who is the specialist here? Why am I paying you a fees? They are not bad people, they are just poor run and managed. Please do yourself a favor, Stay away from this management company. These folks are very dishonest. The folks I rented from switched to these guys during my lease. Not only did they charge me for items that were already present when we moved in (curtain in garage) they also charged me for NEW window coverings for this window. They also charged me for cleaning when we spent 8 hours cleaning. When tenants move out, the property managers are supposed put the name of the utilities back to the owners. This didn't happen for the water. So I was charged $200 in water for 2 months of not living there. I have a friend who is a reporter for KRON news so I think I will run this by him. Zero stars. I am furious right now as I just learned my 81-year old mother, a renter in the building for 15 years, is being blamed for a fine to the owner for "harassing the gardeners". She simply asked them what they were spraying in front of her unit because the smell was permeating into her place and giving her headaches. For 2 years she has lived with this, and now they are charging the owner of her condo $50, on top of her fixed income and high bay area rent, the owner has passed this cost on to my mom. This company is a complete scam. They make the price of their properties really low to attract applications charging $35 per every adult applicant. They ignore calls, never respond to voicemails or emails till you completely back down. How would you claim to have an application processing period of 7-10 days but applicants haven't gotten a reply for over a month? This is now my HOA company for the last 3 years of pure HELL. I miss Walsh Property Management. They hired Signature painting to do some repairs on our community and the entire project BOMBED. Two years later our community is now a mismatch MESS. First of all when having a project done they should have gotten multiple bids. They made us pay a special assessment when they didn't even have a majority of bids to do this project. We all had to pay a special assessment to have the work done. Halfway through the project Signature realized they underbidded the work scope due to under damage (hmmmm you would think professionals will leave some reserves in place for that). After completing 15 units they left the rest of us high and dry. My special assessment has been kept by SLPM (talking about they will pay the contractors when I get my house done myself). Ummm how about GIVE me my money, you already spent the rest of my money on the other people's home and not mine. Something that was supposed to cost me $2000 is now going to cost me over 10K now. My goal was my bathrooms not the outside yet, now I'm being forced. They should have stopped as soon as they took the siding off of one home and seen there was an issue. If your looking for an HOA to manage your communities don't use this company they are RUDE, UNPROFESSIONAL, and DON'T HANDLE BUSINESS IN A FAIR COMMON SENSE MANNER. read more

I have to admit, nearly a year later, I can't find anything to complain about. They've done an excellent job in all areas. I have found that they do answer the phone and are even right there in the office when you stop by. When repairs are necessary they are done quickly and usually don't need any follow up. Our rent is automatically and correctly deducted from our account every month, making that portion of things flawless. There's nothing more that I could ask for, the company and everyone at SLPM has been reasonable and fair, courteous and professional. read more

I asked about their credit verification service to make sure it was not a hard hit on my record, they said it would not guess what it was a hard inquiry 3 years to clear. I was offered the property over a month after application, by then I had already been approved elsewhere and had moved in. She is not the board president, nor does she have an accurate assessment of the homeowners feelings towards the board or SLPM. SLPM supposed purpose is to help HOAs, however they just make it worse and are freaking passive aggressive. I have worked with other HOAs boards, and if an issue ever arises where the property management group needs to refer to the CC&Rs, they will cut and paste the info for your reference in an email. Reading the reviews here and elsewhere, I'm not alone from having this experience with SLPM They will do everything in their power to be 1. Rude to everybody in their path 2. Unhelpful in simple matters that are part of their job description 3. When things go wrong in the building they manage, such as a pipe that burst and is causing a health risk with muddy waters running and standing in the parking lots, it will take them EIGHT Months to fix it. During that time, people are unable to use their parking spaces, and as a result of having to park in the street, get their cars broken in to, their valuables stolen. 4. For simple maintenance issues, such as changing a Light bulb in a lamp in the common area, and God I wish this was not true, but it is. She gets 3 bids from Contractors, then has one of them come out at $90+ to change a lightbulb. 5. Notice the quick rebuttal about the Dec 2016 fire. It's Mid-February 2018 today. The burned unit is taking 14 months and counting to complete while an entire 4 unit building has risen from the ground since June 2017. read more

They will not answer the phone calls, e-mails or voicemails. Daniel in particular is absolutely useless, if they recognize your phone number they won't answer, if you block your phone number the assistant will ask your name first before handing you over to the ever useless Daniel so he can decide whether or not you are worthy of his precious time. He said he tried to call our landlords or place of employment which is false and then that they need to call him, yet when they do he will not answer or return calls. When they do call he says the phone lines were down, then I say well I had them email you and then Daniel gets caught with his pants down and shifts the subject to oh well sorry we already rented that place. I live in one of the unit that is run by slpm We had a leak in our master room bathroom ceiling. They send out maxwell masterson he is a maintenance technician he contact me asap to schedule for the repairs. I want to he was very responsible and reliable and knowledgeable. He came in and patch the ceiling very professional kept it clean. Came back the next week after everything was dry sanded and painted. A 1-star review is too high for this "sham" of a business. Leanne Anderson-DeMattei is the worst professional I have encountered in my life (and I have the emails to prove it). My interactions with this individual began after my husband and I bought our first home, a townhome in the San Leandro area. We contacted her because the previous owners told us that the property management company will organize the HOA in fixing the broken back fence. My husband contacted Leanne to no avail for week straight. We sent emails as well. When we finally got in contact with her, she said something along the lines of "you are now home owners...act like it, and the HOA does not cover you fence". All of this was a lie, the HOA did cover our back fence. That was the beginning of sleuth of horrible interactions with this treacherous person. The ledger for the HOA was a mess. One of the HOA owners stopped making payments for about seven months, and her company did not even noticed. They also hired a landscaping company that was charging about $800 a month to blow leaves, the place looked a mess! There is no way she was paying all of this money to have leaves removed and not actually fixed any of our front yards. As soon as we had the opportunity to change management companies, we did. Grateful we took the steps to get rid of this subpar company. Additionally, she had the audacity to say that we would run the HOA to the ground by switching management companies. But SLMP is the ground, you cannot get any lower than this dumpster fire. AVOID AT ALL COSTS. Update: I have to add that Leanne just messaged me (after she saw this review I am guessing) and said that my husband and I had a "bounced" check for the last month. The levels that this woman will descend to are sad and laughable. We stopped payment to this fraudulent organization in January because we were no longer using their services. Leanne, I know you are reading this, if you want to get a penny from that money "we owe you" you will be dealing directly with our new management company, because you are not worth one more second of my time. Good luck to anyone that has to interface with this part of our society. Update 2: Leanne now has decided to contact our entire HOA asking for the review to be removed. It wasn't until Carrin was my point of contact where I noticed I significant change. She really does care about the tenants and is incredibly flexible, and always answers emails! I can't speak for the entire office but I'm pretty sure that Maria, the front office girl is gone, thank god! Carrin is the only reason I'm still with SLPM. She makes me comfortable with reaching out whenever there is any type of concern. And 4 stars for finally getting a website so tenants can now pay online with no hidden fees. read more

I currently live in a property managed by this horrible company last November they had claimed they were robbed and all the rent checks were stolen but they never informed the tenants but sent me a letter stating they never received the rent!!! Then went on to say they don't have "Insurance" now what company doesn't have insurance in 2019?? Every single month I pay my rent on time and every month Lisa in the booking office charges me extra fees I have to call every month to get the charges taken off. This place is a scam and they are thieves I feel sorry for anyone who does business with these crooks!!!! They lie and steal not only from tenants but also from the Property Owners! LONG POST HERE: I'm a current tenant of 2.5 years with SLPM having been the PM for my landlord. I've got a couple of things to say: 1. They lack efficiency and prompt service regarding maintenance requests. Each time I have needed something fixed or replaced (things that ARE covered by the landlord) they contract someone who not only never calls you/returns your calls/voicemails but has the audacity to show up at your front door unannounced with a sheet from the PM saying what your maintenance request service is. Their contractors have been pushy and make a fuss about having to return. When I called SLPM to address this rude and uninvited contractor, their response is "just tell him to leave." No apology for the inconvenience or the attitude received on either end, just more headache. While perhaps their contractors attitude isn't their fault necessarily (though they hire him/them) brings me to my second issue. 2. SLPM staff lack professionalism, efficiency and just an appreciation for the very people who keep them paid. Each time, with the exception of my most recent call to them, I have spoken with someone who is incompetent and can't help me/won't help me resolve my issue, they never return your phone calls despite you calling repeatedly. The only type of communication I receive from their end is a monthly automated e-mail reminder that my rent is due and once a year I'll receive a letter saying they'll be visiting for an inspection which is code word for "we want to raise your rent." The only compliment I can really give this PM is that their online tenant portal is idiot-proof. You can easily create an account to pay rent, view past histories of payments, requests/services and has useless contact information available to you. You can submit requests online as well but seeing #1, their contractors are awful and never call/return calls and SLPM only gives you the contractors # and leaves it at that; no follow-up, no help in getting an appointment set up. I've been waiting for nearly a month to get a light switch fixed and I call both SLPM/contractor every other day and the reply is the same from them, "just call Neil at #." If there was another option for me at the moment, I would probably not continue to rent from them but with the SF Bay Area rent being the way it is, moving isn't currently an option. If you are fortunate to have options, seek a more pleasant, more professional, more adequate and competent PM to handle your property and to rent from. read more

Terrible inept service to this HOA homeowner. Changed auto payment banks. SLPM kept billing both banks for dues. Manager said she'd fix it, and didn't. Manager said she'd refund double billings, and weeks later still no check in hand. Has been asked for copy of HOA insurance multiple times. Still don't have it. If you want your HOA members to get SLoPpy Management services, choose SLPM. read more

In response, once again, when I decided to ask my two questions has nothing to do with how you took it upon yourself to respond regardless of the board. You lack professionalism just in your decision to exercise the use of an exclamation point as though you are raising your voice. Which further identifies what is the common theme throughout your reviews. A simple "no" would have sufficed "per the board." All the extras you took it upon yourself to share were irrelevant to my two questions. However, this discussion will go nowhere as you refuse to take responsibility for your lack of professionalism as I will continue to point out. I am a paying HOA member and when our group of townhomes were about to be tented for termites is when I asked two very simple questions to Leanne Anderson-DeMattei: Will security be provided and will there be any reimbursement for hotel fees. I was initially informed no to both, but that she would check with the board. Her response was: "No security will be provided by the association. You may hire security at your own cost. Any rescheduling fees would be added to your account, I think it is 2k. So, be sure to be in complance and cooperate with the fumigation process. Also, you would have a lot of angry neighbors if your one unit held up the process for all that has been planned and clearly communicated for months." Please note my paperwork had already been submitted at the time of correspondence AND that I never mentioned or insinuated about refusing the service at any point! I then sent her an email which I will provide for transparency: "Good evening, I am unclear why your email is providing the following information as the necessary documentation has been signed and submitted. All I was simply doing was inquiring for more information. Never once did I mention being a holdout of any source. So I am rather puzzled with you informing me of any fees or references to angry neighbors. Regardless of communication for months, I have questions based on the contract provided by the Termite company and the lack of support on any level from the board. So your email is coming across in the most unprofessional manner. Could I please have a contact other than yourself moving forward since my line of questioning appears to be a problem. Thank you," From there is where she never addressed anything, but quick to inform me that I could not speak with anyone else by stating "No, you cannot. I own the company and manage your association." Individuals never know who they are interacting with and what kind of future endeavors a good experience could lead to! This occurrence will be addressed if SLPM ever has the courage to answer the phone or for the owner Leanne Anderson-DeMattei to provide her CORRECT extension listed within her emails to have an adult discussion. This interaction has further confirmed not only from my experience, but the plethora of experiences detailed by others, SLPM will be one company I will not have to look into further as I own, my mother owns, as well as my in-law owns other properties where myself and my husband oversee them which are currently all in need of property management. read more

I want to add to the comment that Gary from SLPM made to my review and clarify the accusations made against me and my husband: We WERE approved to move into the rental unit before taking over the lease agreement --- we even submitted to individual credit checks and were approved by the property management company before officially moving in. The previous tenant had vacated the premises and the unit was empty on our move-in. Gary is trying to make it seem like we moved in WITH the former tenant BEFORE she moved out, leaving us behind to squat in the place, hoping that nobody noticed. Well this is unrealistic, considering the 2 bedroom house was about 700 square feet and she already had 2 other housemates living with her. There's no way that 5 adults and our preschool son would have been able to cohabitate in that house like SLPM is trying to make it out to seem. After we were approved to take over the lease, absolutely no contact was ever made by SLPM, which SHOULD have been a huge red flag for us (but we loved the house, the location was perfect, and we were helping out a close coworker/friend, so we *unfortunately* overlooked a lot of these red flags when we moved in). EVERYTHING was handled between the former tenant and ourselves, INCLUDING transferring of the security deposit. We paid the former tenant for her deposit and were told that SLPM directed her to handle the property transfer that way -- weird, but whatever... we loved the place, right? We gave them our personal info for the credit checks, so it's not like she was trying to scam us or anything. We just figured they were busy and would get back to us when they had the time. Well I guess they were always busy because nobody ever contacted us until they needed to do an "annual inspection" two months later and just showed up at the house without notice. They knew us by name, so they KNEW we were living there, so I don't understand where Gary is coming from in saying that we just "moved in" out-of-the-blue. We paid them with our personal checks from the moment we moved in, as well. You would think that if we had "just moved in" that they would at least have sent us a notice to vacate, especially since they were so eager to pass out 3-day notices like they were candy on Halloween. But we never received a single thing questioning our tenancy the entire 19 months we lived there. As for the over-zealous charges for "cleaning and damages" --- Gary even states that they charged us BEFORE talking to the owner to clarify what was preexisting and what wasn't. You would THINK this would have been SLPM's job as the property manager to know what WAS and WASN'T preexisting before people move into the units -- and not just frivolously charge people for things in *hopes* that they would just suck it up and pay them to just put it all behind them and move on. Charging us for damages that we didn't make and NOT EVEN CHECKING WITH THE OWNER before sending us a statement of damages is unprofessional. And for Gary's comment that the owner's are GRATEFUL for their services --- well, I can tell you that the several conversations we've had with the actual owner of this property prove otherwise. He was as dissatisfied and angry at SLPM as we were as tenants, stating that he's had problems with them beforehand but had no clue the extend of their actual issues. He also said he would be severing ties with SLPM and personally manage the property after we moved out because they were OVERCHARGING him fees by telling him that we were paying MORE rent than we actually were (and therefore he owed him more in commission or whatever). Yeah, I can say he wasn't happy about that. ***And if the owner is reading this, we still have those documents that you wanted --- we'll be happy to mail them!*** Besides, if the owner is so unhappy with the "damages" and they way we left his house, why didn't he personally contact us afterwards? He had our phone numbers..... hmmm. I have a strong feeling that the owner DID terminate their business and that SLPM is trying to recoup their losses through us. We pissed them off by holding them accountable to tenant laws and they are simply trying to make us pay for it after-the-fact. Well, sorry Gary. We have the law on our side. We also have excessive documentation and will get a notarized statement from the previous tenant to use in court if needed as well. Our personal experiences cause us to believe that this is simply a horrible, lazy company. Our advice: Don't get stuck in their BS -- rent elsewhere. read more

Oh my. I had a bad feeling from the start and I should have listened to my instincts. The first red flag I had was when I was trying to schedule a viewing and after leaving a voicemail message that was unanswered, I called back the next day. I understand that it is hard to get back to your voicemails and sometimes it is really busy. When I called, the representative, Jedd told me he'd call me right back since he was not in front of a computer. After a few hours, he indeed called me back. He told me he only had one time slot left, 4:00PM on Thursday for a viewing. After confirming the time slot, I call Jedd back and left another voicemail and sent him an email. He returns my call and asks me what the property was and what time we scheduled. After telling him his availability, he says that doesn't work for him and that 3:00PM is better. OK that was weird but I'm not living with Jedd so who cares right? I was wrong. After we view the property, we asked Jedd for a rental application. During our conversation, he stops to make a phone call DURING our viewing, while we were still talking to him. Jedd clearly has some issues. The 2nd flag was the renter's application. We pay the $60 application fee, they tell us that either they will approve it or deny it. The rent is $1450, deposit is $1650 and a pet deposit is $500. We agree. A week later they call us to tell us that because of my "lack of rental history" they now have to double the deposit. I'll admit I am currently living with family and not paying rent. I did this so I could have stability and save up for expenses. Although I'm somewhat fresh out of college, I also had at least 2 years of rental history. I have job stability and rental stability. My partner has had many years of consistent rental history as well. As a household income we bring in more than 5x the rent. So we were a bit shocked they asked us to pay double the deposit. Was this because we made more than 5x the rent? Who knows? We declined and wished they would have told us in the beginning because they just wasted our time. Nowhere in the rental application, or during our conversation this increase was mentioned. This feels like another example of how consumer's are being taken advantage of. read more
