Majority of these reviews on Yelp are from current tenants, which if I…read moregave a review while I was still living here I might have given a higher review as i had minimal issues while living here. Its after the fact that the true colors of this company come out. We moved in on a short term lease, only ended up staying 10 weeks total. We are meticulous when it comes to cleanliness but somehow they felt the need to not only charge us a $200 carpet cleaning but an additional $240 apartment deep cleaning. Mind you, we were only living in the apartment for 10 weeks, but we spent alot of time throughly cleaning after we had fully moved out and feel we actually left the apartment in better condition then before we moved in. I asked why I was charged these amounts and i was provided a few pictures, 1 was from some cat hair they collected, 1 was from a dusty top of the refrigerator and 1 was from what looked like juice splatter in one of the pull out drawers inside the fridge itself. They also sent a picture of a previous issue with the stove that we had requested to get fixed because it was dirty when we moved in that was never fully fixed, basically they tried now saying it was dirty because of us when we have documented with them that this was an issue before we even moved in. They also charged us $400 dollars for 3 broken glass sliders. We did in fact crack one of the glass doors which I had zero issue with paying, but then they tried billing me for an additional set of 2 doors. They provided no proof of the damage they claimed, I've requested multiple times and still nothing. I requested a walk through before we left but because of covid they told me they wouldn't be able to (how convenient). Not only did they keep my entire $600 deposit, but I was billed an additional $375 on top. Total amount was nearly a full months rent which is crazy. Any cleaning needed at most was normal wear and tear, any damaged glass I was never provided proof of, I'm forced to go to small claims over this matter but I wanted to let anyone interested in moving here to be very very careful and make sure you document every little thing before you move out. See attached pictures which was what they claimed was the reason for a $240 deep cleaning fee.

I also would like to express the customer service that I witnessed when visiting my friend.. she had some issue with the stove, and it was late towards the end of the day. She was able to get a hold of Conrad, and even though it was late in the day, he was eager to address and fix the issue. He was so polite and explained why her stove was not working properly what to do to prevent it happening again, but did say, please feel free to call anytime if the her stove was not working again. I wish my place that I live in now, was prompt and not made you feel like you are a burden, would be like him. If I ever move out here, this would be the place to be! Thank you Conrad for making the tenant feel comfortable and fixing her stove.

Putting in a maintenance request is simple and easy with an online ticket, and package pickup in the provided lockers has been convenient and secure. The neighborhood is quiet and as someone else mentioned, the office is quick to address complaints of noise, smoke, and the countless kids on e-bikes speeding through the complex around blind corners. When a machine was down in the gym, it didn't seem long (a day or two?) before a team was in there fixing it. The roaches are insane, though, and more should be done to limit the infestations. In addition to the complex getting treated, I signed up personally for additional services on my own unit, inside and outside, and I still see roaches frequently. I originally signed up for bi-monthly service and the first month there were a few, and we are at the end of the second month and I got rid of 4 just today. Already left a message with the pest control company to increase service, but I'd like to know what measures Harvest is taking as well because it's a common complaint, it's gross, and we shouldn't have to deal with this many roaches in a community that advertises as "upscale living". The pool chairs, daybeds specifically, should absolutely be replaced or at the very least deep cleaned. Went for my first visit last week and every single cushion was covered in gross food and liquid. Also as someone said, the shade covers have been removed so there's no sun protection. I ended up leaving. I do enjoy living here and would consider this a "nice" complex, but the roaches...! They are EVERYWHERE and it's gross.

Completely unprofessional management, illegal treatment practices, and retaliation - beware before…read moremoving in I rented at Harvest at Fiddyment Ranch for over a year, and what started as a peaceful experience turned into a nightmare due to the property management's gross negligence and unprofessional conduct, especially from Luis Fuentes and Annie Guthrie. Pest Infestation Ignored - Health Hazard for Newborn In June 2024, I reported a roach infestation in our unit. I've always kept the apartment clean and never left food out. Instead of sending a licensed pest control company, management sent untrained, unlicensed in-house staff to spray unknown chemicals -- a clear violation of California Civil Code §1941.1, which mandates habitable living conditions and professional service. When they finally offered Highlander Termite & Pest Control, the prep sheet warned that pregnant women and infants should not be exposed to the treatment. I had already informed them my fiancé was pregnant (confirmed July 2024) and that we had a newborn in March 2025. I provided a doctor's note confirming the treatment posed risks to our child's health -- but management refused to offer chemical-free alternatives. Retaliation for Exercising Tenant Rights Because of the ongoing pest problem and lack of safe solutions, I gave a 2-week written notice to vacate, as permitted under California Civil Code §1942. I submitted it in person on July 25, 2025 and requested a move-out inspection. Management ignored the request, violating §1950.5(f), and Annie Guthrie later refused to conduct one when I followed up in person. Despite this, they had the nerve to: * Charge me for a full 30-day notice ($1,225), even though I had already moved out and they had access to the unit. * Retaliate by inflating charges for cleaning, carpet stain removal, and utilities -- all without proper proof or receipts until I demanded them. Fraudulent Charges and Lack of Transparency The final charges were filled with inconsistencies and unlawful fees. They initially refused to send receipts. Only after multiple follow-ups did I receive photos and invoices. I left the apartment in better condition than when I moved in, and their own disposition reflects that I was not charged for paint or full carpet cleaning because of the long tenancy. Yet they still claim I owe over $1,300. Unethical Conduct by Management Luis Fuentes and Annie Guthrie were consistently rude, evasive, and retaliatory. Annie in particular was dismissive and unprofessional during multiple in-person interactions. Their entire handling of my tenancy ending feels like a cash grab.

3 year update: decided it is no longer worth residing here. Multiple cars were recently vandalized…read moreand rather than sending out a notice for residents to take precautions, the management did nothing, and shockingly, it happened again! I was told that in the night that all 4 of my wheels and tires were stolen, the video survalence system was down, the gates were broken, and the security company was not present. Residents also were not notified about any of these issues prior to the incident. Management is taking zero accountability and has refused to compensate residents in any way and has even refused to return my calls or address the matter further .This is the third summer in a row, that the roach infestation seems out of control, I have been told that this is because management failed to fumigate the sewers prior to the warm weather. the roaches come up from the drains in the sink and shower and maintenance has stated that there is no way to effectively treat that issue so the recommend using household cleaning products to treat the problem yourself... The pool area has been one of the best amenities over the years, and now all the pool furniture is completely thrashed and it is honestly embarrassing to have guest over. Additionally one of the security guards was jumped at the pool area in the middle of the night and was beaten by several people, I wonder if that is why I have only seen security twice in the 3 years that I have lived here. 6/10 time that I have gone to the front office to try to get answers, there was nobody present and there was a sign on the door saying-be back in 15 minute, which is usually in the last 30 minutes prior to the office closing. The manager has said that this is due to understaffing and not having enough people available to man the office for the entirety of the business day. Once, the worker was on a marajuana smoke break, another time, the manager and the other office worker decided to go to lunch at the same time and just close the whole office while they went. I absolutely cannot recommend anyone I care about living here in the current state.

I was happy that there was never a…read moreproblem getting parking, there was direct access to the trail, my unit itself was very up to date and clean. Above all else the apartment staff was the best part about this place. They were always helpful even after I moved out. They handled any issues with package with extreme diligence even looking up the video footage when something went wrong. Always friendly and prompt. They were even sure to follow up if I didn't get back to them right away. If for no other reason the quality office staff and on the ball maintenance team makes this place a contender if I ever rent again in the area. (copied over from my other google review)

Each time I called, Jacob didn't know what stage my application was at. They pushed the move in date out twice! The first due to touch ups that needed to be done, the second because they had to follow back up on their policy which they claim you can't have an ongoing lease with another property. I requested a new welcome letter to reflect a pro rated rate, because the move in date initially requested would no longer work. Mind you, I requested the September 3rd then they told me September 11th, then they let me know September 15th would be available. Why list an apartment if it's not ready? I never received a new welcome letter after I was told they could make exception for being on another lease. I called and emailed and no one returned my call, only unless it was something they needed or on their convenience. Which I really didn't appreciate as a tenant seeking to move. Honestly glad I cancelled... I didn't get my deposit back, but they were so poor on communication I really don't want to deal with that if I needed to submit a request in the future as a tenant. Read through reviews online and honestly I wouldn't disagree with any of them. Just not worth the money or headache, sorry.
