I would definitely avoid these people. I got a solicitation email asking me if I wanted to talk about selling my house if he could make it really easy. They listed the unit number. So it's clearly not a "house". I said sure. He's reached out to me a half dozen times at least to try to get my number for a call. What is hilarious is this "house" is in a retirement complex. It's a ROOM in the skilled nursing section. A relative used to live there. You could Google the address and see this. If this agent is too lazy to even google the address to find out anything about the property. Well, who wants a lazy agent. Steer clear unless you want to be taken advantage of or treated poorly. read more

As I new agent, I was excited to join TRE. The pitch sounded great and the team was responsive. However, in my opinion during my first three months I noticed after the online course they only had one overwhelmed yet amazing agent handle all the new agents. I felt things slip through the cracks along my way, and there was no real structure. Even when I off boarded which was a new experience for me, it was a nightmare. No one really cared what I experienced to help them be a better brokerage. Matt is a good guy but I think he needs a better team handling new agents. I have been searching for apartments and stumbled across Jase's (Jason Farrar) number and he advertises that he works for this company. After a lengthy phone call advising him exactly what I was looking for, he sent me probably four or five rentals via MLS data sheet to view (only one of which was in the actual area I told him I was looking). It's 2019 and everyone knows how to work a search engine, so I changed the parameters of the search from within the site he sent me on my own and I was able to find SEVEN listings that matched everything I needed within ten minutes of my work. I emailed him to let him know that I found options that matched my search criteria. Didn't get a response via email so I texted. Also I should mention that while on the phone he said I was going to have a hard time finding a place because my move in date would be around 60 days out (or less) and I quote, my "application would go over like lead" if the place was available now but I needed it in over a month. Well, a handful of places that I had already found on the web and had lined up to see that were on his data sheet were available now.... and they had no problem extending for a move in date in November. I told him this via text, and I kid you not, this was his response - "O_0 they are willing to hold the unit unpaid....for a month?" I said, "Yes, it's the slowest time of year." He goes on to naysay more about me telling him that units I've already seen would let me move in in November and then says, "I have to confirm that each of these doesn't presently have an application before we head out to see them, and I will also be explaining the Nov 1st move-in date.. we may not get push back I hope you are right... " ....I already told you that places have offered November move in dates.. for the fifth time. Ok, first, why would anyplace NOT let me see the unit even if they have applications? Second, literally everyplace I've been to has said "we have applications processing".. so they either say that to prompt you to also apply quickly, or they actually have applicants who may or may not be approved... either way, who cares?! By saying you have to "check to see if anyone applied" you're basically saying "I'm too lazy to show these to you if there are other people interested." Second, it really isn't YOUR place to explain my move in date to them. Like I had told Jase previously (but he apparently wasn't listening) my move in date is FLEXIBLE. I told him I didn't want him to tell them my move in date for fear that they would pass me over just because of a date (especially since he couldn't seem to remember that it was flexible)... and that I would be selling myself as an amazing possibly long term tenant for these property managers just as much as the rentals would be a "sell" from them to me. I told him that I wanted to have the opportunity to decide if I want to have some overlap if I come across the perfect place.. and he says to me... "Im sorry Dannielle,..you are a capable independent person, and you have your own approach to this I wish you the best in your search you are welcome to contact each of these properties and take your own approach but it's not how I conduct my business. The mention of managers, makes me think you are treating these properties as apartments, but they are apples and oranges,...apartments can hold a unit longer than a private owner can.. anyways I digress, it seems you have your own strategy in mind, I wish you the best of luck, but think we should part ways" Uhhhhhhhh..... wtf just happened?! Are we speaking the same language?! Did he listen to ANYTHING I said?! You just implied I have some kind of malicious agenda against these private rental owners... offensive much?! Wow, just.. wow Also ... dude.. You could at least try to spell my name right. This guy clearly has zero interest in helping people. Or else he is just lazy AF. Obviously he doesn't know how to read or listen... which, I feel like are both pretty important skills if you're going to work in the customer service/real estate industry. Y'all should probably think about removing this man from association with your company. read more

We were tenants of TRE Homes for a month or two after our landlord of two years sold their property. I'm not really sure how long it was because we weren't informed of any changes until we started asking about move out instructions and receiving bills from TRE Homes despite paying our previous landlord for the year in full (that was cleared up promptly though). Our main issue was that they initially deducted from our security deposit $297.70 for a "Cleaning Charge" and $20 for an "AC Filter Replacement". We then had to mail in their dispute form after getting nowhere with email (since "if a judge were to review this case, they would not read a whole bunch of email chains"). We stated that a new AC filter was put in place at the end of our lease (I had an extra one and they were only $5 a piece), and that the unit was completely cleared, cleaned, and documented by us and there was nothing beyond normal wear and tear. They dropped the "AC Filter Replacement", but retained $148.85 of the cleaning cost stating "we are allowed to deduct cleaning costs from your security deposit but since we are unable to verify the condition when you moved in, we have agreed to refund both the AC filter fee and 50% of the cleaning fee." We then told them they were missing an Inventory and Condition Form signed by us and the former landlord that was crucial to charging for damages beyond the "normal wear and tear". They maintained that the cleaning fee could be charged by them per our lease agreement with the original landlord. Our lease states: "(1) Landlord may deduct reasonable charges from the security deposit for: (a) damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property; (b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property;" and Texas Property Code states: "Sec. 92.104. ... (b) The landlord may not retain any portion of a security deposit to cover normal wear and tear." As it stands they've made it clear they consider the matter closed despite them missing the Inventory and Condition Form and that we should take it up with our former landlord as to why TRE Homes didn't receive it. I guess we're also supposed to get the $148.85 from them too instead of going to small claims court. Honestly whenever I've had an individual landlord I've gotten my deposit back in full, but even the other property management companies never tried charging more than a $50 cleaning fee. The initial $297.70 "cleaning" fee was absolutely ridiculous (it's a small 1 floor, 2 bedroom 1 bath) and the made-up AC filter replacement fee made it clear we were dealing with a company that wanted to try and pass on their "cleaning" expenses to us even though we left the apartment in a very similar condition we received it in - cleared out and cleaned. read more

I do not recommend TRE property management to anyone!!! At first they were helpful, but in the end they were very dishonest! Bare with me as this is going to be long!! In may of 2017, We had to rapidly find a place to live due to unhealthy living conditons from our previous apartment, we were dealing with that claim from our insurance company from that ordeal, i was also in a car accident while being 8 months pregnant and working full time. So, dealing with all that, i was stressed and my daughter was born a month early, in june 2017 instead of july. Thats life right!!! We signed a year lease with TRE propety management june 1, 2017and paid 6 months up front along with a 1000 dollar deposit and 150 non refundable carpet cleaning fee. When we moved in, i forgot to turn in the move in form where you write down all the damage thats preexisting...i take responsibility for that!! I emailed the property manager about this document, in the middle of june 2017 right after i got home from birthing a human......to which i received no response!!!!! Through out the time we lived in the house, everything went fine and we did not have much problems with this company! Fast forward to March of 2018. We purchased a home and moved out early, but we paid our rent through may 31 2018 as per our rental agreement. I informed the property manager that although we were moved out a little early, i was still in the process of cleaning up the home and getting it ready to turn back over to the company. I did NOT relinquish any keys or garage door openers to them at this point because we literally finished moving all of our belongings out of the property just a day or two before. This was around march 23. By the middle of the next week they had completely changed the locks and had their people in there cleaning and making repairs. I expressed then that we were not forwarded the opportunity to clean much or do any sort of yard work or repairs or anything. I was told by the property manager that it was not her fault that we made a premature purchase and it gave them the right to go in and have their workers start the make ready for future renters. Fast forward until june and we received a list of damages that they claimed we did along with pictures. The pictures of the damages was from 2 different time frames. They sent us pictures dated april of 2017 from the previous tenants damaging the place and leaving all their trash and unwanted belonging behind, along with pictures of the house how we left it. The charge amounts were rediculously high. Ex: 150 dollars to remove 2 screws and 2 small brackets off the wall, which was there before we moved in! They charged over 1000 dollars just to paint the interior of the house! Luckily, they did agree to prorate any rent if another tenant moved in early. Half way through May they did have another tenant move in and so we were notified that we only owed about 750 in rent for the last month of our lease term, and we would be refunded the remaining balance. So now, on top of putting down a 1000 dollar security deposit, a 150 non refundable carpet cleaning fee, they informed us we owed them another 850 dollars in "damages" done to the property and we need to pay that in order to receive any prorated rent. Several times my husband and i tried to resolve this over the phone and we were told "sorry i cant discuss any of this over the phone its against our company policy" or "sorry i cant discuss any of this with you over the phone its illegal for me to do so." I also asked the property manager if i could speak with anyone in the accounting department and i was informed that there was no one else i could speak with and i could only speak to the property manager! So, trying to do the "right" thing we paid the amount they claimed we owed because we did not want them reporting anything against our credit score or for them to be able to sue us...and we waited for or prorated rent check to come in the mail. Instead, we received zero balance owed letter/accounts closed letter along with one more itemized list! You got it! That prorated rent we thought we were getting back was itemized into that list! So lets calculate: 1000 +150+850+750= 2,750 dollars in damages!!! I was also informed by the property manager that it was not their fault that we purchased our new home prematurely and since we moved out early it gave them the right to go in and start work, even though we were paid in full until may 31st. We appreciated their help in the beginning but that does not give them the right to take advantage of someones personal situation!! I just want to warn people of this and make sure you keep all documentation and take very good pictures upon moving into any of their rental properties. Please learn from my mistake!!!! The tenants left after less than a year because they were dissatisfied with TRE Homes services. I was only notified the tenants were leaving 1 month after the tenants had vacated the unit. Avoid TRE!!! My wife and I leased a property from them that had no functional toilets, yard a foot tall and full of trash. All bathroom vanities leaked as well. They said rather than dwell on the problem, let's move forward to a solution which is business puke language for "I don't want to be accountable." We had just moved from out of state and had our life in two cars and a 26ft Penske truck sitting in front of this hovel and already paid rent, deposit, etc. It sucked!
