Good Yogurt Green Tea. Better then other competitors in the area by a wide margin. They have a stamp card but 10 get 1 free.

I thoroughly enjoyed the boba that we recently got here! But we ordered via DoorDash so I can't speak to the customer service or ambience of the location. I had both the matcha with fresh milk and the Thai milk tea. Both had great flavor, color and plenty of pearls.

    Menu as of 7/1/2025

The employees aren't as talkative but the bubble tea tastes amazing! I went everyday for a week already and I love the "milk tea with pearls and jellies" as well as the "winter melon tea with boba bubbles". My new favorite place just wish they opened up at 9am lol

BEST BOBA EVER!!! I started coming here last year and I have accumulated like 50 photos anyways I just want to say I love this place and even thought it's a bit more expensive than other boba places, they have a lot of selection and different things! Like food all the way to like popping boba if you wanted! The service is good since there really isn't much service needed as all you need to do is order at the counter and then sit down at a seat somewhere around the restaurant/cafe The cafe aesthetics are nice for photos and they have two entrances, one in the back and one in the front. They have counter seating in the front and two large tables in the back and the front, the rest of the tables are two seaters but me and my friends like just combining tables if a large table isn't open! Will come basically every week since it's only a 5 mile walk and 10 mile back n fourth but it's always worth it!

T4 is a solid boba tea establishment that offers unique and fun food items. Service is prompt, and the quality is very good. I was finally able to try an egg puff (chocolate puffy waffle), and it was quite good. While it probably wasn't real butter that was used on the waffle iron, it sure tasted like it. I got a chocolate smoothie, which I'd never seen at any boba tea place before. While nice, it tasted exactly like cold hot cocoa as opposed to a chocolate ice cream sort of thing. The tapioca was perfectly cooked and tasted great. There are only a few tables inside, far too few for the number of customers that frequent the establishment. I'm looking forward to my next visit.

Potsticker my child shared with me. It was surprisingly tasty.

My teen is obsessed with boba. So on a Sunday night when I was exhausted we tried to order from a close Vietnamese restaurant that delivers pho and boba. Denied! The delivery service said we are too far away even though we live quite close and they have delivered here before. Meh. Covid times. Sigh. I don't have my car since I delegated a minion to take it to the auto shop for me Monday am and he took it earlier on Sunday. Try T4, I said, remembering another yelper's review. Teen: Mom, you have been holding out on me!! I may or may not mention every boba purveyor of which I am aware. T4 would deliver ( same delivery service) for .99 and had lots of choices. Teen chose beef curry with rice, potstickers, the puffy waffley thingies, and a rose boba with cheese cream and coconut jellies. I chose calamari, sweet potato fries, and a honey green tea at 30% sweetness. Everything was tasty and pretty good except neither of us liked my tea. It tasted like honey flavored syrup in matcha vs real honey in green tea. The sweet potato fries arrived jammed in a wax paper bag and were slightly soggy because of that. And all the snacky things needed dipping sauces which teen said were not mentioned on the delivery service's menu. Teen broke out our bottle of sweet Thai chili and I got out some ketchup. ( if you are judging me , I cannot have chili or sriracha or anything like that at the moment. Sad.) This worked out fine. My kid even got some vegetable matter in the curry. Which is a win. I am sure we will order from them again. Teen loved the rose boba and believes it is the best boba near our house which is critically important in the teen Bethany dweller's universe.

Fried Flour Bun with Condensed Milk

A small Taiwanese style bubble tea and food establishment that recently opened this year. They have various milk teas (Pearl Milk Tea, Rose Milk Tea) and tea drinks (Jasmine tea, etc) , along with unique small bites like Lobster Balls or Fried Buns, and larger meals such as the Japanese Beef Curry with rice. **Cost(s): $-$$ **Food: Fried Flour Bun w/ condensed milk ($4.75)-- Fried balls of dough that you dip into a sauce made from condensed milk. They will give anywhere from 4-6 of them in one serving. My FAVORITE thing on the menu. These are a must if you love sweet and fried things. Elegant Rose Tea 16oz ($5.50) w/ boba-- Not too sweet or too bland with a hint of rose. The boba was the perfect texture. Would definitely order again. Curry Chicken with Rice ($8.95)-- A hefty (I get two meals out of this) portion of East Asian style Chicken curry served with white rice, carrots, and green beans. My second favorite thing on the menu. This curry wasn't exactly similar to Japanese or Thai style curry; it had it's own unique flavor that hit my taste buds in a most exciting way. Not especially spicy either. The sauce was so good that I even gobbled down the green beans and I am not so big on vegetables in the first place. **Seating: No interior seating as of yet due to COVID restrictions, but there are a couple tables outside. **Location: Along Rockcreek 185th near the Albertson's and Rock Creek Tavern. Lots of parking. **Service: So far things have been excellent. The employees are usually very friendly.

Back again on a lazy Sunday, crowds really dropped off, got to admit for 2.50 worth it, for full price maybe not so much. Got the minced pork again, this time more sweet than the last time, not as good, but the beans were solid. Got the calamari, spicy this time "2" didn't like it, get the no spice, better IMHO Fried tofu was good! Drinks were solid but 40 bucks for three drinks two lunches and two snacks is a tad expensive, can see why the crowds disappeared after the special ended

T4 has quickly risen to the top of the bubble tea establishments in the Portland area. I've been going to T4 for years now and have always appreciated their great milk teas and food options. The staff here are friendly and the interior is spacious, bright and kept clean. I love their oolong milk tea and the royal peach tea for drinks, and the minced pork, fried chicken, and fried tofu. They always fill me up for a meal or just as a snack with friends.

Honey peach royal tea (L) & Elegant rose royal tea (R).

We may have gone a little overboard ordering (okay... a lot overboard ), but no regrets because everything was delicious -- and the leftovers were just as good later! We started with the beef brisket soup and WOW. The broth was rich, flavorful, and warmed us right up. It hit the spot perfectly. For my little guy, we ordered the chicken bites and rice -- his absolute favorite -- and he cleaned his plate without hesitation. That's always a win! The pan-fried pork dumplings were juicy and packed with flavor. Perfectly soft on the outside and tender on the inside. So good. And of course, we couldn't resist the brisket plate... because honestly, who says no to more brisket? It was hearty, tender, and satisfying. The setup is simple and easy: you order from a self-checkout kiosk, grab a seat (there's window seating plus about four other tables), and the staff brings your food out to you. Smooth, quick, and convenient. Great food, friendly service, cozy vibe -- we'll definitely be back!

Unfortunately, I knew the moment I took a bite that this was pork broth. Not only this, but the broth was overly sweet compared to any other khao soi I've had in my life. The egg noodles were all stuck together. I did enjoy the tofu, they were firmer in texture. My friend ordered the the tom yum and said it also didn't taste like tom yum, and she has been to Thailand before. We both liked the Thai tea, it wasn't too sweet and only $3.
