Once you get past the lobby/model showroom, this place is dirty, noisy, a winding trap of disgust. Want to live on the top floors for a beautiful view of campus? Have fun waiting 10 minutes for an elevator that brings you up to the 5th floor, while having to walk up two more flights of stairs to wind around the never ending hallways to your unit. I had to allot an extra 15 minutes in my morning schedule to get out of the damned place. The hallways ALWAYS had food, drinks, miscellaneous beer bottles shattered and spilled all over the floor. The wifi would cut in and out, I ended up using the apartment complex across the street's wifi half the time. Numerous things were stolen off of my bicycle throughout the year. The back alley is full of shady people and the garage doors are often broken. NOW THE TOWING! I WAS TOWED A DAY BEFORE I MOVED OUT! BEWARE! I had gotten a new car, and THAT DAY I was towed because I had "failed to update my car information" THAT DAY. An hour after I come home, my car is gone. Unbelievable. Props for hiring students to work in the office, but the majority of them are rude and have no idea what they are doing. This place was the worst way to spend a year in tempe. Tow truck is a dick and will tow your car if you are a resident and if you have family over be careful you might have to pay 250 to get it out of the pound. The hallways are always dirty and the kids living there are extremely loud even on weekdays. The pool area can be pretty loud. The music is always playing loudly. The staff up front are disorganized and a couple of them are rude. The printer in the computer lab was constantly not working for the whole year. Don't lock your bike up outside my wheel got stolen. Very unsafe area with bums lingering around. I would not recommend living here. Although for the Tempe area it is good location wise, and the gym is pretty awesome other than that I would invest in living in north Scottsdale or an apartment elsewhere. The only reason this place is getting 2 stars from me is because the maintenance staff has always been kind and responsive to my needs. I have lived here for two years and shortly after renewing my lease after the first year realized I made a mistake. It is always loud no matter what time of day and there are parties going on every day of the week. Reading the reviews before moving in, I thought people were being dramatic but they are not. This hallways, elevator rooms, parking garage and gym are always dirty, the lazy river will be broken for weeks on end, and management will never respond to you- although they'll call you several times to try and get you to renew even when you tell them you don't want to and to stop calling. The gates for the parking garage will also be broken for months on end and I have witnessed homeless people wandering into the garage. One of the doors to the parking garage from the building has also been broken for months allowing anyone to enter the building. My doormat has also been stolen or moved down the hallway multiple times. I've even had people leave their half eaten food in front of my door- which doesn't get picked up for days. I've gone to the front desk and emailed management about my issues a couple of times just to get no response or an unemotional "I'm sorry" with nothing done to fix it. 100% not worth the extremely high rent. read more

I don't understand. Secondly, the garbage room is always full, resulting in a sour smell in the walkway... I can promise there's WIFI cannot compare with ASU campus, even campus have more people use internet in the same time... Also, there is always a smell of dog urine and dog shit at the back door. People often have parties in the middle of the night, and the music is very noisy. This was an ok place when it came to the basics but it's been ridiculous for the most part. I moved here from across the country and I have people who send me packages that they happen to misplace. The front office honestly has no idea what's going on and when covid hit, they had no intentions of alleviating the cost even though we couldn't even touch the amenities. Not worth the money. The office staff never gets back to you even if you email and call multiple times. The furniture doesn't match, and they got us new mattresses this year but only one of my roommates got one. The hallway is dirty. Things are constantly broken. The room was filthy when I moved in. They continuously lose my roommates packages. They only want your money! They charged me $55 for losing my keys and if I'd lost the parking clicker it would have been another $50, so $105 if you mistakenly lose your keys! They also try to make you re-sign your lease after only 2 months of living there, and if you don't sign by mid-October your rate goes up. DO NOT SIGN IT! THIS PLACE IS NOT WORTH IT AND THERE ARE BETTER PLACES TO LIVE THAN HERE!!!! This place is the worst decision you can make! You are nothing but a dollar sign to them! They charge for overnight guest parking (which other apartment complexes do not) and the towing company basically harasses you! They come around 10:45pm and sit in the garage until 11, which is when the free guest parking time ends and they will begin towing as soon as it hits 11pm. $5 for someone to park overnight. Pros: it is close to campus, the maintenance staff is AWESOME! Nicest guys ever and way more personable than any of the front desk or office staff. read more

This is my second lease term with The District so when I rate one star it comes from experience. Two years later my roommates and I are still waiting for them to replace our broken couch from when we moved in. When someone breaks glass in the pool they close it for cleaning for three weeks. It does not take three weeks, I was informed by an employee that this in fact was a form of punishment. The golf simulator closed at the beginning of quarantine and has remained closed since. What made me write this review though is the fact that the WIFI has been down a week now with false promises of it being fixed by the end of the day almost every day. Don't be fooled by the very nice facility. While the location is great and the tour of facilities is impressive, this company is absolutely GOUGING their customers (tenants). Shameless incremental charge after incremental charge, followed with threatening actions if payment isn't received immediately. A standard policy of keeping deposits and extracting $$ from temants at every opportunity. While the legitimate return of tenant deposits and the District mistaken overcharges take weeks and even months to return to the tenant. don't be fooled of the reviews most of the 5 star reviews were for a box of free dirty dough cookies. first off the cas are amazing as well as the two student managers! the pool is dope hours are ehh but other than that dope pool and gym. rooms are good and maintenance staff is excellent. however the manager of the property will not take responsibility for any financial mistakes on their end! they will over charge for random stuff and half the time you pay it it wont process and add up late fees. do not deal with getting 500$ randomly added to your account and they won't tell you or take it off. property manager does not handle complaints the best the cas have to deal with everything and it's not there fault. district is a old greedy apartment in tempe. lease at apollo tempe for cheaper rates and brand new and way better complex. most of the units at the district when you move in have broken furniture and manager wont replace it but charge you at the end of the lease for it. all the 5 star reviews were from people trying to get free dirty dough below is an email basically proving my point. read more

Walls are extremely thin and you will hear people walking in the halls next to your room and above you. Wi-fi is horridly slow, unpredictable, and drops out regularly. The wi-fi is also an open network that is unsecured and very vulnerable to hacks. There isn't even an ethernet port provided in the rooms. It would be one thing if they let you use your own modem and internet provider, but instead they force you into using unsecured and slow internet. Extremely unprofessional and just shocking levels of incompetency when it comes to providing basic services like safe and reliable internet. read more

The District on Apache is an absolute disgrace. They claim to be a perfect place for students; yet their printers are always broken, they never enforce quiet hours, and they don't care about your safety. I lived in a unit where one of the girls was in a domestically violent relationship. On multiple occasions I called security with VIDEO proof of the violence and her screaming for help. Security came multiple times, NEVER once asking for the abusive man to leave. When I asked to switch apartments because of this violence, they first told me it couldn't be done, and then they told me it could, but for a fee of over $300. They didn't care for my safety or the safety of my roommate, despite when they came they saw the red marks on her face from being hit. Two months after this incident, after complaining to the managers day in and day out, they finally allowed me to move. The only problem? They offered this to me two weeks before I was moving out- just to save themselves in case of a lawsuit. This place is so loud it's awful. At least twice a week I would be woken up by people running through the hallways and banging on my walls. The District is also extremely dirty. The apartments look nice at first, but upon further inspection you can see that any dirt or damage is literally just painted over. I've had two bikes stolen here while "on property" and no one could check the cameras, leaving me to believe that they don't even work. My car got towed here by mistake the first week of school last year, and despite the towing company later recognizing that I do in fact pay $75/month to park here, they refused to refund me and forced me to pay $250 to get my car out. The District was absolutely no help at all. Moving out was also a disaster. After moving units for two whole weeks because of the dangerous situation between the girl that was getting beaten and her beloved boyfriend, the district tried to trick me into signing an entire new lease for another year instead of the remaining time on my lease. I corrected this mistake with them and they STILL had the audacity to send SimpleBills, the electricity provider, the year long lease. So, to this day, I am being charged for electricity in this god forsaken apartment complex when I haven't lived there in months. When contacted for information, Simplebills said that the District had no response to my issue. I also was charged for a "broken" chair AFTER moving out. It was $200 between us for a chair that we hadn't even sat on. This place was poison and they didn't even replace the "broken" chair, they just charged us and kept the money. The District is a horrible place to live. The management is either untrained or unfeeling. The location is the only positive about this building and that is the sole reason they can charge so much. My genuine recommendation is to STAY FAR, FAR AWAY FROM THE DISTRICT ON APACHE. The few fun parties and location was nothing to the lost money wasted on this experience. read more

I would give this complex ZERO stars. To start off... beware do NOT sign here. This is the most horrific complex. First of all, the wifi and service is horrendous and non existent. Good luck connecting to the wifi here. My experience at District has been atrocious. I used to live on the second floor. Management told me I would be alone in a 3x3, three weeks later, a girl shows up randomly unannounced stating she lives there. She left her bike and table, management charged me $200 for that, and when I tried to fight it, they refused to get it off my account. Then management moved me to the first floor and forced me to pay the $300 transfer fee. Even though management could have left me in that unit, and could have avoided this whole thing. I requested to be in the same room and floors 3-5, and they completely neglected my request, and put me in a different room on the first floor on purpose. It gets worse... They increased my rent $300 a month without consulting with me. Additionally they charged me $150 for electricity for living in the unit by myself for two weeks. I had plenty of problems with my roommates, we had mediation with management and they did nothing to assist with the issues. Someone vandalized my car, and management would not release the footage to the police, and did nothing about it except the security took a picture. All they want is your money, management does not care about anything else. They are also unreliable. And the people who work in the front office tell me different answers each time and do not compel with their actions. Moving here as a pet owner, after seeing that the complex was pet friendly, I realized that was a LIE. I had new roommates move in with a puppy. One roommate filled a complaint for my dog doing his business, even though I have not been in the common room for two weeks, and every time I took him out, he had a leash on, and was supervised in the unit. She took a picture of the puppies business and claimed it was my dogs business. There was no way that it was my dogs puddle because my dog has a big bladder, so the puddle would have been big, and my dog sprays, not squats. Puppies squat, not adult dogs. The puddle was small as a shoe, and it looked like a dog squatted. Also management has no actual evidence of my dog being in the photos and peeing. Only a picture of a small puddle and accuse me of my dog. After expressing my case to management that my dog did not create the puddle, management did not even attempt to listen to my case. I find it very ridiculous that I can not contact management through a phone call, but I can email them for a response. On top of that, the garbage is full 24/7 and it reeks unbelievably. They also charge you $50 if you do not put your garbage in the chute, but HOW can you if it's full 24/7. Moving here was the biggest mistake. Management was so stressful to deal with on top of going to school and working. It is NOT WORTH the stress with management to live here. Management also ruined my mental health dealing with all these stressful situations to the point where I should be living here with some sort of compensation. Once again, I am strongly warning you. DO NOT LIVE HERE. Management does not care about anything but robbing you without any explanation. They only care about their money. Stay away from this sickening complex, unless you like being robbed and stressed out. read more

They will nickel and dime residents to death and worst they will basically force you to buy unneeded insurance through them by making it impossible to use an existing homeowner which my insurance company assures will cover the same thing their policy does. Then they send emails threatening legal action saying we are in direct violation of our lease. I will never allow my college student to reside at an apartment run by this organization again. Trying to terminate the lease continues the trend. Company pulled payment from my account for a 13th month on a one year lease and insisting they can't credit it back, but need to cut a paper check after waiting 10 days. I just have to comment about how horrible this apt complex is. My daughter rented a room in one of the 4 bedroom apts this last year. They charge a ton of money and don't put any money into the place. The amenities are nice but the carpet was trashed when she moved in, I don't think they even vacuumed. The hallways have never been cleaned and there are piles of dust bunnies and stains all over the hallway floors. The walkway by the garage has broken glass that has been there for months. They should spend a little time keeping it cleaned up and maybe putting a little money back into apt if they are gonna charge $1,000 a month for a bedroom .. Do not live here!!!! The tour makes the place look so much better, but upon living here for a year, I feel scammed. It was literally nothing special, the amenities hardly work, you can only use the lazy river when there's a life guard, the simulation golf room is broken half the time, management is by far the worst (and that's an understatement). Also, every time I was at the front desk, there was constantly issues with being overcharged with something random. These guys just want your money, and once they get it they will charge you as much as they can for the most minor damages. Literally $160 for a tiny 2 mm chip on a dresser! A friend of mine also got over $400 charge for having a small piece of command strip on her wall (it blended in, so she didn't spot it upon checking out of the apartment). So happy I got out of this place. My opinion - take your business across the street to The Rise or 922 Place, or check out the Villagio off Rio Salado and Price. I lived here this past semester and it was pretty awful. The whole complex is constantly dirty, floors are dirty, elevators are smelly, etc. To start, when we moved in our TV was broken, we put in a maintenance request and it took several weeks for our TV to be replaced. The WiFi at the apartment was awful, it was slow and my computer never stayed connected to it. The WiFi was completely down when I was taking an online exam, you cannot be an apartment associated with ASU and have awful wifi for AN ENTIRE SEMESTER. The worst part though is the security of the apartment. The gate for the parking garage was broken for multiple months, allowing anyone who wanted to come in to come in. This led to a lot of theft, specifically theft of car parts. My roommate got her catalytic converter stolen off of her car while the gate was broken. When she asked to see security footage, the apartment told her that the cameras on our parking garage floor were broken. My other roommate got her bike seat stolen during this same time of the gate being broken. The door handle to our floor door was also broken for the last month of my roommates' and my stay at District, first it was broken to the point where we couldn't get in and had to go down a floor and take the elevator up to our floor to get in, and then it was broken to the point where it opened but anyone could get in because the key access was no longer working. Overall very disappointed with my time at District, the price point was what drew me and my roommates in, but it was not worth it and there are competitors with very similar prices who I wish we signed with. read more

If I could give this review negative stars I would. The management is utterly incompetent, the property manager specifically, has the IQ of a rock. I have never seen a place so poorly run. They are dishonest and driven solely by money. You cannot see the camera footage for ANY reason whether it regards your safety or not (even with a police report)! I am dying to know what they spend all of the money they charge for their trashy apartments on, because it does not go to the care of the building. You walk into a damaged, filthy apartment on move in day, and on top of having to move all your stuff in you have to contact the overworked (absolutely amazing) maintenance workers. i have never left a review before but all i can say is don't move into this place. while the staff is decently nice and maintenance workers are so kind, it doesn't make up for all the faults of this complex. i am charged well over $1100 a month, for 1 bedroom in a 3-bedroom apartment and also am required to pay nearly $100 a month for a separate electricity bill. i would not mind paying this price if i got my money's worth. however, this place way over charges you for what you are receiving. the interior is not as nice as it seems and there have been several issues the residents had to deal with within the 10 months i've lived here. one example is that the wifi has shut out for week periods a couple of times, leaving no electronics working. no disrespect to anyone working here, but for future incoming freshman of ASU or anyone looking into this place, i would highly not recommend signing a lease here. find something that gives you what your money is worth. there's so much false advertising and glamorizing publicity, but please be smart about where you decide to live and what you decide to place your money into. read more

After living at this place for a full lease term I wish i would be able to leave a better review of The District because my roommates and I had very high expectations going into this lease. On MULTIPLE occasions was the management terrible. For example, my toilet was not working later during the evening and I was told from the front desk that there was 24 hour maintenance and that I just needed to call the number in order for someone to come up to my apartment and get it fixed. After explaining the situation to the maintenance person on call I was told that it's not an emergency and that he would not be able to come up to my apartment to fix it and that I can use the clubhouse restrooms. 1. Since i was paying OVER $1,000 MONTHLY to live in such a disaster apartment building, you would think they would at least act like they care about the residents. Not to mention the charge out the ass for pretty much anything and everything. When my roommates and I first moved in they claimed to have "sanitized" every apartment before move in, which was in the middle of COVID. NOPE!!! As soon as we walked into the apartment our feet turned black, there was dust everywhere, carpets were absolutely disgusting and they look like they haven't been shampooed or at least cleaned in some way since the year this place opened. Not to mention, the wi-fi goes out basically every single week which is highly inconvenient because there are obviously students living there who NEED wi-fi in order to do school since it was all over zoom. The garage gates were always broken so i'm sure that made the residents feel very safe since anyone could get into the parking garage and even the building itself because residents let people in. This place has a lot of work to do with multiple things, and instead of redoing the clubhouse area maybe they should put all the scam money that they get into replacing amenities and USEFUL things for their residents. Also, be aware if you for some odd reason decide to sign at this 2 star rated apartment complex they will charge you for what they THINK you will use for electricity the last month of your lease, which my roommates electricity bull was $145.00. EACH. That's $435 for ONE MONTH of electricity. Please do yourself a favor and stay away from this place even if it the last option. You're better off in a motel 6. read more

do not live here!!!!! they aren't luxury apartments at all!! i don't even know where to start! when me and my roommates moved in our unit was DISGUSTING and nothing was cleaned at all and they posted on their instagram that every unit was "cleaned and sanitized". our feet turned black, all the vents were full of dust, the fans had a thick layer of dust, the counters and appliances we're definitely not cleaned, AND i had to huge hole in my bathroom door like how do you miss that? i can go on and on with the problems we had on the first day but i'll move on. the parking garage gate is ALWAYS broken and never gets fixed so that makes me feel safe and we are paying 1200 a month to live there!! every exit sign is broken and they charge people who break them and then never get it fixed! all the money is going to them renovating the lobby when they units and hallways need help LOL! the people at the front desk don't know what they are doing and are never any help and the district staff never puts there residents first they just want your money. We also have to deep clean our apartments, patch the wholes and everything else which i totally understand is a part of moving out but there were still holes in my walls from the people before and it was disgusting when we moved in but now we will get charged if we don't clean up their mess from before too?? and the WIFI is always out and it sucks!!!! me and my roommates decided to clean our carpets because we just knew the district has never cleaned the carpets and it was absolutely disgusting what came up, i can't believe i paid 1200 to live there!! read more

After living here a full lease term, i feel like now is an appropriate time to write a review. To start off, when my roommates & I moved in, there were already so many issues with the apartment. There were bugs in our freezer & it was left opened for who knows how long, it was incredibly dirty, there are paint marks from the red paint on the kitchen walls on our kitchen counter, the cabinets are peeling at the bottom, coffee table is chipped, bar stool was ripped, small dent in the floor, & several more things. We got over it because there's nothing we could really do about those things. The wifi has gone out multiple times while living here, garage gate has been broken, elevator has been broken, & the pool has been closed a few times. I pay $1,098 a month for a bedroom in my 3 bedroom apartment, & have to pay electricity separately. Living here all I can say is I have not gotten near my moneys worth. The price does not reflect the quality at all. Would not recommend this apartment to anyone to be honest. It is actually insane how much i paid this year to live at a place like this. keep looking everyone. do not live here read more

This place sucks for so many reasons. Apartment was dirty and not nice when I first moved in. The model they show you on the tour is deceptively nice. They towed my truck. It is always dirty. Only one elevator that goes to the 7th floor and it breaks often. They also were the first and last apartment to reopen amenities During quarantine. Go live someplace else. read more

I've lived here for a semester so far and I love it! Very conveniently located; I only have to walk about 10-15 minutes to get to my classes. I live in a 2 bedroom with my friend, and it's very spacious. The kitchen is nice, and so are the bedrooms and bathrooms. The mattresses are nice, but the couches are a little worn, but still comfortable. Staff and maintenance crew are very nice. We've submitted a few maintenance requests, and they have always gotten to us the next day if not the same day. They are very friendly; they always smile and say hello whenever you walk by. Sometimes when I would go to pick up a package they couldn't find mine right away or would say that I didn't have any, even though I got an email from them saying that I got a package. I honestly like the pool area and I love the gym! The only thing I really don't like is the cost. It's kind of spendy in my opinion, but you are paying for all the stuff they have. Golf simulator, pool, gym, furniture, tanning beds, sauna, computers, and printers. Even though I don't use half of these things, I'm still paying for them, which is annoying. Sometimes it is loud, but it's an apartment full of students so I expected that. I live on the first floor and the guys that live above me can be very loud. There was one night they were so loud we could hear everything. Someone got into a fight with someone else and stuff was getting knocked over and thrown, and we also heard some girl crying. It kept us up late, but it was the weekend so it wasn't a huge deal. During the week, it's always quiet, at least where my apartment is located in the building. If money isn't an issue, you don't want to buy your own furniture and appliances, you want to live close to campus, and you don't care about noise, then this is a great place to live. read more
