Mike was our sales guy and started this process out with a great impression. We already had multiple quotes, but after Mike came by, we actually cancelled the additional contractors we had scheduled to come out and signed the contract same day. Adrian came out and did a pre-job, reviewed the plans with us and let us know it would be about 4-weeks until the job started. 4-weeks later they delivered the material and the job started! His team was kind, courteous and extremely communicative. Adrians office, communicated daily on job scheduling, inspection scheduling and overall expectations. The finished product was even better than the experience! Even the inspector, who was tough, privately said "they did phenomenal work for you guys" when he signed off on the final. Thank you!!!!

This is the second time we have used So Cal Contractors and couldn't be happier. They installed our first patio cover a few years ago and when we needed an additional structure there was no question about who to call. Adrian has a great eye for design and his team are always so friendly and professional. Such a pleasure to have them around when they are doing the work. Adrian designed a new free standing structure to match our existing one and installed it with lights and a fan. We have had so many compliments and it is exactly what we were hoping for! Check out the beautiful pictures.

Before below and almost finished above.

Adrian and his amazing crew completely gutted our front yard and rebuilt it to perfection. The work was done with care and Adrian and his crew are dependable, and very professional. I got three estimates on what I dreamed of doing to our house. Adrian was able to make it happen within my budget and we received more than I dreamed of. His price was fair for the work that was done and I would do it all over again. Adrian did not nickel and dime us, the quote was what we paid, with the exception of a door that we replaced (which was fair). After much research we thought that concrete was significantly cheaper than pavers. What we eventually found out was that the difference was not more than a few dollars a sq. ft. and Adrian was able to obtain pavers for the entire yard (more than 1400 sf) which was far more than we anticipated being able to do. The crew removed walls, all old landscaping and watering systems, (we have horrible gophers in this area and did not want many plants or real grass), added artificial turf, gopher proofed the yard, stuccoed the front walls, created a rock garden, removed a window from the garage area and stuccoed the wall and painted and repaired areas that needed it as they went along. In addition a pergola was added to create a patio in the front of the house which just sets it all off perfectly. The transformation is amazing. I felt like I was in a home makeover show nearly every day. The crew was so nice and worked so very hard. They were respectful of our property and cleaned up each and every day. The crew wore masks and were Covid safe. Even though we had heavy rains for two weeks the entire project was finished in a little less than 2 months. We had the first heavy rains after the project and the yard drains beautifully. This is a dream come true for my family. If you are looking to have a project done, give Adrian and his team a call!

I only have great things to say about Adrian and his work! He made my backyard exactly what we wanted and we love sitting back there now.

The layout of the initial 4 lights. We determined after 1 night that more lights were needed nearest the perimeters.

My first impression of So Cal Contractors was a great start to an even better end result. Mike the estimator was extremely knowledgeable of the patio cover manufacturers material and what it was capable of doing. While meeting with Mike, my wife and I described what we wanted it to look like. An "A-Frame" style roof structure with only 2 columns spanning nearly 30'. Mike sketched what the patio cover would look like. He also sent many photos of different patio covers they built in the past to give us a visual of different types of structures. Mike was in direct communication with me via text and email (and phone calls). He emailed me the quote and followed up with a phone call to ensure I received it. Mike also provided me with the manufacturers literature on both the Classic and Elite versions of the aluminum. We elected to move forward with the Elite as it provided longer lasting finish and durability. The texture/embossing of the wood grain was also more prevalent in the Elite as compared to the classic. One other factor that played a contributing factor into our decision was that the manufacturer (whom I visited in Buena Park before the shutdown) spoke highly of Adrian of So Cal Contractors. To this point I hadn't met Adrian yet. We completely remodeled the entire exterior of our house: installed James Hardie siding to the front elevation, removed all stucco on the front and rear of the house, installed Renewal by Anderson Windows, new stucco on left/right and rear walls, new fascia board and new roof. This was all done by various other contractors, not So Cal. While working on the back elevation of the house, my Dad was there when Adrian met him to layout backing on the rear of the house. Adrian told my dad where we needed additional framing/wood blocks in the stud walls to ensure the structure was anchored properly. Adrian being there at the same time as the electrician really helped coordinate the wiring demands of what we wanted in the patio cover and ultimately controlled inside the house. Adrian was communicative with me as to coordinating the install concurrently with my paver company. Coordinating between opposing contractors is somewhat a challenge for some homeowners. Luckily Adrian's docile demeanor really made me feel comfortable that So Cal Contractors and my other contractors would "play nice." Everything was going as smooth as possible. Adrian had his crews deliver the material in 1 day. Installed the ledger and then called for Inspection. Then they proceeded with installing the beams and connections to the pilaster columns. A few rain delays is all that kept his crew from being on-site daily until the job was finished. Prior to the next storm coming in the ensured me the patio roof panels would be installed and water tight. They performed flawlessly. Their craftsman were excellent. Please ensure you request Joel to be the main installer. He had a few helpers too. Joel was keen on details and understood my expectations of the finished product. Joel hooked up all the electrical and even asked if I had a fan I wanted him to install! Customer service oriented, timely install, built per code and signed off by the inspector. We couldn't ask for a better experience with a patio cover install. It's not everyday that one has a patio cover built, but I'm sure glad I chose So Cal Contractors.

We used this contractor to install a sunroom and change a window into a french door. We had some issues with the install of both items and I think that can happen on any job but the most important thing is that they fixed every issue and stood behind their work.

Worked with Adrian on a complete backyard makeover, including drainage system, patio cover, pavers, fire pit, lawn and irrigation system. The whole process from proposal to handoff went smoothly. The team was professional. Most importantly Adrian was flexible when it came to changes mid project. We also appreciated the steady communication. Thank you again!

Finally, a contractor that did ALL of what he claimed he could do. I originally was set to go with a different contractor for my patio cover, when they started backtracking on what their sales person said they could do. They told me they were going to have to add a 4th post and that I would have to pay extra. I called So Cal Contractors. Mike, the sales person, can out to access the job. He said he was 99% sure that Adrian could do what I wanted and for a fair price. Adrian came out the next day, took one look and said, "I can do it the way you want." Miguel (the installer) did an excellent job and is one of the nicest people you will ever meet. You learn the most about contractors when something does not go right. Early on in the process, one of Adrian's guys put a cement form in the wrong place. We informed Adrian. We expected Adrian to be very upset at his worker and try and talk us into accepting the location of the 1800-pound form. Instead, Adrian drove to our home, accessed the situation, and said, "sorry, these thing can happen, we will redo it." WATCH OUT FOR THE DIRTY ONES: The first guy that came out to quote me (I will not say what company) went out of his way to talk me out of getting a permit and could not even give me a straight answer when I asked how much more if I want it permitted. Later, when I told the contractor I was originally set to go with that I was going with Adrian, they said Adrian could not do what he claimed, and they threatened to call the city and have my job flagged as unsafe. Well, they were wrong. My large patio cover has only 3 posts and was permitted! Thanks Adrian!

I already had So Cal Contractors do a backyard makeover (see my previous review). Now with the drought, I decided to add more pavers to my backyard. Calling Adrian again to put in more pavers was a no brainer. His crew came and finished the job in a few days as promised. The crew cleaned up after themselves each time and they left my backyard spotless. There are many contractors out there but I would challenge you to find anyone better. First class operation from start to finish! Shout out to Mike (salesman from out first job with So Cal Contractors). And of course a big shout to to Adrian, who came by to make sure I was happy with everything. The new pavers are unbelievable. Stop looking around and just call Adrian and his crew. You'll be glad you did. I know we are glad. Thanks again! Satisfied 150%

    Finished product!

Nothing like a good quarantine to do a backyard refresh! Adrian was beyond awesome to work with - so responsive from initial contact until the project was complete. With COVID we had some delays with permitting but Adrian kept me updated every step of the way. His crew was extremely safe with COVID - wore masks, communicated from a safe social distance. The finished project is beautiful, and we have spent every night since under it! Would highly recommend Adrian and SoCal Contractors.

We had a great experience from start to finish. In our search to have pavers installed we had 4 different companies come out and bid on the work. So cal was the smoothest to work with. Mike from So Cal came to do inspection and quoted the project. Wanted to give us what we wanted and our vision. Before the project started Adrian the owner came by and we walked the project prior to construction (great to see a hands on owner ) I shared our vision and he said no problem we'll get it done . He even came out the day of the project start to review with his team. They were flexible with us as we added some work in mid project and it was handled so smooth with out a hitch! The team on site daily was awesome ! Pablo , Jillian, Deemo, were on site as scheduled and they hustle and get the work done. If I had a question they answered it and worked thru any challenges with out a hitch. They stayed late on a few occasions thanks guys! 5 stars - responsive, hustle, quality, and finished on time. Start to finish a great experience We will be in contact for future projects If your looking for a fair and honest contractor and team we had a great experience.

Demo begins and you can see the rotted wood now. Also, my wisteria has been temporarily supported with flexible stands until the build.

Having owned my home for 20 years, I can tell you of several construction jobs where every suggestion of improving the design resulted in a new Work Order and additional fee. That gets old fast. But, happily, that was not so with So Cal Contractors & Remodeling. Guaranteed through the Home Depot, I signed a contract to replace my old wood and composite patio cover with specific instructions that whatever they do, they not damage in any way, and find some method of supporting, my 20 year old wisteria vine that annually blooms with 2' long bracts of righteous purple, fragrant flowers. That was a deal-killer if they couldn't do that. They went to the drawing board and came back with a design that wouldn't work. I told them they needed to go back. They did and returned shortly with a gratifying and novel design that I readily accepted (with no effing revised Work Order!) In three days, I had a beautiful new patio cover with my awesome (and extremely heavy) wisteria wrapping the eaves like it had been there forever. No extra fees or Work Orders, no complaints, no hassles. This was the easiest, most satisfying construction contract I've ever signed. Kudos to the demo guys who removed all the old cover and cleaned everything up to spotless. And a big thanks to Doug and Matt who came up with the idea to support the wisteria, then built a great patio cover. I couldn't be happier with the results!

Review of Modul Pools, by OC Poolscapes…read more 4 1/2 Stars Overall, Modul substantially delivered on its "6 Weeks or Less" promise. I intentionally waited until the project was complete before updating this review because I wanted it to reflect the entire experience. Sales - 5 Stars Jaiden was outstanding throughout the process--transparent, responsive, friendly, and never pushy. We negotiated flexible pricing and several upgrades, and I always felt he treated me fairly. Five stars to Jaiden. Permitting - 5 Stars The permitting team knew my city's requirements, handled everything professionally, and moved quickly. I never had to chase anyone down. Five stars to the permitting team. Construction - Beautiful Pool, Minor Project Management Issues The finished product is beautiful. My family absolutely loves it, and Modul and their subcontractors did quality work throughout the project. Modul also handled several things well. They replaced a porcelain coping tile that my hardscape contractor accidentally cracked and rebuilt a brick planter that had to be demolished when excavator access proved tighter than expected. My only meaningful criticism relates to project management and communication. During the major construction milestones--excavation, plumbing, electrical, shotcrete, tile, and pebble--communication and scheduling were excellent. However, when the work shifted to punch-list items, cleanup, warranty coordination, or other items that didn't require another payment from me, responsiveness became less consistent and often required additional follow-up on my part. Construction projects are rarely perfect, and I never expected this one to be. My expectation was simply that the same sense of urgency shown during the primary construction phases would continue through project closeout. I also want to recognize Sam, the project manager's assistant, who was consistently responsive and instrumental in helping move many outstanding items forward. Five stars to Sam. Chemical Startup The startup process was probably the weakest part of my experience. I would have appreciated a more thorough startup walkthrough or pool school, and there were a couple of missed startup appointments that resulted in some unnecessary frustration. Salt System The most significant issue on my project was that the salt cell had inadvertently not been installed. Fortunately, my independent pool professional discovered the omission during a routine visit. Initially, the replacement part was backordered through the distributor. To Modul's credit, management ultimately stepped in, sourced the salt cell through a different distributor, and completed the installation rather than continuing to wait on the original backorder. I appreciated that they took ownership of the issue and found a solution. Automation & Warranty We also experienced an issue with communication between the AquaLink automation system and the Jandy VersaTemp heat pump. The only frustration was determining who would ultimately handle the repair, as there was some back-and-forth over whether it was an installation issue or a manufacturer warranty issue. Once it was routed through Jandy's warranty process, the problem was resolved and everything is now functioning properly. Final Thoughts No construction project is perfect, and this one certainly had its share of punch-list items and follow-up. That said, Modul delivered a beautiful pool at what I believe was a competitive price. My family has already created incredible memories and that's ultimately what this project was about. I genuinely believe Modul has talented people throughout the company. While I think there is room to improve communication and follow-through on punch-list and warranty items, management ultimately stepped in, addressed the significant issues, and delivered a finished product that we're extremely happy with. If I had one piece of advice for future customers, it would simply be to negotiate a reasonable punch-list retention and not release it until every remaining item has been completed and verified. It's a simple way to ensure the final details receive the same attention as the major phases of construction.

A simple 9x18 pool will take them over 7 months to fully complete from excavation (Nov 2025). Your project will not be a priority because all their resources go to their other company, Modul Pools, that claims to "build a pool in 6 weeks or less". If you hire OC Poolscapes, you will have to project manage their project managers to get them to do anything. If not, communication will be nonexistent. But even with me being on top of them, they don't answer calls, return calls, or even respond to texts. Not the owner (Malkiel), not the managers (Michael, Brandon, Jason, Brendan) , not even their assistants (Ulysses, Sam, Bernardo). With 5+ employees in the group chat they set up, it's hard to get a hold of them for any updates. For some reason they also switched project managers on us 3 times due to "company structure changes". First it was Brandon, then Jason, then Brendan. This caused months of delay because no one knew what was going on with our project. Multiple times, I had to walk them through what still needed to get done. There was no handoff or communication internally. Each time a new project manager contacted us for the first time, they would promise to be in constant communication and move things forward. But, the project eventually was put on the back burner again. There have been many missed construction deadlines and tons of issues with them getting permits approved. They tore down two walls in my backyard for access that they have yet to rebuild because whatever they submitted in the permit caused the city to think it was a build to require extra engineering, soils reports, and OSHA permits as well. To this day they are still trying to figure out the permit. Not even the pool build itself needed extra clearances and reports. They say workers will be here on a certain date and then no one shows up. But honestly they don't have anyone scheduled to come at all and just say things to stall and buy time. When you call them out on anything, there is always some sort of excuse. This has literally caused 3 months of delays on their part. No weather issues, no permit issues, just them dropping the ball on scheduling. They also do not take pride in their work. They constantly leave the job site a mess until you ask them to clean up. The tile and grout finish was a rushed and left messy and has since started falling apart (see pictures). Managers do not care to pay attention to the details, despite claiming they build luxury pools. They do not send their in-house workers. They contract the job out to others. For example, I have included a photo of how "their plumbers" ran our new gas line to the pool equipment. It isn't even secured to the wall. There is no way they can be proud of this and put their name on it. I had to call them out on it to have it fixed and secured. Oh and guess who came to fix it? Plumbers in a Modul Pools truck. They best communicate when a payment is due. They will gladly send someone over to pick up the check same day, no problems. But getting someone out here to do work? To them, it can wait. They are also quick to get back to you when you tell them that you are going to fire them and take legal action or file a complaint with the Contractors State License Board. But they immediately go back to not caring about your project after they do a little bit of work to appease you. Look, I know it's a miracle anything gets built in Los Angeles, but it's a miracle OC Poolscapes have built a pool at all. There's a lot more I could go into detail about but hopefully this review has painted a good picture. But with everything said and done, DO NOT hire OC Poolscapes or Modul Pools. I am posting this review before our project is fully completed and final inspections passed. I will not be taking this down. I will be submitting a complaint to the CSLB and will likely pursue legal action as they have practically built us a Modul pool for twice the cost.

Although I was about to purchase a hot tub from a large, well known dealer in Corona, I decided to look at Custom Spas Direct, which has good online reviews and happens to be very close to our house. I'm glad I did. I was not familiar with the Vita spa brand that Custom Spas Direct sells. There's very little information available online. After doing some digging, I determined that Vita is a decent, mid-range spa with competitive pricing. Nothing fancy, but it's built with good components from companies like Balboa Water Group. Dealing with Custom Spas Direct has been fantastic. It's a small company and we interacted directly with Jim Galpin, the owner. Jim is a straightforward guy and he was very helpful in choosing a spa. Since I was unfamiliar with Vita, I had a lot of questions and he patiently answered all of them. He quickly responded whenever I sent him a text with a question or request. After the purchase, he was super flexible with regard to delivery, setup timing, coordinating with the electrician's schedule, etc. The delivery and setup was quick and well done. The installer did a good job answering all of my questions. We've had the spa six months and have had a couple of minor issues. One was probably due to user error on my part and the other was not. In both cases, Jim responded to my texts immediately and quickly resolved my issue, even during a holiday week. He took one look at my plumbing, took the sound of the pump running into account and said that my pump sounds like it's going out. I let him know that I had just replaced the pump just over a year ago with this new Variable speed one and how I utilize the valves according to how the previous home owner told me. I showed him how I move the valves to have water passed to the pool and spa to circulate both at the same time. Salvador then move the valves himself noticing something else off and the pressure began to drop. At first I got frightened not wanting to ruin the pump so immediately put the valves just back to normal. Turns out he was just trying to show and explain to me that whoever did the valve placement before did it wrong and thus how the previous owner told me how to turn the valves was incorrect as well. The suction valve was in reverse so the "off" placement was upside down. Then on the return valve the safety so that it doesn't close the whole valve fully was worn down, so while I was turning the valve how I was told to do it was actually closing the valve a bit while at the same time opening the spa return a little too. This was causing back pressure back to pump which now clicked on my head. No wonder the original pump went bad soon after I moved in and now this new variable pump I put was also going bad. He recommended I upgrade to a 2hp variable pump instead of the 1.65 I had based on my pool size and spa. He also recommended changing the size of the plumbing from suction to return from 1.5 to 2. From the interaction we just had I had the full confidence he knew what he was talking about and I felt a little bad questioning him just based on what the previous owner had relayed to me on how the pump and valve works. He gave me a price and asked how soon... 24hrs later the new upgraded pump, the new upgrade plumbing and the valves also corrected to show the true way was done. He showed me the correct way to use the valves now for both pool, spa use or individually. Once he showed me for Spa use only, I saw bubbles once again! I hadn't seen bubbles in my spa in just under a year. I checked the return/jet that was once not flowing any water now flowing nicely! And the pump wasn't even running at full rpm's but at 1400rpm. We obviously put it higher for quick clean and within 10 minutes of running we could already see the water cleaning up the green and algae! I think it helps that Salvador understood that I had complete trust in him that he also provided optimal service. I wasn't over his and his helper shoulder watching the whole installation, but stayed near by in case he needed something or to ask a question which he did. Looking back I kind of wish I would have tried to at least tried to see if the price could go down a little but to be honest I was just thinking to get it fixed asap before the water gets worse and other issues arise. With that said once everything was done I do think the price was set right. I am highly satisfied with the whole service and process and will recommend completely. I even had just a couple of questions after he had already left for the day and Salvador was happy enough to respond back and give further advice. 10/10 stars if I could. Salvador is invited to the Carne Asada.
