It has been absolutely the worst experience of my life this year, with 0 air conditioning in the LA heat and no one answering or addressing the issue. They delete any comments I make on their Instagram posts @stuhousc on IG. They have left us with the most nasty unclean house when we first moved in, and then they now leave us without AC and no desire to help or bring us a fan. It has ben 40 days without AC. I wish there was a 0 star choice. The actual apartment is fine and livable, but like all college housing the pricing is absolutely insane. Half of the furniture that comes with the apartment is terrible and you can tell that the apartment is generally cheap compared to what they are charging. On top of this, management is the worst management I have ever dealt with. I am subleasing for the summer as I don't actually go to USC, but the college I do go to proves that student housing can be reasonable and have good management. I had double charges all over my rent that I wasn't able to get fixed because my property manager was out and no one else could help me. When they told me she would come back they claimed that I would have to pay the late fee. I literally was charged incorrectly, they told me to wait 3-4 days until my manager was back to resolve it, and still charged me a late fee. The issue that made me really regret choosing this housing was the parking. Parking is way too expensive, but was necessary for me as I worked odd hours this summer and when I would get back there would be no street parking for a while. I requested parking before I moved in after I signed my lease and heard nothing. I called and received no calls back. I went in twice to ask for parking and nothing was done. Eventually, I couldn't find parking for 20 minutes one day and walked into the office and told them I was upset and wanted to talk to my manager and it finally got sorted in like 5 minutes. TLDR: MANAGEMENT SUCKS and the apartment is not worth the headaches they will put you through. I lived here for less than 6 months and hated every single interaction I had with anyone from management as it is their mission to be counterproductive and unhelpful. Stay away from them. read more

If I could give zero stars, I would. Stuho is an absolute sham, the people managing these buildings don't have a shred of integrity, empathy, or common sense. They charge you an exorbitant amount of rent for their apartments, which were constructed poorly with the cheapest possible materials. I found bugs in the apartment every single day. Multiple tents with unhoused people often were stationed directly next to the building, making all of the tenants feel extremely unsafe. Stuho never made an effort to provide a safe environment for its tenants, and instead said that it was USC's responsibility. One of the managers, Vanessa Gomez, is possibly the rudest and most incompetent person I've had to deal with in my entire life. She ordered the garbage collection bins to be moved, but failed to notify any of the tenants until I told her that tenants were placing their trash outside of the building on the street because no one could find the collection bins. Vanessa would ignore many if not all of my messages/calls for days, and then passive aggressively text me a curt response. Most irritating is that when I decided to move and end my lease, Vanessa assured me that Stuho would waive some of the associated fees. Surprise, surprise--when time came for me to get my deposit back, she deducted these fees anyway and told me that she conveniently couldn't remember whether she had promised me that those fees would be waived. I rarely leave reviews, but my experience at The Series by Stuho (Royal Apartments, 3006 Royal St.) has been so consistently negative that I strongly feel obligated to warn others. I moved in with the understanding that I'd have a safe and reasonably quiet home. Instead, I've faced months of noise disturbances from the unit above me. This included but was not limited to heavy stomping, thuds, and constant disruptions late into the night. I filed my first complaint in November 2024 under the previous manager, who handled the matter politely and promptly. Then management switched to Concord Companies, with a new apartment manager Vanessa Gomez in December 2024, and everything went downhill. Since then: - My repeated noise complaints have been dismissed or brushed off. - I was told to resolve conflicts directly with my neighbors, even after making it clear I feel unsafe doing so. - Retaliatory complaints were filed against me after I reported disturbances, and management refused to take a fair, investigative approach. - I've raised concerns about possible unauthorized long-term guests in the building, which is a clear lease violation, but management has ignored this too. Shortly before my move out, in July 2025, I submitted a work order for a drywall repair in my unit. After placing the request, Vanessa called me to say that drywall repairs would not be handled during tenancy and would instead be deducted from my security deposit after I move out. Maintenance then came to check the damage (a few days after I submitted the work order) and said he would ask his manager. Shortly after he left, I received a hostile text message from Vanessa, accusing me of asking her technician to perform the repair anyway, and reiterating that it would be taken out of my deposit. This was unprofessional, misleading, and retaliatory, especially since the work order was submitted before my phone conversation with her. It's frustrating to pay an exorbitantly high rent only to be treated this way. Between poor noise insulation, unresponsive and antagonistic management, and a clear lack of tenant care, this has been one of the most stressful and negative living experiences I've ever had. Future tenants: please save yourself the stress by choosing a different place to life. Management changes have made a bad situation worse, and residents' well-being is not a priority here. read more

The most predatory company I've ever seen in my life. They lure you with low rent but then charge exorbitant utilities. To give y'all an idea we were charged $287 for one month's water and $130 for trash for a 2B2B apartment. The manager is also pathetic. Unresponsive, has a lot of attitude and ego. TLDR: HOW TO GET YOUR FULL SECURITY DEPOSIT BACK. Thank me later :) 1. Receive initial bill 2. Wait to receive itemized bill (most likely through mail) 3. Dispute bill like crazy by referencing CA tenant rights handbook (see attached photos for important passages) 4. Threaten to take them to small claims court 5. If they really don't back down, actually take them to small claims court. It's only around $30 to file and you don't need a lawyer. If you left the apartment in decent condition, you have a super strong case! 6. Get all of your money back (or at least a significant portion) 6. Be thankful you never have to lease with Stuho again! I lived in the Shrine from 2019-2020 under Stuho Management. The apartments are really close to campus, appliances are new, and they're furnished! Paid $2K a month not including utilities for a bed space in a 2 BR 2 Bath (4 people total), which is pretty standard for its campus proximity. Below is how I fought tooth and nail to get my security deposit back! Stuho has incredibly shady billing practices; they're banking on residents not taking the time to fight back. Jokes on them, I really had nothing better to do during a global pandemic :) ------- For context, my apartment mates and I hired cleaners for our apartment and we had done a final check-out walkthrough with the property manager. If you're reading this before move out, I HIGHLY recommend doing the check-out walkthrough because it adds more credibility to your fight over the move out bill. The walkthrough went fine and the property manager said we might be charged ~$50 for broken blinds + other things (just put in a bunch of maintenance orders beforehand to get it fixed for free). When we received the final bill, I was shocked to see the amount total to $800 (reference picture 1 - bill is attached). I reached out to the property manager and he said to wait for the itemized bill. In response, I gave him my response referencing the California tenant guide (https://www.courts.ca.gov/documents/California-Tenants-Guide.pdf) and highlighted a passage from page 56 (reference picture 2 - response). I then received the ridiculous detailed list of charges, and had a *super* fun time referencing the California tenant rights book and the lease itself (reference picture 3 - dispute charges). Then, I was sent a google drive link of photos taken from move out. Don't worry if they do this, the photos are hilariously terrible. (reference picture 4 - questionable move out photos). Not pictured is how I signed off the email: "Please respond and let us know what paint damages we are being charged for along with the photo (similar to how I did it in this email). Even if we were charged for the photos in your shared photo drive, it is beyond my understanding how a $466 charge was calculated. We refuse to be charged this cost and demand a full refund for the paint charges and other charges accounted for in my previous email." After my dispute, the property manager offered $132 back in hopes I'd just leave this poor man alone! Instead, I demanded a full refund and threatened to take him to small claims court if he didn't respond by a certain timeframe. (reference picture 5 - final demand). Be sure to give the timeframe or they most likely won't believe you! Less than 3 hours later, I got an email from the property manager offering a full refund hahaha ------ I hope this review helps! I had way too much free time on my hand to read through the CA tenant book, but it all paid off! They took 75% of the security deposit for unspecified and undocumented "damages", no report or documentation justifying, no return phone calls or emails to discuss. I lived at Vista Magnolia for one year while attending USC. During my time there, the property management often failed to provide timely assistance for maintenance requests, which was disappointing and frustrating. When our lease was ending, my roommates and I made sure to move out properly and left the apartment in better condition than when we moved in. However, we were unexpectedly charged over $2,000 for damages, cleaning, and painting, with no written explanation or documentation provided. Despite our attempts to discuss these charges, the property managers have been unresponsive and unwilling to communicate directly with former tenants. This lack of transparency and unwillingness to address our concerns is both disappointing and unacceptable. HOUSE ROBBERY!!!!! f i could, I would have given 0 star to this apartment. During my 2 years stay in here, my apartment got robbed with wooden door smashed to pieces, and lost around 2000~3000 USD worth of stuff. Worst of all, they even asked me to pay 600 USD to repair the door. lol Other tenants and I have suggested to add the CCTV to increase the security, however, Stuho was unwilling to do so. I would give negative stars if I could. I lived at Shrine Collection on 3040 Shrine Pl. during my sophomore year at USC. Stuho charged me a $2000 of the security deposit when I signed the lease. When I moved out, they only gave me back $400 of my original security deposit and their reason being that they need to repaint the wall of my entire apartment. I didn't damage the wall at all and they need $1600 to paint the wall of the entire apartment? BULLSHIT. Stuho sucks. Stay away from them. read more

Truly the worst management company. When we moved into our unit, the place was dirty and there were clear patch jobs that were poorly done. The property is barely maintained and maintenance staff is never equipped to fix work orders. StuHo overcharges like crazy for utilities, so your rent is always going to be higher than they say it will be. The office staff is unresponsive to phone calls and emails during business hours. They are profiting over students' necessity to live near campus. AVOID AT ALL COSTS. read more

DO NOT LEASE WITH STUHO! Myself and my roommate have been living in the USC Hotel (which, by the way, has been beyond hospitable and generous towards us) because our apartment complex has still yet to be cleared to house us...we signed our lease in Winter of 2020 with the intent of living there for the Fall/Spring 2021/2022 semesters. Joke is on us since it is now the end of the first semester and we don't have a move-in date in sight. Stuho has lied to us multiple times, changed our "firm move-in dates" 5+ times from August 18th all the way to "hopefully before Winter Break!". AND! THEY! ARE! MAKING! US! PAY! RENT! tl:dr -- The USC Hotel is filled with some of the most wonderful humans in the world of customer service and Stuho are scam artists full of empty promises. Don't you dare sign a lease with these sharks. Wish us luck as we hope to move in before 2022...rip. UPDATE: It is now 2022 and we still have no move-in date...looking like we will have spent more time in a hotel than in our actual apartment this school year. Stuho has also not been consistent with the promised stipends; originally, we were informed that we would be receiving them every 2 weeks with each move-in delay at $50 per day to compensate for a lack of a kitchen and laundry facilities. They have been terrible about being on top of this, which has led to a lot of food insecurity as ordering UberEats every night (there is no microwave nor freezer in the hotel) adds up FAST. read more

Absolutely the worst client care, service wasn't poor, it was non existent. Couldn't move in in August, which is what was paid for. We gave up in December after running out of Airbnb options, and fortunately found a much better place, 2BR/2Bath Brand new instead of the Suite/Closet STUHO (was supposed to ) have. Took over 2 months to get Security Deposit and first month's rent refund check. Notice on all their communications that no one identifies themselves. This is a "top down" piss poor operation. I haven't even moved in and can tell I am going to have a problem with this property manager. The lease contradicts itself. In one portion they say rent is prorated in another, they say it isn't. I confronted them about this and they said the section concerning proration was for other properties. What?!??! I've used this company for three years of my student housing so obviously they aren't AWFUL, but the lack of communication within this company literally baffles me. People in this office will tell you four different things based on who happens to pick up the phone. You'll get sent three very different emails about utility set up. You'll call every day for a week and a half before someone finally picks up the phone, and it'll be an intern who doesn't actually have the knowledge to help you with parking. I scrubbed my one bedroom, one bathroom apartment spotless before leaving, and got less than half of my security deposit back. They happen to own all of the good housing around USC and literally have no clue how to run a business. Ron's great though. read more

The only saving grace is that the on site staff, namely the community manager Cory Cross, are very hardworking and helpful despite the problems management have caused for us. Stuho continues to screw over USC students with their new building "Element". I use quotes because Element is barely a building. It is half finished even 5 months after the estimated completion date. No gym. No pool. Still full price. I would avoid this company at all costs because they rather evict you rather than give you a discount for basically living in a construction zone. STAY AWAY FROM STUHO!! I went with Stuho this past school year because I lagged on looking for housing until late summer. The only places they said they had were rentable bedrooms in 9 bedroom houses. Because I was so desperate to find a place to live, I decided to stay here. The bedroom and the house are nice, even though this 9-bedroom house does not even have a living room. Of course I have other issues with the house, but this review is for the company, since all the units they have are likely very different. The first time I visited their leasing office, I heard one of the guys who was in charge of leasing YELLING at one of the customers. The guy who was helping us laughed it off and said that they sometimes have an issue with people using regular checks instead of cashier checks. You can already see how their customer service sucks. He was being very rude over the phone and he made no effort to control his anger. Not only that, but I noticed that the all the leasing people had a very condescending attitude towards the foreign students, who were obviously not as fluent in English. They spoke to the students in a belittling tone and ignored them when they did not feel like responding. Both my mom and I were shocked at the way they treated them as customers. Also, once you sign the lease, you become a nobody to them. They are only polite (using that word very generously here), until you sign, and then they act like they are doing YOU a favor for giving you a place to live. When I moved in, they promised professional cleaning and a cleaned out room. NOT EVEN CLOSE. The room was filled with old dust and nothing had been cleaned. Not only that, but a bed and desk were left in here, which they promised to clean out. I do not know what they use your security deposit for (which many people have complained about not receiving back), but it is definitely NOT for cleaning. Last semester, I parked my bike inside the house complex. You would pass by two different gates, one with a lock and one without, to get in. Imagine my surprise when I walked outside to see my bike seat stolen. I contacted Stuho, and they said that in order to view the security cameras, I would need permission from the DPS. That didn't make sense to me since the cameras were owned by the house owner, and not DPS, but I ended up calling them to see if I could watch the security footage and see who took my seat. They told me that they only had control over the street cameras and that if I wanted to see them, I would have to contact Stuho. So I let Karla know again, and she just continued to argue that it was not in her control. She did not once try to figure out a way for me to view them, but continued to say that I needed to deal with it through the police. After all of that, I tried to not contact Stuho as much as I could. However, I know others who have experienced problems with them. One girl was angry because instead of telling her that she forgot to pay rent, they put a 3-day eviction notice on her door. Another problem that has been going on is theft. My mail, and many other people's mails have been ripped into and stolen. The only thing Stuho did was to email the tenants and tell them to pay for a PO box at the UPS store. I have been looking for new housing for the next year so that I do not have to pay $1200 for a room in a 9-bedroom house. I called Stuho today to see if there were any better options to see if I could get a cheaper place since I am looking MUCH earlier than I did last year. I asked Colby for some options and after listing some on 36th place, I told him that I did not want to live on that side of campus. He stated that if I was looking for a place in my budget, then I would have to move there, and I would otherwise be "homeless". Yeah, he said that I was going to be homeless. Very professional. Not only that, but when I mentioned the Yelp reviews previously, his argument was that people only Yelp places they are dissatisfied with. I guess he doesn't know about the many 5 star places on here because he's only seen the 1 star rating on Stuho's. I'm sure if 0 was a possible rating, they'd have it. Don't expect much from Stuho and only use them if you are desperate for housing or if you want to be ripped off by them. read more

Wow, I can't believe I've waited this long to write a review for Stuho...wait, no, it's probably the suppressed TRAUMA that Stuho caused me when I lived there at "The Pad". I'll be brief. 1) Mice. 2) Fleas *they still hadn't fixed the problem by the time we left...so...um. yea. 3) Horrible Management: My roommate and I we're calling Stuho, asking (begging) for an exterminator. We overheard the Stuho worker on the phone LITERALLY whisper, "Tell them I'm not here." 4) Rent was about 1,600 for one bedroom. That. is. ridiculous. I was naive and stupid before to think that was a "good price" around USC. There are WAY nicer places for much cheaper. And these we're just the highlights...there we're so many more noise issues, leaking roof issues (oh our nextdoor neighbor's roof collapsed on their living room when it rained!),etc. Plus, the proximity to campus was not worth all the CONS of that horrific place. Do you know what it feels like to go to bed each night afraid that mice are going to climb onto your bed, huddle around you like a singing chorus, take out a banjo and start singing mariachi music while you sleep? Look People: This rating is for their services not for their apartments' cleanliness. They really have good, nice, clean apartments in USC area, it is the most cleanest without any doubts, and If I was going to rate the apartment I have lived in, then I would defintely give it 5/5. However, the rate is for their bad services, their treatment with their renters and all the other things associated with their suck managment. I lived in 1287 West 37th pl and It was really fantastic place, the best one in that area. Yet I didn't like how they treated me at all as if I was renting for the first time. They have this worker called Rebecca, and I really want to say to her manager that he (or she) has one of the worst people I've ever met with. She is really an immoral person and speak as If she is going to give me my room for free or in charity not with my own money. Really I thought these kinds of people are not there any more! The worst things I noticed: # The way they speak with you is very disrespectful (especially if you speak with this person called Rebecca). # They don't take your complaints in serious most of the times (Once I complained many times about one of my nighboors having her dog doing a lot of shit in the entrance. I asked them many times to deal with the situation because the place sometimes turns really aweful, with that I saw only promises with no real actions). # The worst part is that they may show the unit without notifing you. Sometimes they do send emails, and sometimes they DON'T. Suprising you with their potenital customers is one thing you must be aware if you signed with them! Really bad services, that lady called Rebecca is the reason why I gave them 1 out of 5. However, as I told you, if you are looking for cleanliness and luxury in USC area, then they have the best without any hesitation. Hey reader, do you see the 22 1-star ratings? Yeah, I disregarded it too before I signed my lease. But now, I wouldn't wish STUHO upon my worst enemy. If you're even CONSIDERING signing a lease with them, run for your life (and your money). They have the RUDEST and most INCOMPETENT staff possible, FORCED us into signing our lease on the day-of without even viewing the property, and have ZERO CUSTOMER SERVICE: -They show your property to the public unannounced. Zero respect for privacy. -Didn't clean the property we moved into. It was just as the tenants who had moved-out a few weeks before had left it. -Homeless people enter our front and back gates. Bikes get stolen left and right. Homeless people come and knock on our door soliciting us. Safety is not a priority for STUHO. After the unthinkable happened, I emailed a staff member requesting to meet with their manager. Here's their curt, hostile reply: "As far as meeting with my boss, you'll have to make an agenda and send it to me. Once you come in we will have a 15 minute time frame and must stick to the agenda because she is very busy." WHAT THE HELL?! Don't pull the time card on me, we're all busy people. If this email I received doesn't convey STUHO's disrespect of their tenants and lack of professionalism/service, I don't know what will. YOU HAVE BEEN WARNED. Run. Far, far away. STUHO doesn't even deserve one star. -- **EDIT IN RESPONSE TO STUHO'S RESPONSE: -My inbox was NOT full so please do not spin the tale this way, it only makes the situation more pathetic. Your staff has admitted that they did not follow procedures and failed to send us a 24 hour notice & I have email proof of this for anyone interested. -Sure, the property may be within DPS patrol boundaries but guess what? StuHo has embarrassingly bad management and takes advantage of the students and their lack of understanding with tenant rights. They tricked me and my roommates of ALL of our $500 deposits when I was a student in 2010. Now that I am in real estate development, I glare at the low blows that this company does towards naive students JUST for a few hundred bucks. I wish I could give MINUS FIVE stars. Stay away from Stuho student housing. My son stayed in a Stuho apartment not far from campus. He put down a $1500 deposit, lived in the apartment for nearly a year, and then left the apartment in better shape than when he moved in. We washed down the walls even, cleaned the floor more thoroughly than it was cleaned when he moved in. We made sure all the appliances were working and thoroughly cleaned. The bathroom was spotless when we left. There were no holes in the walls, no clogged drains. My son didn't nail any pictures on the wall. Months later, he got a notice that Stuho kept all but $50 of that $1500 deposit. They claimed that the apartment needed to be repainted, that the appliances didn't work, the bathroom sink was clogged, that the floor needed to be redone! It was absolutely a lie. Beyond absurd. These people are crooks, plain and simple. Word to the wise. I should've made a video of the condition of the apartment when my son moved in and taken pictures and made a video before and after. This would've been conclusive evidence that they were lying and likely would've helped get that deposit back. Just atrocious that USC condones or tolerates this type of treatment of their students. Here's my much belated update. Just in time for people looking to move off campus! I said I would write about my deposit, so that I shall do. I got my deposit back, but I lost $45. The weird thing is my house mates lost $90 ($40 for cleaning, $50 for painting/damages -- ???). Since I had one other person's deposit returned with mine, I think the damages were split between us...which means to me that STUHO just likes to add on unnecessary fees even if you thoroughly clean the house. But I just don't want to fight any more. I'm just glad to be done with that. (now living with this company that rhymes with Tupac and the management is outrageously better.) Moral of the story: **If you're renting with STUHO, hand responsibility over to one person in your group. That way they don't attempt to evict you (happened once even though my check was a week early -- this was before they electronified everything) or try to fine you (maybe this is just a USC monopoly thing that apartments around here like to enforce). **Don't bother cleaning if they plan to take $40 from your deposit. Hmm, looks like my review got deleted... I was fortunate enough to not have to live here. I was shopping around for apartments last summer in the USC area and came upon STUHO. The negative ratings scared me, but I figured since it was college, how bad could it get? I'm not a spoiled rich kid, BTW. I have been pretty generous in apartment ratings. Well, pretty bad, it turned out. The people that answer the phone and email you are rude, unpredictable, and generally unprofessional. I've walked by this building a couple of times, and I believe the crime and safety concerns. There doesn't seem to be much security at STUHO. The place looks cheap. They told me that the room I specifically emailed and requested to tour wouldn't actually be an option. Excuse me? I received emails saying that the visits were confirmed for sure. Of course, as the visitor I didn't want to say anything. We went through two more and the same thing happened. Apparently, they also filter out certain rooms by gender. With so many better alternatives in the area, I wouldn't think of STUHO twice. Finally, I'm not sure why everybody says it's so cheap. I chose the perfect time to select a room, and everything was $1,200+ even with roommates. I've seen places for half of that price in the same area. Of course, I lost interest and dumped them. Dont rent with Stuho if you don't want strangers disturbing your privacy and security every week. For a period of probably 3 months in my 12 month lease, Stuho gave tours to prospective tenants. They essentially grant themselves the right to enter your dwelling and bring people in whenever they like. Within that period, 1 month was spent giving tours every two or three days. of the other two months they still came in just about every week. I do not recall a single week of those months in which there were no tours. This is a legitimate concern when it comes to security and safety. Of all those people that entered, how likely is it that one of them snagged something from a desk or damaged furniture in some way? that's especially when nobody is home. It's pretty ridiculous. At first you think, no big deal they should obv be able to show off their units. But then a few tours turn into dozens and dozens to a point where your peace and privacy have seriously been compromised. can't tell you how many times I was taking a timed practice exam, then had to set my shit aside to accommodate for the people entering. They try to warn you what day they are entering but don't specify a time. Many times, they forget to email you, and sometimes they email you and no one even shows up. but ey I didn't just come here to vent. their service has been shitty since the first day that I picked up my keys til now. slow to respond to emails, work order service is terrible, Etc. Once our ac/Heater was malfunctioning during winter time. They sent someone who could not speak a single bit of English so he tried to fix it but couldn't bc we weren't able to communicate what was wrong with it. it's a shame that some of these cool housing options have to be managed by this company. read more

Wish I could rate lower -- my entire house's experience was excrutiating. Stuho is sneaky, difficult, unresponsive, and shamelessly greedy. They 'mistakenly' issue large, hidden fines throughout the year and refund with exhausting reluctance. They are negligent in housing repairs and maintenance. - our kitchen ceiling fully collapsed in a flood of rain water. - one tenant's shower was partially shattered and blood stained upon arrival. - we endured a plague like ant and fly infestation within a few weeks. And despite the madness, they went ahead and kept 50% of our $9,000 security deposit. Please, for the sake of yourselves and all students of the Los Angeles area, boycott Stuho out of existence. read more

This year has been a NIGHTMARE - if you lease from Stuho, watch your utility bills!! I've had to argue overcharges for at least 5 months - this month I was charged $97 for TRASH , last month was $49 and I thought that was bad - it's a single studio apartment!! The office staff is polite about it, but no one is addressing the problem. read more

Overall, my dealings with Stuho for the past 2 years have been negative: - When I moved in, the apartment was not clean (with trash still in some of the rooms). - The shower door threshold was installed backwards, so all the water that ran down the door, spilled outside. After waiting two weeks to get it repaired (with the maintenance person not understanding what was happening when I explained and demonstrated the issue, and then leaving the request open) I had to repair it myself. - Someone in the house started flushing wet wipes, which clogged the main sewer drain (not Stuho's fault). However, when I called in an emergency maintenance request (because fecal mater was coming out of my shower) they sat on it--and about an hour later, the sewer literally flooded my entire apartment with an inch of standing hazardous waste. The one upside was they then took the health hazard that was my entire apartment seriously and helped to temporarily move me. (I got lucky that I was home at the time, and was able to get almost everything off the floor and up on furniture). - They later attempted to get me to sign an additional document that was not in my renewal lease to agree to pay for utilities (which were included when I moved in, and renewed). Note to everyone: you are not legally bound to anything that was not in the lease--no matter how much they try to coerce you. (Sadly, this isn't the first management company that has attempted this.) - The community dryer could not dry a normal load of clothes. Two maintenance requests from me, and almost 10 months later, they finally replaced it. - When mgmt conducted the move-out walkthrough, they off-handedly informed me that they charge everyone for cleaning. This is not legal in California, which I informed them of. They can only charge for any cleaning required to return the apartment to it's move-in condition, less wear and tear. - Not surprisingly, they deducted cleaning from the deposit. Unfortunately for them, I have hundreds of pictures and several videos from the days I moved in and moved out, and the move-in condition form, that prove that I left the apartment in -better- condition than when I moved out. Like another review on here, I am now going through the process to reclaim it (which, it seems might also end up in small claims court). Partially related to Stuho's cosmetic-only upgrades, but also related to the ridiculous "historical" neighborhood rules. Most of the houses-turned-apartments around USC should've been torn down 50 years ago. They are not historically significant, and only serve to prevent the denser housing that is necessary for a university neighborhood. They are in terrible shape, with poor insulation, and single-pane windows (often single-hung with HUGE gaps), cheap (if any) air conditioners. Although my apartment had some new-ish, but cheap kitchen upgrades, everything else was just a sloppy coat of paint on top of ancient plasterboard. Hell, the house looks like it's ready to be abandoned, with siding that has huge gaps all over. read more

By and large the worst housing company I've been with. My friends and I only chose Stuho due to it being a 'cheaper' housing option, but boy we were wrong. Advantages: - Cheaper (Not) - We threw parties that lasted until 5 am Disadvantages: - Dirty house initially - Appliances had to be replaced (Laundry Machine) - Old appliances - Cockroaches everywhere - Construction next door that got dust in the entire unit - Dirty backyard - Staff was nonexistent except to complain about late fees - Weren't allowed to move-in on move-in day (Had to wait for 8 hours) - Slapped on a $20 water/trash fee that they didn't tell us about - Ridiculous charges for security deposit check inspections e.g $100 to clean the living room - Ambiguous contract terms - $25 to replace lost keys - Gave us the wrong keys initially - Realtors/associates look like the cast from jersey shore Honestly, if you rent with Stuho then maybe it will be an okay experience if you address all your questions initially and perhaps discuss what I just mentioned; however, I would strongly advise against renting with Stuho. If I could or knew how I would try to sue Stuho. And they are likely not to give us any money back for the deposit (happened to a couple renters while we were waiting in line to get our keys) so in the end Stuho isn't cheaper than other places. read more

I get that a lot of people use Yelp to vent and wreck havok but yeesh this place gets a bad rap. It was hard to overlook the reviews, but I was having a hard time finding something in my budget or anything available at all (seriously, how is a lot of housing gone for next year its not even New Years yet, wth). Anyway I gave stuho a shot, just to see what they have and just roll the dice. My leasing agent/rep/whatever you want to call her was really cute and helpful so I didn't mind that she talked a lot. i saw a good amount of options, and was impressed with the places (rennovated, included applicances, PARKING) and went with a place on Menlo ave. I hate that it's close to vermont since I prefer Hoover or Fig to be closer to eateries, but i'll be right acorss from a Ralphs which is pretty clutch. It seems a lot of complaints here are on the management side, and while some seemed a bit unreasonable...maybe its because im older and Ive actually rented with an actual apartment before...but I still was concerned. So I made it a point to take advantage of being able to talk to the actual people living in the units if they were there and no one seemed to have any big complaints which was surprising. they said that maintenance requests do get taken care of, and thats all i care about. Take advantage of that before you move out, guys, or talk to actual management before you leave to do a walkthrough/rundown so you don't get assed out. I guess we'll see. I'm excited, my only critisicism is I wish the hold wasn't the security deposit for a lease so far ahead, but I guess it makes sense and it's not extra money but I wouldve rather had the money for Christmas and my trip for New Years. I'm keeping everyone's experience in the back of my head, and I'll update my review to reflect my experience with management, but I feel good enough from what current tenants have said. read more

This company is a joke that thinks it's horrible service is justified because students stay with them. We had PERPETUAL problems with STUHO throughout our lease agreement. We ended up not having a landlord/supervisor for the first 3 months because their associate Jeff "left the company". So in the interim we had literally NO ONE attending to our needs. Emails simple went unread. We were eventually assigned a legitimate supervisor who made attempts to remedy the continuous issues, but it did not hinder problems from constantly arising. These issues did not originate from our assigned supervisor, but from a systemic lack of accountability and borderline intentional negligence on the part of this company. Construction and jackhammers every morning at 7am for about 7 months or more, including drilling into our walls without notice. They promised the construction would be done by December, but on our move-out day this week we had a jackhammer ripping up the sidewalk outside our unit (THAT THEY HAD JUST POURED A FEW WEEKS PRIOR). STUHO claims that they had little control over the construction as it contracted by the legal owner of the unit. The issue is that STUHO directly informed us that we would be allowed zero contact with the owner and that they were to represent them and handle all legal requirements. This selective responsibility tactfully allows them to justify mistreatment and pushes away their accountability. I can't imagine this is legal. They did not secure our gate during their reconstruction, so we regularly had homeless people sleeping behind our unit, as well as other kids who were using the back of our unit for who knows what. Basically it was extremely unsafe. A company that harbors young adults in an area known to be generally unsafe (USC posts un-armed guards ("ambassadors") on every street corner during the school year) should take it upon themselves to adequately secure the residences of their tenants. The unit wasn't ready on time, forced us to stay in hotels which they didn't reimburse us for for about a month and a half. They promised us that they wouldn't charge us a prorate for the month because of this, but because Jeff left they claimed they had no record of this promise and made us pay it. The gas lines had been switched with our downstairs neighbors during the renovation. We were being charged for their usage, and when they didn't pay their bill our gas was subsequently shut off for about 5 days. The only reason we got it back on that soon was because the gas company tech felt bad for us and "accidentally" left the valve on. We were even in a nicer unit (newly renovated) but we didn't get all of the random construction things done until december! And they still never installed certain hardware like the toilet roll dispenser or closet floor gliders in some of the rooms. This is just a sample of the issues we had, I'll be updating my review in time. I have lived in many apartments prior to this. This is THE single worst apartment company I've ever come across. They treat their tenants poorly and are extremely understaffed. DO NOT LIVE WITH STUHO. read more

The pros and cons of Stuho were perfectly illustrated by my move out process. Pros: lovely phone etiquette. Staff were polite and helpful - in particular Ron, who really made an effort to sort out the things that went wrong while we were moving out, and succeeded! Cons: we spent $300 on our own cleaner, had work orders completed so that the house was in good condition when we moved out. On reviewing the deposit that we got back, we realised that we had been charged for "base-cleaning" which was frustrating as it seemed that we should not have bothered paying for a professional service if we were going to be charged anyway. The office seems a bit disorganised, and work orders will sometimes take a lot longer than promised, but there is always someone to talk to who will try and help. I found that the more I called and talked to them to explain pending work orders and emergencies, the more helpful they were to improve my experience. read more

Do not live here. I definitely did not expect the Hamptons but I am still paying rent...I do deserve something for my money. Yes, like any business, they are trying to get as much money out of you as possible, but they make it so blatantly, blatantly clear. Bad experience from move-in on - drove 7 hours with my parents to move in, got keys, went to my apartment to see that it was still being painted, carpets were in the middle of being put down, etc... Not fun. Several negative experiences along the way, but fast forward to now - we moved out and got our deposit back with a considerable chunk taken out. We have no idea where the charges came from, so we emailed several times to find out, but got flat-out ignored. Along the way we had problems with delayed work orders, flooded laundry room, terrible customer service over all, etc...But really, the only good things about STUHO is that the apartment we lived in was very close to campus. Oh, and Calvin is nice/helpful. That's it. Live anywhere else! read more
