I moved here a month ago & am already moving out a month into my 10 month lease. This place is smoke & mirrors. I can literally hear everything my upstairs neighbors do, open & close their balcony door all day/night, stomp around, I can hear their crying baby... I can hear them in the bathroom. They won't tell you but in fine print on the application it states that the holding fee is Only refundable up to 24hours after you submit your application. They also require anyone who stays with you more than 3 days to be on your lease. Even your family members. read more

Once I arrived at Sur702.m, I was in awe of the lobby & office area. We were warmly greeted by the office manager, Fred. Fred was very professional and very knowledgeable. He showed us the beautiful gated community. The apartments are constructed & designed with so many features such as, smart door bells, appliances, mirrors in the bathrooms. The apartments comes equipped with wasters & dryers as well as a big screen TV in the living room. I could go on & on about Sur702. I would strongly suggest to just go by & take a look at it. I was in the process with Katey who was helping me with all my paper work. Katey calls and says I am approved for the apartment. She gives me a move in date which was within the next week so I'm excited and ready. Im from California but happened to be in Vegas for a few days so I stop by to tour the apartments in person with Katey. After the tour my fiancé applied to be on the Lease with me which I was already approved and had the move in date mind you. During this time we're getting the uhaul ready, clothes & household items packed, paying for various move in purchases, etc. because im coming from California and move in day is about 4 days from this point. The day after the in person visit, Katey calls me and says I'm no longer approved for the apartment!! She says even though I was approved & they set my move in date, I was no longer approved because my fiancé applied. Not sure how this makes sense. I hate to think it's anything discriminatory but I wasn't sure if it was because they seen me in person & didn't like my skin color, how i looked, whatever? But declining me after already approving me and setting my move in date makes no sense. They never showed me how that was in their policy, didn't care about any move in purchases I made or anything. I thought this was very unprofessional. Now I don't completely believe this is Katey's fault, but rather the management team, they stated there was nothing they could do. They took & kept my $100 holding fee and everything. read more

Let's start off with the good thing first . The apartments itself are beautiful ! Very spacious and new appliances and great lighting. The property management is a headache . The valet trash barely comes around you will just have to take your own trash. So if you like that feature it's not really there and management has made it clear that it's not part of your rent or contract . If you need anything done to the apartment like a fix it's emergency only fire or flood basically . Our smart panel controls the air temperature & me and my room mate have given them four days ( 3 of the work orders done with Christian) to be allowed to enter . called four times each four different days to change the battery because it's been 60 degrees FREEZING in our apartment because of the panel dying . I came to my apartment today and nothing has been fixed . Even after The fourth time!! I spoke to Candace central maintaince , I asked for a Courtesy call so I know It's actually going to be fixed today when I get home. I come back home and the panel has NOT been fixed day 4 absolutely awful my home is freezing and there's nothing I can do about it . The parking is absolutely ridiculous for so many residents there is no space for other cars. They WILL TOW your car . There is NO security what so ever there has been car break Ins and still no security. To pay your rent you can do it online when we did try this it accepted and bounced back five days later and WE HAD TO PAY A LATE FEE because of their system not working . We took this in account and decided never to use the "portal" again. I called the Managment to see our rent balance for this month and they said they couldn't give it unless a property manager was there . De Angelo said we he would give a call back and received no call back nor can I see my balance because the Portal for rent is down which it has been for two months . The management here is not it for me. Simple tasks especially when it comes to paying so much almost 2k for an apartment you would think you would get high maintence and attentive workers . Big scam here. They would say anything or even lie to you to make you sign the lease. I have a car expired license plate, with the Coronavirus going on, I cannot registered my car until November. Before i sign the lease with them, i told them about it, show them my DMV appointment. They said it shouldn't be a problem, if my car got a warning from the tow truck, they would contact the tow truck company to let them know that i live here, so my car won't get towed. And now i got my warning sticker on my car said if I won't moved my car, they would tow my car. I went to talked to the assistant manager, she said she can't do anything about it, and gave me an attitude. I showed her my DMV appointment, she didn't want to listen and gave me 24 hours more to move my car otherwise they would tow it. This is totally bullshit, before I signed the lease, they said it wasn't a problem, and now they told me they can't do anything about it. Big scam, pathetic management. read more

Smh 26 days later from my last review and I still have not received back my $100 holding fee!!

I have had issues with this apartment since I moved in a few weeks ago... I've tried to not go to the leasing office because every time I go in there I get so much attitude. Especially from the girl with the long dark hair. I was given incorrect information about important stuff, my gate code hasn't been working, when I moved in my mirror light wasn't turning on and my door wasn't LOCKING correctly (which is not safe) And I was told it would be fixed within a few days of me moving in and when it wasn't fixed I had went into the office and they told me they only take requests and that they had no record of anything being wrong? Also when I ran into ask for a gate code because I literally could not get in with the one they gave me didn't work... She told me I needed to wait in a line that had a lot of people in it when she could've just took five seconds to let me know the generic code? Really upset that I signed a lease here. Having a good staff in the leasing office is important and what's even more important is that I should be able to have access to where I live without having to wait in a line behind non residents. Hopefully things will start to get better. read more

I had a bad experience with Sur702. I first spoke with Kayla who guided me to start the application process. Once I applied, she informed me that something came up in my background check and they had to deny me. I informed her that I didn't know what she was referring to regarding my background check, and instead of contacting the 3rd party company they work with(LeasingDesk) they did no further research and stuck with their decision to deny me. I contacted LeasingDesk myself to dispute the inaccurate information(after I received the report weeks after I applied), and after their investigation LeasingDesk acknowledged the information was wrong and removed it from my report and informed Sur702. At that point I reached back out to Sur702 to continue the application process. However, due to their inefficiencies in ensuring they have accurate information about a potential tenant, weeks passed before the situation was rectified and in that time they began a rent special for 2 months free. I requested that I receive that special since I'm now applying after being previously denied due to their mistake. Kayla stated that I don't qualify for a rent special at all because I initially contacted them weeks before. To this day, nobody(Kayla, Westcorp Management Group, nor Sur702) has acknowledged their gross negligence leading to my reputation being tarnished by dealing with a company(LeasingDesk) who doesn't adequately check their information and sends them inaccurate reports.I have already filed a report with the Better Business Bureau(BBB) against LeasingDesk(AKA RealPage) for reporting inaccurate information that they themselves received from a 3rd party(Genuine Data Services LLC) without confirming its validity. I'm also considering filing a report with the BBB against Sur702. This has all been disappointing because I was really excited to move to Vegas and stay at Sur702, but Kayla's rude and incompetent handling of my situation has turned me off to any such possibility and I let her know I won't be continuing with the application process. read more

My boyfriend and I initially came for a tour around April of 2020 to see how it was and to get a feel for it (especially since it was our first time moving out). We went on a tour with Katey and she gave us freedom to look around the model and a week later I did a tour with Kayla and she showed me an upstairs model without hesitation! We were put on the waitlist because we weren't ready just yet and at the time there was a special to get a half months of rent off for a 6 month lease (so pretty much $600 off). The management staff told me up front that if we signed the lease after the special had expired, that there was nothing they could do (which we understood, it's completely out of their hands). We ended up moving in at the beginning of October and the staff genuinely helped us so much, especially Katey. We are beginners when it comes to this but they have always been there for questions or concerns. Now for the price... the price that others are saying is the base rent. The base rent is how much the unit is without any utilities or packages!! For our one bedroom, the base is $1223 and we have an upstairs unit with laminate flooring so it's an extra $100 ($50 each). Utilities and the smart package are $212. The only other bill you'll have is NV Energy and Cox if you decide to upgrade your plan. The place comes with beautiful appliances that are new and energy efficient. We have our own washer and dryer in the unit and there are so many amenities that we enjoy. There are two pools (both are super nice) and there's a dog park and a children's playground. The pictures on the website look exactly like the units, except they're furnished obviously. Management is awesome as long as you're respectful and patient. While on the waitlist, I probably called around 20 times and each time they answered very nicely and respectfully. Do your research but signing this lease was a great choice for us! :) read more

such an ABSOLUTE joke of a place to live. my roommate and I are constantly harassed by the leasing office for the most absurd things. we are discriminated against because we work at a dispensary and had to disclose that information when we first applied. we have been accused of odor violations multiple times and staff have come into our home and been proven wrong EVERY time that it is not us. we feel uncomfortable living in our home because we are continuously harassed over issues that are not even true. when we first moved in one of the leasing agents came into our unit to see for herself the "noise that we made" when we walked around in our house because apparently walking around our living room made the lighting fixtures in the unit below us shake? we do nothing but walk around normally & we were warned to be careful as to not get a noise violation from our neighbors below us so they expect us to tip toe around our house?? aside from that, my underage sister has been staying with me because our mom is severely suffering from covid and our brother & dad contracted it as well so for her own safety she has been staying with me while they self-quarantine and apparently we can't have family stay with us for more than 3 days??? they want my UNDERAGE sister to go through a background check or they expect me to pay for her to stay alone in a guest suite when she is only 16 years old and a woman by herself. how RIDICULOUS. this is a pandemic where people are dying every day from this virus and I can't even protect my own family? now they expect me to arrange for her to stay somewhere else or pay for her to stay in this guest suite I didn't even know about or provide them her information to add her to my application when she is a MINOR. please do not move here unless you want to constantly be harassed and discriminated against. they don't care to ask questions before assuming the worst and making us feel uncomfortable in our own home. we pay WAY too much money to live here for our trash valet service to never pick up our trash and for our cars to get tagged to tow because registration (that was up to date) was not displayed because the DMV was backlogged and hadn't sent the registration stickers. this pandemic apparently hasn't changed the way they approach their tenants because the world has been flipped upside down for some of us and they don't care to try and understand before going to extreme measures. literally appalled and disgusted with the way we've been treated here... read more

Applied under an LLC, was told they could not "find" my business insinuating it's not real when i submitted all of my documents when in reality they probably just don't know how to process applications under an LLC because this isn't my first time doing it. Was given a move in date of today, a person in the office told me I somehow didn't fill out the application correctly so he instead basically told me he would fill it out for me again..? For the price of the place and how it looks on the outside and inside it's not worth it, plus once you're given the full quote amount of rent an extra $300+ is added to it actually for other fees. After too much back and forth with the office only to find out they never even RAN and began processing my application anyway or charged me yet for the holding fee I go down there to tell them to withdraw my application and a lady was trying to persuade me to keep going with the application but I told her no....the SAME night i get an email of a RECEIPT from them JUST NOW charging my card when i applied 7 days ago...very scandalous of a company to do that after i clearly said to withdraw my application. On top of that when I went to the office there were 2 other people there also waiting to be helped while the people in the office saw us and did not help until 10 minutes had passed. Very unprofessional. Would not recommend. The pictures are not at all what the place looks like in person as well driving in you'd think you've arrived at the wrong place. read more

I really feel so sad that I am having such a horrible experience with SUR702. It is a lovely place. But yes hidden fees to the max. Where do I even begin? The valet service is the worst! It sucks. They hardly ever pick up my trash and always have a sorry excuse like "too heavy" etc. I hadn't seen that the trash bag had not been picked up and I left it over night. Not even 24 hours later after I put the bag outside my door I get a notice charging me $25 for leaving the trash bag outside?! It hadn't even been 24 hours. They have a written notice for everything but when I need them it's never answered or fixed. Both costumer service and maintenance wise. Also I have a pet gate for my puppy for whenever he wants to hangout outside and they made me remove it just so the apartments would look nice. Like what about the safety of my pet? What if someone comes to my door and my dog snoops out? What they say the same if the gate was for an infant? Yes they would. They have others remove theirs as well. I have a niece that visits often and I just wanted the extra coverage outside my patio just in case something happens. You never know. Also I expressed my feedback to Alexandria (manager) and she argued with me instead of hearing me out and making me feel understood which is the least she can do. I am respectful at all times but as soon as I started to give feedback she pretended to not hear me and hung up. I called again and asked for the corporate number and she refused to give it to me the first time. I had to keep asking her and she told me to "look it up" please don't be a manager if you can not handle feedback and still be polite. Please go somewhere else it's a lot of $ and not worth it. read more
