I give the Helsing Group a NEGATIVE 100! The Helsing Group provides "NO SERVICES" for the homeowners. There is a consensus here - every comment on this yelp review (and other forums) speaks very poorly about this company, it's lack of services and unethical / unlawful business practices. The level of service that Helsing provides is the opposite of what is claimed on Helsing's website. As confirmed by all the homeowners around the Bay Area, who've commented on this review (and other forums), Helsing provides dis-services for the homeowners (that's putting it mildly). What services, from Helsing, are you receiving for your monthly fee? Does your community have a pool, clubhouse, tennis court, large common area, etc.? How much does your association pay to Helsing each month, year? Homeowners, sit down with your accountant and attorney to have them review your association's financial record. As homeowners, you are entitled to review all financial records, of your association, maintained by Helsing, at any moment (per CC&R's). The staff at Helsing are unhelpful, under-trained, unprofessional, unresponsive and merely paper pushers. Which explains Helsing's high turnover rate. In 1 year, our association has had 3 different Helsing staff, assigned as property manager. The last Helsing staff that left revealed that the main reason for his departure was UNETHICAL BUSINESS PRACTICES handed down to him by Roy Helsing - shocking revelations! This Helsing staff said he was told to alter data, delete files, purposely not respond to homeowners, conjure up fabricated fine letters. This Helsing staff stated that he saw the ulterior motives behind Helsing's unethical business practices and realized he cannot be a part of it. This Helsing staff described Helsing's business practices as "UNLAWFUL ACTIVITIES" probably monitored and investigated by "big brother" and he wants no ties to this company. This Helsing staff emphasized that Roy Helsing is a SHADY CHARACTER who is out to scam and prey on the homeowners as he had witnessed - Roy Helsing's business model. This Helsing staff gave specific examples of Helsing's unlawful business practices: Random fine letters were mailed to the homeowners because they have a quota to meet each month for fee / fine collections. This Helsing staff stated that Roy Helsing encouraged the staff to harass the homeowners until they pay the fines, even if the homeowners have not committed any violations. Roy Helsing requested that the Helsing staff delete emails / correspondences from the homeowners, to cover mistakes made by the Helsing Group, in order to collect fines from the homeowners (even if no violations had occurred). The Helsing staff were told to do what is necessary to cover their mistakes, in order to scam and collect fines from the homeowners. Even if no violations had occurred, the Helsing staff were told to set it up as if the homeowners did commit violations, in order to collect fines from the homeowners. Homeowners, consider using reputable property management companies in the Bay Area, if you must - do your research & replace Helsing as soon as possible. Homeowners, be proactive and report all unlawful business practices, committed by the Helsing Group, to the appropriate agencies & allow "big brother" to take proper actions - report to the media outlet (TV, newspapers ..) too. Get the word out that Helsing Group scams on homeowners - that's how it makes its money. Homebuyers in the market for a new home, check who manages the HOA - do not buy if Helsing manages that property! read more

Where there is smoke there is usually fire. if there were only one or two of these posts it would be one thing but there are literally dozens on numerous different websites. Any rational observer would have to assume there is a significant degree of truth to what these posters are saying; especially in view highly charged passionate nature of the overwhelming majority of complaints about Helsing's management operation. As for reporting this kind of bad experience to some sort of authority or trade organization, I wouldn't expect much help from CAI, CACM, APRA or any of the many industry trade organizations. They are all self-serving groups comprised largely of industry insiders and the ambulance chasing attorneys who dog these HOA's like flies on a garbage truck looking for some dispute they can turn into a lawsuit. If you are going to bother taking the time to report companies like Helsing to anyone you should do two things. 1) Only report them if you have legitimate, document-able instances of malfeasance, incompetence, theft or whatever wrong you feel you have experienced at the hands of the offending company. 2) Report them to a legitimate state agency which is in a position to actually do something about the transgression. In California the two most likely agencies from which you might get results are the Department of real Estate and the Attorney general's office. If you do report them have your facts and evidence in order and follow through on your end. If you act like a flake no one is going to take you seriously. If you really want to put a stop to this kind of incompetence and bad business then people are going to have to start to yelling from the rooftops and really making a pain in the a** out of themselves to get the attention of lawmakers and regulatory agencies. The HOA industry; i.e. developers and their management company step & fetch-its, have been riding roughshod over home-buyers and consumers for the better part of 50 years now and we are nowhere close to having these miscreants under sufficient regulatory oversight. read more

I have worked with multiple HOA firms by the virtue having lived in 2 different townhomes over the last 15 years. None of them measure up to the professionalism of Helsing. I want to give a big shout out to Bill Mazza and Katelyn Stefani for helping us out on several occasions. I can also assure everyone that the ones giving poor ratings are the homeowners who usually violate parking rules or other regulations set by the board and end up with their cars being towed or paying hefty fines. Helsing does not fine the homeowners, board/governing rules are the ones defining that. Helsing is just an excellent management company doing what the board expects them to do to keep the community in great shape. We are a fairly new community(completed in 2016) and multiple challenges with our builder. The builder wouldn't relinquish the board seats, so Helsing worked with non-board members to the maximum extent possible and resolved all of the following issues. 1) Made sure the builder completed all of the common areas (parking lot(many issues) and landscaping) 2) Worked with many homeowners to solve the guest parking lot issues. We have very limited number of guest spots (14) for a community of 94 homes. So we tried everything possible before settling for a parking app and volunteer committee to help enforce towing. Our landscaping had completely died before the builder transferred. Helsing made sure the plants were replaced and we were not paying for landscaping, thus saving the community a ton of money! Again Bill and Katelyn helped us out tremendously and are actively helping us. I would recommend Helsing to anyone looking for a responsive and professional HOA. read more

I have several rental propertys in San Ramon managed by The Helsing Group. One of my tenants was having a problem with someone parking in her space and asked me if there was anything I could do to stop this from happening. I called the HOA management company (The Helsing Group) and was referred to a woman named Mickey, who was not only friendly and helpful in helping me to resolve the issue for my tenant but also explained to me how my tenant could avoid further parking space violations in the future without conflict. I was very impressed with the professionalism and willingness to help resolve the issue. I had a couple other questions I needed answered for my own information, about my other rental properties and Mickey was able to direct me to the right sources to get the answers I needed. The Helsing Group manages the HOA where I live in Livermore and they have been very easy to work with on billing for the dues and approvals such as my recent landscape installation. I attended one of the meetings for our HOA and was very impressed with the way Matt Franklin of the Helsing Group covered all the topics yet kept everything well focused and everyone on track. We had the typical few "vocal" homeowners who spend way too much time fighting for some minor cause and seem to take things so personally and not realized that associations are for the good of the community. Matt Franklin does a great job of letting folks participate but not take up too much of everyone else's time. read more

I have only been in home now for over a year and The Helsing Group manages my association. I have heard the horror stories of how bad this company was and that people there were just the worst. I was a little worried at first but now I have to say I beg to differ. Every time I have called in and spoke to anyone there they have always made me feel like my concerns mattered and they did what they could to help take care of it for me. They are very knowledgeable on what can and cannot be done by the homeowner or the association. I can honestly say I am pleased with the work they do. Now only a year may be a short time to judge them on but so far I'm happy with their service. read more

Negative 10 stars! I am a board member and I have to say that the Helsing Group has got to be the worst property management company in the history of the world. The owner Roy Helsing is one of these guys that blames the customer (the board) for everything. Don't even try to make a suggestion let alone complain about bad customer service -- he turns it around and tells the board that they are WRONG all the time. He has no concept of customer service or trying to run your business around customer needs -- in fact the customer is the enemy. This is the most ineffective team i have ever had to deal with in my entire life. Stay away! read more

I used to be a homeowner in a community managed by The Helsing Group and I wanted to install pavers and a few plants in my backyard. Not knowing if I needed approval before installing new landscape, I contacted the managing company. I spoke to the Community Manager, Mikki Williams and she walked me through the process of submitting an architectural application. She was very patient and offered to send me a follow up email with everything we discussed including an application so that I didn't need to download one from the website. My overall experience with her and the company was very positive. read more

I agree with the below comments about Roy Helsing. Quoted in part, here. "1. Rating should be sub-zero. This company is not only inept, but in my opinion, dangerous in their lack of good business practices. Couple this with the owner's bullying, strong arm tactics, and ineptness - which he results to when he can't stand on the facts, and you have a potential disaster waiting to happen." I have worked with The Helsing Group for about 8 years. The past 7 years I have served as the HOA Board President. In that position I have worked mainly with Andrew Hay, Sr. Manager and Niccole Cordova, Accounts Payable . Andrew and Niccole answer my emails immediately. When I call them, I get a very rapid response with accurate information. They are both VERY knowledgeable in their respective areas. To a lesser extent I have worked with several other employees each of whom have also been very helpful. I highly recommend The Helsing Group to any HOA. read more

Reading these reviews about Helsing managing HOA's let's me know I'm not crazy. They are the most unprofessional service providers that I have ever seen. I wouldn't suggest them to my worse enemy. We are a new development in The Hayward Cannery Park area and everyone that I talk to in our community HATES Helsing. We are actively looking for a new agency. The Helsing Group has been a great help whenever I've called or emailed the office. I have recently been speaking with katelyn S a lot and she is very helpful. I have emailed in multiple times that the outside lights are off or that certain cars keep parking for long periods of time in the guest parking and she seems to take care of it very quickly. I been working personally with a few of Helsing Group Employee's and let me tell you their quick response to Issues with the sites I manage is excellent. As I conduct Quality checks and notice a Hazard or Irrigation emergency, I notify them and I know for a fact I can count on them to respond quick. Anyone that works with a management company knows how much of a frustration it is when we don't get a quick response to Work Orders, especially on emergency situations. read more

This is a dishonest and disreputable firm. Our HOA board recently fired them for cause. They did nothing for our homeowners save trying to extract as much money as possible while doing absolutely nothing to improve our community. Avoid. If you are unfortunate enough to have to deal with this sleazy firm ask your board to find alternatives. There are lots of firms which will provide far better and much more transparent service at lower cost. read more

Our current board keeps them in place because Helsing allows the board to do whatever they want, allowing special provide. If so, please private message me. So far so good! We just bought into a new community managed by Helsing and have to say they know what they are doing and a lot about the rules and guidelines for the association. Our manager is great. She always takes her time to inform us on our questions. I hope things continue as they are. The employees that include the receptionists to the property managers are very rude and give "attitude" to the members of the hoa when they are contacted with questions or concerns. Their famous trick is putting you on hold and leaving it for 15 or 20 mins or until you hang up. I can tell ya that our community is grouping up to throw them out legally. read more
