I stopped by the Leasing office a few weeks ago and it was so busy! Despite that, I was greeted quickly. There was a short wait but they have a great clubhouse and complementary refreshment area! I loved the tour and that they provided a Qualification sheet, so I knew exactly what to bring when I applied. I saw some reviews that people didn't like the application process, but to be honest, if I'm going to live somewhere, it's reassuring to know that my neighbors go through background screenings just like I did to make it a community that's as safe and friendly as possible. Since Fred the assistant manager got here in July 2022 this place has improved significantly. Things got turned around and Fred gets "things done". Before I had issues with my air conditioner ((that happened in the summer - worst time) like June - it just did not work. Maintance couldn't figure it out! In August I had a conversation about it with Fred. And within a week it was working. The city rep came out and did a diagnostic. It turned out it was due to a damaged wire! Thanks to Fred this was taken care of in a fast manner. I also want to acknowledge Alicia at the front desk that has always been very helpful as well when I need something. "Things are really getting done now" I am very happy about that! To me they become almost like family! He took charge, made sure all my concerns were addressed, Helped with the Vivint system, honestly- if Chris had not come by and helped out, I would have given up with Sur702. I lived there for more than 2 years. I loved the apartment very much. I loved the safety because twice I forgot my keys at the door, went to sleep and found them at the door the next day. We would pass Sur 702 all the time, we toured and thought the apartment was extremely nice. Applying for this place was such a hassle asking for everything under the sun. Took forever to get approved, the inside of the apartment was very modern and updated and included an alarm system which was cool. Over the year we stayed there though we had many issues with people not having their dog on a leash and having a toddler that's not a good look. So many dogs ran up to us including a pit bull that lived above us, if I knew that I wouldn't had moved in and a Doberman dog also, why these huge breeds of dogs allowed in an apartment I have no idea...it was terrible so if you prefer dogs running up on you please go ahead and apply here. While using the computer in the leasing office a white lady just has her big ass Doberman dog off the leash just walking around the office like nothing is wrong with that talking about oh the dog is friendly..that's the line everyone wants to use when they dog is running near.. I don't buy that bullshit read the news family dogs have turned on their own family members and killed them y'all better wake up and do research. 30 days within our move my car was stolen from our car port!!! They took forever to get footage of the camera that was on the gate, mind you they only have one camera outside near the gate only one and couldn't identify who took my car, the gates closed so slow that anyone can tailgate behind a car which means anyone can enter the complex. They claimed they had security at the complex, we never saw any security car until after we reported my car stolen then they started to be parked at the complex not drive around the complex but just parked at the entrance!! Our tv in the living room stopped working the one that was provided from Sur 702...we did switch our tvs so we placed our bigger tv in the living room and placed the tv from Sur 702 in our bedroom which is fine because we can do anything if we are renting and pay rent as long as we return it the same way we got it. Plus my fiancé is an electrician and does this for a living so he knows how to hang a tv. So anyway, the tv from Sur 702 stop working and I reported that to the office. ANGEL wanted to send the maintenance guy to come try to fix and wanted him to find out what was going on and try to investigate the situation before sending us a new tv...mind you we had problems with this tv prior to and reported that to the office then so we had problems more than once with the same tv why not just provide us with a new one instead she told him find out what's really going on as if we were up to no good or trying to do something. The management never calls you back takes forever ...they don't care about you they just want your money each month that's all!! We moved to another area in Vegas getting approved went so smooth. This place is a joke. My neighbor blasts music all day long, and no matter how many times I complain, management does absolutely nothing about it. In fact, when I went to the office to ask them to handle the situation, they didn't even try to help. Instead, they rudely told me to leave! It's clear they don't care about the tenants or creating a decent living environment. If you enjoy dealing with constant noise and rude, unhelpful management, then this is the place for you. Moved n because of the first month free rent first month (had to qualify) nice area, nice units , was the first one family living n the unit .... Lived there from 11/2020 - 11/2021 The worst apartments ever, had the worst neighbors. ( fighting every night, banging on the walls, jumping through the glass, smoking weed infront of the apartment with the homies, hella ppl living there) they would leave cigarettes butts everywhere , trash and we get blamed for it. Management would call us when we leave our kids bike on the balcony ( we lived upstairs, & couldn't do that). When we moved n the walls were dirty , instead of them fixing it they gave us paint n a cup , paint brush. Cops there twice a week , floods, ants , everything was just bad (nice place but if I wanted this I woulda stayed n the hood ) When you move out, you leave an address to your next address for mail. Sur 702 had been sending us mail, STILL to this day (5 months since we moved out ) .. out of nowhere we have a balance of $900 plus !?!? Never have they sent a letter about that, or called ( same #'s as well) !!! We checked out credit and it went to collections! That's not right and it's bs . I absolutely love this property. After searching for several days in the high degree weather, it was an absolute pleasure to finally get something nice with what others are asking for the price. LeAndra was our leasing agent. She was very pleasant, patient, and friendly. I appreciated how well she assisted me during the leasing process. The property has beautiful amenities in which I don't nessasary need, but the unit itself is what I absolutely need! I stayed here for a year and it was very pleasant! They have free fitness classes for different days of the week, and you can sign up for them online. Whenever I submitted a maintenance request it was always fixed in a day maybe two. I had no problems here, except for when I first moved in and management has changed since then. Having only lived in apartment once 20 years ago I was excited to try apartment living since the complex seemed upscale. Unfortunately, I've been let down time and time again. This "upscale" community won't heat the pool. They go multiple days without restocking the doggy potty bags, and they have a community webpage app that they censor like communist China if you have any sort of criticism about the place. Oh an you want to use the TV in the 24 hour pool area? Cool, except it doesn't work and you don't have access to the remote after 6pm even if it did work. read more

I have a genuine curiosity about what these people's motivations are and what they think to themselves while they're getting ready for the day ahead. It's hard to believe that it's anything positive. One staff in particular was always in my business. I couldn't figure out if she hated me or loved me and wanted to be my friend but had severe social skill deficits. I complained about her to the property manager and corporate manager and I suggested she not interact directly with residents or applicants and their only solution was for me not to work with her when I needed something from the office. However, she would not comply!!! I got so many calls, emails, notices signed by her. She literally called me one Sunday morning before 8:30am to tell me I owed $50 for I don't even know what and when she tried to explain, all she could do was regurgitate the same 3 lines she so diligently rehearsed before calling me. I had to get off the phone because she gave me such a headache. All that staff member did was flip her hair around and harass residents. These people remind me so much of my previous apartment complex, which didn't last long before they cycled through so many staff and eventually got sold to another company. Seriously, this place is a mirage. Pretty from a distance but the biggest let down once you get close. I had multiple security concerns that I brought up to the office which they never addressed. These were major security concerns that I caught just from eating meals on my balcony or coming in and out of my apartment to my car. I called 911 4x & 311 3x in 6 months!! Never have I ever...... I had every intention of completing my lease but I couldn't take it. Especially when the property manager's solution to my mounting complaints was for me to LEAVE and then fully stopped answering my calls and emails. Trash trash trash. Marketed luxury apartments but so far from it. I hated living here more and more every day to the point where it made me physically uncomfortable paying my rent. I would be the first person to petition to shut this place down because I don't like the thought of anyone being taken advantage of the way this predatory "business" tried to take advantage of me. THE FINE PRINT: Office will start dodging your communication if it's something serious or important (i.e. anything other than a compliment or bid to give them money) Toilet broke with no one to fix it because of a holiday with no emergency maintenance Spam risk warning when property manager responds to emails - yikes Electric door locks work inconsistently, the app does not work and the app customer service doesn't help Even the trash company blasted the office management for not being proactive with residents about refraining from mounting trash in the dumpster area Only one recycling dumpster on the whole property Hidden fees and predatory charges Technology package charge which is not an option Undercover officers hanging out on the premises Gate call box doesn't work Nosey staff (basically a bunch of Karen's running the office) Bonus: insider tip... the only way to get the management's attention is to CC corporate on your emails. Side note: all the responses from "business customer service" on Yelp are stock photos! None of those people work there.... Poor use of time and money for marketing. Highly DO NOT RECOMMEND moving in to this property. Have lived here for 5 months now and the management before was AWFUL AND THE new management are AWFUL. The new property STAFF and MANAGER are rude very unprofessional, and a disgusting attitudes. and if you get good service key word IF. It's ALL an act Just to get you moved in . from day 1 there's been problems from them approving my application confirming the move in then the day of move in we get there with all of our stufff in a uhaul and they didn't let us move in claiming are application was denied. Mind you we have all the emails from sur 702 Liz and jadah. Whom sent us are welcome move in emails with the cost of move in mail box number car port address etc. then threaten to call the cops because we wouldn't leave because we wanted answers they couldn't give. Next day we called property management who then tried to give us a hard time with my service animal saying she needed to talk to my Doctor To confirm the need of the animal. After I told them about the laws and how I was suing them for discrimination and still am 2 days later they approved are application saying this was a mistake gave an apology I am still suing them we had no choice but to move in because we had no where else to go we already paid so much money in application fees and admin fees they weren't willing to refund. Theres been not stop issues then with the unit not being clean when we moved in as well as bugs and everything broken. The bugs have been here not stop 5 months in and so we are DONE! And we came to an agreement to vacate the unit early WITHOUT PENALTIES. Everyone that used to work here and still work here JADAH AKISHA LIZ FRED Etc absolutely DO NOT know how to treat residents at all. I personally know 2 family's who have moved out now because of THEM and just how this apartments are ran. DO NOT move here, there's nothing "luxury" about living here. From the ROCHES TO THE CRICKETS CARPET BEATLES AND PINCHER BUGS. EVERYWHERE IN THE UNITS AND BALCONYS. We pay for pets control every month in the rent. The lease states we have monthly pest controls outside and insides the units WE ABSOLUTELY DO NOT. You have to pull arms and legs just to get pest control. And they even forget to put you on the lists at times. And Blame it on their emails not working. But everything was confirmed because I spoke with them. The apartments are badly built there's cracks in walls floors doors carpets. So all the bugs can get in. There's NO security coming around like that say there is. There's break ins and thefts. Oh and they have the residents before you clean the apartments the don't hire cleaning service. And if there's one thing anyone can take away after reading this, I hope it's some good knowledge for you not to live here and take your money somewhere WORTH IT. Listen to the bad reviews, it's all true no matter the years or management. The sad thing is that it's always the people in management who ruin a place. If you do decide to live here, make sure you know your rights cause THEY WILL screw you over. Also, save yourself the trouble and write an honest review after living here for at least 6 months. Leaving a review of an apartment complex when you're only viewing it looks ridiculous and does more harm than good. So let's begin. I've had issues with my AC and for some reason the issue was always looked at but never fully resolved. I was very understanding of the maintenance and responsibilities until one day the inside of the unit got too hot for livable conditions. Outside was actually cooler than the inside and if you know Vegas, it gets very hot during summer. Also note that AC is a common problem here. We were given a portable AC and it got taken away before our issue was resolved because other units needed it, red flag. Management continues to fluctuate here as well, people leave and new people enter--a cycle that definitely shouldn't be overlooked. Again, RED FLAG. I was locked out of the active building app before move out and bugs are a HUGE issue here, good luck. Long story short, legal action was required and they will falsely charge you for things. If you care about money and your record, look elsewhere, seriously. Go somewhere that values human decency. Learn from my experience and don't let this happen to you. read more

I see all the bad reviews but I actually like living here and have no problems except the parking situation. I do feel like on the side that has most of the 3 bedrooms there should be more parking. My neighbors are nice and quiet. I haven't had to have anything fixed, so I can't comment on maintenance. I've been living here almost a year and will be renewing. The tenants could pick up their trash, but every morning there's a guy who walks around and cleans up the complex. I haven't had any issues with management or my apartment. read more

They're 100% unprofessional, give u the run around, got a rep in office working while they step out who can't help with absolutely anything while leasing managers are away & almost ruined my experience with ever wanting to rent anywhere ever again!
