Do not rent a house that is managed by these crooks. We paid a professional cleaning service when we moved out and had lawn care done by a company. The house and yard were pristine when we left. They charged us $322 for cleaning and $75 for the yard, neither of which needed to be done. They charged for paint when I left a gallon of it on the counter for them. They also kept our entire security deposit and started the conversation by texting us we owed them additional money and to pay it ASAP before they sent us to collection. That's how they STARTED the conversation. DO NOT RENT A HOUSE MANAGED BY THESE CROOKS. EDIT for response to these crooks: They said multiple times that they would work with us as we moved forward with buying a house after we signed an 18 month lease per the owners request. They said they would work to find another tenant so we could get out of our lease. Instead they charge us additional money on top of keeping $3K of our money after we only found out that they had re-leased our home 5 days earlier because we called to find out what was going on. We had to call them to find out if they had leased out the home. Something they did for a $125 fee. Then they hang up on you when you try and call and discuss their other charges. They charge you money for things you did yourself and have receipts to prove you did. And lastly, check out the screenshot that they proudly posted in response to another negative review. After having a less-than-desirable experience with my previous management company I shopped around and found Stetson. Within a few short days we had the paperwork signed, photos taken, and the property was listed. It was completely hassle-free, which is such a breath of fresh air. They worked with me to agree on fair market pricing, and even strategized with me on how to minimize the vacancy period. My wife and I own a property in Cedar Park, TX, which is managed by Ryan Stetson. It is a 3 bedroom independent condo. Our real estate agent had referred Ryan to us. We have moved to St Louis and Ryan currently manages are property. We bought this property in March 2016 and a month later Ryan rented it out. Ryan always conducts a background check before forwarding us potential tenant's profile. To start with, Ryan gave us some recommendations on how to make our property more marketable. As per his advice, we got our property painted and some rework was done (Ryan did that for us by hiring contractors). Soon after that Ryan found a very good tenant for us who stayed in the property for one year. After a month gap, Ryan found another tenant for us who is currently occupying the unit. Ryan also managed our residential property for sometime before we sold it out in May 2017. That was our house in Cedar Park. Ryan Stetson has, no doubt done an excellent job throughout. He is prompt and reliable. Ryan works very professionally. I receive all payments, statements, and tax documents in a timely manner. No issues so far. read more

I had the best experience with Joy Kerlin, a leasing/apartment locator and real estate agent at Stetson Realty, who helped me so much during my recent decision to move! A lot of people think they can just find a place on their own, or look for places on Craigslist, HotPads, Trulia, or Zumper, but trust me - those sites are just a complete waste of time! Most of their postings aren't even available for rent! They are pretty close to useless (bordering on scams!). Joy Kerlin is a real go-getter, unlike my prior experiences with apartment locators who won't respond no matter how many messages you leave! My experience with Joy was so enjoyable during a period that was so stressful for me! She is responsive, knowledgeable, motivated, customer service oriented, enthusiastic, and highly professional. I should add patient too! I was all over the place on the type of place I wanted to rent: apartment, condo, townhouse, house.... She was willing to show me all! And best of all, her service is FREE!!! She created a search on the Austin MLS (Multiple Listing Service) that automatically updated me around the clock via email when properties that met my criteria came onto the market. And, she helped me really understand what certain MLS lingo meant - despite living in Austin for decades, I learned certain details to watch for in the MLS listings that saved me some time and hassle! She can show and lease any property in Central Texas - which was so much better than my prior experiences with Apartment Locator services around town! I looked at several properties with her, and I trusted her completely and wasn't let down! Now I know the first call I'll make next time I move in Austin. My garbage disposal stopped working, and it left the food and water sitting in the sink. It smelled horrible, and I was concerned that if it didn't get worked out, not only would it make cooking anything harder, the stagnant water could potentially bring bugs in. I put in a work request, and was pretty quickly contacted by Stetson. Michael called me, and verified my issue and walked me carefully through the process of declogging the garbage disposal. The declogging actually only took a matter of minutes. He was super friendly, provided excellent customer service, and saved me money by not charging me by having someone come over. I am so happy my sink is working again, and I'm so happy my property management company is so professional and helpful. read more

I will preface this review with the facts: I only lived in a Stetson Property for a little under a month and this review is pertaining to my experience with Ryan as a property manager. My boyfriend and I moved into one of their properties this past month and within the few days there we noticed there were lots of repairs needing to take place. I submitted all repairs with photos via their online database and each request was replied to and scheduled to be taken care of within the week or so. After so many requests, we realized that this may not be the property for us. Unsure that we would be able to get out of our recently signed lease I began to consider consulting with a lawyer, when I really should have just been upfront with Ryan. After a conversation with our realtor, who called to checked in with us, I received an email from Ryan letting us know that our happiness was his top concern AND that if we believe this lease a mistake he would allow us to be released. His understanding and willingness to work with us was genuine. There was no harsh words or awkwardness with the rest of the conversation. As a property owner, I HIGHLY recommend Ryan Stetson and his team! We were in an awful situation with our former property management company and had recently forcibly evicted tenants who had messed up our house. Ryan was so friendly, responsive, knowledgeable, and was able to get the house fixed up and ready to list within a week... and that included replacing all the carpet. Their flat monthly management fee is awesome as well and would typically put them below the industry standard % based fees. He and his team went above and beyond for us time and time again, even as we decided later to sell the house instead of renting it after all. Incredible customer service! Horrible experience. This is the worst management company in all of Austin. They are unresponsive to tenant complaints, retain security deposits, and are unprofessional. For an entire year the house I lived in was falling apart. Every time I opened a ticket with Realty Stetson & Property Management they would take forever to respond and then eventually claim they didn't have to fix it. Sometimes they would eventually send somebody over to fix it as cheaply as possible. One time the air conditioner was leaking and they refused to replace it even though the A/C company that came out told me it was a tenant health risk and they were required to do so. No matter what you do, if you find out your property is being managed by Realty Stetson & Property Management do not rent that property. You are in for the worst year of your life! read more

I was interested in a property this group had for rent. It was actually number one on my list and was eager to view it all week. I texted the number on their site to inquire. The following morning I received a text stating i would need to text a copy of my DL and a photo of me with the DL to receive a lock box code to get in. I wrote back that I planned on being there the same afternoon. I got there there at 4:50 and texted my request. I waited over an hour with no response. I called the office several times throughout the hour and the receptionist could not get anyone to respond to me. I finally gave up and left. 20 minutes later after I was already away from the property and half way across town I get a text with the code from the manager. No apology for the inconvenience. Just a matter of fact "here is the code and link to apply". That is not the attitude or lack of customer service I would want in a management group I would rent from. read more

They were prompt with any repair requests we had and worked with us about various financial matters. We even got out fill deposit back! Realty Stetson thinks YOU work for THEM. I'm a tenant for a property managed by Realty Stetson, and I can tell you, they do not respect your time, or the privacy of your contact information. Take what happened to me today for example. My bathtub won't drain, so I can't shower in my own bathroom. So I contacted R.S. through their online portal. How it should work: The property management company asks when the tenant is available, and screens prospective service providers appropriately. Once a reliable service provider has an open slot which coincides with the tenants availability, the tenant's contact information is given to the service provider, and the tenant is contacted. Simple, effective. The tenant's contact information is given out to 1 service provider. How Realty Stetson does it: They don't care when you are available. Realty Stetson gives out your contact information to multiple service providers at their own discretion, regardless of your wishes, without asking for your consent. The tenant gets multiple calls from multiple service providers, asking to schedule service at completely random times which conflict with your availability, ranging from 2 days, to 45 minutes from the phone call. One of the first calls I got from one unknown service provider was today around 3:15pm while I was at work , demanding I be home within 45 minutes to meet a service provider. I asked if they were available tomorrow, and they rudely hung up. I had specifically told Realty Stetson I was NOT available at this time today. But they just gave my contact information away anyway. So there I was, at work, deep in thought about my code, and I'm interrupted by a needless phone call which wastes my time, and then I get hung up on. Now a rude stranger has my contact information. So I called Realty Stetson tonight to figure out what was going on, and they told me to email them. (I already had.) Very humanizing (not). So I called again, and it goes straight to voicemail, and the inbox is full, so I can't even leave a message. Thanks Realty Stetson, really great customer service you've got going. I felt like I was a secretary at a Realty Stetson call center today. I should have felt like a customer, because I am in fact (indirectly) paying for their service. read more
