We hired Sandro to dig out and underpin a basement (with full gut reno as a separate unit), renovate several bathrooms, and completely redo a backyard/patio. Having someone literally dig out your foundation while you live there is a harrowing experience. But SVC exceeded our expectations. Not only were SVC's prices far more affordable than the nearest bid by a huge margin, but they completed every task up to my high standards. Sandro was always flexible when we decided to make changes to the plan. And he was amazingly good at anticipating questions ahead of time and making sure that he had our input when necessary. Sandro handled all aspects of the renovation including the design, architectural drawings, permitting, sourcing materials, and building. Only the structural engineering was outsourced (to a structural engineer). My only complaint is that the project took slightly longer than estimated. Hard to fault too much, since this is the nature of the business. If you are on the fence, choose Sandro and SVC. It will be the best decision you make in your reno. I will absolutely be using Sandro again.

My clients were confused about how to schedule a showing, so I assisted them by scheduling and showing them the property then calling on their behalf. When I asked about the application process and tenant brokerage commission, the first representative stated that commission was paid but could not provide details and transferred me to a leasing agent. The leasing agent then stated that no commission was offered and spoke in a dismissive and unprofessional manner, saying things like "give me your tenant" and "I don't work with agents." She also questioned why Renters Warehouse should pay a commission, stating that she "technically did not do anything," which was inappropriate and disrespectful, especially given that I was advocating for elderly clients who needed assistance. I did give them tenant's information when they asked for it. This experience showed poor communication, lack of transparency, and an unprofessional attitude toward cooperating agents. I would not recommend Renters Warehouse to clients expecting professionalism or collaboration.

They didn't send me a signed lease. Eventually the tenant and I had to get in contact with each other bc we had no idea what was pending or next steps. They did not send me any finalized documents, to the point the tenant had to send them to me. Just an overall embarrassing experience. Xemina (leading office) and Niki (realtor) are who we dealt with. They did not respond to the tenant until a week after they applied which makes me think how many opportunities we missed with other future tenants. Overall, they dropped the ball and were flippant with someone that is dramatically important such as our first home/rental.

Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

The initial sales person was a classic over-seller and promised the world while simultaneously doing a very surface-level review of the situation, ultimately concluding that we were in need of an indoor water mitigation system and sump pump. The sales process was tortured, over-the-top, and ended with the classic "same-day-only discount" proposal (red flag number 1). The scheduling process and lead-up to the project was radio-silent with no preparation on what to do or what to expect from the project manager or the sales person until I reached out proactively. I had to call the morning the project was set to begin to even know if they were coming or not (red flag number 2). The project itself eventually began and within less than an hour it became obvious the source of the leak was in fact a burst pipe and not ground water coming in through the basement. I called the office and put a stop order on the work at which point they immediately became very cagey about what options were available to me and from this point on once again went radio silent (red flag number 3). Upon reaching out to the office multiple times (via both email and phone) to address the issue and seek at least a partial refund of our deposit for the issue, they took 3+ days to even respond, and when they did, claimed that despite obvious pictures pointing to the pipe being the issue, it could have been ground water at the same time and they were unable to provide any refund of any kind (red flag number 4). I get that I signed a contract. I get that they planned and scheduled the work. I also now have learned an expensive lesson about trusting my gut and being more proactive about my concerns. But they're supposed to be the experts! And the fact that they took absolutely no responsibility for having done a poor assessment of the situation up-front and then pretended like they were actually still right about it was disappointing and embarrassing. I can't in good faith recommend working with this company to anyone.

    I contacted Value Dry via a contractor referral site where they had excellent reviews to waterproof…read moreour basement & install an egress window in our basement. It took them days to respond. That was the first red flag. When they did respond via the referral app, they said "Good morning, Thank you for reaching out to Value Dry Waterproofing, unfortunately we have been unable to reach you but will keep trying..." No one from Value Dry tried to reach me. That was the first real contact from them. According to the referral site, all contact should be done via the referral portal for everyone's protection. When I spoke to the person to make an appointment, they insisted that "all homeowners" be present for the inspection & that we needed to set aside 2.5 hours for it. They would not make the appointment unless we were willing to commit to those conditions. So Shane, their inspector came by, showed us movies to explain everything, then spent roughly 1.5 hours looking things over then measuring & drawing diagrams & working up a proposal. Then he sat me down to explain it all, go over the proposal & answer any questions. His initial "MSRP", that's what he called it, was for $31,085.25. When I balked, he quickly started lowering the price. For the egress window & well the price was $20,000!! He offered to price match any other offer we obtained for the waterproofing, which he managed to lower near $8,000 because we didn't want this or that or absolutely need this or that. I felt like I was at a car dealership & negotiating the price & options for a new car. Shane left me feeling like he was more interested in up selling us, than helping us solve our problems. He could fix our basement water issues but the priority was profit. Shane arrived promptly at 4:00pm & left at 7:30pm. We were flabbergasted that this company had so much time & effort to spend on this. Again, it reminded me of the time and effort it takes to purchase a car. Too much time, too much money, & I felt kind of abused by this company by the time Shane left. Guess what, we aren't hiring them. Caveat Emptor!! UPDATE: We have since hired another company that came in after Value Dry (see my other reviews to see who we hired) and they have excellent reviews (not just from me). Their salesman did a thorough evaluation, explained everything, offered a larger scope of work (comparing apples to apples) without trying to sell fancy unneeded add ons. Their price was still thousands of dollars lower than Value Dry. Their guys did excellent work. Whatever defense the Owner of Value Dry gives & does not want me to judge them by price or the amount of time their salesman (who was a gentleman) wasted, it ALL figures into a review. So again, caveat emptor or as Sy Sims used say "An educated consumer, is our best customer!"
