I stay here multiple times a year can't beat the price or location for a short stay a longer stay if you rent the efficiency apartments. Management is always pleasant and does whatever I need. I am SHOCKED that this place has not been Condemned!! You see the price & location and think "how bad can it be?" Well it Is DISGUSTING!! I have stayed in a couple of motels in my youth but Nothing like this. Anyone who claims it's "Not that bad" is either using a halfway house or prison as a comparison. My son and friends stayed here because we didn't have room in our rental and they decided to go last minute. I stopped by after they slept on the floor of our rental last night and stayed for showers. The shower in their room did NOT work at all, after they paid Extra for Hot water. Yes that's right, you have to pay Extra for Hot water at $7 dollars per day. One of the boys decided to shower in the Outdoor shower, where the door apparently does not have a lock/latch and the owner walked in on him. No apology, no quick exit just said nothing and slowly walked out. STAY AWAY!!!! read more

Sometimes, for quick travel weekends, we stay at cheaper places, that are subpar, and remind ourselves, "we got what we paid for". Well, it was a bit surprising the low quality of this place versus the price tag-this wasn't a cheap room-but I suppose they put all their money into a photographer to spruce up the guise. A halfway house meets a motel- most rooms were filled with people probably living there for a period of time, going through life motions that keep them up in hallways yelling, smoking, and banging doors throughout the hours. Despite the ample No Smoking signs the place reeked of smoke from the shared smoke welcome patio areas. The room had patched holes from previous destruction. The sheets, bedding, showers were all discolored. 'Fresh coffee daily' was a disgusting coffee pot that looks like it was going for the world record of how long coffee can sit in a pot- Parking..there was no parking- meter parking at our own cost, no permits available from hotel. This place is so nasty and dirty and needs to be inspected by the board of health. It stinks like piss and has a stained dirty rug in front of a hair infested couch, which I could not even sit on. One of Worst places to bunk out. It didn't look like it received any love or care in years. Even during the extended closure the owner should have least spruced up the place. I really picked a thumbs down. On the list of Not's Not friendly staff, no parking ( but you get a $250 hold on your credit card) to a state parking pass,not clean, not wheel-chair accessible, not any love and care for this establishment in years. Ok so let me start of with the pros the hotel is 2 blocks away from the beach plus a parking pass is available for hotel guest. This is a big money saver because street parking at meter can be pricey. Next they provided a coffee pot, toaster, dishes, dish soap a sponge and limited cookware. The kitchenette is very small 2 electric burners without a stove; 2 upper cabinets for storage, 3.1 cu. ft mini fridge/freezer combo, mini dishwasher and small kitchen sink and small eating nook table with 3 chair. The living are has a 32" flatscreen with basic cable. Now for the cons the if 1997 graduating class of The University of Delaware is missing a C Suit dormitory room I found it at The Summer Place. Their one room is barely the size of a basic hotel room at a modern hotel. The bedroom barely holds a chest of drawers, there are 2 lamps mounted above the bed because the room is too small for nightstands. The two wall AC units are very old and struggled to keep the room cool on an 80 degree day I can't imagine being here during a heatwave. And to a insult to injury the customer service is nonexistent. So if you're just looking for a last minute place to crash at night then maybe it's worth a shot; otherwise if the price is your determining factor you're better off staying a few miles away at one of the chain hotels. This was probably the worst hotel I've stayed in, ever. I booked this place for 2 nights, but left after the first night and got another hotel close by because the experience was awful. First, you get there and you're told you can have parking for $25 a day, cash only, and that you will likely be blocked in the entire time you're there. If you do want to go to the Outlets or maybe Go-Karting, be prepared to have to find the other guest who blocked you in and ask them to move so you can leave. Next, you get your key for the hotel room and that's when the really terrible experience begins. The hotel room was absolutely disgusting, so much so we felt we had to go buy lysol to wipe down the room before touching anything. The bed sheets were supposed to be white, but actually were tinged yellow and looked like they hadn't been washed. The bed, pillows, and blankets were uncomfortable and itchy. We even brought our own bed sheets and pillow covers, but it really didn't help. The room absolutely reeked of cigarettes with dead bugs on our window sill and the floor. The floor had rust stains and dirt covering every inch. I had to wear my sandals all over the room even when showering. Our TV did not work and neither did our mini fridge. The Wi-Fi also was slow. The bathroom had cracks and stains everywhere, not to mention cigarette burns on the toilet seat. The size of the shower was like a mini closet, so if you're over 6 feet, prepare to be uncomfortable taking one. The size of the room was comparable to a small dorm room that had never been cleaned. Literally only 1-2 feet of space on each side of the bed. The only saving grace was it is very close to the beach, but it is definitely not worth it. That's where my 1 star comes in. No checking id or anything. We got to room and the door was unlocked. The lights didn't work, TV was stuck on one volume and channel. The bathroom is bigger that the room itself. There was mold and the ceiling looked like it was going to fall on us as we slept. I am glad I brought Lysol spray and wipes and extra blankets. We had run into with 2 staff members. One housekeeping, who was the sweetest lady. And then there was the manager/owner. Rude as hell. As we was there, ran into another couple staying there and purchased one of the parking spaces for $20 a day for 3 days. Stay far away from this place- you will leave with bed bugs and goodness knows what other health conditions. We could've easily booked and paid for a "nice" hotel. However, we thought the prices were pretty high this year and our main goal was to be close to the beach so we said "well...it'll just be an adventure" and we'll put ourselves in the mindset of "we only have to sleep there." We walked in our room and were horrified. Five minutes after checking in, we brought the manager in to show him the horrific conditions of the room that was so dirty I Don't understand how Rehoboth allows them to stay in business. Look at the pictures; they do not lie. Dead bugs on the counter, food and hair all over the couch, all sorts of short black hair on the bed and the sheets in the bed, evidence of bedbugs all over the bed, mold and dirt all over the fridge and cabinets etc. The manager walked into our room with no shoes on and we showed him all of these things and said that unfortunately we could not stay here because of the condition of the room. He wiped the bugs off the counter with his bare hands and said "well I'm going to at least have to charge you for one night". I respectfully explained to him that since the room violates dozens of basic health codes, that we had no choice but to leave and try to find a room somewhere else on no notice and he would not be charging us for anything. He then screamed at us "I can't deal with this" and slammed the door in our face. It was so bad that my friend, a grown woman, started crying due to the managers violent behavior. We immediately grabbed our bags- which we never moved more than 2 feet into the room-and I returned the key to him. He started yelling at me again and I was very respectful and professional in explaining the situation to him. When he started yelling at me again I just laid it out straight- I explained to him that this whole situation was beyond unacceptable and I would be reporting him to the city of Delaware's health department as well as the Better Business Bureau. We left and I immediately got on the phone with Booking.com to report this incident and make sure we would not be charged. That is when the manager of this hotel started to reveal that he is not only the proprietor of the most disgusting establishment I have ever seen, but also a fraud and liar. After a horrific three hour ordeal with Booking.com, They assured me that my card would not be charged for anything because the manager reported it to them as invalid, saying he couldn't run the card. I also got an automated email confirming this. As I told the folks at booking.com, I'm not sure what kind of game he's trying to play because there are thousands of dollars worth of credit on this card so he could've easily charged it. But as long as I wasn't getting charged that would be fine...but I suspected something else was going on. Sure enough after many phone calls and emails with booking.com, The manager of the Sumer Place hotel charged my Discover card-you know the same one he said he couldn't run- for almost $900. There were no charges on my Discover card by the Summer Place hotel prior to the entire incident. He backdated the charge to three weeks earlier when I originally made the booking. I am currently in a dispute with Discover card to have this charge removed. This man and his business have already been reported to the authorities. Even if I don't get this charged removed from my credit card, I'll look at it as getting off easy. At a minimum, we would've definitely left there with bedbugs which Is a disgusting problem that can cost thousands of dollars. Do not stay here! This place really needs to be shut down. We were lucky enough to find a room at a decent clean hotel that happen to have a availability due to a cancellations. For the entire trip, the new hotel only cost us about $100 in total more than that disgusting place they have the nerve to call a hotel. if I could give this place no stars I would.. First off, the office to check in smelled of cigarettes and weed. Our room smelled of cigarettes, also. After further investigation of our room, we found black mold in the air conditioner and yellowish stains on the bed sheets (an indicator for bed bugs). We were in this room for MAYBE a total of 30 minutes until we decided we could not stay. We ended up leaving and going to a different hotel. The next morning, we went back to the office to give back the keys and parking pass. From other reviews we knew not to even ask for a refund, but we did ask that the hold for the parking pass was taking off my credit card. The man we spoke to was very unfriendly. We kindly told him about the issues in the room and he said "we don't listen to complaints here as it is the cheapest place to stay in the area." He then became very hostile and began using slurs. Where to start? Overpriced for the quality of the room we got. Customer service is not included in the price as well as limited front desk help so if problems arrive after hours, you're S.O.L. When we first walked in, the room was warm and AC turned off. Room smells of mold, mildew and mothballs. Mini fridge was unplugged and even after we plugged it in, it never worked on our overnight stay. Some ice cream was left from a previous visitor so I don't know when was the last time that fridge was even wiped down. Microwave had rust and food collected in the corners. AC unit was unplugged and when turned on made an obnoxious noise. Front desk gentleman SMACKED it to make stop. Not to mention the AC unit is being held together with duct tape. The sheets stunk of urine and mildew. The carpet hasn't been vacuumed in years and it very old and outdated. Parking is not included or you can pay for a spot where you could end up blocked in. I have stayed here many times in the past, but it has gone COMPLETELY down hill-dirty comforters (was someone standing on the bed)? The table lamp wouldn't go on and upon further investigation, the electrical outlet was BLACK and had obviously shorted-out. The lady in the next room was cackling loudly and people were going in and out of the place like an hourly motel. The guy at the desk said "if you need heat (it was 11/5) there is a space heater (the size of a toaster) under the bathroom sink". How is that supposed to keep anyone warm? For $75 you can get an "apartment" here with a kitchenette, bathroom, a bed for two with a pull out couch in the living. This is a two minute walk down to the boardwalk and beach. The antique window-unit air conditioner sounded like a Mack Truck revving through the night--It's hard to describe just how loud it was. The $150 deal attracted a lot of kids. Honestly, this place was a little scary. We stayed in mid-October, so the rates weren't bad, but the hotel didn't offer much at all. We weren't expecting luxury for $50/nt (weekends) but the Summer Place hotel was pretty shabby and I don't see how they charge $135 in the high season for that. All of the doors were hard to use. When we arrived at 10pm Thursday, the owner had already gone to bed so we picked up our keys in an envelope taped to the front door, and we went around to the side door to enter. It took some struggling to get inside. Our room was on the third floor (even though lower floors were clearly empty), so after dragging our suitcase upstairs we found the door unlocked. And it seemed to be unlocked the whole time - part of the mechanism was broken, so even though it was "locked," anybody could have gotten in easily. The room itself was awfully small, there wasn't really even enough room for two people. If you aren't married, it's going to seem even smaller. The bathroom was serviceable, though the shower was TINY - enough for one person to turn around and that's it. There was no closet, only a single hanger on a rail that was partly blocked by a dresser. There were a couple of wall hooks for hanging things. The TV did not have 60 cable channels as described - it had about 10, if that. But it does have the Weather Channel, which is nice. The walls are paper-thin. At 1:30am on Saturday night, we heard another group of people trying to get into their rooms - only they were having difficulty figuring out the key situation, and they spoke at full volume so it pretty much sounded like they were in our room! The bathroom fan covers most outside noise but if others in the hotel are noisy, you'll hear it. The ice machine and soda machine are outside, between the hotel rooms and the condo apartments. I have no idea what's in the condos, but I assume it is similar quality to the hotel. To be perfectly honest, we wouldn't stay here again. If you plan to spend ALL your time on the beach and you just need a place to sleep at night, it might be okay - but again, it's really small. And if you're on the beach all day, you're probably there in summer, when the Summer Place hotel is really expensive. I wouldn't recommend this hotel to anyone other than singles looking for a place to rest their head at night. The location is good, a block from the boardwalk...but that's it. read more

I was told there would be a futon, a kitchenette...only to arrive and none of that was available. Very rude hotel clerk, the hotel lobby is basically a place where he has a bunch of trophies and photos of him in his hey day of being an olympic runner or something. He's rarely there. Bed sheets, pillows had somebodys hair - it seemed like they were not changed. Next morning when we were checking out , I saw an owner sweaping next door room ( so he doesn't even have a cleaning lady and does it himself!!!! - that explains the dirtyness). Towels - even though they were washed, but because they were sooos warned out, that they looked disgusting. And believe me I don't always stay in ritzy places ( I stayed in motel 8 and such), but this was just beoynd me. Really!! The guy is just cheap. If he would hire a cleaning lady or do a thorough job himself and replace old linen/towels with new ones, he would at least match up to the price. There is no pool. The proximity to the beach of course is priceless - one block. It's also one block from the main street. The guy offers a parking for $15, but even then it has to be coordinated, because cars kind of block each other. He offers a city parking pass ($40 deposit) - with that you can park anywhere where there are no meters. I am embarrassed to say how much I spent on this squalor. I was on the ground floor and my window had a broken locking latch. Plus the single window opened up into a carport. The little room table had a broken leg, the mini frig and microwave looked like college dorms throwaways. The bedding was disgusting. Plus to park on the premises was another $15 per night. The tv isn't working properly and isn't completely visible from the right side of the bed. Was told i had to live with the messed up tv. No phone. No tissues. At least the wifi worked and i could watch my laptop. If you want to store your stuff after checking out forget it. I was Told to put it in a corner by the door. I'm not leaving my laptop there. The room is noisy because I'm close to the front desk. And doors are slamming all day long. No springs on the outside doors. The parking stinks. Park on site $20/ day but no guarantee you can get your car out when needed. No actually parking lot. You can get a parking pass but getting a decent parking place isn't easy. The only nice thing i can say is it is somewhat conveniently located. The staff are not overly friendly. Had to wait 30 minutes after scheduled check in to get in my room. For some idiotic reason, I booked a room in Rehoboth Beach for two nights last week in an attempt to socialize, and yesterday when I had almost arrived after 3 hours of driving, well before check-in, they said I had entered my credit card information incorrectly (which I had not, since it was on my statement) and my room had instantly been given to someone else (i.e. we got someone to pay five times as much as you and decided to screw you without telling you until you got here). I should have called the police. Of course there were no more rooms for less than $700 for two nights left on the entire Delaware shoreline. The traffic was worse than DC and I almost bought a tent to camp, but then just decided to boycott Rehoboth altogether. It's a commercial bloated boomer monstrosity. The manager charges 40$ for two days for me to park my car in a tiny spot where I could not get out and other guest was blocking me in.30 mins to out it wanted to leave but couldn't because a car blocked me In. 0 stars. We weren't expecting such a grimy place. Had to walk through trash area to get to room. A bed, futon, and sofa were changed to, "the sofa and futon are the same". Broken dresser and dirty counter, sink, and floors were too much. We had to make our own coffee in the main house and there was no cream day after day. Owner folding towels in his boxer shorts one morning. Clearly he has been doing this for too long. He did, however give us 2 parking passes instead of one. read more

I was a bit wary when I booked this room because of the reviews, so I thought I would add my two cents for anyone looking at it in the future: This was a very inexpensive hotel that was a block away from the beach. The room was small, but clean and pleasant. The furniture didn't seem dingy or dirty in any way. The gentleman who checked us in was very nice, and was playing some beautiful music in the lobby on a piano when we arrived. I am a serial patron of low-end hotels because I love to travel on the cheap, and this was really a great setup for the price. You get what you pay for, especially in this case. For two broke college kids on a last minute getaway, it was perfect. Probably wouldn't try to fit your whole family in here for a week at the beach, though. read more
