Beach View Hotel really lives up to its name - just steps from the sand and close to everything you could want when vacationing at the beach - restaurants, shops, and the boardwalk. We visit in the fall when the crowds are lighter, the arcades are closed, and there are more dogs than kids - absolutely perfect for us. The hotel offers a typical but satisfying breakfast, coffee in both the lobby and rooms, wine and cheese at 5 PM, and warm cookies at 8 PM - such a nice touch after a beach walk. Rooms are clean, beds comfortable, shower is hot, towels fluffy. Since we don't come to Rehoboth to hang out in the room, convenience and comfort are what matter most - and Beach View delivers both beautifully. read more

Lobby receptionist was extremely friendly and lobby seasonal decor was very inviting. Our room (updated and very clean) had very comfortable beds and excellent shower pressure! The coffee pot, fridge and microwave were nice touches too! Pool looked great for in season use, so next time for us since we are traveling in November. Beach View may be a stretch because the panorama from the 2nd floor balcony is mostly Wilmington Avenue, half block from the Boards, dunes, beach and Atlantic. You can see all of that, but it is still mostly out of sight. Regardless, this throwback 20th Century hotel is clean, comfy and charming, and exactly what we came to the beach for. Smallish room; comfortable king bed, hot water, simple brekkie, happy hour afternoon and friendly natives. Even pool and parking lot. As a first timer to Rehoboth Beach, Beach View offered a great location half block from the boardwalk and many seaside attractions and nosheries. Must say that dusk and sunset are beautiful from the sand, as pastel colors mark the horizon with pinks, oranges and blues. Always a fan of the Jersey Shore (LBI), gotta say that Rehoboth is its equal, if not superior to that standard. Will return and use Beach View Hotel as our base of operations. read more

SNEAKY CHARGES ! I've stayed here on 3 occasions in the last few years. The 1 star rating is because of charges not being previously disclosed. They charge an additional $20 per person over the age of 8, if the room has more than 2 people. So a family of 4 with 2 adults and 2 children over the age of 8 is an additional $40 per night, which is not disclosed on their website or in the confirmation emails you get. They don't ask the ages of your kids while making the reservation online or while checking in or tell you of the extra charge(s) upon check out. They just sneakily charge your card one to two days after you've left. I didn't even get a receipt for the additional charges. They assumed the ages of my kids and charged the additional fee the day after we had left. After I complained, the created a new receipt and send me one day after I checked out. For an extra $20-$40 a night, there are other hotels. Also we had another family on this trip who also had kids and they didn't get charged the additional charges, which goes on say its totally arbitrary who they charge with this extra additional charges. If you get a room facing the street, it is super noisy in the morning with delivery trucks and trash trucks constantly beeping, starting around 5:30 am. The breakfast is ok but they keep running out of items. If you read other reviews, you can see the false charges they've billed some folks. read more

However the bathroom door barely shut and we saw roaches multiple times in or around the elevators. The cleanliness of the elevators need to be improved. And the ceilings are rather thin making it easy to hear people walking or moving things around. I would recommend taking your money elsewhere and saving your money. Would not recommend it. To add to this the upstairs guard rail near room 201 if you lean against it it seems as if it'll fall. DO NOT GO HERE. read more

It's a cute, safe, clean, quaint beach hotel, a half a block from the boardwalk and ocean. The pool is nicer than the photos imply! We were checked in by Tom, and he was FANTASTIC. He gave us so much useful information, and he's so sweet! We took all of his awesome advice and it made our stay so much more fun. He knows the area really well and he's a huge asset to the hotel. I am totally, totally a fan of The Beach View Hotel/Motel. From calling over the phone to gather general information, to after hours check in, breakfast, the entire experience has been great. I decided to give this place a try because of all the outstanding yelp reviews I read. Gave them a call for pricing and they were so welcoming over the phone. I was planning a late arrival and they totally took care of me. The room was quaint, very clean and had a nice homey feel to it. The room also had a balcony with a view of the street including the boardwalk and the beach. We had a room with 2 queen size beds, cable flat screen tv, very fluffy towels. You can hear the sound of the ocean waves from the balcony. Nice!!! Less than 1 block away from the boardwalk and the beach. The breakfast was delicious. Served from 8 am - 10 am, and included eggs, french toast muffins, toast, cold cereal and oatmeal, mini-fruit cups, Actavia yogurt, juice, coffee, tea, bagels, cream cheese, toast, butter, jam, and pastries. All very tasty and hit the spot. They serve hot coffee and tea all day until 10 pm. Later on they have a happy hour from 5-6:30 pm serving red, white wine, and cheese and crackers. Then at 8 pm they serve fresh baked chocolate chip cookies!! Let them know if its your birthday!! Not going to give away the surprise. Customer service was absolutely amazing, welcoming, and very helpful. I am such a fan. Can't wait to go back a few more times later on this summer. read more

Very cute place to stay and you can't beat the location! Half a block from the beach and on the same street as a lot of amazing restaurants and shops. Staff is extremely welcoming. I wanted to give a huge shoutout to Cindy!! She is the nicest and packed a COVID safe platter of cheese, crackers, cookies, and wine for all guests every day during happy hour. This hotel has a lot of little touches that make it really nice to stay here. Happy hour was an unexpected bonus. The free parking and free beach chair rentals are great perks. The pool also looked cute, but was too cold for us to use (we are here now in April, hahah). They also have a washer and dryer. Great experience, excellent value. read more

The front desk staff was accommodating when I arrived early for check-in--they did give me a parking pass. The room was fine except there's no extra outlet by the nightstand. The bed was comfortable. BUT: on my third night, I returned to find no parking available in the lot. I went into the office to ask what I should do? (I figured that if this was a common occurrence, they may have other arrangements that could be made.) The desk attendant said, "Well, if there are no spots, there are no spots." His tone as well as his words were dismissive: not even an "I'm sorry", complete indifference. I replied, "But parking is supposed to be available for guests." He said, "Did you check the garage?" There is a small covered area on the side of the lot that I didn't realize was available for parking. So I said "No, I'll check. But if it's full, we're in the same situation." The clerk became belligerent: "Sir, you come in HERE and tell ME there's no parking when YOU didn't even check the GARAGE!" I opened my mouth to protest, but he preempted me: "Good NIGHT, sir!" I walked out. There WAS a spot in the garage, so at least that took care of that. But then I went up to my room and wrote a note of complaint to the hotel through their website over the way that clerk had spoken to me. A proper, apologetic response acknowledging the inexcusability of the attendant's behavior would have sorted this out for me--but, a week later, I've received no response. So I don't care how decent the place was otherwise. That isn't where I'm going to stay for future visits to Rehoboth. read more

I'm so happy I got to stay here I was a little fishy about the place because of the pictures. But when we arrived Adele was so lovely during our check in process. She had told us the procedure of covid. Everything was super clean and neat they had couple of gentlemen cleaning the lobby area. She was wearing a mask and we were required to wear a mask as well. They had breakfast everyday between 830-1030 it was an option of hot or cold. Breakfast was pretty good one day was egg bacon and cheese sandwich with Tator tots, the following day was biscuits with eggs. With options of oj, milk and coffee. They had a coffee/tea/ chocolate station right by the elevator. They also had happy hour from 530-630 wine, cracker and cheese and a delicious cookie on the go.! That was lovely The rooms were great! Super duper clean they also had a laundry for for the guest, a pool and free beach chairs. We definitely want to go back for Labor Day. This hotel is steps away from the boardwalk and all the shops. read more

Amazing quaint hotel in a perfect location! We recently spent several nights at the Beach View and were very impressed with everything from the accommodations, amenities, and service. We have stayed at two of the other Seaboard properties, regularly at the Avenue Inn, but I can honestly say the BV holds their own in comparison to the other properties. The location of the hotel is ideal, approximately 25 yards from the board walk, nestled between two recommended restaurants. The lobby is nicely decorated and provides a "lounge" area and breakfast/eating area. Our room was a balcony room, which had a view of Wilmington Ave and the ocean. The room was perfect for our stay (mini-fridge, microwave, ample towels) and spotlessly cleaned on a daily basis. Our house keeper, Elsa, did a fabulous job ensuring our room was serviced promptly and efficiently. The BV offers complementary beach chairs for their guests to use along with many other amenities to enhance they stay. At 5:00PM there is complementary wine and cheese in the lobby for guest, followed by fresh baked chocolate chip cookies at 8:00PM! Coffee and tea are available from 8:00AM-10:00PM in the off season. Breakfast is available each morning and included in the rate. Breakfast consists of several varieties of eggs (in muffin shape), French toast muffins & syrup, yogurt, fruit, and a variety of baked goods (muffins, bagels, pop-tarts, etc). As stated earlier we regularly stay at other Seaboard properties, but I can honestly say the Beach View's breakfast is THE best out of them all. While the selections are very similar between hotels, it is obvious the person preparing the breakfast at BV (her name is Maria) takes great pride in her job because it shows through the extra effort put forth in the breakfast. Maria's, who was very friendly to chat with, goal is to make sure each guest's morning starts out on a positive note! Overall customer service was top notch at the BV and contributed to the overall "home" feeling of our stay. With this level of service, amenities, and room accommodations, I highly recommend the Beach View to Rehoboth Beach travelers. read more

We wanted to find a place to stay one night and we found a keeper. To start with there is free off street parking. They offer you crackers and cheese with wine in the evening as well as cookies. In the morning they have a continental breakfast, unlimited complementary coffee and beach chairs! The room was immaculate and in these times of Covid-19, that is worth a lot on it's own. 8/11/23 Ok. First let me say that we have stayed here during the summer season for atleast 3 yrs in a row. We love the location and it is very clean. The staff and nice and try to accommodate guests. You can get a great view of the beach and they have a decent size pool . We always stay pool side because it is quiet. Funland is literally across the parking lot and everything we like it right here. We have a kid so this place is ideal. So this year we were back for 3 nights and I can tell the management company Seaboard put in some updates and they look nice. However what was completely wrong and of course what corporation do is cut on things that are dumb to them but perks to guests. So they have a coffee bar available all day. But the only time you can get milk for tea or coffee is at breakfast time . Other than that nope. And the staff will not get you the milk you know they have somewhere in the fridge in the kitchen when you need it at night. They usted to have a Keurig and coffee creamers and pods and that was great. Because now the coffee sits all day in the pots and that is just cheap. Bring back the Keurig option and creamers . Cuz for over 400.00 a night that is completely cheap and off putting as a guest. So instead of my usually 4-5 star stay. I had to do a 3 because once again corporations trying to save what 10.00 a week on milk at night time definitely made me feel a certain way. When you spend 1200 for 3 nights come on guys ... do better. I will be sending the Seaboards company a letter telling them this as well. Update 8/12/23 : got very nice email from the president of the Seaboard corp. and they are going to fix this issue and apologize for the lack of satisfaction on vacation and staying with them. I was very happy someone responded and they were kind enough to comp a discount for next year when we book again. So I am moving them back up for 4 stars as of 8/12/23 read more

There is no other hotel we would rather be at when we come to visit Rehoboth Beach. Prime location, free parking, cookies, wine and cheese daily?? Yup! Book us now for next year, especially if you are thinking about staying for 4th of July! We love to have the balcony over looking the beach and the main street; we just like to sit outside on the rocking chairs, sipping an Arnold Palmer and having cheese and crackers after a day at the beach - just wonderful! The staff can't do enough for you. Our maid for the week was Elsa, and we overheard the little girl next door explaining to her that her name was from Elsa from Frozen; the exchange was adorable and very patient. She cleaned thoroughly, and kept the room at a perfectly cool temperature. She was great! The Beach View also offers a pool, which has always been a kid favorite; make sure to book on the same floor overlooking the pool and the arcade area so your kids can be happy. We like the third floor - nice and quiet. Their continental breakfast is really awesome too - toast, assorted muffins, yogurts, cereals, and mini egg omelettes with either ham and cheese, spinach or sausage! This stuff is meant to last you all day, and it definitely does! One of the most affordable, conveniently located, and family friendly places you will find in Rehoboth Beach! read more

My family and I stay at the Beach View Hotel every time we take our yearly Summer trip to Rehoboth Beach in August. We take a traditional shirt trip for my birthday. The staff is wonderful. They are quite welcoming and accommodating. They are also very pleasant and professional. The hotel rooms, pool, lobby and hallways are spotless. The lobby is quaint and cozy. The furniture is fluffy and comfy. If you are tired of staying in your room, you can come to the lobby and read, quietly talk with friends and family, play some games, watch a bit of television or enjoy the nightly wine and cheese served at either 6pm or 7pm (I can't remember) or enjoy the fresh hot fresh chocolate chip cookies served at 8pm every night. They will even give you a cup of milk if you ask for it. No need to leave the hotel for a hot breakfast. Your daily rate includes a daily hot breakfast served from 8am to 10am. Come down to the lobby in your PJ's or fully dressed. No one cares. Have a toasted bagel, a boiled egg, an egg mixed with bacon, sausage and peppers, other types if eggs, pastries, cereal, fresh juice, coffee, tea, and occasionally pancakes and sausage patties. You won't be disappointed with your stay. There is also a pool on the hotel premises and it is steps from the boardwalk, the beach and Funland. No having to drag your beach stuff for blocks. You are a half block from all the fun. You are also one street over from all of the fantastic shopping along the main drag that ends at the boardwalk. We came home on 8/18/18. I called that night to make reservations for next Summer. Lol. They fill up FAST! read more

I can't say how wonderful and welcoming this place is! My husband and I stayed for 3 nights for our first anniversary and not only were they SO WELCOMING, but the room was clean as can be! This was probably the cleanest hotel room we have ever been in! It was also great gesture that they left a bottle of champagne and glasses to celebrate our anniversary! Had a great experience during our stay here. Check in was a breeze (though being handed actual keys was a bit of a shock, hah). Room's were clean everything was nice. We stayed before the typical busy season (memorial day through labor day) and the pool did not look all that great, so we didn't bother with it. Note that the sun deck really only gets sun till about 3-4, due to how the building is positioned. They have a wine and (port wine) cheese happy hour at 5PM. So nice! They also have beach chairs for you to take to the beach ***which is literally just a few feet away.*** The location of this hotel is just fantastic and accessible to everything you need. Feet away from the beach, boardwalk, and all the downtown shops of Rehoboth. Also, very much appreciate that they guarantee each room a parking spot. Not a fan of their required two night stay. My family and I have been staying here for at least 10 years. Most recently, we were there the week before Memorial Weekend. We had great weather! We use it as a short term stay in May and again in October. COVID has changed a few things but the basics remain. These include cleanliness of the room, wonderful staff ( thanks Aisha...you were so sweet to my husband and I when we had a late night request :), breakfast, evening snacks, beach chairs and a pool. I really like Rehoboth Beach but this is the only place in town that I can give five stars (and only two others -- restaurants -- deserve four stars). The Beach View is about 50 yards from the boardwalk, and one block south of the main commercial street, Rehoboth Ave. So you are in the middle of everything but yet the neighborhood is quiet and attractive. Location, location, location -- but wait, there's more! The Hotel (really a 3-story motel) is spotlessly clean everywhere -- common areas, rooms, pool (small pool), etc. The rooms are of average size and well equipped, including a mini-fridge and microwave. There is no ocean view, despite the "partial" billing, but the rooms facing Wilmington Avenue have balconies that are comfortable and pleasant to sit on. The Beach View Hotel has a complimentary breakfast which is much like what you get elsewhere but with a few less choices -- except that they include scrambled egg muffins and french toast muffins -- prepared fresh daily on site and really quite good. The staff is friendly and efficient and the price, at least when we went in early October, is very reasonable. Some quirks: 1. They will clean your room late - probably 4pm - at least when we were there. 2. They have beach chairs but check to make sure they work - some just collapse. 3. The free cookies (8 pm each evening) need improvement. 4. Floor 1 is really the second floor. Like European hotels, the first floor is called "Ground". I can't really find anything much wrong with the Beach View, and would certainly go back. read more

So I decided to visit Rehoboth for the first time and my biggest concern was where to stay. I must have yelp searched and trip advisor searched tons of places. Beach View was the place that had the best rates and best reviews. While only 9 on yelp, I decided to give it a shot. BEST DECISION EVER. Online, my searches kept showing nothing as I was looking for dates during Dover race weekend, and I had a specific floor and room type preference, so I called. I spoke to the most wonderful person Sally, who took my name and number, preferences, and told me she would manually look in the system and see if there were any gaps between other guests stay with that type of room or any cancellations. By the end of the day she had returned my call with a room which I booked immediately. Special thanks to Sally. The hotel has free parking for guests for 1 car which is great. Check in was at 3 and Sally and the manager Adele are sweethearts who really know how to take care of their guests . The entire staff is good. They offer a continental breakfast in the 8am-10am, free wine and cheese happy hour from 5p-630p, and free cookies & sweets in the evening around 8pm. The egg muffins and french toast muffins during breakfast were amazing. My room was nice and comfy. Pleasant decor, balcony with chairs and small table, and decent view of the beach. I was on the second floor but next time will try for a 3rd floor balcony room. I like the fact that they use real keys for the rooms. The hotel is only a few feet from the boardwalk and beach. You couldn't get any closer. They beach chairs you can check out and take to the beach with you. The pool is outdoors and has nice deck chairs surrounding. Cindy, the main host went and moved her car so we had a safe spot to park. This is just one example of the kind and generous attitude of the staff. This is one of the very very very few places that actually fit the description given. Our balcony had a beautiful view of the ocean as stated. The rooms are very nicely appointed. Love this place so much! Every year we come to Rehoboth for the fall sidewalk sale. Unfortunately, this year we came when there was a hurricane off the coast and the weather was a disaster. The staff at the Beach View were flawless and never missed a beat with taking care of us. Our rooms were always cleaned, the breakfasts and snacks were always available and since we couldn't make it onto the beach, they let us know what other events were available to do. The hotel's location, a block off of Rehoboth Ave. and less than a block to the beach, is perfect. The staff was super friendly and helpful. They actually use real keys for the rooms. The room was a good size, clean and well laid out and maintained. You can borrow beach chairs for free, they have free wifi, and the free breakfast was outstanding, considering the price. This is our second stay at Beach View, and we will definitely be back again. The location is about 50 steps off the boardwalk, but is surprisingly quiet at nighttime. The hotel itself is an older building but is very well maintained and the rooms are clean and thoughtfully arranged. Every single staff member we encountered, from our reservation to our check out, was uniformly helpful, polite, and welcoming. There are a lot of nice little touches, like the excellent free breakfast, the wine and cheese at 5pm, and the chocolate chip cookies at 8pm. The pool and deck are spotless and offer a welcome break from the beach. The pool is partially shaded by the afternoon so it's especially nice if you want to get out of the sun. Shops, restaurants, attractions (like Funland!) are walkable from the hotel, and you get a parking spot, so you can come and go easily if you want to check out things that are further away. Bottom line: we had another great stay, and are already making our plans for next year. read more

Do not let "motel" scare you. This hotel/motel is FANTASTIC. It is located less than 1 block from the Rehoboth Beach boardwalk and in walking distance of all the top restaurants/shops/bars in the Rehoboth area. It is also a short drive away from the Tanger Outlets and both Dewey and Bethany Beach. There's a complimentary breakfast along with free wine/cheese & cookies at night. We stayed in a room w/ a balcony (highly recommended). You get a nice view of the beach and boardwalk area. The outside looks a bit dated, but the rooms are actually very nice and well maintained. Housing keeping was there by 10 a.m. each day. Only cons: Limited parking (one spot per room) and Wi-Fi is not great. Overall: 4.5/5 stars. For the price, this is the best value in Rehoboth Beach! read more

I would give this hotel ten stars, if possible! Our group of four middle aged women go on an extended weekend short vacation each May. We have been to Nashville and Virginia Beach and this year, I got to pick where to go. I'd heard great things about Rehoboth Beach, so I searched TripAdvisor and Yelp to check out accommodations. Beachview reviews really impressed me. We just got here yesterday afternoon and I cannot recommend the Beachview enough - it's even better than I anticipated and I'll tell you why: * One of the women in our group is handicapped and recently had hip surgery; as soon as we checked in, they found us a parking space right by the elevator! * Clean, comfortable double queen room - a little on the small side, but, hey, it still works great. Good water temperatures and pressure in shower; deep enough for a good soak. * Location, Location, Location! One block from beach and boardwalk, within a ten minute walking radius of dozens of restaurants and shops. Beachview provides a golf cart that they will take you around and pick you up in. Funland is just across the parking lot. * Perks - ovens are being repaired, and becaise some breakfast items aren't available, they are giving guests $7 vouchers for Sammy's Kitchen a block away. I mean, how awesome is that!!!! They still have wine & cheese in early evening and incredibly soft homemade chocolate chip cookies at night. Fresh coffee, hot water, hot chocolate packets and at least 6 kinds of tea bags. I had a cookie and chamomile tea in the lobby before last night. Nice. * The staff - absolutely superb!!! David, Chelsea and Maria have been kind, knowledgeable and offered many great suggestions. This isn't the Waldorf or the Wyndham (and I've stayed in both), BUT ... it is exactly what it should be - a clean, well-run, perfectly situated three story beach hotel that offers more than almost any other hotel I've ever stayed at. I stayed here during Memorial Day Weekend 2009. As soon as I walked in I was impressed with the cleanliness of everything. We had a room with a balcony facing the main street so we sat out on the balcony late at night to watch the people walking by. The front desk staff were helpful and very friendly. I had no issues whatsover during the 4 days we were here. It is just steps from the beach and the rates are very reasonable. This will be my hotel of choice whenever I am in Rehoboth. read more

The manager is the sweetest I've ever come across. Though a warning, it's best if you're 21 to check into a hotel, which I learned right quick. Still, she let us stay in our room on account of dear old daddy having to come to my rescue. My brother and I had the whole beach to ourselves over Spring Break. For April, it was a little cold, but it was still a very pleasant place to visit. The colonial breakfast, the clean rooms, the helpful staff, and the fact that it's right there next to the beach makes it one of my favorite places ever. One day, I plan to go again! read more
