They changed property management so frequently that it was nearly impossible to keep track of who was even responsible for the property. I was told my townhouse would be move-in ready, and it absolutely was not. I asked them to fill a large hole in the backyard--a real safety hazard with a toddler who couldn't even play outside--and they flat-out refused to fix it. The property managers were essentially nonexistent. No one ever came to check on the property, so residents did whatever they wanted, whenever they wanted. The only communication I received was a series of empty threat letters. The community was consistently dirty because there was no real management presence to maintain it. The move-out charges were outrageous. They billed me $1,634 for a paint job--for comparison, when I lived in San Diego, I was charged $200 for paint. They also charged me for a broken lock that was already broken when I moved in and that they never bothered to fix. It got so bad that I nearly had to sue them for breach of contract. Please, by any means necessary, stay away from this company and their properties. Save yourself the stress, the wasted money, and the headache.

After that, the company attempted to collect additional rent not supported by the lease. When I disputed those charges using the documented email trail, my security deposit was withheld. They will not respect your lease terms. They will double-dip and request not only a buy-out amount of 2 rents but additional fees during that period (again, not on the lease). The experience was Violating and inconsistent with both the lease language and the company's own written confirmation. Proceed with extreme caution. Actually, just don't proceed with Ran LLC.
