I have lived many places all over California and this is THE WORST experience I have ever had with a property management company. They are unprofessional and hard to get ahold of. I moved out of my apartment over a month ago and just (today) received a fraction of my $2,000 deposit back. I spent a couple of days cleaning everything from top to bottom yet they charged me for 4 hours of cleaning. They also charged me to replace a cracked window which happened on the OUTSIDE of the window and I immediately reported it as it was not my fault. Perplexed at unprofessionalism. I would never lease from them. Person who showed me a property wouldn't wear a mask near me indoors or outdoors. They are unable to answer questions- is hot water gas or electric. I liked the neighborhood of a property but withdrew application bc of their employees inability to answer questions, andshow the actual garage Emails sent - asked for confirmation of receipt. Month later - nothing. Update as of 7/30/2021; I gotta say, within 30 minutes of posting my initial review, Tracy and I were speaking on the phone, and she truly was apologetic. While not everything that happened was in their direct control (they can't control what happens in the US Mail), a lot of the other concerns/issues I had at my move-out were addressed and I do feel she really took ownership, promised to look into things, and contact me back (which she did). And today I received my refund of my deposit, even though they had to cut a 2nd check as the original is still MIA. Just like every prior experience I've had with Tracy, this ended positively and I thank her for taking the time to rectify and correct everything. I wouldn't hesitate to rent from a Syrus property again in the future as, like I mentioned in my prior review, they do offer good value on decently maintained apartments, and I personally loved the unit I was in while there. read more

I'm giving a review for Astrid. I saw a property that I was interested listed on Zillow. I replied to be contacted but heard nothing back for a couple days. I left two voicemails on a gentleman's phone as well and still didn't hear back. The property looked so cute so I did my research and saw it was managed by Syrus. I called their office first thing in the morning and a young woman named Astrid told me she could show it same day! I met her and she was very kind and professional and explained in great detail about the unit! She was on time and very personal. Now while I haven't had the experience of being a renter, I do think people should be realistic. This is the Bay Area... one of the most expensive cities in the country. These properties are more than reasonably priced and in Marin/Sonoma county. If you want luxury then be prepared to pay A LOT more. As long as there are no bug infestations, mold, and you have clean water and electricity, then I'd say take advantage of these affordable units. I could go on and on with horror stories, but I will keep it short and sweet. A good chunk of my deposit was kept, claiming things were dirty, when I had pictures of them being cleaned and agreements we had signed. I was told they would dispute with the cleaning company and get back to me. It has been over TEN MONTHS. No update. ***In response to Tracy's response (since I still can't get an email back) the packet with instructions for cleaning were followed explicitly, so the claims made were completely false. Ex: the oven being dirty, when I have a photo of it literally spotless, looks like a brand new stove. Also, at the time of the walkthrough, I was told everything was cleaner than they had seen, looked amazing for having rented the unit for 7 years. The packet also says that legally you have to tell us if there's anything we will have used against us for the deposit, so that clearly didn't happen. And again, the issue is I cannot get an email back explaining the confusion.*** I email and call constantly asking for updates, and if I'm lucky, get an email saying "we'll look into it" every few months. Neighbors had warned me about the company, and I saw the awful Yelp reviews, but tried to keep an open mind as I know reviews are often skewed. Unfortunately, the reviews are right on the money, and I am SO GLAD I got out when I did. So shady, and so disappointed. Syrus recently sold my property to another rental company, and I was honestly rejoicing when I heard the news. They (specifically the maintenance and admin workers) were nothing but a headache to deal with. Maintenance would take an excessive amount of time to resolve my issues and would only do so if I followed up two to three times first. I even had one minor request that I submitted but never followed up on because it didn't bother me, and sure enough, it never got fixed. Other requests (broken dryer, leaky faucet, leaky roof) took weeks to even a couple of months before they were resolved, with no communication on the status unless I prodded them for an update. General admin was just as much of a headache. They had my last name spelled incorrectly in their records (a clear typo, I had written it correctly on the rental agreement). I reached out numerous times to get it corrected to no avail. In fact, Syrus still haunts me to this day as when I just tried to submit a request with my new company, they STILL have the incorrect name as left to them by Syrus. The icing on the cake, just to really drive home the incompetency of the admin team, is that my husband and I continued to get emails that we owed them rent for months after they sold the property. Even though we didn't actually owe the money, how hard can it be to discontinue a recurring email from going out to previous tenants? Last thing I will note is that as soon as my new rental company took over, they immediately began performing much needed work on the units (specifically replacing the roofs and window frames which would leak constantly). Clearly, Syrus does not care enough about their tenants to do necessary preventative work. The one positive thing I will say is that when I reached out to Tracy directly, she was extremely responsive. I rented from Syrus about two years ( Redwood Gardens in SR) and I had my good times and bad times with them; just like any other relationship. Overall I'll say I got what I paid for, and they did give me exactly what was worth my money. To be fair, I'd say, look around and be honest, Santa Rosa is expensive and Syrus is the cheapest in town!! Syrus Properties are not luxurious and that's who they are, they are small fish in the ocean and you can't blame them for street noise and homeless people around their priorities or not being luxurious enough. What I blame them for is not cleaning their properties frequently, not updating their washing machines or fixing them quickly. Pros: inexpensive, closer to the JC, water and trash included, One free parking spot per apartment and nice new pool, Every staff member I spoke to was nice and returned my calls and emails. Cindy, Rosa and the other lady were the best! You get your fair amount of deposit back if you follow the instructions, I got 98% of mine back; Mark, the manager is a chilled guy. I like Mark, he won't bother u if u don't bother anyone. They do fix whatever needs to be fixed quickly inside the apartments. Cons: Old washing machines, street noise which they can't do anything about, old bath tubs and furniture which they can do something about, laundry rooms barely cleaned( spider webs, dust etc) unless u complain and they clean them sometimes, smokers everywhere even though it's a non smoking place, don't expect them to enforce the non smoking rule, homeless people likes it there, but they won't steal your mail or break in your apartment or something, they are not criminals, People screaming at night for no reasons, sometimes the CVS or biglots security Alarm goes off, On Sunday's expect a crowed of old cars at CVS and Biglots parking lot, a peaceful gang of Mexicans just hangout. For two years living there, I never had problems with anyone, Mark was nice to me, my neighbors were excellent except three guys who got evicted for being jerks after two months moving in, the main office was helpful and really nice. Cindy and Mark. Like I said, they are not your luxury place. Don't expect much! What Syrus needs, is they just need to take care of the basics and they will be one SMALL successful management company everyone is happy about. Anyone out there ever have to talk to Tracy? Has anyone ever had a professional conversation with her? She just called screaming at me for giving her to much information, I told her I would be forced to pee in the shower if they waited four days to get back to me like they did the last time! She was actually giving me a damn lesson oh how to correctly ask for help! She went on to tell me they do not maintain their properties on the weekends. So for me that means if you have a pipe brake inside learn how to swim, right? I have had toilet issues again and again for sometime now, it is not a clogging issue. Yet she is telling me that is what it is and they don't do those. So I called a real plumber, WHAT, not a clogging issue, not a clog problem at ALL! Joey was amazing from Joe's Plumbing, he had his arm all the way down as far as he could go into the floor to pull this thing out of the pipe. Clogging issue, you wish! He found the horn (big plastic circle) leftover from the last old waxring from who ever last changed the toilet over three years ago. Nobody here really resolves your issue, no they just make you feel like a low life because you need something. read more

This company is awesome! I had a new rental property (just one) and they were terrific. They helped me get it rented ASAP, screened all the applicants and wrote up our lease. They handled everything so efficiently. That was a year ago. I just learned one of the tenants is leaving so we will have to re-issue the lease as well as screen a new housemate for the existing ones. One phone call and she uncomplicated everything for us. They have my back in this! All rules and regulations regarding the city/county were addressed, too. I highly recommend Tracy and her staff. read more

Avoid renting from Syrus properties at all costs. They conduct themselves in an incredibly unprofessional way. On top of that Tracy Engelen is incredibly unpleasant to deal with as many of the other yelp reviews will attest. There were many things over the course of my tenancy that were difficult to deal with such as waiting forever for them to get maintenance people to my apartment to fix my toilet. Things like that were just annoying. The time that they really crossed the line was when they entered not only our apartment, but every single apartment in our complex without providing any type of notice early on a weekday morning on a "health and safety inspection". My roommates and I were all out at class at the time and none of us were home. Some people were still asleep. I heard a story about them walking in on a person who just got out of the shower. No one knew they were coming. It was an incredibly sleezy act. Tracy or someone else will probably reply to this review and try to deny that all of that took place and will probably say that that syrus did provide notice. I guess it will be up to you to decide who you believe. Very displeased with the professionalism. I had submitted an application for a property Syrus was renting out. I then called to schedule a viewing appointment with hopes I would be able to sign a lease agreement same day. I have a very busy work schedule and work an hour and a half away from this property. It was scheduled for 5pm so I had to take time off work to view the location. I was then no showed. Tried calling, leaving voicemails and emailing and have received absolutely no response. Entirely unprofessional as I spent money on an application AND my time was completely disregarded and wasted. As someone who has utilized many property management companies for personal properties this is beyond the most unprofessional company I have worked with. Granted property management is a very tough industry and very demanding - it does not justify the this level of disrespect. Extremely disappointed as the property was exactly what I was looking for and I was willing to sign a lease that day. Today I went to see a 1 /1 at McBride lane in SR based on the CL post from Syrus claiming it was 900 sf -ended up being under 500 sf. I measured. I even rounded up on the two odd shaped rooms and added more SF than the small kitchen really is. I was disappointed to say the least when the space ended up being 500 sf not 900 sf- Now that I see the very negative feedback from the Yelp community it makes sense. Yikes. I emailed the agent Mark my math after measuring, but don't think I'll hear back. I also don't think they will correct the post to show actual size and the title of the post which claims it is 900 sf. They find ways of trying to ding tenants upon vacating, and I must give them credit that they come up with amusing scenarios and excuses. They did not like it when I beat them at their own game and accused me of being "abrasive" and "inflammatory" when I called them on their own crap. They don't respond to phone calls. Forget calling. I was interested in a property that I have continuously seen on craigslist. The listing was reposted every week practically. I called because it looked really nice and I was super interested in viewing it so I could apply. I called, seriously, like 5 times. Left voicemails for Mark because he never answered. My first call/voicemail that was placed almost three weeks ago was never returned. The apartment is literally still on craigslist. Why post an apartment for rent if you can't even return the calls of people that are so interested in viewing it? Makes no sense to me. 5 calls, and two voicemails later.... still nothing. Luckily I found another place that returned my call immediately after I left a voicemail. Doubt the residence will be rented to due lack of follow up and consideration for possible tenants. read more

I WOULD HAVE GIVEN THEM ZERO STARS IF I COULD!!! Syrus Properties is one of the only property management companies who is willing to rent to students attending Santa Rosa Jr. College, so I guess they have you over a barrel, if you know what I mean. My daughter needed to get out of the lease she shared with a roommate at the semester, she knew it was her responsibility to find someone who's application would qualify to take over her portion of the lease. She contacted SYRUS to let them know of her intent to move out in November. She then found a replacement that suited her roommate and had them turn in an application which was approved. Sounds like everything should have gone smoothly doesn't it? No, not in the least. Every time she called after that either no one answered the phone or the person she needed to talk to was not in the office. When she did speak with someone they would tell her "well first you need this" then she would call again and be told " now you need that" . In the middle of December she needed to move, she still couldn't get any straight answers. Finally, she had the new tenant write a check for January's rent the company returned it with a $130 late fee attached to it because the name on the check was not on the lease. I tried to let my daughter handle this because she is an adult and needs to learn the process of these things, but SYRUS properties takes advantage of the fact that they are dealing with young people. It affords them to be lazy and unorganized. When I called they couldn't even find the approved application for the new roommate. BE WARNED!!! You will NEVER get a call back from them, they lose paperwork constantly, and they will not tell you their process for vacating an apartment in order to rob you of every penny they can get. Basically it's not their problem once you sign the lease agreement. She was only there for 4 months, I am sure when her roommate leaves after a year they will be just as crooked about returning the cleaning deposit. I own 4 rentals in another town and would NEVER treat anyone who rented from me with such indifference. read more

I am a landlord and my husband and I maintain our properties in pristine condition and we hired Syrus Properties to help us find tenants that would be financially responsible, conscientious and respectful with our properties. I know that Syrus has a careful screening process and they absolutely delivered on their promise to find us the perfect tenants again and again. Our tenants have all stayed for years after their initial leases expired and have all praised the years they've lived under our Syrus-run Properties. I learned to appreciate Syrus' services even more when we recently allowed one of our tenants to move in a relative and then he moved out. It was a nightmare and I was very concerned that our property would be destroyed by this new tenant. I called Tracy at Syrus and she helped us get the problematic tenant out and then secured a new tenant within two weeks so that we had very little vacancy time. If you have a building or a house for rent, I have found Tracy and her team at Syrus to be very competent in property management and I would highly recommend Syrus to anyone who wants responsible, respectful tenants. Syrus properties have a lot of issues and if you can stay away from their apartments, do it! They have very poor management and horrible maintenance! Everything is extremely dirty...at the Elliotts, someone threw up all over the main stairs and by the mailboxes but has yet to be cleaned up and their washers and dryers are a whole different story you don't want to hear. For what you are paying, it would be nice for there to be a little more maintenance and for the place to be cleaned up more! The parties there are endless so say goodbye to your sleep (the walls are paper thin). Showers are unenjoyable because you will be using hot water and a second later it gets cold and will go back and fourth for your whole shower experience. Our door lock has been broken, they wouldn't fix it, so we had to pay out of pocket to do it.. No one there can be trusted! If you are expecting to get into the apartments quickly, then turn around because the process is SLOW. To get into contact with anyone requires at least a month and when you do get into contact with anyone, there is quite a bit of attitude. Not only that, there is straight up NO street parking. Ya, there is really nice covered parking, but GOOD LUCK getting one because they literally don't give them to anyone. On the side I parked, there were maybe 20 spots available but only 5 parked cars each night. There were so many open spots and they won't let you park in them until you go through a 6 month process or more of attempting to get one!!! All in all, don't use syrup properties! read more

Too bad I can't give these people negative stars. To call them unprofessional would be an insult to all dead beats and low-lives. My son had the misfortune to rent an apartment at the Redwood Gardens in Santa Rosa. Because the complex is convenient to SRJC Syrus can fill the units; otherwise even homeless people wouldn't live here. My son's door lock never functioned properly; his toilet never flushed correctly; his dishwasher never worked. They had a clever scheme involving laundry in which the dryers worked, sort of, but the meter had to be fed 4 times before the clothes would dry (Syrus splits the money from the laundry with an outside contractor so they can deny responsibility for the laundry). Despite NUMEROUS requests for repair nothing was ever done...until they decided to start jacking the rents. After my son moved out they made up a bunch of bogus charges so that they could keep the security deposit. Probably the worst thing that happened to my son was the black mold infestation in his apartment (which was never taken care of) which left him with a cough, bloody noses and a nasty rash on his torso which the doctor said was from black mold. Thankfully he moved to a non-Syrus property which is well-run, clean and safe. My advice to anyone looking at a Syrus property? Run!! Run fast!! Guard your sanity and your health! Stay away from the nasty black mold and the equally nasty manager and Syrus reps. The worst property management firm imaginable. read more

Honestly wish I could give negative stars. I lived here for almost a year, and it was a terrible experience from the very beginning (but I needed a place to live & am forever an optimist...). Tracy and the entire Syrus Properties team are unprofessional, rude, and in the game to scam people. Pretty sure anyone who has ever been a tenant under them has grounds to sue. I highly encourage law enforcement to take a look at this conniving "business". The apartments, first of all, are utter trash. Even if they look nice & semi-updated in photos or on the tour, you will quickly find many, many issues after move-in (which will never be addressed, no matter how many emails or voicemails you leave over several months time....)- broken door locks, literally grey water coming from the sinks, bug infestations, ridiculously thin walls & floors (I could hear the girl in the apartment beneath me all the time- I could even hear her slide open her closet door!!), old run-down stairs and landscaping, washing machines that will ruin your clothes (if they even work...), plus I was actually YELLED AT by construction workers when I opened the front door of my apartment and stepped into wet cement (there had been absolutely no warning that there would be construction or that I would be literally TRAPPED in my apartment for an entire day, missing work- PLUS the construction workers were unsupervised as they couldn't find anyone from Syrus Properties, even my apartment manager, when I requested to speak to someone about the incident- that's straight up illegal!). When I mentioned this to Syrus I was ignored- not even an apology or acknowledgment of the fact that this was utterly not okay. At that point I found a great new apartment down the street with a fantastic landlord and was actually happy when they evicted me the next month (be warned- they looooove to evict!)- their reasoning was that I hadn't paid my rent, when in actuality I drove to Novato to give them my rent check and they refused to take it from me. Syrus properties are slumlords. I complained to them multiple times about electrical issues upstairs where the electricity was not working. This went on for 6 weeks. Then my neighbors got a bug up their but and caused issues. They called the police on me 1 week after a disagreement for an ongoing dispute, which I thought was squashed the week before. Then she complained to Syrus who in turn gave me a term of ten. Now mind you I've been a great tenant for 5 years, went through 3 property managements and syrus is by far the worst, unprofessional, non understanding and harassing company ever. I'm solo glad to rid of this slumlord, and the rundown in ethical practices of this company. Anybody who rents from this company will experience nothing but harassment and judgments. The neighbors are by far the worst. They slam doors, and smoke weed all day long. She constantly yells at her children and gets into physical fights with one of her many boyfriends who stay with her way more than they should. Upon telling Syrus about this, they said there is nothing they can do. Trust me, it will be in your best interest NOT to rent from Syrus They would rather have TRASHY, violent, druggies living in their properties, than actual kind, caring trouble and drama free families. SYRUS deserves no stars from me, but a huge thank you, because I found somewhere way nicer, with working electricity and kind neighbors. I almost didn't rent from Syrus Prop after reading all the reviews below over a year ago but my son needed something close to the College so we did with GREAT reservation on my part. I expected to see horns from the head of this Tracy but found a no nonsense very professional prop manager. We rented from them for 8 months and on the move out we did what we said we would do and they did what they said. While there my son saw 2 tenants evicted for smoking dope and another for noise so i feel they don't tolerate what shouldn't be, so maybe the answer is if you want to do drugs and be a problem DONT rent from them. If your a tenant that does the right thing you will have no problem. No they are not the Hyatt nor Fairmont but there prices are right. read more

Completely unprofessional and rude. I will never rent through Syrus again, and will make sure everyone I know is on the same page. I couldn't agree more with all these other reviews. I was told I had to get a carpet shampooing done once I moved out, and that was no problem. BUT. My neighbor there at the apartments told me that they took out the carpets and put in laminate flooring. When I called and asked why they did that and said I don't want any money taken out of my deposit for a carpet cleaning, they acted like they didn't know what I was talking about and said its mandatory to get a carpet cleaning. Ok..... I would understand that if THE CARPETS HADNT BEEN TORN OUT. I sent an e-mail after that phone call, clearly stating where I stood, but in writing. And, nothing out of the usual, there was no response. So here we are, going on 3 days past the date I should have had my security deposit back, and still nothing. I called, and they said they sent it out last Friday..... okay so that makes today 7 days later, the following Friday. I live in RP and they are in Novato... it should be here by now. They should have had it to me 10/25. I was trying to check and ask what address they sent it to, cause I gave them my new address and the lady didn't know.
