This is an amazing property! I recently moved out due to getting a job in the East Bay but I…read morecontemplated commuting. Very sad to have left because I have yet to find another property that is as well kept, clean and friendly. Jacqueline might be the nicest person I have ever met and it's no wonder the community is so great with her managing it. The whole team is friendly and attentive. I HIGHLY recommend compared to anywhere else in the area..trust me I looked all over.

We went and toured The Artisan on July 8th, 2021…read more The tour itself went pretty much without a hitch and the property was, for the most part, what we expected from the photos and DD prior to driving there. What happened afterwards, however, is what warrants a review and a caveat emptor for all prospective residents and tenants. The leasing manager, Jacqueline, initially confirmed--both verbally and in a hand-written notation on the marketing collateral paperwork she left me with--that a move in date for a specifically *set* and agreed-upon date was good to go and that, should I apply, those would be the terms. One day later, on Friday, July 9th, I called and spoke with Steven, a colleague of the aforementioned leasing manager. After a series of calls that day about other things related to the property and to the application, I also confirmed with Steven that the prior move-in date would be good to go and locked in at the same aforementioned rate. Cool, no issues, that sounds good. Let me officially finish my online application to lock it in. I do so that same day (Friday), only to have the previous manager, Jacqueline, email me claiming that I had misunderstood *or* that there was a glitch in the system that prevented me from moving my move-in date to that far in advance even though she had confirmed it the day before (Thursday) both in person and in-writing. Naturally, I push back, right? She still claims I misunderstood. I copy her and Greystar management with emails from her colleague, Steven, indicating that I should go ahead and apply as those very same lease terms (date of move-in and monthly rental rate) appeared to have passed the system requirements and that I was good to apply with the same confirmation. At the end of it, *my* recollection of events is put into question even though I have a non-applicant witness saying the same thing, a handwritten note from Jacqueline confirming the move-in date for August 29th, rent at 2975.10 as well as email confirmations from her colleague, Steven, all saying the same thing. The idea that a resident leasing manager couldn't or wouldn't simply cop to her mistake or own up to the fact that she made a call that was a blunder due to a system "glitch" as she finally indicates in her email but, instead, does a CYA move to imply that I am lying or that I have misunderstood is highly suspect, not to mention pretty transparent, manipulative and juvenile. TL, DR: All in all, the leasing terms (move-in date) was duly misrepresented to me, either due to user (leasing office) error, technical glitch (this is their claim) and, after I had officially submitted my application, I was informed that it was not possible to apply under those terms anymore (glitch, misunderstanding, etc.) due to being greater that 14+ days out, notwithstanding the fact that she and the "system" allowed her to do so. What's more? Greystar and the leasing office took more than 48 hours to respond to two (2) emails from me requesting a full refund of my application fee as I was promised and, as of the time of this writing, I have still not received a refund. Buyer/applicant beware: the on-site leasing team as well as Greystar "corporate" will not own up to simple (but important) clerical mistakes but will, instead, misrepresent, obfuscate, and resort to calling you a liar if you push back with evidence. And, lest you, the reader, think this is coming from some random person holding a grudge against Greystar--think again. I was the exemplar resident/tenant at one of their sister Greystar properties in the Peninsula for over two years. What a difference from property to property!

I owned a condo here and it was the worst "investment" that I could have possibly made. Since this…read morecondo was in the price range that was possible for me at the time, it seemed like a great investment and I was so happy to own a "home." Well, owning a condo is nothing like owning a home. It is just like renting, except so much worse. When you are renting and things become unbearable, or the management is awful, you can move. In a condo, you are stuck, with basically no rights at all unless you happen to have a legal team working for you. Also, you are forced to pay $310 to have "HOA" fees, that are disproportionately high considering that no maintenance of the building is ever done and the place looks terrible. The landscaping consists of cutting the grass so short that it dries out and dies--that's it. I had a crazy, insane neighbor above me who would intermittently turn off the water to my unit without notice (for repairs? I don't know), and the management would not do anything about this. She also blasted the same song over and over all day, every day for a year. This neighbor was the worst that I've ever had. (note: do not move in to 426) Most of the other condos are rentals, so there is an ever-changing landscape of degenerates moving in and out. There are drug deals going on in one apartment, and kids screaming while using the parking lot as a playground. The garbage piles up every single week, and it looks like ghetto.

I own a condo here. The HOA fee is now $404 (revised 5/2019), which is reasonable. The place is…read moregenerally well managed, and I would have to question Woody's take on it. We had a water leak in the parking lot recently and it was taken care of quickly and professionally. Paul Strong, who runs the management company, is approachable and seems reasonable. The grounds and pool are kept clean and well maintained. The neighbors are friendly. Sure, everything doesn't always go perfectly, but I would say, of all the places I have lived, this one is above average.

Appearances Deceive The place is not beautiful and organized there are so many homeless around that a deafening noise You will treatment and threats that you suffer inside this Condominium make you want to stay far away from this place forever the management of this place is horrible a person no respect !!. the manager sues everyone in court but I heard that all residents win the case in court because normally she always wrong and all the judges already know . I won her at court and she had to pay the money that was invested for my lawyer. I have the entire trial filmed and transcribed. she gave me the 30-day notice because I was trying to help a kitten.she confesses that her employees arrested a kitten for more than 24 hours and the cat almost died. the police and animal control know everything. everything reoriented and filmed. the case is still under investigation. my recommendation is that you do not move to this place but if you decide to stay in this place i would indicate that you put cameras in every possible place in your apartment! I did! Manager is invasive. she asked to see my sister-in-law's passport because she was on vacation. she didn't have that right! the manager wanted to know what my girlfriend's psychological problem was. she had no such right. be aware of the manager's behavior. don't worry i have all saved and printed emails, recorded videos and her threats by email. that was the reason that she lose at the court defeated.

There's a lovely walking trail behind the complex alongside the river where we walked our dog. There's deer, egret, rabbits, turkeys, geese and and other wildlife around, making it a really neat place to be. The apartments are cozy and comfortable and the staff very responsive if there's an issue. I would say that even though it's not as modern as some other complexes, but the apartments are spacious and comfortable for the price. Again, the area is very beautiful. Nothing like looking out your back window and seeing oak trees and redwoods. Hearing owls at night. Geese during the day. Beautiful. The manager Moireen is awesome as well. There are some strict rules about things, but honestly that's what kept Oak Creek a peaceful, clean, quiet, comfortable place to live. We had to move out November 2023 only because we needed a larger space closer to work, otherwise we would've stayed on. I can't say enough good things about this particular complex. I highly recommend Oak Creek.

I've lived at the Arbors since 2018 and it's been nothing short of perfect (I'm not exaggerating)…read more I'm writing this review not because the other reviews did not do it justice, but because I didn't realize how great this apartment is compared to other apartments in the Davis area reviewed on Yelp. There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

River City is advertised as a "smoke free property". It never has been, smoke free. it cimes into my apartment everyday. PEP keeps saying we are working on stopping the amiking. for the past 3 years. my health has deteriorated from their neglect and the Coty of Petaluma not enforcing Petaluma laws, codes against smoking in multifamily apartment buildings built after 1995 etc. Multiple agencies know about the illegal smoking and tell me PEP has to do something, they (PPSC, legal aid, the City, the Sonoma county, the state of california etc., that all have No smiking laws. and ot is also against our lease agreement of NO SMOKING. even the news groups do not put any mention of the harm done by PEP allowing amiking for 3 years inside our senior apartments. despite the surgeon general and state have watnings about not exposing seniors and children to amoke. here there is also drugs and valing going in, which is also illlwgal.
