Please, do yourself a favor: Find yourself a different company to rent from. Stone Oak Property Management is a total joke that like to exploit people who they think are clueless to Texas Property Code. I started my lease with a property manager of B, and mid way through transferred to C, who from the get go, was very tacky and unhelpful. While I rented from SO for a year, mind you, with several issues with the home upon move in - I was patient and slowly had the things repaired via work order. What should've been the first red flag is when we had an issue with our dryer, it was never connected when we moved in. We contacted SO they sent out maintenance and properly made the dryer connection. Great! No. They tried charging us over $300, we had to point out that it was never connected at move in. Only then did they "waive" the fee. The home has a plethora of trees and shrubbery in the back yard and many issues with small bugs, no big deal - we paid for pest control. We accidentally broke a window, contested SO immediately, said we would pay to have it replaced privately to expedite the replacement. They refused, said they would have it taken care of, and we would cover the bill. That's great except it was in the middle of January and the window wasn't replaced until March. We had several single digit temperatures and had to seal the window with cardboard and tape for insulation. We had no problem paying for our damages; the problem was waiting months for the replacement. The home upon move in was cleaned subpar at best, yard was over grown, baby proofing on everything, missing knobs on over half cabinets/drawers. I mention this because at move out, we were told to have the place professionally cleaned, the yard mowed, and pest control. We did all of these requirements. They kept our deposit, charging us for the three above items. We provided an invoice for the professional cleaning, to which they said wasn't good enough and charged us again. Even though there were no specifications for cleaning standards provided. The yard was mowed, and there are documented pictures of such. They also charged us for pest control .. for exterior pests. As mentioned this home is surrounded with trees and shrubbery, wasps are vigilant and present. When we left the home 7/29 there were no exterior pests (my husband is extremely allergic). However, when the got to inspecting the property 8/2 a wasp made a new home. They acknowledged the receipt of the keys the day after I returned them 7/30, and had 8/1 to check the property and still waited a full 4 days. Originally they charged us for the above mentioned, knobs, baby proofing, and $300 for lightbulbs. We did dispute this and they did refund part of the deposit as we had several photos of proof that it was there upon move in. When all of the problems were raised, c bantered with me about it all - I had to formally request photo evidence of what we were being charged and it was only provided after several emailed requests. We did speak with an attorney about this, which what we have requested in return was not worth the fight or legal fees. SO is well aware the fight isn't worth it, so we are still out $660 of our deposit as they refuse to negotiate any further on the subject and are no longer responding. If you choose to rent with stone oak please, please, keep record of everything, take pictures of the property upon move in and out. Be careful. They will fill well take advantage of anyone they get the chance to. They sent us our itemized sheet 8/26, and they had until 8/28 to provide this per Texas property code, and we didn't receive this until 8/28 which was also the last day we could file a dispute of the charges through stoneoak so we barely made that deadline. Again just be very over cautious and DO NOT TRUST THEM. If you can AVOID them, then do yourself a favor and headache, and avoid them. read more

This is the worst management company I could ever imagine renting with. We have had many a problem since day one of moving in that should have been fixed and addressed beforehand. From countless water issues to not having access to amenities we were promised and paid for, they don't operate effectively at all. You can never reach someone directly. Communication consists of leaving voicemails and waiting for email responses. I have had to contact the city to enforce our rights as tenants and push for things to be fixed. For example, without working water (meaning no shower, dishwasher, or laundry functionality) for a week, without a useable bathroom for 3 weeks, and no compensation or assistance during the waiting periods. I could continue on but hopefully this saves someone else the huge headache that is Stone Oak. read more

I used Stone Oak Property Management from 2013 - 2019 and they were honest and competent. I was out of the country for about 4 years and they managed every aspect of my properties in Central Ausin and San Antonio. They are honest and competent in a tough business. I live in a property managed by Stone Oak and have had a very unsatisfying experience. Numerous times we have needed maintenance on the property and are told they will send someone out only to have days and sometimes weeks go by without any follow up. Some of the issues were important for the upkeep of the house's plumbing which I would think would be very important to the owner of the house so if I was an owner looking for a property manager to make sure my property stays in great shape, I would definitely look elsewhere. And as a tenant, their unresponsiveness would be a reason we would not renew our lease. Seriously, never felt so unimportant. read more

Stone Oak property management is as good as it gets. As far as property management they will completely take care of you. You can even get ahold of the owner, as he is very active in the property management business. These guys will even list your home for rent or for sale. They will properly screen your tenant and produce great results. read more

Our manager has been super responsive and even the owner of the company called when we had questions the property manager couldn't answer. We moved from NY to Austin and the Stone Oak team was extremely responsive and accommodating - we had to do everything remote and in the very end we had to do some last minute changes because the moving company delivered our stuff a few days before the move in date. This is the place to go for renting out your property!! I was in crunch time trying to get tenants for my current home, while trying to secure a loan for my new house. I talked to Jennifer Frizzell and she assured me that they could help us. She came over the next day to take pics. She listed it immediately and set up several interviews for potential renters in the next few days. She did background checks and we had viable renters within a week! They've been in my house for over a year, and Stone Oak has been amazing at managing our property! read more

Stupidly rented from Stone Oak- moved from out of state and didn't have the chance to visit and look at the place first. Wow were we taken advantage of. The place was an absolute dump when we got there! Absolutely filthy, shower did not work, stove was broken, and the gas couldn't even be turned on because the water heater did have a shield for the flame. Submitted all of the work tickets the very FIRST day we lived there. Took TWO months to finally have someone from stone oak coordinate fixing our shower and water heater. We were then without a shower for 10 days and our home looked like a construction site for the better part of two weeks. We were not reimbursed for any portion of rent or anything for having to shower elsewhere for the time we were without our own shower. Only given two nights in a disgusting motel. After that was settled they had to have someone come in an install and unsightly support beam because we were at risk of our second story falling!!! Would have been great for them to let us know that danger before we moved in. Worst renting experience of my life. The "management" of this place is useless and incredibly rude, they cannot admit when they screwed up and their customer service is non existent. I chose to delete this original post. I made a mistake in missing what the bylaws were about. Other issues that never were attributed to Stone Oak were finally addressed but have no bearing on the rating here. Manu has done a good job in going above and beyond using mediation skills and handling a rather tough situation between our board of directors and residents who have been paying for services through HOA fees yet not getting them for several years. I revised my rating from a 2 to a 5 due to my mistake regarding a point I missed in the HOA bylaws. I have no problem admitting when I am mistaken or wrong. Thanks Manu for pointing things out. I do have problems with HOA board members saying one thing, doing another, and not being forthright and honest about how things have gone down and not assuming responsibility.
