While it's conveniently located for ASU students and a beautiful and modern property, this is not the place you want to invest in for your year's stay. It's highly over priced, as compared to other residential options and the management is difficult to work with and infamous for imposing additional charges. The pool and room/apartment size & design are a definite plus, but they come with a price. There are definitely more reasonable accommodations in the area for students. Not to mention, the wifi service is extremely slow, making life as a student pretty difficult. The construction is very poor, with drawers, racks, and bathroom appliances constantly breaking, so better have maintenance on your speed dial. It's not a bad place at all, but you should have the finances to suffice your stay, which can add up easily when you're a student. read more

Beautiful pool, and a 24 hour gym?! That was all I saw when I signed my lease. But for $40 dollars on top of an already insane rent payment a pool view can be yours. Oh and you have a car? Well that's an extra $75 for UNRESERVED parking, reserved is an extra $100. Please tell me how I can pay $900 dollars a month to have to go on campus to use the internet.. Oh and you have your own bathroom here, plus right? Well my sink leaks every couple days, and my roommates shower head leaks all over the wall so I guess we won't be getting our deposits back.... Management had some high points, quick responses and a willingness to work with you if you had a complaint or a question...... that was until EDR took over. Days to respond if they even do at all, completely unprofessional emails with vague answers that don't provide you with any answers. Quiet hour on weekdays is 10pm..... but never enforced. I hope you don't like doing homework or passing classes. Quiet hour on the weekend is 12pm and the security makes sure to "bust" you right at midnight. We had a supposed noise complaint that security responded to, mind you it was the four residents that live here, and a movie....... But the neighbors had subwoffers up the wazoo. But that doesn't matter because they are boys and we are girls. Some of the security is nice but totally incompetent, and the other security officers are sexist pigs who are also incompetent. Awesome! All of the staff are always super friendly, they keep the community clean, and maintenance is always very quick to take care of any issues. The only complaint I had *before* the new owners (EDr) took over, was the internet problems. Now that EDr took over, they switched internet providers, and it works MUCH better. So far, I have had a great time at The District on Apache, first as a guest and now as a resident. The maintenance staff are a great group of guys, and they are timely in their request fulfillment. I love waking up and going to the gym every day, and it has everything I need! The pool is always fun, and the community events make me feel welcomed and included. Our daughter is in her second year at the District (3rd year at ASU) and we find it to be exceptional. It is very well located, secure, clean and professional. Beautiful center courtyard with pool, lazy river and big screen TV. Apartments are well appointed. Nice fitness amenities. Horrible place to live if you need quiet time to study, are not happy with gangs of rowdy drunks screaming through the passageways at night and don't expect the pool to be closed half of the time due to glass beer bottles being broken in the pool area. Internet is out frequently, responses to maintenance needs take a long time and security, especially at night is either not present or not sufficient to create even a basic perception of safety. read more

I really would not recommend living here at all, I think it is the worst decision I've ever made. First off the pricing is insane I pay 970 a month here, because of rent plus tax plus 75 for parking. But you have to get a parking pass or they will put a sticker on your car that doesn't come off, to the point I was considering suing the District for damage to a new car. They say they enforce parking but my old roommates cars are still parked every day in covered parking when they do not have that and they have never been towed. Another thing is the noise. If you value sleep or getting school work done I really wouldn't recommend this place. It is loud all of the time, you can never keep your windows open, and no matter how much you complain about noise to the office they really do not care. This place is for frats and sorority's to have illegal parties and pool parties all of the time. So if that's not you, don't do it. The District is never clean as well, college students destroy it almost every day and it just seems dirty here and now well maintained. Don't bother coming to the office for anything, they seem really nice in their manner but really they aren't. Most of the front desk attendants are incompetent and the inside leasing office is just rude. Overall, don't move here. read more

The amount of random fees they charge is ridiculous. I had a safety concern with a roommate and needed to get out immediately and they charged $300, which they were the ones who assigned me that roommate. Management and security are very responsive. Complex is clean and modern. Location is ideal, and rent is a decent price for what you get (location, amenities, modernity, etc.) Only complaint is noisy neighbors, but that isn't the District's fault. read more

The District looks nice on the surface. The amenities are nice, but the apartments are just okay. There are a lot of hidden fees: parking, insurance, pets, move-out fees, security deposits that don't cover anything (just to name a few). You can't take parking off your lease (if you were to crash it and no longer have access). It also seems safe, but last fall a resident was mugged right behind the building at 9 in the morning. Don't get me wrong, this place isn't bad. If you like to party, then maybe you won't mind paying inexplicable amounts of money for a dirty, noisy apartment. Before you lease here, look around. You can find MUCH cheaper apartments without sacrificing amenities. read more

Worst experience ever and it keeps on haunting us! We moved our daughter in to the District on Apache in August 2015. During her time of residency, she and her room-mate were chased by an aggressive trespasser resulting in them filing a police report - apparently the security gates and doors were not working properly. Additionally, her vehicle was towed from the premises in error and subsequently damaged in the process - courtesy of the towing company hired by The District. The District had been paid for our daughter to lawfully park there and did nothing to resolve the matter when the serious problem presented itself. Our daughter was forced to be late to her place of employment as well as to make arrangements to retrieve her vehicle from the tow yard. Finally, we knew that we were dealing with unscrupulous individuals at the District and therefore, made sure to request a physical walk through at the end of her lease this past July '16. A maintenance representative walked the unit in our presence and provided a written receipt that the unit was in good condition "no damages". This week, more than 75 days later, we receive a bill from the District for apparent damages that have since been found. Do yourself a financial favor, and look elsewhere. read more

This place isn't the right fit for anyone. Maybe if you have a 3 bedroom, maybe if you don't live on the west side and not the 3rd floor... maybe if you don't have a car and don't have to pay for parking. This play is an insane rip off. Moving into this apartment, I was not warned about construction and I'm woken up every morning around 6 am for it, but they have no problem warning other sides of the building about construction. IT ISNT WORTH THE MONEY. At all! An insane rent with over $815 PLUS electricity? Like they couldn't include that already? The printer always doesn't work... the place is huge and it's super hard to get to anywhere in the building. Oh yeah and want to get to your floor? Have fun waiting 10 minutes for the elevator, they couldn't install two there just to make our lives easier? The rooms are definitely a plus though, though this place lacks insulation and is made out of straight wood. Walls are extremely paper thin and I can hear my roommate on the other side of apartment doing anything. NOT WORTH IT unless you wanna pay... I'm not renewing my lease here for a reason. Oh and, you're not guaranteed even 1,000 for a four bedroom. DO NOT LIVE HERE. You'll regret it. And security is super annoying, we have like 5 security guards on duty for no reason all the time. I live here and this place FUCKING SUCKS! All the amenities suck. We are paying for everything except electric for an over priced amount. Our cable didn't start working until abut two weeks later and our wifi stops working for hours, it goes in and out while my roommates and I are trying to pass our classes, but can't without the internet THAT WE WERE PROMISED are paying for. We STILL don't have our 24 hour convinient store that we were told we were going to have when we signed the papers is not there and they said we won't have it. The gym doesn't have a workout area for us to sit and lift or do simple workouts, the free printing that we were supposed to have isn't working, the tv is blurry, and the only cool part about this place are the people that live here and the lazy river. We can't order food up to our rooms, and we have to have a clicker (which mine doesn't work so I have to go down and get a new one on my OWN time) for the parking structure. The District is nothing like they mentioned we were promised. They shut down the pool at 5 after we have a pool party and make us shut the music down. The people in the front haven't been helpful, not even to the people trying to fix our cable. PAVLOV SUCKS and so do the amenities at the District. If you like a pool and people that's all it has to offer, and a cute apartment, but if you need to do school, don't live here. I've lived here for two years and i haven't had nearly as many problems the first two years than I'm having these past few months. First I went home for the summer for two months and I made sure everything was unplugged and turned off. No one was there for two months except maintenance. Maintenance turned my air conditioning all the way on and left it on for over a month. My electric bill was the highest it's ever been. I contacted management about it and they took a very long time to respond. When they did respond they said everyone's electric was high because the prices were raised in the summer. They also said there was nothing they could do about my bill but they did credit my rent a portion of the electric bill not even the full amount that I did not use. Then I have upstairs neighbors and we complain about them everyday and management and security say absolutely nothing to them. Every time there is a problem management does not do their job and fix it and it is overly priced for what you get. I am ready to move out. read more

This place is horribly expensive for what you're getting. It's a nice apartment for what you could have as a college student but having the place a terrible mess when you move in is ridiculous and the amount of broken things so crazy to find since everything my boyfriend and his roommate broke had to be fixed or they got a bill. The only good thing to this place is they supply you with furniture and good kitchen appliances. Plus there's a gym and a really nice pool and tanning area with grills scattered around. The place is so loud security has to be called constantly and even then it doesn't help. The security are rude people who are trying to get into a fight with the kids here and will not help you under any circumstances. My bf tried switching his car to mine for parking and they basically told him he can't do it and to screw off because it was after hours. So he called the towing company (who are the same people who supply the security guards) and they told him the same thing! So he paid $5 to keep the car from being towed and i still found it towed the next morning! I had to go somewhere and because of that nonsense I was an hour late! This place is loud, security is rude, your room is shit. You can spend $1600+ a month on something better. read more

My son lived here for a year. As others have said, the pool is great (when it's open) and the outdoor TV is amazing. That said, rent is extremely high (with extra charges for a pool view [$40/month] and parking [$75/month], bringing the rent up to $958 a month in addition to the electricity which we paid separately. Very pricey for Tempe and college students. Even though we paid for a parking spot, there were many times when there were so many guest passes handed out that my son could not find a parking place. When we're paying $75 a month for him to be able to park, that is just unacceptable. The internet went out constantly (which is very makes studying and getting homework done nearly impossible). For a building that houses college students who must do most of their work online, usually with strict deadlines, this is not only inconvenient, it is unacceptable and detrimental academically. When it came time to get our deposit back, we were advised that my son's room and bathroom needed "heavy cleaning" and were charged $125 for this service (which includes the "heavy cleaning" of about 130 square feet of living space). I understand that some cleaning was necessary and although the price seemed high, I was willing to accept this fee. The rest of the deposit was used up with a $125 painting fee for my son's room. I asked why the room needed to be painted and was told by Justin that there were "smudges" from dirty hands and feet on the walls. When I suggested that those dirt smudges could be cleaned with cleanser and a rag, Justin said he agreed with me. I then asked why I was being charged $125 to paint the room when the only problem was a little dirt on the walls that should be remedied by the "heavy cleaning" of the bedroom, for which I was already being charged $125. Justin said their cleaning people do not clean smudges off the walls and therefore, the room must be painted. Huh? That doesn't even make sense. It also seems that a couple of dirt smudges on the walls would be considered normal wear and tear but at a minimum should be included in the $125 "heavy cleaning" fee. I told Justin that I expected a return of $125 of our deposit since it was clear that painting was not necessary for a couple of dirt smudges. I didn't hear back from Justin after that. It was an expensive and frustrating year for us, topped off by an unsatisfying experience with Justin and the refund of our deposit. read more

I currently live at the district on apache and I don't necessarily like it. I mean the place itself is nice the gym is up to date, the pool is beautiful, and the room is cute. Unfortunately though there are a lot of negative reasons why I would only give this place two stars. First the internet sucks and I think for a living place where all college students reside and there is not a reliable internet source, it kinda stinks. I am a full time student and it is ridiculous if I'm paying a ton of money and can't even get internet!! It's not even a known provider, it's something like Pavlov media. Not reliable. Two it is extremely loud, even on a Monday night, andI am getting sick of constantly having to call about noise complaints. Three I pay 800 a month and it is not worth it for some small dinky apartment that I share with three other people. Oh and they also make you pay 75 a month for parking which is absolutely absurd. If you ask me the place is a rip off. Sure there's a pool and a gym but that doesn't make up for all of the other negative things. So no I would definitely not recommend to live there. read more

I don't understand why I couldn't give this place zero stars; the best way to describe the leasing office is that they all belong on planet incompetent. I've never met a more disrespectful, money-sucking group of people. They are all smiles and extremely helpful up until the point you sign your lease (which you should really really really read over 1000 times through to ensure you're okay with all the legally binding agreements; IE if your roommate has drugs in the room and get's busted, you can ALL be evicted AND have to pay your entire lease through its term, and this doesn't matter if they were a random roommate because you signed the lease agreeing to this). There are two superb things about this place, the gym and the lazy river (if its open considering the amount of idiotic activities the college kids engage in like breaking beer bottles and what not). After that, this place goes to shit. Whether it be fire extinguisher liquid sprayed throughout the hallways and on the floors and walls, you will constantly see vomit in the stairwells and spit all over the floors. The structure of this building is questionable to say the least. There is an abundance of cracks in the foundation; seems like everything here just went to the highest bidder and who could get it done the fastest. They promised to have sound-proof units with (according to their website) "extra-sound insulation." BULLSHIT. I lived here for a semester and my floor LITERALLY vibrated because the kid below me had 2 or 3 subwoofers which the district's security didn't do anything about. Between myself and one of my roommates, we had to of called the front desk on them over 40 times but of course they wouldn't open the door when security came to the door (No s**t, who would?). But come to find out that even after all of that, 6 months later they still didn't have a single notice, or 10-day on file? Yet in my apartment we threw ONE PARTY Halloween weekend and received a 10 day on the spot? Seems legit. Not to mention that if you had a window that faced the courtyard you could hear drunk morons screaming the most aimless things at the oddest hours of the night. If you care at all about your academics or getting a good night's sleep, DO NOT live here. If you're a frat star or a slore that's solely at ASU to f**k and party; then by all means live here along with your fellow cavemen and women. Even after showing the leasing office clauses in the HUD (housing of urban development) reasonable accommodation section they still refused to let me break my lease even though we had proved that they were not providing everything they said they were going to in the lease; clearly this company is unaware that a lease goes two ways. None of this is false, ask Ryan, the manager, or email me and I'll put you in touch with our lawyers. Don't bother taking your complaints to any of the bimbos at the leasing office they are the most inept, inadequate group of people I have ever encountered. I lived here the first year that it opened and it was a NIGHTMARE. The manager caused me many problems and he was the most incompetent, arrogant, and nasty human being. Many of my friends who were residents and the rest of the staff at the district ALL were extremely displeased by the manager. It would take me hours to write about all the problems and BS that the manager caused me and many of the other residents. I hope for future residents that the original manager was fired. Also, it is overpriced here and the building is not high quality, and you can honestly find much better places to live nearby for much cheaper and still just as fun! read more

If you have any intention of living at the District, you better hope you literally don't have ONE SINGLE issue for as long as your lease agreement is. Management is absolutely useless and completely unprofessional...that is, if you can even get in contact with them. The majority of the time, they force you to speak with one of the kids who works the front desk for free rent who has zero authority to do or solve anything. You can literally stand right in front of management's glass door, waiting for help, staring at them, and some kid from the front will intervene so management doesn't have to do their job. Your lease agreement will most likely not be honored and when you ask them to fix whatever they aren't honoring, whether that be terrible roommates, who steal, or smoking cigs in your apartment, or bring pets to live in the apartment, etc. you are SOL. If you ever even get ahold of management, prepare for them to solve nothing, because they truly don't care. You're locked into a 12 month lease, and they take the stance that you'll just get over it and won't try to do anything about it like get a tenants rights lawyer, or go over their heads to their superiors (because like them, they're completely impossible to reach), or they'll just stop responding altogether and ignore your calls & emails in hopes that you'll get over it while you shell out thousands to live there, and they sit in their office doing nothing all day. This place has changed management, I'm nearly positive, somewhere around 5 times in the two years it has been open... Management is a revolving door at this place and it's not getting any better. Honestly, this place is pretty terrible. Work orders are never taken care of and I was told by the staff that they "probably just got lost" even though all my roommates put in an order multiple times. When we moved in, someone had all of their stuff in my roommate's room. We never got an answer from management why that was. They have now decided to start charging for guest parking passes, which was announced after the fact and is nowhere in the lease. Do they not make enough money already on the overpriced rent?! The entire building is strewn with trash and it smells. I lived here two years ago, and it was not nearly this bad. It was loud, but that's to be expected in this type of student housing. However, it is obviously going downhill fast, literally and figuratively. The floors are sinking in and there is a lot of water damage. I would not recommend living here!!! I have been living here for a month now, and disappointed doesn't even begin to describe how I feel. Like others have mentioned, the place is disgusting after a weekend, my internet is god awful, and the management is as far from helpful as they can get. Like, how hard is it to get someone to come clean the halls maybe once a week? As far as my internet I have called my internet provider (pavlov) 8 times now since the District is no help, and they are just about as bad. I guess good pick District, get someone as unreliable as you for the internet service. I pay top dollar to live at this "luxury" apartment, and none of the "luxuries" ever work. High speed internet, sauna/steam room, doors to stairwells, elevators, all these things have been, or still are, broken. I do not recommend moving in here, unless you are just here to party then maybe this is the place. And if someone that works at The District reads this don't tell me to come stop by and talk to you, I've tried that plenty of times. I recently stayed at an apartment at The District while visiting a close friend. I was only there for the weekend and we called maintenance two times!! Not to mention a problem with internet. I had never seen her so stressed out. This place was a disaster and it was completely normal to everyone. This mess had been going on for longer than I had hoped. It seemed to be getting in the way of her schoolwork and facilitating her poor work ethic. The problems with the apartment had been distracting her from her studies. She also lived in fear of what would happen next and how much time she would waste going about calling the right people to fix it. This ruined my idea of Arizona State University as well as made me take pity on my friend. The District is nothing but a joke now. A very serious, sad joke that is only funny now because she has made a plan to get out as soon as possible. When I heard the amount of rent she was paying I was APPALLED! If anything, she should be payed to live there! I hope the District makes some changes soon! read more

The gym is great here! End good points. The people both above and below our apartment play loud music all hours of the day and night (you wouldn't think below would be a problem right? Tell that to the earthquake going on in my living room). When you go down to the front desk to complain about noise, the people there look at you like you're crazy for wanting peace and quiet on a Sunday night at 10. When you go to talk to the people themselves, a drugged out girl slams the door in your face. The hallways are destroyed, as a girl I get harassed by drunk guys any time I leave my apartment after 9 PM, and THE INTERNET NEVER WORKS. I feel like I might as well be living in a frat house, but then frat houses probably have consistent wifi. Bottom line: if you care about your grades/ your safety, pick another apartment complex because you'll never find a quiet moment to study and you'll feel like you have to carry your can of pepper spray through the halls. If you just want to party and break things, first, might I congratulate you for reading to this point. I know how it must have strained your cro magnon brain. My advice to anyone looking to move into this building.... DONT DO IT! For living in one of the more expensive buildings in Tempe it is a joke. Every thing is always broken, the sauna was never even set up, we were told we would have a convenience store that never came, and worst of all the internet and cable still barely work! For student housing this should be a number 1 priority because it effects our school work. They offer study rooms and a computer lab, that is if you can find a computer that works, and only one of them will print. On top of that multiple people have gotten stuck in the elevators, and they are always broken forcing you to walk up all of the stairs with groceries every time you come home. The staff is also always rude. They are only here to make money, not to look out for their residents well being and safety. This building was claimed to be "luxury" living, but is the farthest thing from. The feeling is that of Mid west frat house where every time you walk through the building you constantly see barf, holes in walls, people setting off fire extinguishers etc. It is totally over priced for what it is. Also the units were supposed to be sound proof. This could not be more false. You can hear people talking in the unit above you and the property security and cops are constantly issuing noise violation tickets for "parties" that sometime consist of only a few people. read more
