Not someplace I would ever want to live again. This is gonna be long, but it is all very useful information. My time at The District was great! For all of maybe a week or two. I can't tell you how many packages they lost that were being delivered to either my roommate or me. Management is probably the least helpful thing on this planet. My apartment was broken into October from my apartment (yes you read that right) and what did The District do about it? Oh, they did absolutely nothing. I asked to be moved to a different floor, for them to install cameras on the backsides of the complex and they did none of those. The gym and pool is about all they got going for them. The rooms are kind of small, the dishwasher had mold in it all year, the mattresses that are "Tempurpedic" really aren't that comfortable, and the air filters could hardly stay clean I ended up needing to buy my own so I didn't have to call maintenance every other week. The only decent thing about this place is the maintenance staff. All of them are great guys and so kind when they enter to do work. We got to know our maintenance staff really well considering they were in our apartment every other week fixing something that broke. My favorite thing that broke was the barstool. When someone was sitting on it, the whole thing just fell apart. She fell backward and hit her head on the ground pretty hard. How fun!!! The lifeguards at the pool are okay, however, the rules surrounding the pool are quite ridiculous. I have a dog, who is an emotional support animal and a therapy dog (a trained service animal) and has a collar, an ID, a certificate, and a vest, all to prove she is in fact an emotional support animal. She loves to lay out in the sun, just as most people and animals do, and so I thought "hey she's legal to be wherever I am without question, let's go to the pool so everyone can get some vitamin D" well I thought wrong. I was harassed by both the lifeguards and whoever was working at the front desk, that she was not to be in the pool area. I had all the documents needed to prove that she is a service dog and ESA, none of it mattered. They told me she was not to be on the pool deck, but let me tell you how many times I saw a dog on the pool deck.... literally every other day. There was always a dog out there, they were small dogs, but they were out there. And my golden retriever was not even allowed to be out there with documentation. They want to take as much money from you as possible. They make rules on EVERYTHING and attach fines and lease violations to them so they can take your money and provide poor service. Even though half the time they do nothing about it, for example, the district smells like marijuana 99% of the time. The parents wouldn't know during move-in day or week because all you smell is the cleaning products they used prior to you moving in! Lastly, because I don't want to have to think about this apartment complex anymore, my charge dispute following the end of my lease term. So apparently, in March, maintenance came in to do a quarterly check. They also apparently switched out our blinds because they were "broken", yet neither my roommate nor I saw any damage to the blinds. They changed the blinds to newer safer ones, cool! Then neglected to tell us that those blinds would cost us $20.36 EACH, not cool! This all happened in March, but the first I ever heard of it was at the very end of my lease when I was moving out. My father looked into the charge and saw it was from March, for replacing blinds. I got very confused and asked management about the issue. They told me that maintenance said the blinds were broken and needed to be replaced. Great no more information than I already had! They continued to restate this every time i got an email back, honey I already know they were replaced because they were broken. So being the smart woman I am, I asked for either proof of damaged blinds or a maintenance request that states someone asked for this work to be done. I got neither of those and instead got a "there is a 30-day charge dispute period." Um, how can I dispute something that I was never made aware of until three months later? That's right, you can't. Someone, please explain to me how that can possibly be a thing. If you are a parent reading this, love your child and have them live elsewhere. If you are a college student, love yourself and your friends and direct them somewhere else. If you are a young adult, this place isn't for you, trust me on this one. If you or your child are currently living here, keep a copy of your lease on your fridge or somewhere. They try to sneak a lot past you because they think everyone is a dumb college kid who doesn't actually read the lease. Know that thing like the back of your hand and fight back on whatever you can! The District has a policy that a move out review is not required. Even though I moved out in May, the 2 roommates remained until the end of the lease. The room was re-keyed by management and I was in Ca with no access to the unit. When the roommates moved out, they left everything in the common area, in the refrigerator, cupboards etc. I was told since I was the only idiot to renew my lease, I was the only lease holder and was responsible for cleaning cat feces, rotting food etc that did not belong to me. One of the former roommates did not pay his tuition at the university and I readily come to my unit with delinquent notices posted on my door for the former residents. All could have been mitigated with better management and controls. Not renewing. read more

I've had a horrible experience during my stay at The District. Upon move in, my unit was still dirty from the last tenant and clearly not sanitized. I've been accustomed to hallways and elevators that are dirtier than my previous freshmen housing. Maintenance requests can take weeks to get filled even after reminders to the front desk. Printers and the computers in the study room are not usable. Even though l've brought many of my issues to Management, they have gone out of the way of avoiding me and don't seem to care as long as you stay paying rent. Lazy river and the hot tub are the few things I enjoy here. If you are looking for a preferable student housing experience, look elsewhere. It's nearly my last month here and I didn't think the state of this apartment complex could get much worse. The pool was closed for 2 weeks during final exams due to dark green coloration. This was disappointing timing considering it was the perfect time to use it. On top of that, the trash compactor broke, causing residents to bring their trash to the dumpsters on the first floor. Since then, garbage continues to pile up on the side of the building with a horrible stench. I can't even walk on the patio in my unit without smelling it. The communication about these broken amenities has been nonexistent and the front desk gives mixed answers when asked about repairs. Before I even moved in the manager threatened to kick me out because my dad asked about my rates. I have filed over 10 maintenance requests and some of them have been deleted or marked as done but no one ever came to fix anything. I have an extremely long list of everything that is wrong with my apartment and the manager won't do anything about it. The District on Apache management team are corporate con artists that use the lease you sign to figure out how to exploit you for as much money as they can. The apartment was filthy upon move in with dog hair, urine and feces. The layers of dirt are like nothing If ever seen. They rarely answer their phones. I found no battery in my daughter's fire alarm because it was alarming in the night and the maintenance person came up and removed the battery and never replaced it. The halls are disgusting (notice they do not take you into the actual halls or an actual room during the tour!)-- like garbage, dog poop, dog pee disgusting. I suspect that they allow people to pull into the garage instead of securing it so they can make money by contracting with a towing company to pull through there multiple times a day to tow cars (hence why people on other reviews say things get stolen because the garage security system is "broken"-- it's not broken! I suspect it doesn't work on purpose so they have another way of making money with the towing company.). My daughter moved out 6 months early when she transferred. We attempted to transfer the lease but it fell through at the last minute even after the person paid the $300 application fee, when the person met with their leasing agent. I suspect they had our lease takeover candidate sign a new lease instead of having them take over one for which they were already collecting our payments on. So we just kept paying. But the most insane thing happened at the end. My husband called and finally got a hold of a manager there in July and said, "we moved out in December but will stop paying rent after July when our lease ends and want to be sure everything is all set." They told him there is nothing else we need to do. Then in August they sent us a bill for over $1000 for not turning in the key to the room! We turned it in in December when we moved out and told them so. They asked for the receipt we received from the key. We were never given a receipt for the key return and told them so. They sent our $1000 fine to a collections agency. They are con artists that will do anything to get every penny out of kids and parents. *DO NOT RENT FROM THE DISTRICT* read more

Avoid if you can. First, we moved my son in and the carpet was filthy and coming up so we took pictures and filled out a maintenance request. Fast forward a year and they sent us to collections for carpet damage. We took all the steps to avoid this and they still screwed us and now we are facing accruing interest and they did absolutely nothing with all of the documentation we provided. Second, no one told us when we moved him in that there were different parking permits. He called us in the middle of the night terrified that his car was stolen but turns out, they towed it because he was on the wrong level. Further, the security guard on site that night, who is supposed to be helping the kids, physically threatened my son for implying that the guard wasn't being helpful. If you value your quality of life or personal safety, do NOT move to The District on Apache. Any review above 1 star was incentivized by management. My first impression of my life living at District on Apache was on move-in day, where I entered my unit and it reeked of cat urine. The floors were sticky, and the carpet made my feet black when I walked on it. I had to rent a professional carpet cleaner to remove the cat urine and dirt that was soaked into my floors. The hallways are always a disaster, with beer cans, food, and mysterious liquids. It was embarrassing to have guests walk to my unit. I also felt very unsafe as a woman living here. The parking garage gate that I pay for did not close from August-February, making the garage accessible to homeless and non-resident individuals. I often saw people looking through car windows, sleeping, and loitering in the parking garage. It got to the point where I would not enter/exit the parking garage without my boyfriend or brother there to walk me to my room. Whenever I called the office to ask when the parking garage would be fixed, they told me they still had "one more part to order". There was often police activity at the house right next to the parking garage, and they would walk into the parking garage sometimes. The garage was not fixed for several months and there were police on property several times to remove trespassers. When I moved out, I was charged $464 in charges because they had to replace the dirty carpet. When I mentioned that the carpet was dirty from the day I moved in (maintenance request to prove it), they ignored my calls and email with photo proof and sent the bill to a debt collector. They do not respect their residents as human beings, only as potential ways to earn more money. They take advantage of naive students and do not care about the well-being or frustrations of the people who live there. They do not answer the phone or communicate in any effective fashion. If you are thinking of moving here, walk in the other direction. read more

My daughter lived here several years ago and we are just now getting a bill for damages that were caused by the other roommates that had animals in their rooms, if you are not familiar with this type of rental agreement, BUYER BEWARE, each person signs their own lease agreement and SHOULD be responsible for only their portion of their rent and/or damages they incur. However, this obviously did not happen since years later we are now discovering they must not have been able to recoup their losses from the actual roommate's that caused the property damages so they decided to go after us. I have numerous emails from the property manager at the time my daughter lived there who was so unprofessional that I had to get corporate involved. The person from corporate that helped us with my daughter's roommate situation and their awful pets ended up being wonderful, but I never expected that we would be responsible in any way for any damages that was due to their animals. I will share with you part of just one of her emails below, this was sent to all of us after one of the roommates decided that every email should be cc'd to the property manager, which was not my daughter's fault and shouldn't have been taken out on her or the other roommates... Ladies, I am not your mother. I do not wish, nor do I need to be included on all of your email communication. Should it become an issue, you are more than welcome to come in for roommate mediation and bring your emails with you. I have a property with 900 people living here, my job responsibilities, the vacant assistant manager's responsibilities, as well as a software conversion going on right now. I assume that you all will be able to handle this situation maturely, like the young adults you are. Going forward, if there are any other issues with this apartment, we will only meet with all of the residents as the direct parties involved. This is my second year living at the district and I thankfully found someone to take my lease by December. The district was awesome my entire first year, never any complaints. Then come July 2023 and wow! complete 360. Less than a month ago I found a homeless woman in my trash room on the second floor ( there is no outdoor access she was inside the building) when I called the front desk they did not sound alarmed and had no sense of urgency. Two months ago I had to call the police on homeless people setting fires outside my balcony that faces the CVS on rural and apache. Security guards pocket your cash when paying for overnight parking and apparently you aren't even allowed to pay with cash??? I've paid hundreds of dollars for overnight parking for my boyfriend and his truck was towed on a random Wednesday night around 5pm because " I didn't register his car for daytime parking" fyi: I've never done that. Such BS!!! also, wanna register your car for overnight parking so you don't get towed? Better hope the single security guard on duty isn't doing his walk through or else you'll be waiting in the lobby for an hour!! Here's a tip district: every other apartment building on apache allows residents to register cars from their phones, and considering I pay $1800 a month for rent in a 4 bedroom, guest parking should be FREE!! The only hope they have is their maintenance team. They're always super nice and have never let me down. Miguel has always been awesome. Also they hire kids who live here and keep them completely out of the loop so when you're pissed off calling the front desk is essentially pointless. Nice tactic! Oh and wanna talk to the "managers"? Apparently I pay $1800 a month to hear "he's in a meeting" at any given time of day or that I have to schedule an appointment to speak with him. Not happening. To anyone looking for their kids living situations in college I highly recommend living further away from campus, you have to furnish the apartment yes, but it's cheaper and the apartments are better taken care of. Any of the apartments near campus are over priced, your bound to have random roommate stories from hell, and they pressure you into signing a lease for the next school year a year in advance. "We don't pressure our residents to sign" uh yes you do, every two weeks from October to April-may the rates increase to an absurd amount. They must think students are air heads, which is ironic since a lot of us study the law and take real estate classes!!! If I could give The District 0 stars I would. Rent is the most expensive in the area, yet the building is the most dirty in the area. If you just walk in the hallways, you see countless stains not only on the floors and walls, but also ceilings. Hallways and elevators are extremely hot, even when temperatures are above 110°. They only have a few maintenance workers, and they are extremely lazy and slow to attend to issues. The District will draw you in with their mediocre lazy river that is often closed due to cleaning (was closed for 2 weeks during the nicest time of year). The "sports simulator" was literally closed all year. A whole year. Only consistently open amenity is the gym. Trash compacter had been closed for a good 1/3 of the time I leased there. Forcing you to walk down to the already overflowing garbage and dump it on top, creating smells and bug issues. Front desk employees 90% of the time do not have any clue what they are talking about, and only one of them is even respectful. Any good reviews you see about this place aren't real. They pay/make their own reviews to boost their ratings and you can tell if you read them. Biggest scam in Tempe. Can find a 10x nicer place for half the rent. read more

GROSS, this place is seriously filthy and broken. To think they're charging $1500 for rent this upcoming semester PER ROOM is seriously funny and anyone that stays here willingly is out of their mind. Coming back here everyday never felt like home because of how disgusting it really is. All the different bugs that were in our apartment most days included cockroaches, weird maggot looking things climbing up the walls, ants that would raid the whole place and would stick around for weeks on end. Oh and let's not forget how they try scamming everyone at the end of the year during move out for "broken" things in the apartment when they were already worn out and broken from previous tenants. Sorry but I'm not going to pay for you to replace carpets when they should be replaced every year anyway, so get used to stepping on filthy old carpets that have who knows what on them. My friends towel holder in the bathroom broke in the beginning of the year because it's cheap and they are trying to charge him over $100 for that, and when he offered to get one they said they cannot accept that because they get a specific one, like what. This place is so old and run down I had to pay an extreme SRP bill, you would think it would be cheaper since you split between all of your roommates, but no, the ac units are really old and have to work much harder to cool the place down. 78-80 is a normal temperature that should keep your unit cool, but here I was surprised to see most units including mine needing to be at 70, THATS CRAZY. So no wonder our SRP bills were outrageous. Turning it up to 78-80 wouldn't be livable for some reason here, but I currently keep it at 78 in my new apartment and it's ice cold inside. Make it make senseActual scammers. Another thing I found funny was when parents would come over to tour the place for their kids the management would kiss their asses by putting out coffee and putting up a whole display for them, but by the time they left all of the coffee pods and creamers were hidden away and no residents could use those things, which if every resident is paying $1500 every month for base rent they could spare some coffee cups and creamer but oh well I guess that's not an option. They really are just money hungry and will not cater to you and your kids needs. If that didn't do it for you then I'm sorry, you'll just have to pay $1500 to see for yourself how absolute garbage this complex is and I am not one to write such nasty reviews, but this place has fully drained me and moving out I am RELIEVED to be out of this place and in a clean apartment down the street still close to ASU at a much better price and in a much better community. I will give my honest opinion on the positives of this place, but I think the negatives heavily outweigh any positive thing from this place. So they have a really nice gym with tons of equipment so that was always very useful. Including the transition between tenants such as making sure the apartment and rooms are actually clean. The staff is warm and friendly, especially Noah who's funny but will go the extra mile for those in need. Overall great atmosphere, clean large rooms and convenient to ASU. Katie is the only person at the apartment complex or the corporate management office in Ohio that cares and has the intelligence to understand your issues and fix them as soon as possible. ie, customer service. The District on Apache is the best apartment complex by asu. Absolutely love living here and the management and maintenance have been great with anything we've needed. Work orders done in a timely fashion and amenities are really nice. The 24 hour gym has saved me so much time because I no longer had to walk all the way to the SDFC to workout. The staff are nice and have been really helpful. Tempe occasionally has homeless roaming around but the security and maintenance staff have removed them the few times I've noticed it around the building. There's also lots of food places and stuff within walking distance and the area is pretty nice. Would definitely recommend living here to anyone looking to live by ASU! read more

I have lived here for two years. Recently maintenance lost the spare keys to my unit, they came and change the locks on my bedroom door without informing me and are now trying to charge me for a lost key when I was never given one for the new lock. This is also after trying to go to the front desk multiple times to get the new key, and every time the workers didn't know what to do or asked me to come back because they were "too busy". Other times I have interacted with the workers at the front desk they are extremely rude and condescending, would not recommend living here it is wildly overpriced for the quality you get. I also have to add that with ALL of their amenities being closed due to covid-19 they refused to give any rent discount even though we're already paying way too much when the amenities are working. read more

Just moved my son in to District this week. I was shocked how dirty the place is. The hallways are dirty and then once into his apartment... oh my. Spent hours cleaning before we could even unload his items. Apparently 1 guy didn't move out from last year, but wasn't there for the last few weeks. I'm pretty sure that the place had never been cleaned. Is this the norm? It looks like the carpet in the bedrooms is new, but the mess was left from removing the old carpet. I guess I thought that new tenants meant a fresh start. Boy was I wrong. Will see how the washer and dryer work. They look rather old. And, the refrigerator... Its hardly big enough for 4 people to be sharing! Its so small! At this point I am trying to convince myself that I am paying for my son to be close to campus and that's about it! Management is absolute trash, they will find any and every way to make you pay more money. The amenities are deceptively nice, but don't be fooled by things like the popcorn station as it is almost always not filled. The wifi is absolute garbage as well and they have rules against having your own modem. Elevators take forever, and the hallways are always trashed even with the over worked maintenance staff they have. One more point to add, the towing service is very unfair and believe every story you hear on here about it, as I got towed for not putting my sticker on my hour 5 hours after I bought the parking. You cannot imagine how worse it is, TV is old like 2000 version, the internet is so bad that you cannot watch youtube, the poll and gym are so old and dirty like no one ever clean it, no study room, no printer, no game room, no any convenient source for students, the garbage room is always so full that the stench made us want to vomit. Is there not a worse rating than 1 star? This place sucks. Way too overpriced for a shitbox. Everything is always going wrong and maintenance takes too long to fix it. When I was there last year they made us put our trash in the hall for a trash valet which they left unattended for days until the whole place smelled like the dump. The pool was out of service for half the year, and it takes forever to get ahold of somebody at the front desk. After my lease was over they kept sending me bills for bullshit fees that didn't even relate to me. My friends' bike got stolen (locked and everything) right out of the parking garage, and the security would not check the camera directly next to the bike rack or make any inquiry about the robbery. I am currently a resident at the District on Apache and have found my time to be less than satisfactory. To begin, my car was hit and ran in the garage while I was parked under a security camera. After filing a police report the District did not take any steps to communicate with the police after I had give them the proper information multiple times. The wifi is also poor and we experienced over a week of no internet this summer. As a student taking summer classes this was very inconvenient. Additionally, the district has many issues regarding the building in general. Since living in my unit, our sink has disconnected from the countertop and flooded our apartment. My roommates and I have found countless pigeon nests on our balcony. Our water heater was also broken at one point which resulted in cold showers and minimal hot water for 2-3 weeks. The air conditioner in our apartment has also been broken, which in Arizona is NOT something you want to happen. The gate to our parking garage has been broken going on a month now, which leaves residents as myself feeling unsafe. Personally, my roommates and I walked into the parking garage on the FIFTH floor and found a homeless man hanging out right next to my car. Additionally, we had people enter our apartment while we were home and hide in our laundry room. After contacting the district and speaking to the front desk, they did nothing. Fortunately we were not hurt and nothing was stolen but it was quite unsettling. Currently, my roommates and I are trying to understand our current utility bill as it is 3x higher than the usual. Not to mention 2 out of 3 of us have been gone for most of that billing period. Overall, the district has nice staff but they won't take any issues residents have as a priority. They have been calling and emailing us to resign our lease for most of the time we have been leaving here. After telling them multiple times that I am moving out, they continue to call. read more

Poor management and awful communication skills. The District on Apache just wants your money and not what is best for its tenants. With Tempe being a college town you'd think they would work with college kids and communicate so us young adults can be informed and not kept in the dark about leases and costs. They were no help in helping to sub lease and every time I spoke on the phone to someone or emailed them, they either didn't know enough information or blatantly ignored the question. Decent look. But for the price the wifi is horrible! It's been out for a week now and they keep saying it will turn back on and it doesn't. The amount of summer class worked I've missed because of their wifi issue is baffling. As well as through out the year I've been here the wifi has gone out quite a few times. I don't recommend staying here to be honest. And the staff in the front always loses my packages and runs around like lost chickens...get it together people read more

I have lived at district for a year and a half now and it has been great! Compared to the other apartments in Tempe for the price you pay a district the rooms are bigger and everyone gets their own bathroom! The front desk staff is welcoming and always says hi to me when I walk in! Maintenance also is so on top of it now. If you put a request in they are here fixing it the next day! 0.0 This place is extremely disappointing. Our ASU student has not had class for over 5 months and yet the District continued to charge us full price for rent. No discounts or payment deferrals like everyone else offered during the Pandemic. Also they did not do ANYTHING to help our daughter move out of her room. We are from out of state and the Covid virus is absolutely blowing up in Arizona. Still the District simply DOES NOT CARE! Get your stuff out of here or else. No storage areas offered, no nothing. Come out here where Covid runs rampant and move your daughter out now! Run far and fast from the District. Hope they get what they deserve. We are going to find out who owns this place and blow them up on social media also....KARMA IS COMING. read more
