Their website is full of bold claims--they'll tell you they check a wide range of your future home. The stuff you hire a professional home inspector for. The stuff you pay good money for..... But here's what happens in reality: They don't catch obvious, documented hazards--things that could put you at risk. They don't note them in the report. They don't warn you. They don't even acknowledge them. And when you go back to ask, "Hey, how did you miss this?"--their answer is stunning: "Well, technically, WE SAID SEEK AN ELECTRICIAN" Wait, what? That's like going to a doctor and being told, "Hey, you should probably see a real doctor for this." If I needed an electrician to catch the basics, why the hell did I hire RedStar? That's literally your job. And it doesn't stop there. When I tried to raise concerns--politely, respectfully--I was met with a brick wall. From the top down, RedStar had no time, no interest, and no desire to hear me out. The owner? Dismissive. The representatives? Defensive. The attitude was crystal clear: "Not our fault. Not our problem. BOTTOM LINE: RedStar is not here to protect you. They're here to protect themselves. If you hire them, just know--you'll get a glossy report that looks good on paper, but when the cracks start to show, they'll tell you to go find an actual expert. Do yourself a favor--find a company that takes their job seriously. RedStar isn't it.

I hired Foresight for both a full home inspection and a separate engineering foundation evaluation…read morefor a first-time home purchase. I was very impressed with Mr. Varma and the quality of his work. Mr. Varma's significant education, credentialing, and years of experience is the reason I chose Foresight. He is a licensed Professional Structural Engineer with a bachelors and master's in civil engineering, and something like 20 different industry licenses/credentials. The seller had already obtained a professional pre-listing inspection a couple of months earlier, which gave me an unusual opportunity to compare two inspections of the same house. The seller's inspection was competent and caught a number of real issues, but placing the two reports side by side made it obvious how much more detailed and technically specific Mr. Varma's work was. The attic was the clearest example. The prior report documented the basic framing and insulation. Mr. Varma went considerably further, identifying undersized purlins, insufficient bracing and collar ties contributing to visible roof and sheathing sag, and a deficient ridge-board configuration. That was representative of his work overall. He would identify a problem, then explain what was wrong with it and why it mattered. Having the general inspection and a separate engineering foundation evaluation done in the same visit was a real convenience during a limited option period. For the foundation report, he performed a micro-elevation survey across the first floor. He measured as much as 1.8 inches of variation, but he also weighed the absence of adverse symptoms, the fairly even door reveals, and the properly operating doors. His conclusion was that the slab had likely been poured somewhat unlevel and settled some over its 43 years, but was still performing as intended and did not require repair. He separately identified localized rusted rebar causing concrete popping and recommended a specific repair. Mr. Varma encouraged us to attend, arrived about 30 minutes early, and was already working when I got there. Throughout the inspection he pointed things out, explained why they were deficiencies, distinguished material issues from cosmetic ones, and gave us practical advice on the minor items we could reasonably handle ourselves. He explained, for instance, that garage-door safety sensors mounted too high can allow a small child or pet to pass beneath the beam without stopping a closing door. One small detail in the report stuck with me as a good indication of his experience. He identified some unusual exterior trim damage specifically as squirrel damage. I wondered how he could possibly know that, especially since there were no squirrels around at the time. I looked up images of squirrel damage to houses afterward, and it looked exactly like the damage that he photographed. He was professional and courteous throughout and delivered both reports within roughly 36 hours, despite leaving the country the following morning. I appreciated that given our option-period deadline. I just have one small constructive criticism; the report formatting could be cleaned up a little. The reports pack in a lot of information, and they'd be easier to work through with a few changes: a table of contents that indicates where to find specific sections, more spacing between the sections (or larger headers for each section), and some different font color choices...a lot of text was in bright red which was a little difficult to read for me. I wanted an inspector who would catch the things most inspectors wouldn't even know to look for, explain what actually mattered, and give me enough to make an informed decision. Mr. Varma did exactly that. Beyond that, the thoroughness, detail, and significant technical expertise reflected in his reports will give me solid grounds to negotiate a lower purchase price; I'm confident I'll be able to more than recoup the reasonable cost of the inspections because of his findings. I would absolutely use Foresight again and recommend them wholeheartedly.

They showed up 45 minutes early which was inappropriate and they did not give us time to exit our home. We had an agreed upon signed contract to sell our home AS IS. Mike unturned very rock that he deemed necessary and placed it on his inspection report. It is obvious that he does not understand HVAC or GFCIs nor doors he know the national electric code and how it functions. We were at the closing table when he spiked our buyer with his bias report. It appears he showed up with an agenda to destroy our sell when he met us. I WOULD NEVER RECOMMEND MIKE OR HIS COMPANY. What a terrible inspector.

I have bought and sold 4 homes in the last 8 years and NEVER have I come across an inpsector as…read morelousy as this one. This inspector came w4 people.....I have no idea if they are licensed or not; but they each selected a portion of the house and as far as I could see; there was no communication between the inspector and the "others". One of them had the nerve to set up computer equipment, printers, etc. on my solid wood, brand new kitchen/breakfast table and scratched it. There was a granite sitdown bar top which could of held this equipment without doing damage to my property. The BIGGEST problem was that the inspector told the Buyer that we had black mold in the attic around the a/c lines. We had it ispected by an air conditioning company and there is no "black" mold. We lost our buyer because of his sloppiness. We did need to make a repair to the small unit and had that done yesterday; but it was too late. Other things he reported incorrectly: His report claimed we didn't have any splashblocks under downspouts under the gutters; when in fact, there are splashblocks under every single downspout. They also claimed that "soil levels" in front of the garage are too high. There is no soil in front of the garage, it's cement! They also claimed that the soil levels were too high in front of the brick columns to the front landscaping where it meets the front porch, when in fact there is a french drain with ROCKS......not dirt. These columns are attached to the front porch; not the foundation of the house. The inspector recommended that 4-6" of soil in the landscaping be removed. ??? Claimed there were "cracked floor tiles (plural) outside of the downstairs bedroom...... there is a tiny scratch in the very corner tile; but you cannot even feel it without using your fingernail. It's a scratch.....not a "crack" and it's certainly not tiles.....*plural"..... They also claimed there were more cracked tiles outside of the door to the garage. The garage floor is epoxy; not tile. He also put the sprinkler system down as broken. In fact, I had turned the water off because I needed to change the timer; but I realized I didn't know how to do it and ended up turning all zones on at the same time and so I turned it off......but he wasn't listening. Every time I tried to talk to him; he laughed at me. He appeared to me to think women were stupid. Example: We have a "dry bar" in the butler's pantry; NO WATER.....but I have a Keurig coffee pot on the counter......he counted that room as part of the kitchen; when I asked him why he said "Well, YOU put a coffee pot in there".......???? I couldn't believe the rudeness and sexist and mysoginist attitude of this man. My husband is out of the state working and could not be here. He said he would prefer if the man of the house was here. What????? He was very condensding and it seemed he thinks all women are stupid. The owners prior to us had taken the third tandem garage and built walls & added a door and made an air conditioned workshop; we wanted it converted back to a garage, which they did and it was re-inspected...but this inspector disregarded this and instead said that it appeared that we had done "repairs" to the ceiling in the garage which we could be trying to hide water damage. We have already lost our buyer...........we intend to hire our own inspector to come behind and go over every single line item to determine what is right and what is wrong, and then I am going to file a complaint with the state and local governments. We purchased this house 14 months ago. We had it thoroughly inspected and the only issue was a coil in the upstairs unit needed to be replaced and there was a small area of flashing that needed to be nailed down. That's it........ This "inspection" business is subject to the biases of each individual inspector, instead of going by a set of rules. This cost us a $435,000.00 sale. By the way, this guy isn't even listed with the Better Business Bureau. To me, that's a red flag right away. Recommendation: JUST SAY NO!!!!!! Call Chad Ware......we've used him twice. Disappoint with the inspection performed on my home…read more Since the day I moved in, I have experienced ongoing issues with both AC units. I am unsure why these problems were not identified or addressed during the inspection process. In addition, I have already had to replace two hot water heaters, both of which were in extremely poor condition. Again, I do not understand why these issues were not noted in the inspection report. I have used your company twice, and I am very disappointed with the quality and thoroughness of the inspection performed on my home. Many of these problems could have been addressed or negotiated with the seller before closing had I been made aware of them. The entire reason I paid for a home inspection prior to purchasing the property was to identify significant issues and avoid unexpected expenses after moving in. Unfortunately, because these concerns were not brought to my attention, I am now responsible for costly repairs that could have been handled before closing. So that's my feedback hopefully this helps for the next person.
